Fucking awsome. This just what i have been waiting for. Does anyone have a website for the project or contact details for the developers? That part of town is quite simply the best part of south africa, its just like new york! If more of this can happen along with the new government precinct I reckon in 10 years downtown will be the place to be again.

Rebranding Jozi’s financial district
It makes sense, really, but who’d’ve thought that investing in downtown Jozi would pay off? Urban Ocean Property developers did, and their gutsy rebranding of Johannesburg’s Financial District is already reaping rewards. ‘It was inevitable that a city as significant as Johannesburg would eventually turn around. It just needed a bit of help,’ says Urban Ocean’s Duan Coetzee, also CEO of property marketing agency AdMakers International, based in Cape Town. And as he maintains, Johannesburg is, after all, by far the most significant city on the African continent. ‘Currently there are over 80 000 white collar workers working in the CBD, with blue chip companies such as ABSA, Standard Bank, FNB, Anglo American, BHP Billiton, SA Eagle, Transnet and a host of other multinationals still operating their head offices out of the CBD. And more are coming back.’ That, and the fact that the new judicial court, the biggest of its kind in the Southern Hemisphere will also be situated in the CBD is probably what prompted Coetzee and partner Alfonso Botha to buy over in excess of 80 000sq/m of property, including historical buildings like the Corner House – all for a song. And he’s working with leading Cape architect, Stefan Antoni, to revitalise and renovate the area, by converting office blocks into luxury apartments. (Hopefully this relationship won’t end in unpaid bills and court battles!) And while national businessmen are actively looking for investment opportunities, a significant number of overseas purchasers have also bought into Urban Ocean’s projects, predominantly from the UK and the United States: celebrated US Superbowl football players Randall Cunningham and Brad Jackson have each bought into The Franklin, and an anonymous international celebrity is currently converting the 1 000sq/m of space of the top floor of No.1 Rissik Street into one of the world’s largest penthouses, complete with helipad on the roof.

Oh that one. One more question is the Southern Life centre still occupied or is it empty? I drove past the other day and it is a stunning building but as it was a saturday I couldnt tell if it was empty or not.

im still obsessed with this development... can't stop looking at it!! I think I will have to put this somewhere else on SSC too, for those who are constantly doubting Joburg!!! Soon she'll be getting alot more attention in this section, I'll bet...!

ok...talk to me. What is the building at present? run down piece of sh*t? or utilised?

secondly...in relation to all that is happening, are there any other dev nearby? will it be a good place in the middle of scwaller? i agre with an early comment somewhere, that the dev should be focussed on specific streets and precincts first, cos at the moment it seems hotch potch.

I do think that the jozi cbd has a future, it just has to be realised...i;m not yet sold on the idea that these dev's will deliver the goods. i think plans need to be more streamlined and there needs to be more consultation amoungst all the players.

I'm not too worried at all... there are good things happening outside of Durban, you know.

Concentrating development will only make certain precincts/streets better... there are opportunities for development all over, and development speckled throughout the inner city will serve as catalysts to more development.

For example, most development has been concentrated in Newtown, and now it's time for development in numerous districts.

Look at your most favourite Moyeni- it's not in the same area as the other developments, is it?

edit: I believe the building is currently offices, but I may be wrong.

I LOVE this project..........

www.circlevest.co.za is the website.........

Wow....the location, the view, the flats...........*snap*

and this is a sure sign of things to come...........with that many workers in the city already, you know that most commute I betcha, and with traffic getting as bad as it is, and rising prices in the mid-metro suburbs, Downtown Johannesburg is looking more and more attractive by the day.............

Thankfully, its close and central enough, that it isin the PERFECT location to lend itself to the vibrancy of downtown, yet its not literally on a clubbing street, which will make it safer and also less noisy.......

it is as far as I can tell near main street and the chamber of mines etc which is actually a very clean and nice part of town.

No kidding!! It's too bad the area isn't even more bustling with pedestrians, because it's surprisingly well-kempt.

Main Street has a nice public area for office workers, too, doesn't it? I want to know more about that if you can help me out, Mike2005.

Yah it's by the Main Street area. Very pretty and all sorts, but uber dead at night.

I totally agree with ya'll who say that the plans need to be streamlined and concentrated in one area. That's why I think the GGP is such a great idea. I also think that the Southwestern Fin District has a lot of potential, because it is very well kept and extremely safe and first world compared to other parts in Jozi. Anglo American and Standard Bank have done great jobs in keeping their part of the city nice.

There is actually also another development in Joburg going on, but I haven't been able to find any renderrings for it. It's The Steytler which is being marketed by Wendy Mechanik. REALLY nasty building though - when there is a whole wealth of awesome art deco buildings in the city, they could have at least chosen something funky.

And on another side note, there is a mini sky rise going up in Bedfordview (about 9 floors) called Mont Blanc Heights. Still trying to find renderrings for that as well, but will post when I find something...

I know that there are good things happening outside Durban...and i didnt bring Durban up at all, so stop saying that every single time i say something...getting to the stage where i wanna throw up cos u say it with such regularity!

What i do think is wrong with the inner city renewal in Jozi, is that there is no real co-ordination, precinct wide plans. the hotch potch style doesnt build cohesiveness, and hence a building be renovated and become great, but u might have to go past 15 more til u find something else decent. if they developed a precinct at a time, then that what probably create a greater level of positive feeling amoungst people about the inner city renewal, for they would be able to see it on a less sparse level. All dev needs to start with a narrow approach imo, for trying to make the whole area better at once will never succeed, its just too many buildings and not enough demand.

also, moyeni isnt one of my favourites...i actually tend to forget about it alot :)

It’s Official – Mapungubwe Hotel Apartments is Open
05 Oct 2007 - Fair City Mapungubwe Hotels -

Located in Marshalltown, Johannesburg on Anderson, Ferreira and Marshall Streets, Mapungubwe is positioned down the road from Standard Bank Head Office and directly across from Anglo American Head Office. The establishment which caters to the business traveler and leisure seeker will bring an element of style never before seen in these parts.

“We are obviously thrilled that we are now trading,” says Dominic Pendergast, director of the hotel operator, Fair City Hotels and Apartments. “The Mapungubwe establishment is a sectional title scheme that combines 91 hotel apartments with an additional 37 residential apartments. Many of the owners of the residential apartments have already occupied their new homes.”

Mapungubwe Hotel Apartments has been conceptualized in a manner that will establish it as the preferred ‘home away from home’ option for travelers in central Jo’burg. And for many of the apartment owners who permanently live at Mapungubwe, the establishment is considered a dream come true. Where else in central Jo’burg can you find pure class, coupled with a location next door to some of Africa’s and South Africa’s corporate power houses?”

Mapungubwe Hotel Apartments is a blend of a modern lifestyle, with world famous history. The history of the Mapungubwe tribe of Southern Africa has been adopted as the theme for the establishment. It has been carried throughout from the hotel name to all the interior architecture and furnishings.

Top quality and tasteful fittings have been utilized and a stay at Mapungubwe will undoubtedly be termed a ‘worthy experience’ by any visitor. The accommodation options include studio or 1-bedroomed apartments. These are fitted with modern kitchens that are equipped with a microwave and stove as well as other essential appliances. The bathrooms are well appointed with a shower and bath.

The hotel also offers an onsite restaurant called Black which will open in November. Until then a breakfast and room service menu will be made able to guests. The Mapungubwe outlet will be the first of its kind in the country and the first in this new brand which is housed within the Cappello Coffee Group’s stable.

In addition, the establishment also sports a whisky bar; relaxing lounge; room service facility; a concierge desk; a fully equipped communications and business centre; high speed internet connectivity in each room as well as a fully equipped gymnasium and swimming pool. Mapungubwe is also equipped with CCTV surveillance, top-notch 24-hour patrolled security as well as safe and secure valet parking.

A shuttle service to and from the O.R Tambo Airport as well as an ‘on demand shopping facility’ is also available. “‘On demand shopping’ is simply a service that we will provide to our guests should they need grocery supplies replenished. We will basically go out and do their grocery shopping for them so they can concentrate on more meaningful and enjoyable activities,” says Pendergast.

this is great news. and with major clients like the banks etc. it will do good. People are frustrated with the commute between the cbd and the north every day - especially business travellers. And the area surrounding it is clean, safe and pleasant. I think it will do well. And because shuttles are available business travellers can still get to the north if they want a night out of town.

This hotel will definately be the litmus test for the area, if it does well thats great for the future of the area and bringing more investors in. Lets try not think of what happens if it does badly. But only time will tell.

Does it have a reputable brand running it? i wish it all the best

The area is actually doing pretty well. There are coffee shops and restaurants on every corner. it is immaculate in terms of cleanliness. It is supersafe, you have a security dude on every corner. And it has some big neighbours. The massive standard bank super structure, zurich, anglo, hollard, bhp billiton, absa, the government departments to name but a few. down the road dogon and ashanti are looking good. Zurich is building new head quarters. Absa is building 3 towers (9f yuck) for 3500 employees. FNB will be moving 1500 into their newly refurbished office block soon.

the city is def back to life. I don't feel unsafe at all, it is clean - things are happening at an astonishing rate. So I think this hotel should do extremely well, especially now that the myth of the safer north has been dispelled.

75% occupancy for November 2007. This will obviously taper down drastically over december. But 08 will probably be rocking again. Big banks in the vicinity, lots of potential customers.

Gents, you owe yourselves a night sleep at this place. Its beutiful, I went inside and those hotel rooms are stunning. The service is the best. Black is providing service already, it won't harm if one just goes for lunch or dinner. The fact that its in the CBD makes it a stunner and that's why I say that we all owe ourselves a night there.
