Raimon Land to acquire another Grade A beachfront condominium site in North Pattaya

Today Mr. Nigel J. Cornick, CEO of Raimon Land announced that the company plans to acquire and develop a Grade A condominium project on a prime twelve rai beachfront site at Wongamart, North Pattaya. The acquisition is subject to Shareholder approval at an EGM to held on 14th November 2005.

The site located in Naklua Road, Pattaya, has approximately 80 metres of beach frontage and is adjacent to the Aisawan Resort and Spa. It is envisaged that the development will be composed of two towers offering one, two and three bedroom units with extensive landscaping, swimming pools and recreational facilities. All units will have panoramic sea views.

Commenting on the planned development Mr. Cornick said “The success of Raimon Land’s Northshore project, the first Grade A condominium to be launched in Pattaya for many years has highlighted the substantial demand for quality condominiums in Pattaya, particularly close to the town centre and the north end of Pattaya.”


Mr. Cornick went on to add “We have sold 90% of Northshore, with prices reaching Baht 100,000 per sq. metre. During the past 12 month we have achieved sales of Baht 1.2 Billion with over 2,500 visitors to our display suite which has resulted in our having a long waiting list for our next Pattaya project. We are therefore very confident that the new project to be known as “NORTHPOINT” will be well received by the market and set a new benchmark for the Eastern Seaboard real estate market.”

The project is scheduled to be launched in 2006, with completion by the end of 2009.

Developer offers 51 apartments with views of Kata Bay

Raimon Land will launch one of the most spectacular resort housing projects in Phuket next month. Perched atop a hill overlooking Kata Bay, The Heights condominium will offer 51 luxury units, all with panoramic views.

Raimon Land’s chief executive office Nigel Cornick said the project would offer 39 two-bedroom units and 12 three-bedroom units. The three main sizes are 133 square metres, 156 square metres and 219 square metres.

Prices will start from Bt13 million, or Bt75,000 per square metre.

The Heights, with concepts developed by designer Hans Brouwer, is a handsomely crafted project that takes advantage of a hill-slope estate that lies about 80 metres above sea level, the maximum height allowed for real-estate construction in the country.

Brouwer, who rose to prominence while working with architecture firm Sir Norman Foster & Partners for eight years, started his own company – HB Design – in 1995.

Cornick said the firm was currently also working on two new large projects, one by the Chao Phya River in Bangkok near the Peninsular Hotel, and the other in North Pattaya.

Raimon is drafting its second Pattaya project called “Northpoint”, a 400-unit endeavour at Wong Amat beach at Nak Lua. The 13-rai site was recently acquired for Bt400 million for a two-tower residential project that may include rental apartments. Cornick said its two towers would rise 41 and 61 storeys, respectively. Their spectacular design is expected to deliver new landmarks in one of Thailand’s fastest-growing cities.

Th price per square metre should be about Bt65,000, said the developer. This includes all built-ins, kitchen sets and air conditioners.

The beach resort project comes on the heels of its “Northshore” on Pattaya’s Beach Road Soi 5.

Finally, Raimon will be embarking on its newly acquired 13-rai riverfront plot overlooking the Shangri-La and Oriental hotels in Bangkok. Bought recently for Bt900 million, the project is expected to keep the company busy for the next three years. Tentatively called “The River”, the plot enjoys a 120-metre waterfront.

Though the project is still on the drawing board, Raimon expects it will probably be largely for residential use.

With the profits locked in from finished projects such as The Legend and Northshore coming to the company, as well as fresh capital raised from warrant conversions, Raimon is expected to have about Bt2 billion in cash to build its three new projects.

Raimon Land Secure Baht 1,240 million project finance for "NORTHPOINT PROJECT"

BANGKOK: Mr Nigel J. Cornick, CEO of Raimon Land announced that the Company has signed a loan agreement with Siam Commercial Bank to provide the project financing for “NORTHPOINT” condominium development located at Wongamart, North Pattaya.

Commenting on the loan facility Mr. Cornick said “We are delighted to have entered into this funding facility with SCB. It is a further demonstration of confidence that the Bank has in the Company by providing facility of Baht 1.2 billion for this.

He went onto add “One of the key factors in securing this facility was the excellent location of “Northpoint”, together with the Grade A condominium product that we will deliver. The project is located in Naklua Road, Pattaya, has approximately 80 meters beach frontage and is adjacent to Aisawan Resort and Spa. Raimon strengthens presence in Phuket

'Italian hill town' concept intriguing

Phuket _ The successful launch of The Heights condominium in Phuket last month strengthens Raimon Land's presence on the island, with the company further entrenching itself by looking at a third site for development.

Raimon Land boldly moved into the Phuket market last year with the launch of Kata Gardens condominium, with 75% of the units sold to date and construction scheduled for completion this year.

Located on a hillside with panoramic views overlooking Kata Beach, The Heights consists of 51 exclusive residences on over 14 rai of land. Most of the condominium buildings are two storey and are staggered on a hill. The project features fully-fitted two- to three-bedroom units ranging in size from 195 square metres to 402 square metres. The three-bedroom units are of a duplex design and each includes a private swimming pool.

Raimon Land CEO Nigel Cornick said that nine of the 51 units had already been reserved, and all buyers were foreigners: six from Britain and one each from the US, Sweden and Australia.

The good foreign response led Raimon Land to line up agents in Hong Kong, Singapore, the UK, Sweden and Australia to market the new project. While Thais are visiting the project, none has reserved a unit yet.

Prices start at 15 million baht and go up to 37 million baht for a penthouse with a private swimming pool.

The company paid between seven million and eight million baht a rai for the Kata Gardens site and around 5.5 million baht a rai for The Heights estate.

Mr Cornick shrugged off projections that the Phuket apartment and condominium market is getting crowded.

"I think in some parts of the island there is a lot of development going on, but you tend to find that the sites are not so good," he said.

"Finding a good site in Kata is very difficult. I'm not concerned about oversupply in Kata at all. In fact, if anything, I'd buy another one today if I could."

Raimon Land has looked at a third site, which he described as probably the best site left in Phuket, and not very far from The Heights.

Mr Cornick has made it clear that his company will not be developing middle-range products in Phuket, with any new project being geared similarly to its niche at the high end.

Hans Brouwer, concept architect of The Heights, said the project aims to develop a challenging site in the style of an Italian hill town, while maximising the memorable convex setting.

"We were presented by Raimon Land with terrain that has 40 metres of difference from the highest point to its lowest point. The lowest point starts at 40 metres and the highest at 80 metres above sea level, which is the highest you can possibly get in Phuket."

To make this site work, he has created blocks that appear to tumble down the hill. The whole project is immersed in lush landscape, and each unit is private with fantastic views. The design is intended to be subservient to the landscape and effort has been made to extend this feeling in every room.

As there will be no formal Thai features, the Thai influence would be found in the way of life. Owners are expected to lead an outdoor life here, so there is a large deck with an extended cover and units themselves are very open.

"We call it Thai lifestyle, not architecture," he said.

Mr Brouwer commented that 20 years after the Thai-style pavilions of Amanpuri were built, the "default" style is generally Thai, and that, while back in the 1980s this was a very bold interpretation of Thai architecture, people have great difficulty getting away from it today.

This underscores the relevance of the idea of creating an Italian hill town in Phuket, because it is projects like this one that are moving away from the Amanpuri style.

"To get away, you have to be brave and realise that there will be bad examples of architecture regardless of style," said Mr Brouwer.

After launching The Heights, Raimon Land is also gearing up to launch a new residential condominium in Bangkok in the third or fourth quarter of this year. This is a 13-rai plot opposite the Shangri-La Hotel, which will be developed in a joint venture with Hong Kong and Singapore investors.

"It is primarily residential, with some commercial restaurant areas on the riverfront and possibly a serviced apartment component," Mr Cornick said.

This yet-to-be-named project will have 500-800 units, with prices in the range of 75,000 baht to 100,000 baht a square metre.

The company will also be launching another condominium project in Pattaya in the first quarter of next year, after the success of its Northshore project there. Called Northpoint, prices here will start at 85,000 baht a square metre.

Mr Cornick also revealed that sales this year were higher than last year but below target because the tsunami affected sales at Kata Gardens, where there are still units left over.

Raimon announces high-end condo projects

Raimon Land Plc plans to launch two high-end condominium projects worth a combined 10.5 billion baht in Bangkok and Pattaya this year. Kitti Tungsriwong, Raimon's chief operating officer, said the first project was the 3.5-billion-baht North Point, located on a 12-rai plot on Wong Amat Beach in North Pattaya.

The project will house 350 units, for between 3.5 to seven million baht each, or 75,000 baht per square metre.

The North Point will be launched in June this year, and sales will close by the end of 2007.

Mr Kitti said 400 people were waiting to buy a unit in the project. Most of them had enquired about the company's North Shore project in Pattaya, sales for which closed last year.

The second project will be launched in the fourth quarter of this year. It is a seven-billion-baht development located on a 12-rai site on Charoen Nakorn Road.

The project will comprise 800 units for sale and rent for between 75,000 to 80,000 baht per sq m. Sales will close in mid-2008.

Last year, Raimon Land posted a revenue of 1.75 billion baht and an operating profit of 161 million baht.

This year, it expects to sustain the same level of revenue as last year.

However, in 2007 it expects revenue to double from cash recognised from its two new projects this year.

The company plans to spend between one and two billion baht on land acquisitions this year.

Nigel Cornick, the chief executive of Raimon Land, said there would be less launches of high-rise projects this year as developers were focusing on clearing inventory.

Based on the company's research, about 2,000 to 2,500 units were expected to launch in central Bangkok this year.

Last year, 4,642 condominium units from 16 projects were launched in the area, down 40% from 2004, while the take-up rate remained strong at 73.2%.

The largest portion of new supply was in the Sukhumvit area, which accounted for 33% of the total, followed by the Chao Phraya riverside at 27%, Silom-Sathorn at 23% and central Lumphini at 12%.

The average price for grade-A units in the inner-city was 80,774 baht per square metre, up 11% from the end of 2004. The increase was the result of rising construction and material costs and interest rates.

Although the price per sq m increased, mid-range developers were expected to try to keep units affordable by reducing their sizes, while high-end developers were expected to add better facilities to justify the higher prices.

The company said 45% of the units launched in the inner-city were priced between two to five million baht a unit, 37% between five to 10 million baht and 18% over 10 million baht.

The study showed that several developers had shifted to the lower-end of the market by introducing units priced below two million baht on the outskirts of Bangkok.

Mr Cornick said 4,155 units were available in inner Bangkok at the moment..

The company's analysis of the construction available units showed that only 1,000 units under development were near completion.

''The figure demonstrates that actually there is no physical oversupply in the industry since developers are not obtaining financial support to start projects that have not secured sufficient pre-sales.

''We believe that the market will favour professional developers with a successful track record and financial strength, rather than one-off developers,'' Mr Cornick said.

Research found 36,733 units of freehold condominium units were completed in the inner-city at the end of 2005.

Based on a one-year contract for a fully furnished unit in Sukhumvit or Silom/Sathorn areas, a two-bedroom unit was rented out at 40,000 baht a month while a large unit fetched up to 75,000 baht.

Shares of Raimon Land (RAIMON) closed on the Stock Exchange of Thailand at 1.17 baht yesterday, down one satang, in trade worth 1.82 million baht.

Raimon knocked by political strife

Pattaya _ The property developer Raimon Land Plc has acknowledged that due to recent political problems, its number of business inquiries has dropped.

Speaking aboard the company's catamaran during this year's Top of the Gulf Regatta, Raimon Land CEO Nigel Cornick said political unrest more than economic conditions was affecting sentiment.

"I think the economic fundamentals are still sound, but obviously the increase in interest rates is going to affect certain sectors a little bit more than others. So I think hopefully we are moving into the second half of the year with a little less political uncertainty and potentially an election that will produce a result. I am pretty confident that we will see an upswing in certain sectors of the market."

The company has felt less of an impact in resort areas such as Pattaya, where it is gearing up to launch the Northpoint residential condominium, and Phuket, where its projects The Heights and Kata Gardens continue to register sales. The company only has a few units left to sell at its Northshore project in Pattaya, and has about a thousand registered prospective buyers for Northpoint.

Mr Cornick expects Pattaya to see the greatest growth among all Thai resorts in the future due to its proximity to the new airport and Bangkok, and price competitiveness. Following Pattaya would be Phuket, Samui and Hua Hin.

While the resort market seemed to have weathered the political shakeup quite well, certain segments of the Bangkok market had not, particularly in the single-house market, he said.

However, the grade-A condominium market seems to be quite resilient, with Raimon Land's data showing that a total of around 1,000 units were launched in the first quarter and approximately as many were sold in the same period.

Buyers are warned that prices are unlikely to go down in the grade-A condominium market. Premium developments in prime areas such as Chidlom and Silom are still selling at 100,000 to 130,000 baht a square metre.

These prices, he admitted, were higher than in the days before the economic crisis, but he explained that this should be expected because it was nearly 10 years ago, which was a long time in terms of inflation.

"So prices are probably at the level they should be," he added.

Raimon Land expects the market to see a slowdown in price increases.

"The market is not going to be able to take continuing price increases. Hopefully, construction costs will be a little more controlled, given that the infrastructure projects are not going to happen as quickly as expected. ... There might not be the same pressure on the construction industry," said Mr Cornick.

Raimon Land estimated that the construction cost of a high-rise building would be in the region of 32,000 to 37, 000 baht a square metre, excluding land. The land cost would be around 10,000 to 15,000 baht a square metre.

Prices are not cheap, even in promising locations such as the Rama III area, with top projects there charging around 75,000 baht a square metre.

In Mr Cornick's view, the grade-B condominium market had far less potential than grade A in terms of price increases and ability to achieve a high price. The difficulty lay in developers competing for the same land plots, and the business depending entirely on volume.

Raimon Land itself is not planning to enter the lower segment because it has several grade-A projects to launch and implement.

"At the moment, we have about two billion baht of projects over the next four years _ that's around US$50 million _ we are well placed just at the moment," Mr Cornick said.

The company's next launch, a project situated next to the Peninsula Hotel in Bangkok, will probably be at the end of the year. Details are still being finalised.

The developer also expects to settle a new land acquisition in June and is looking for other opportunities. Mr Cornick mentioned that one of its new land plots would be in the central business district.

Bargain hunters would find good deals in the single detached-house market as it was very competitive, he said, adding that it was also a good segment for developers to unload stock to free-up cash.

Mr Cornick said one of the considerations that buyers should be aware of was proximity to the skytrain.

He said, in the absence of any skytrain or underground at Rama III, areas such as Samut Prakan would be a better option, so long as the planned skytrain route materialised.

Whether one should buy now or next year depends on the product, because with some projects one may not be able to wait until next year.

Mr Cornick agreed that interest rates could be higher next year, but pointed out that the effect depended on what you were buying. If you buy at the launch stage, it will not be finished for another two to three years, and whether this is positive or negative depends on whether you are buying a unit to live in, or as a long-term investment.

นายกิตติ กล่าวต่อว่า สำหรับแผนงานในช่วงครึ่งหลังของปีนี้ บริษัทจะเปิดตัวโครงการใหม่จำนวน 2 โครงการ คือ โครงการนอร์ธพ้อยท์ พัทยา เป็นโครงการคอนโดมิเนียม มูลค่าโครงการกว่า 3,500 ล้านบาท คาดว่า จะเปิดตัวในเดือนมิถุนายนนี้ และโครงการเดอะรีเวอร์ ริมแม่น้ำเจ้าพระยา เป็นโครงการคอนโดมิเนียมหรูเกรดเอ มูลค่าโครงการประมาณ 7,000 ล้านบาท คาดว่าจะเปิดตัวโครงการได้ประมาณไตรมาส 4 นี้ ปัจจุบันบริษัทมีมูลค่าโครงการที่อยู่ในมือรอรู้รายได้ประมาณ 3,000 ล้านบาท คาดว่าจะรับรู้รายได้ทั้งหมดปลายปี 2550 หรือต้นปี 2551 นอกจากนี้บริษัทจะซื้อที่ดินเพิ่มที่จังหวัดภูเก็ต คาดว่าจะใช้งบประมาณในการซื้อที่ดินในครั้งนี้ประมาณ 500 ล้านบาท ขณะนี้บริษัทได้ทำการมัดจำไปแล้ว และกำลังอยู่ระหว่างการดำเนินการโอนที่ดิน

นายกิตติ กล่าวอย่างมั่นใจว่า ในปีหน้าบริษัทจะมีรายได้และกำไรสุทธิโตอย่างก้าวกระโดด เนื่องจากบริษัทมีการรับรู้รายได้เต็มที่จากโครงการนอร์ธพ้อยท์ และโครงการริมแม่น้ำ และตั้งเป้าใน 4 ปีข้างหน้า จะมียอดขายไม่ต่ำกว่า 20,000 ล้านบาท เนื่องมาจากบริษัทจะทำการพัฒนาโครงการที่มีอยู่และพัฒนาโครงการใหม่อย่างต่อเนื่อง

สำหรับกลยุทธ์ของบริษัทนั้น จะเน้นด้านพัฒนาโครงการคอนโดมิเนียมเกรด A ที่มีราคาขาย 7-9 หมื่นตารางเมตร ส่วนประเด็นเรื่องของภาวะราคาน้ำมัน และอัตราดอกเบี้ยที่ปรับขึ้นนั้น ไม่ได้ส่งผลกระทบต่อยอดขายของบริษัทแต่อย่างใด เนื่องจากโครงการของบริษัทนั้น เป็นโครงการที่อยู่ในแหล่งท่องเที่ยวและกลุ่มลูกค้าของบริษัทก็จะเป็นกลุ่มลูกค้าระดับไฮเอ็น ดังนั้นการปรับขึ้นของราคาน้ำมันและดอกเบี้ยไม่ส่งผลกระทบต่อการดำเนินธุรกิจของบริษัทแต่อย่างใด

Raimon raises bet on Pattaya 'miracle'

The Pattaya property market looks set to enter a new golden era, thanks mainly to the new Suvarnabhumi International Airport and the expansion of industry, experts say.

At the Krungthep Turakij seminar on the outlook of the property market in the resort, Raimon Land Plc development director David Alexander announced a new development worth Bt2.5 billion which would be introduced this year.

The property company is now selling Northshore Pattaya, a condominium project launched in the third quarter of 2004 and one of the Grade-A condominiums in the city selling accommodation units at Bt60,000 per square metre or more.

Out of a total of 5,051 units in 15 projects, Grade-A units account for 521 units, and 79 per cent of them have been sold.

"The market should continue quite well, especially in Grade-A condominiums, as reflected in the high take-up rate," said Alexander. "The market should remain healthy if supply is kept at this rate, and the price should not go down unless a very bad situation occurs."

Alexander pointed to the emergence of several five-star hotels which would bring in top-end international travellers who could

turn out to be buyers and the Suvarnabhumi Airport, which would bring more visitors to the city. Among buyers of Northshore Pattaya, 35 per cent are British, 25 per cent American and 18 per cent other European. Thai buyers account for only 19 per cent.

Aliwassa Pathnadabutr, managing director of CB Richard Ellis (Thailand) Co Ltd, agreed that investment in Pattaya had grown with the advent of the new international airport.

"Demand for new investment in hotels and resorts has increased in the last two or three years because almost all foreign and local investors believe that tourist business will come back to Pattaya, especially in the high-end market," she said.

Pattaya properties are cheaper than those in Bangkok and Phuket, another resort destination where

a residential unit can demand a price of more than US$1 million (Bt38.3 million).

"After the disruption in development, Pattaya's boom cycle has started. While Phuket is oriented to foreign buyers, there are a lot of Thai buyers who are interested in buying a property in Pattaya. The units in the preferred price range are limited. Thai buyers won't pay more than Bt15 million for a resort home. On average they pay only Bt10 million," said Aliwassa.

Meanwhile, the second-home market also has potential growth in Pattaya, according to Phanom Kanjanathiemthao, managing director of Knight Frank Chartered (Thailand) Co Ltd.

Foreign investors in Pattaya mainly come from China, Russia and Scandinavia, he said.

International Real Estate Association secretary-general Nivat Lamunpandh said there had been a rapid increase in land prices in the resort.

"Three years ago a 10-rai plot near the beach went for Bt4 million a rai, but now it is Bt8 million-Bt12 million a rai. Plots in the inner area are now about Bt800,000 a rai, up from Bt300,000 a rai three years ago," he said.

Following the property market growth, Nivat said that Pattaya's mayor should review the city plan and rebrand Pattaya from sex area to prime tourist destination.

"I think Pattaya is ready to change its image," he said.

He added that the mayor should also look at the infrastructure, especially water supply and security, as the city continued to grow.

Alexander also said the infrastructure had to be improved and entertainment venues revived as people demanded more retail space and facilities for families.

He was certain that, despite political uncertainties, Pattaya would enjoy a lengthy boom period if it got everything right.

ตอนนี้ถ้าไม่ได้ขับรถไปเอง คงไม่มีใครคิดไปเที่ยวพัทยาเท่าไรนัก กว่าจะถึงก็ไม่เท่าไร แต่ถึงพัทยาแล้วจะไปไหนมาไหนก็ลำบากเหมือนกัน

นายคอร์นิค กล่าวว่า ปัจจัยลบที่เกิดขึ้นทั้งภายในและภายนอก เข้ามากระทบธุรกิจและรายได้ผู้ประกอบการส่วนใหญ่ แต่ไม่เป็นปัญหามากนักสำหรับไรมอนแลนด์ ซึ่งมีผลประกอบการดี เมื่อเทียบกับปี 2548 ดูจากยอดขายในช่วง 6 เดือนแรกของปี 2549 ซึ่งทำได้ 1,300 ล้านบาท ดีกว่าในช่วงเดียวกันของปีก่อน และคาดว่าทั้งปีเป้ารายได้จะมากกว่าปี 2548 กว่า 10% โดยผลการดำเนินงานในปีที่ผ่านมามีรายได้รวม 1,755.13 ล้านบาท กำไรสุทธิ 161 ล้านบาท เป็นกำไรต่อหุ้น 0.13 บาท อย่างไรก็ตาม สำหรับปี 2549 บริษัทคาดว่าจะมีผลตอบแทนขั้นต่ำ 20% และในอีก 4-5 ปีข้างหน้ามูลค่าทรัพย์สินที่สร้างจะมีไม่ต่ำกว่า 2 หมื่นล้านบาท

I received a pre-sale quote of 7,752,000 for a one-bedroom, 68 sq. meters, North Tower, 38th floor. This equates to 114,000 baht per square meter. Each floor below is 500 baht per square meter cheaper than the previous floor.

I don't think Raimonland is offering any discounts from prices for the official launch, just the first chance for those who registered for pre-sale to choose the unit he/she prefers from among those units open for pre-sale (and by the way, not all units are open for pre-sale).

I'm also told that the project is so popular with foreigners that so far in the pre-sale the alotment to foreigners (to meet the 49% quota under Thai law) is almost completely filled. Pattaya is really a boom to foreigners who want to live/vacation there; I think this trend will continue well into the future.

Not sure about a premium (maybe not), but the South Tower has larger units (2 bedrooms and above) and have been much more popular during the pre-sale than the North Tower. In fact, most of the units already sold during the pre-sale have been from the South Tower. In addition, the higher floors of the South Tower (32nd floor and above) are not open for pre-sale; only floors 8-31 are open. On the other hand, the higher floors of the North Tower (25th floor to 39th floor) are open for presale, but not the lower floors.

Described as ‘absolute beachfront living’, the development has taken the eastern seaboard’s property market by storm and generated strong interest from both the media and investors. It sits on over 80 meters of beach frontage on Wong Amat, the most pristine beach in all of Pattaya.

“We are achieving prices in excess of Bt130,000/sqm and have sold over 20% in the pre-launch phase,” said Raimon Land Director of Marketing. “Of those, 61% were existing Raimon Land buyers. This is a good sign that people are following through on our projects.”

He said that Raimon Land is seeing success on the heels of Northshore. “They see that people are living there and we have good brand equity. Investors have done really well at Northshore.”

The pre-launch of Raimon Land's North-point condominium in Pattaya has reaped handsome bookings worth a "tad under Bt1 billion", chief executive Nigel Cornick said at the weekend.

"We have sold about 20 per cent of the project at Wong Amat Beach, North Pattaya," he said about the prime 13-rai beachfront site.

The two-tower residential structure is expected to take 36 months to complete once piling begins, said Cornick. The property, with 370 exclusive apartments, has access to an 80-metre beachfront.

Northpoint is based on concepts created by Singapore-based designer Hans Brouwer. One tower rises 60 floors while the other covers 50 floors.

The chief executive said the project's official launch in the middle of next month should spark much interest as quality residences in Pattaya are still limited. Raimon Land has invested about Bt50 million on its on-site sales office, which will house four mock-up units.

Its freehold apartments will be furnished with kitchens, air-conditioners and built-in furniture.

Northpoint is Raimon's second Pattaya project, coming on the heels of the Northshore condominium, which was recently completed on Beach Road Soi 5.

"Northpoint will be a much better product," said Cornick. "The new units will include better facilities and set a new benchmark for Pattaya."

Currently, the company has half a dozen prime sites. Its land bank will generate properties worth more than Bt20 billion over the next five years, he said.

It has a spectacular 14-rai housing project in Phuket called The Heights, located atop a hill overlooking Kata Bay. The project contains 51 luxury condominiums, all with panoramic views.

Its Kata Gardens project has also secured strong bookings, he said.

Also in the works is a 12-rai site on the Chao Phya River near the Peninsular Hotel.

The riverfront plot was bought for Bt900 million and overlooks the Shangri La and Oriental hotels. The development there - tentatively called "The River" - will enjoy a 120-metre waterfront.

The project will be mixed-use and contain residential apartments as well as a five-star hotel.

Cornick said the company was ready to pay premium prices for prime plots because the opportunities to secure such sites are rather limited.

Meanwhile, its Lofts Yennakart condominium in Bangkok has proven popular with both local and foreign buyers. Cornick also recently raised prices after the project achieved more than 60-per-cent sales.

He said the military coup on September 19 had not greatly affected buying. In fact, the change in government should prove positive to market sentiment. The one area that is hurting the market, however, is in the confusion over some foreign ownership regulations, which has dampened enthusiasm among overseas buyers.

"Until that is cleared up, markets such as Hong Kong and Singapore will delay investment decisions," he said.

To boost sentiment, local authorities need to move swiftly to calm anxiety and reinforce the Kingdom's commitment to being a friendly market for overseas investors.

Nominee practices and lease titles have served both foreign buyers and Thailand well for many years, he said. The nominee practice is currently under scrutiny.

Cornick remains confident the new government will not send the wrong message to global investors, a move that would benefit no one.

Thousands flock to spectacular launch

At Northpoint's official launch last weekend, Raimon Land announced that it had sold 25 per cent of the 370 units in its two towers at the Amat Beach property.

"The response has been quite good," said CEO Nigel Cornick Cornick, who now sits on a slew of new properties, including Northpoint, together worth more than Bt20 billion.

The 12-rai Pattaya site is one of three spectacular projects to be launched by the company.

The other two are "The Heights", a luxury hilltop condominium overlooking the sea in Phuket, and "The River", a riverfront residential-retail property on the Chao Phya River overlooking The Oriental and Shangri La hotels.

"We have spent more than Bt50 million on the show rooms at the Northpoint site," said, Cornick who presided over the extravaganza that drew several thousand people - locals and foreigners - at the welcome party on Saturday.

The estate was able to accommodate the hundreds of vehicles that formed a queue almost a kilometre long in the soi leading to the site.

Cornick, anticipating that huge crowds would turn up, had ordered enough food and beverages to meet the surge of visitors that piled in deep into the night.

At 10pm, home-buyers were still streaming in. The who's who of Thailand's property industry - including CB Richard Ellis chairman David Simister, Bouygues Thailand's managing director Jean-Marie Verbrugghe and Woods Bagot chief executive Tim Beaumont - were among the VIPs attending the show.

Verbrugghe, who had worked on several Raimon Land projects over the past few years, said Northpoint was a crowning achievement as it further raises the quality of luxury homes in Pattaya.

When the company launched its first Pattaya project - the Northshore - on Beach Road Soi 5, the response was so healthy it prompted Cornick to quickly locate a new site to satisfy demand.

Pattaya two years ago was still reeling from a 12-year real-estate crash that saddled the resort town with thousands of scrappy, low-quality homes

Until Northshore, developers were reluctant to enter Pattaya because the last meltdown had burnt so many players, including many big companies and banks.

But with the surge in Bangkok's real estate and a wave of foreign speculators, Pattaya was soon crowded with punters.

Cornick went for a longer-term play, investing heavily in Northshore, salvaging the once-abandoned ugly project and turning it into one of Pattaya's more regal-looking pieces of architecture.

Even with the recent softening of real-estate transactions in Pattaya, with many punters exiting with considerable losses, Raimon has ridden the downturn fairly well, having earned a reputation for honouring promises and delivering quality apartments.

Cornick sees Northpoint as just the tip of the iceberg for Raimon Land, as the company has many more exciting projects in store.

Apart from The River, the company is expected to embark on more projects in Bangkok and a top-end villa project near Amanpuri resort in Pattaya.

BANGKOK - 15 December 2008 - Luxury property developer Raimon Land held the topping-off ceremony for its Northpoint project on North Pattaya's Wongamat Beach on Friday, December 12.

The event marks an important milestone at the beachfront development, signifying that the structural work on the 54- and 46-storey towers is now complete, and the project's construction is on schedule.

Mechanical, electrical and plumbing installations are making excellent progress. The interiors fit-outs include kitchens and wardrobes and the installation teams are working their way up the tower.

Pattaya's skyline has been rising in recent years with a total of twelve buildings in the 30- to 50-storey range, but Northpoint is set to dominate for the foreseeable future with its 205-metre height and soaring 54 stories.

Raimon Land Chief Executive Officer, Nigel Cornick, said: "Our third floor mock-up units in both towers are nearing completion, and will set a new benchmark in Pattaya's luxury real estate for quality in materials and design, which will be achieved throughout the project."

The units range from studios up to duplex penthouses and exhibit high-quality fit outs such as frameless glass shower enclosures, concealed water heaters and built-in kitchens and wardrobes, as well as cutting-edge Siemens Smart Home remote control systems that reduce energy consumption and increase safety.

Lead construction partner, world-renown conglomerate Bouygues Thai is overseeing the complex, with the excellent completion rate of two floors per week.

Bouygues Thai Managing Director, Jean-Marie Verbrugghe, said: "This has been one of the most fulfilling projects we have ever worked on, and our first in Pattaya. We are proud to be a part of the team that is raising the levels of luxury in exclusive condominiums in the city."

Northpoint's topping-off ceremony comes as sales for the 376-unit project, launched in November 2006, surged past THB3.23 billion to 64% of its total value on the turnover of 262 condominium units, while reaching 98% of its foreign quota.

Mr Cornick added: "This shows that the market remains buoyant despite difficult times, as investors, Thais as well as foreigners, seeking the great outdoor lifestyle offered by Pattaya and the booming Eastern Seaboard know they can achieve strong capital gains and attractive rental returns from high-end residential projects."

I'm really happy to see a very tall building in another part of Thailand apart from

Bangkok.

It's a good idea to spread the wealthy to another province. So, Pattaya will change

dramatically within 3 years when the projects being proposed are all completed.

It's a good idea to spread the wealthy to another province. So, Pattaya will change

dramatically within 3 years when the projects being proposed are all completed.

แหม ... นี่ถ้า head office ของบริษัทต่างๆย้ายมาอยู่พัทยา แล้วมีตึกออฟฟิสกระจกสวยๆ สูงๆ มาแซมบ้างนะ พัทยาจะ perfect มากๆๆๆ เลย .....

น่าอยู่ บรรยากาศดี ลมแรง ติดทะเล รถไม่ติด มีบ้านมีคอนโดสวยๆให้เลือกอยู่เยอะแยะ infrastructure ก็ดี มีมอเตอร์เวย์มีทางหลวงเกรดเอเชื่อกับ กทม ตั้งกี่เส้น สุวรรณภูมิก็ไม่ไกล ห่างไปนิดเดียวก็มีเขาเขียว ระยอง เกาะเสม็ดไว้พักผ่อนเสาร์อาทิตย์ง่ายๆ .... เสียดายไม่มีงานดีๆให้มนุษย์เงินเดือน วิศวกร นายแบงค์ ฯลฯ ย้ายไปทำงานตั้งรกรากมั่งเลยเพราะเอาแต่มากระจุกกันอยู่แต่ใน กทม ....

The even the render doesnt looks that good.It looks unreal and with the Centara it looks like an Amuzment park.

I realy wish i had a unit there, really high end.
