ipiggi they have already sold out in the 1st week of marketing.

Ipggi

Yes, the value of the apartments when completed will probably be significantly more then the value they were when sold off the plan. You will probably find a few go straight for resale to give the owners a tidy profit.

lol
that is a well known tactic

Ipggi
April 19th, 2005, 03:54 PM
Yes, I was just saying these apartments will probably rise in price percentage wise quicker/greater then say other new apartments around town. Because of their location, exclusiveness etc.

it seemed a bit too sarcastic but i was really agreeing with you.

sorry if i gave a different message!

why that is why people in the outer suburbs subdivide their properties! :)

They closed canning Hwy because the crane is leaning 100mm towards the road, classic.

Dilaz89
May 16th, 2005, 10:55 AM
was listening to the radio not sure how credible your sourse is, 100m sounds abit insane lol, but yes canning highways has been closed with traffic diverted and again and todays weather agian highlites our dependance on cars and the freeway and how a few crashes and branches down can bring the city to its knees, if people were living close to work and using public transport, events such as friday and today would have much effect on the traffic, but with perth growing sprawl traffic like today is just a future reality, why not plan to spot that happening now instead of crying into the future?

AG
May 16th, 2005, 11:04 AM
100mm, not 100m. Huge difference. If it was leaning over 100m it would have collapsed.

Citystyle
May 16th, 2005, 11:13 AM
I wrote 100mm. The base is screwed over and the crane will be taken down.

Perth has had 140mm this month, the most we have had in 50 year's or so my house has had 184mm so far. Insane

July 6th, 2005, 08:50 AM
Exactly.. I would love it for the aiport to be down the free way, maybe near Jandacott. That would mean that you could have an express train down the middle of he freeway and the best view of perth, going down the free way with the swan river and all the nice homes in applecross as well as the city. I always love going across the causeway because perth really looks quiet big from that angle. I think they should ditch the airport plans and start builing one big terminal on the Ocean side of the freeway. Who decided for perth to have one domestic and one international, what fools.

Dilaz89
July 6th, 2005, 08:58 AM
because of lack of transit passengers in perth i guess, but its very uneconmical, they should just build a tataly new terminal, to bad teh sprawl rules out moving sites

If anyone ever has the chance to get photos from the upper level balconies towards the city, please post them.

Mr Magnate
March 6th, 2006, 09:59 AM
It's turned out pretty good in the end, hopefully the bottom few stories facing the river isn't spoilt for apartments. It would be nice to see cafes/restaurants and bringing the pub back along with riverside giving the area some nightlife.

Dilaz89
March 6th, 2006, 10:23 AM
Its going to have one upmarket restaurant. Pretty lame. It would be good to see the entire ground floor used as retail.

Scraperfan
March 6th, 2006, 10:38 AM
Yeh would have been nice to see the whole riverfront ground level opened up to cafe's but the people buying these apartments dont want the noise associated with public use of the facility and it would have been a very profit driven development - its still out in the burbs let not forget that - this location is still rather quiet, lots of ground level cafe's would change that, especially if you live on the first few floors.

I say screw those people, but im just talking realistically here, not from opinion.

Tyler
March 6th, 2006, 01:55 PM
I pass it everyday and i really like it. The site allows alot of residential dwellings to be located within walking distance of the canning bridge train station, supermarket, pub and various restuarants/cafes/commercial area and a pub.

I'am glad a restuarant is only being incorporated but perhaps more than one should be included. A pub would really annoy the residents but a pub is only up the road so it's not too bad.

It's had it's fare share of controversey in the past. I'll never forget when the entire Cannning Bridge was closed after those severe storms last year damaged one of the tall cranes and was capable of falling over.

Dilaz89
March 6th, 2006, 02:20 PM
Realistically, I can't see the train station bieng a very popular place for local residence. Most of the apartments sold for over $1m which means that it will be a highrise version of the western burbs much as the peninsular, reflections and westralian are.

The western burbs folk would rather drive thier landcruisers though peak hour traffic than use PT it seems.

Tyler
March 6th, 2006, 02:44 PM
That's the thing about these things and TOD's - there toooo expensive.

Some residents might as it's only a short 5 minute walk there and a quick 6 minute train ride into the city but yes probably all will use their vehicles even to go to the supermarket accross the road for milk. :bash: :bash: :bash:

If the pedestrian facilities to the station were upgraded on the eastern side of the river such as improved access and security then perhaps more could be attracted. At least it helps urban sprawl in some way.

geez... ive never noticed what a funny little old bridge the canning bridge is... time for a new one?

And check out the Mt Henry Bride in the background which looks gargantuan by comparison (and it is now that its been widened). It was the longest in WA when it was built (might still be). I remember when Mt Henry Bridge was being built back in 81 (showing my age here kids!)

Overall i'm a bit disappointed by the Raffles development but can't put my finger on why. As I said in another thread the Canning Bridge location is an ideal site for a cluster, especially with the Canning Bridge Railway Station opening in 2035! lol. However, the NIMBY's in Applecross and Mt Pleasant put up so much opposition to this one that further towers here 'spoiling' their views is unlikely.

Canning Bridge is on both the municipal inventories of the cities of the South Perth and Melville but not on the State Registry. Both councils class the bridge as Category A meaning that is very important that it is retain and that it is recommended that it be placed on the State Registry in the near future.

They're putting the finishing touch's on such as inside furnishes and have started to landscape. Looks nice but whats around it? Looks like bushland. Is there more towers planned for the site?

planner-stu
May 25th, 2006, 07:01 PM
Its not bushland, its on the foreshore in Applecross! And no, this is likely to be the only high rise development in the area for the time being. It is something of a landmark development in the area... I think it looks fantastic as a stand-alone project, giving that commercial corner of Applecross a sophisticated look.

ryan79
May 26th, 2006, 09:31 AM
I know where it is but I am talking immediately next to it. I guess its all part of the foreshore.

I like it has it is but just judging by this photo I thought maybe there was vacant land next to it for more development, possibly high rise.

I like it has it is but just judging by this photo I thought maybe there was vacant land next to it for more development, possibly high rise.

That vacant land next to it is about 10m wide then a pedestrian/cycle path then the river.

The site doesn't have the land for more skyscrapers although within the general area of the Applercross commercial precint there is. A new community theatre and library is planned right across the road from the raffles.

ryan79
May 26th, 2006, 01:53 PM
Ok then. I'm not really familiar with the site, I know where it is but don't have a map of the area in my head. Be cool to turn it into a little urban development - then run a ferry service to the city from there!

Tyler
May 26th, 2006, 02:25 PM
I agree a small urban village would be good with good connections to Canning Bridge train station and perhaps a ferry service in the future.

Something to capatilise on the current fishing activity there would be good.

Also, some improvements such as lighting, security to the pedestrian/cycle facilities from the raffles to Canning Bridge would be nice. A new pedestrian bridge in front of the current bridge may look good.

Scribbler
June 7th, 2006, 04:23 PM
More and more lights are on at night when I drive home from work - but I would still like to see it a bit brighter as it's not yet a landmark at night. I see you can live there too if you've got $1100 a week to spare ...

chrisaus
June 7th, 2006, 04:35 PM
more feature lighting would be great, as its such a landmark for that part of the city

A few months ago, I read (in the Melville Times, I think) that there was some kind of dispute about the number of trees to be planted in the area surrounding the building. From memory, the original plans had specified 60+ trees, but revisions were made such that only 10 or so were required- which a lot of people were unhappy about.

Any idea what ended up happening with this?

Bonga - I think the lesser number of trees prevailed.
