Riyadhi November 7th, 2005, 11:02 PM This mega mall is going to be the largest in the Middle East until Dubai Mall and Mall of Arabia are completed. It will have an area of 250,000 sq m (2,691,000 sq ft). It is currently under construction and will be completed by early 2007. This site is located on the south side of Khobar at the newly developed Shobily High Rise waterfront project.

One of the largest shopping malls in the region is set to take shape this year close to the the waters of the Arabian Gulf in front of the King Fahad Causeway in the Eastern Province.
Known as the Al Shobily Grand Mall, the SR1 billion ($266 million) commercial complex has been touted as a “floating mall” as it appears to be floating on a waterway, surrounded on three sides by water. In fact, the fourth side too overlooks a large fountain area.
Work on the mall is expected to start in the next two months, according to a spokesman for the developer Khalid Al Shobily Group Real Estate Investment.
“This will be the first floating mall of its kind in the Middle East in terms of the concept and design as well as its operation and management style,” Khalid Shobily, chairman of the real estate group.
The project is expected to attract major international textile and retail business firms and companies into the region, he adds.
The project is earmarked for a prominent 231,000 sq m site close to Al Khobar, adjoining the group’s Al Shobily high-rise and aims at being “one of its kind”, accommodating everything under one roof.
“The mall offers a total shopping experience in a highly picturesque setting,” according to the spokesman.
The mall has been designed in the Spanish architectural style and is set in a landscape reminiscent of the Italian city of Venice. Among the most attractive features of the mall will be two water canals flowing from the Arabian Gulf. There will be a recreational facility underwater which is accessed via a glass tunnel. Venice-style restaurants will be linked with a harbour and several recreational facilities and entertainment parks.
Tiled roofs interspersed with barrel vaults and glass domes are a dominant feature of the complex which will be richly embellished with decorative arches. Within its expansive built-up area of 150,000 sq m, the mall will accommodate a department store and a diverse range of showrooms and retail outlets grouped into specific zones including commercial, administrative and automotive areas, among others.
The commercial area is the hub of the complex and will house a large variety of shops featuring jewellery, watches, gift items, men’s women’s and children’s wear, shoes, bookshops, household items, perfumes and cosmetics, and accessories.
The ‘administrative’ sector will accommodate travel agencies, banks, telecommunication offices, cars rental facilities, estate agencies and public services.
The automotive area will be leased out to dealers in the latest cars and motorcycles.
Besides these dedicated sectors, the complex will also enfold a builders’ mart and a myriad of areas categorised as furniture and household appliances, business and support services, training and marketing, telecommunications and computers, plant and pets, foodstuff and consumer products and carpets and antiques.
A large hall, which is designed to be an international exhibitions area, has also been planned for the site.
Other facilities that the mall will offer include a food-court, restaurants and coffee shops; entertainment and recreation areas; a function hall; an indoor playground and outdoor trading areas.
The project is slated for completion within 30 months from the launch of works, says the spokesman. It will raise the real estate development group’s total investments in Al Khobar to SR2.7 billion

I'm a little worried about Damman since it really needs new projects. There were two malls under-c near the corniche when I last went to Dammam. Can someone get some info on those because I'm out of KSA at the momment so I can't drive to Dammam. Thanks.

Saudi Dunes December 28th, 2005, 06:45 PM Guys, I'm currently in Khobar on vacation, i'll be here till the 16th of January (will be gone to Dubai for 4 days around new years).....I took a couple of pictures of the Shobiliy Grand Mall construction site, and the surrounding area (reclaimed water front etc.). I can also take a couple of other pictures of the Rashid Mall construction site. Are there any other places where you guys would like to have photographed???I'll try my best but can't promise anything, because the majorty of construction sites are down by the waterfront, and its a real hassel trying to get there throught traffic and most of the roads around here are closed for renovations.
P.S I'll post all the pictures when i return to the States, internet here is unbelievably slow.

واللي انا بصراحه مره انقهر واتحسف واتحسب على اي شخص ساهم في وقفه يعني كان من المفروض انه يتم انهائه في 2010 و هو بدأ المشروع في ان ماخاب ظني بـــ 2007 يعني لاهو اللي تكمل وصار منظر جمالي و لاهو الي ما انبنى بدال شكله ¤العظم¤ مدري هم عاجبهم اللون الرصاصي الأسمنتي اللي مكتسيه ولا وش جوهم بالضبط ..

تناقلت بعض المنتديات المتخصصه في مجال العقار
بان مجموعة الشبيلي قامت بارسال عبر البريد الممتاز
لمساهميها بمشروع جراند مول بالخبر وقامت
بالاعتذار عن تاخر المشروع وذلك من نواحي فنيه علماً
ان المشروع تم تغيير بعض المباني واضافة
مباني جديده وتغيير بعض الرسومات الهندسيه
بهدف التطوير و المجموعه اذ تعلن بان المشروع سوف
يتاخر الى عام 2012 تقريباً فتعلن للراغبين
بالتصفيه بانها سوف تصف قيمة السهم بسعر 28800 ريال
بنسبة 20 % من سعر الاكتتاب ب 24000 ريال منذ عام 2005 وتعتبر التصفيه نهائيه للراغبين في ذلك
ويحق للمجموعه بعد ذلك بيع كامل المشروع
او استثماره كما تشاء هي ومن سيبقى معها من
المساهمين ..
واللي منتشر بين اهل الشرقيه
ان هناك مفاوضات بين مجموعة الشبيلي والامارة
لحل المشكله الموجوده
وللحين مو عارفين وين المشكله الحقيقيه وراء توقف المشروع

من توقف مشروع بهالضخامه و الروعه

اولا الصور هاذي قديمة جدا و تغيرت في الاخير .. اذا تلاحظ .. حاطين المول بشكله القديم.. الشي الثاني ترا ماعاد فيه اسهم في المشروع .. كل اسهم الاكتتاب طبقت عل اراضي في ٢٠٠٧ والناس الحين قاعده تبيع المتر المربع ب ٣٧ الى ٣٩ الاف... *للاسف ياغالي اللي كاتبينه الشباب مو صحيح..

في عام 2001 تقريبا اكتمل 75%100 من مشروع الخبر بيتش وفي العام الذي يليه بدا العمل في الخبر هاي رايز وتطوير طريق الملك عبدالعزيز وبداؤ بعد انتهاء المشروع في بناء المول ذوالطراز الاندلسي
ولكن للاسف الى يوم هذا لم نرى المشروع كما كان متوقع له او كما كان يريد المستثمر ولا اعلم ماهي الاسباب حتى يقال بان اعمدة المول بدأت تتاكل بسبب الرطوبة
للعلم هذا المشروع بدأ مع بداية العمل في نخلة جميرا بالنسبة للهاي رايز اما الخبر بيتش فقد بدا قبل نخلة جميرا في دبي
كلي حسره والم على هذا المشروع الجميل والنادر في بلادنا ماهي اسباب تعثرة
اتمنى بكثرة مثل هذة المشاريع الجميلة في مدننا ولكن للاسف وكلكم تعرفون مشروع جزر البندقية المتعثر في جدة
Saudi guy March 15th, 2011, 03:03 AM I've noticed this for long time, any "ambitious" project like this usually end on the racks! it seems Saudis businessmen and government are capable to manage a large scale investments!
