Qatar plans second mega-project
Qatar expects to launch a second mega-project in Q2 next year to capitalise on the success of The Pearl-Qatar. Bechtel is producing a masterplan for the North Beach and Entertainment City over 32 sqkm with upscale residential homes, two golf courses and hotels.

102 plots launched in 25 DEc 2005. mixture between commercial, residential, mixed used, hotels and a mall.. hights varies between 18 to 40 stories. sold out in 1 week..

2- Entertainment City:
developedby Abu Dhabi investment house. non gated community with waterfront. concept combines themed areas similar to Las Vegas & Picadilly.

3-Energy City:
developed by Energy City Company. Busiess park focuses on the oil and gas companies and other companies that povides related services.

4-QP:
Qatar Petrolume Head Quarter

5-Natural Wadi, this is part of the natural contouring of the area, kept as is to be used as natural reservedcarea/park (all open space) and to be used as future drainage system in the future.

6-Foxhills:
Launched in April 2006, medium denisty area consist of 365 plots majority are esidential some are commercial. hights varies between 5 to 7 stories. provide a living environment simlar to San Fransisco and Chelsea. Sold out in 4 hours !!!

7-Lusial Towers:
4 iconic towers surrounding a square. will be a landmark for all Lusai. currently under design by Lord Norman Foster

8- Lusail Bulevard:
Hign end shopping street with big showroom on both sides,i.e. LV, Ferrari..etc

9-Energy City/Residential:
Residential area developed by Energy City Company

10-Lusail Commercial Waterfront:
pedistrian area with direct interaction with the sea. 2-3 stories buidlings combines of cafes, resturants, small local shops..etc

11-Palm Alees:
residential area, appartments and villas. Has not been launched yet.

12-Golf District:
2 golf cours, 18 holes each. Under negotiation with an international development company to buy/develop the whol area. will contain villas and activities buildings as well.

13-Residential District:
low density residential villas, has not been launched yet.

14-Residential waterfront:
launched 25 Feb 2007, 46 plots, 39 are residential towers with direct acess to sandy beaches the use of the beaches is execlusive to the residents of the area. hights varies between 20-25 stories. 4 plots are mixed use plots, 2 coercial and 1 beach club. all plots sold out in hours !!

15-Northen Island:
execlusive living arae will include resorts, spas and beach villas. ha not been launched yet

16-the 3 Isands: (that is not the correct naming)
more active island because of their location close to Entertinment city and commercial waterfront. mixed use area of residential appatments, commercial, hotels, cafes&resturants etc... not launched yet.

will be the first movers to Lusail within the coming 2 months.. i guess you have seen pictures of the places earlier..

Qatari Diar Real Estate Investment Company is to launch the $5 billion Lusail Development in the third week of next month.

Qatari Diar, capitalised at $ 1 billion, will be hugely significant in driving property development and investment opportunities in Qatar and the wider region.

wow 35 square kilometres is huge!!

Lusail development project, which covers an area of about 35 square kilometres, north of the Al-Qutaifiya lagoon, in Doha.

The site is bounded by the sea to the east, the Ritz Carlton to the south, and the Al-Khor expressway.

So this should be the site if i'm not wrong.

Losail-- I think is originally spelled in Arabic as "Al Waseel," but pronounced Losail. Over the years Losail became by that name. Hope thats right :yes:

Losail is one of the oldest, infact the only acient city in qatar. If im not mistaken there is a grave yard there that dates way way back and many believe it is home to a very old city or something.

Ive heard of this project and its the new buzz everyone in doha is talking about. It is going to be huge and from now many real estaters and land owners are worried this project will eventually cause prices of homes and lands to go down.

I always thought it would be nice for this area to be developed becuase its right next to doha and not so far from the north where all the gas industry is. So it makes good sense to develop it into a residentail area.

However im not sure about 200,000 ppl. Maybe gradually it might hit that number.

We are yet to see and hear more of this project. Keep u guys posted.

Oh the word on the street is this new company Al-dar, which has real major ppl sitting on its board is going to be the next emaar.

Doha: H E Sheikh Hamad bin Jassem bin Jabor Al Thani, the First Deputy Premier and Foreign Minister and Chairman of Qatari Diar, officially launched the Lusail Development project in Qatar.

Speaking at a news conference yesterday Sheikh Hamad bin Jassem said bids had been invited for the groundwork of the site for future development with bids for services to follow soon. The land plots ready for construction would be handed to investors within between 24 and 30 months, he said.

Sheikh Hamad bin Jassem said that the whole project would be completed by 2010. Situated in the North of Doha, the Lusail Development project, with an estimated budget of $5bn, will cover over 35 square kilometres and can accommodate up to 200,000 people.

Nasser Al Ansari, CEO, Qatari Diar Real Estate Investment Company, explained that the project has been conceived as a phased development.

He said the project consists of ten independent districts, each with its own distinctive features. All districts will have all necessary amenities. Residential units will total 25,000 and each district will have its own infrastructure to meet all needs.

Lusail Development will include a large blue water lagoon with two marinas, major residential areas providing quality, high and low density housing to meet all needs, extensive commercial districts and mixed-use areas, comprehensive leisure and entertainment facilities including two golf courses and an entertainment district, naturally functional silt-free beaches as well as all the necessary social amenities such as mosques, parks, schools, shopping centres and medical centres.

Al Ansari explained the thinking behind the development. “The whole development, by encouraging inbound investment and providing world class living and working environments, will stimulate the local economy. It has been a collaborative process and is a prime example of what can be achieved through effective partnerships across the private and public sectors.”

The commercial districts have been designed to provide a comprehensive range of appropriate premises for major multinationals as well as local entrepreneurs and small to medium enterprises with an architectural character suitable for a new urban community such as pedestrian-friendly streets, parks, shaded areas, restaurants, shops and easy access to transport facilities.

The first phase of the development, The Marina District, a high density mixed-use area comprising residential towers, attractive waterfront features and community amenities, will be open for sales enquiries immediately on the launch of Lusail.

In the glut of gigantic Projects in Qatar in general, and in accordance with already orchestrated ambitious plan, the Public Works Authority is launching its largest road and infrastructure Project executed in Doha in one piece, with the Final Countdown approaching for tendering the Lusail Expressway early next year.

The Lusail Expressway aims at creating a strategic free flow north-south axis of movement connecting the heart of Doha City with is north, along the eastern coastal line, to serve the current and future planning. The observer can easily watch the continuous changes in the sky line with tens of towers and cranes penetrating the horizon. This expressway will change the traffic patterns within Doha in the medium to long range (within 20 years) moving the centre of gravity of population towards the north, where there will be a modern road network built to the highest international standards which will facilitate for people reaching their destinations safely with speed and ease.

This axis of movement will extend at its ultimate configuration from lusail area to jeeda Flyover, with a series of free flow grade separations at its junction with all other intersecting arterials, and with sufficient number of lanes ranging between three and four depending on the future traffic volumes using it.

The length of lusail Expressway to be executed under this stage is approximately (5) km and consists of there interchanges, the first one from south to north at Arch Roundabout (junction with Wahda Street), the second on is at Aladdin Roundabout (Onaiza Street) and third is at Safliya Roundabout apposite to the Qutaifiya East Gate. The Lusail Expressway will therefore service important ongoing residential, commercial, touristic and entertainment hyper Developments in north of Doha, such as the Towers Zone, New diplomatic Area, Cultural village, Qutaifiya lagoon, in addition to the Pearl-Qatar which will be populated by (35,000) inhabitants, and the lagoon Plaza and Mall near the Diplomatic Club, and the Lusail Beach Developed by DIAR with an expected population of (120,000) .

Many international experts believe that the three level interchange servicing the pearl-Qatar represents by itself a real engineering challenge, being squeezed between the northern and southern Qutaifiya Canal Crossings. This situation necessitated the widening of the northern canal crossing from two leans to four lanes in each direction, and the southern canal crossing from two lanes in each direction .

Due to massive amount of traffic volumes generated by the Pearl, it has become necessary to separate the traffic movement from and to the Pearl to avoid negatively impacting the local traffic movements, therefore and in addition to the dual three lane underpass and two underpass bridges, this interchange consists of free elevated two lane directional link for the traffic heading to the Pearl, and another free elevated three lane directional link for traffic exiting the pearl and heading south to Doha city .

The interchange at the Arch Roundabout will represent the escape gate for the thousands of vehicles generated by Towers Zone, trying to fine their way to the lusail Expressway and then to their respective destinations .

Finally, they are going to build it. I think it i going to be great--just look at the towers!BTW that ball shaped building I think is the Real Estate Bourse. It was proposed maybe a year ago, in the newspaper, but then got dissapeared. I think it is 20+ stories.

As for the Losail expressway, i think it will be a great idea; but I hope the dont destroy the Arch Roundabout.

God damn! At least one project which we really need. A proper network of highways to ease transportation. And I like the idea of moving the center of population more toward the north. We need that !!

But sh!t. Arch roundabout is right next to our home. Great. We move out of al hilal coz of traffic and consturtions into 3aniza area and now this.

Screw all this im moving back to bahrain !

The launch of the Lusail Development comes at a time when the property market in Qatar is experiencing a boom, with recent forecasts suggesting that billions of US dollars worth of investments will be channeled into the country over the next eight years.

Wholly owned by the State of Qatar’s High Supreme Council for Economic Affairs and Investment, Qatari Diar was established in December 2004 to support Qatar’s growing economy and to co-ordinate the country’s real estate development priorities.

Lusail Development will cover approximately 35 square kilometers and will transform a large area of land, mostly raw tidal flats, located to the North of Doha extending some 7km from the Ritz Carlton Hotel. This area is bounded by the Arabian Gulf to the East and Al Khor expressway to the West.

Doha: Qatari Diar Real Estate Investment Company, a major force in Middle East real estate and property development, yesterday launched Fox Hills, Phase II of its Lusail development in Qatar – the country's largest domestic real estate project.

The upbeat sales forecast follows last year's launch of Lusail's high density, mixed-use Marina district, which sold out within a few days.

Qatari Diar sees Lusail and therefore Fox Hills as a catalyst for inbound investment into Qatar, the richest Arab nation with a per capita income of $30,000 per annum.

"The scope and mix of Lusail cannot be found anywhere else in Qatar. It is a breathtaking development that will dramatically improve the country's economic and physical profile," said Nasser Hassan Al Ansari, Chief Executive Officer, Qatari Diar.

"Fox Hills will have local, regional and international investor appeal. It will compete on a global scale through its commitment to quality delivery of world-class design and best practice professional management that will ensure the integrity, value and viability of their investment over the long term."

"The master plan delivers a community with business and the family at its core. We will deliver palm-lined pedestrian areas along roads and charming piazzas which will create a tranquil atmosphere for relaxing strolls before and after business hours," added Al Ansari, "There will be space for children to play as well as for people to meet and socialise."

Four to seven storey buildings are planned for both sides of the district, creating over 1,800,000 sq ft. of office space. Architecturally, the buildings will draw influence from Qatar's rich Arab heritage, as well as taking inspiration from neo-classical, modern and Mediterranean styles.

Qatari Diar announced the launch of up to four hundred land plots within high-density, mixed-use Fox Hills district, with an initial 140 land plots for sale. Agreement for $1.2bn Lusail project signed

Doha: The Qatari Diar Real Estate Investment Company and the Abu Dhabi Investment House yesterday signed a memorandum of understanding for the development of the Lusail Entertainment District at the cost of approximately $ 1.2bn.

Engineer Nasser Hassan Al Ansari, CEO of Qatari Diar and Rashad Yousef Al Jenahi, CEO of the Abu-Dhabi Investment House signed the agreement. Work on the huge real estate project to be built on an area of one million square metres will begin next year and is expected to be completed in 2009.

The Lusail Entertainment District is a high end entertainment and recreational district that will encompass a variety of leisure facilities and resorts for individuals and families.

The district which can accommodate up to 50,000 people at a time will have the latest amusement themed park, five start hotels, coffee shops, restaurants, gardens as well as world class theatres.

“In addition to improving the quality of life for residents of Lusail and Doha, the project will create an ideal tourist destination by using world class planning and the latest technologies to add value and luxury to the entire Lusail project”, Al Ansari said.

frankly, i think those land lots were bough not by local or foreign investors, but by big companys like QP for projects like energy city. they have the money to buy, but it's not a sign that the project will be a successful one, unless individuals start purchasing.

وقال المهندس ناصر الانصاري الرئيس التنفيذي لشركة الديار القطرية للاستثمار العقاري ان مكونات المشروع المزمع اقامته ستندمج وتتألف لخلق منطقة سياحية مثالية مستوحاة من البيئة المحلية باحدث التقنيات والمعدات، مما سيضيف قيمة فعلية ودرجة من الرفاهية لمنطقة لوسيل، مشيرا الى انه من المتوقع ان يتم البدء في تنفيذ المشروع في نهاية العام 2007، على ان يتم الانتهاء من المشروع في نهاية عام 2009، وقال ان المشروع يعتبر تجسيدا لاهداف الشركة المتمثلة في الاستثمار السياحي والترفيهي.

واشار الى ان تكلفة البنية التحتية لمشروع مدينة لوسيل الذي من المتوقع ان يكتمل ككل خلال خمس سنوات، تبلغ خمسة مليارات دولار، لكن تكلفة المدينة ككل لا يمكن تقديرها لانها مرتبطة بحجم المشروعات التي سيقوم المستثمرون بتنفيذها فيها وبالتالي فان الخمسة مليارات دولار هي تكلفة تهيئة الارض، اما بالنسبة لما سيبنى على الارض فان له تكاليفه حسب حجم المشروعات.

واشار الى ان ما بين 10 و20 بالمائة من المستثمرين الذين يقبلون على شراء الاراضي بهدف تطويرها في المرحلة الثانية من مشروع لوسيل هم من الخليجيين، مشيرا الى ان التملك متاح لغير القطريين والخليجيين بنظام الـ 99 سنة.

وأوضح ان المرحلة الاولى من مشروع مدينة لوسيل تم خلالها بيع 179 قطعة ارض في منطقة مارينا لوسيل المخصصة لاقامة الابراج عليها بتكلفة 5.4 مليار ريال قطري، في حين ان المرحلة الثانية تضم 400 قطعة ارض لانشاء عمارات سكنية وتجارية تتكون من 4 الى 7 طوابق، وقال انه في الاربع ساعات الاولى من بدء عمليات البيع في المرحلة الثانية بلغ حجم المبيعات نحو مليار دولار.

يتكون المشروع من مناطق ترفيه متنوعة لجميع الاعمار والمستويات وملاعب وساحات ومناطق تحتوي على احدث الالعاب والاجهزة الترفيهية، بالاضافة الى فنادق خمس نجوم ومقاهي ومطاعم وحدائق ذات طابع عالمي.

وقال المهندس ناصر الانصاري الرئيس التنفيذي لشركة الديار القطرية للاستثمار العقاري ان مكونات المشروع المزمع اقامته ستندمج وتتألف لخلق منطقة سياحية مثالية مستوحاة من البيئة المحلية باحدث التقنيات والمعدات، مما سيضيف قيمة فعلية ودرجة من الرفاهية لمنطقة لوسيل، مشيرا الى انه من المتوقع ان يتم البدء في تنفيذ المشروع في نهاية العام 2007، على ان يتم الانتهاء من المشروع في نهاية العام 2009، وقال ان المشروع يعتبر تجسيدا لاهداف الشركة المتمثلة في الاستثمار السياحي والترفيهي.

ومن جهته قال السيد رشاد يوسف جناحي الرئيس التنفيذي لبيت ابوظبي للاستثمار ان الدراسات التي اجرتها الشركة اكدت جدوى المشروع وقدرته على استقطاب المزيد من المستثمرين وتحقيق قيمة اضافية للشركة الأم والمستثمرين.

وقال الانصاري في مؤتمر صحفي عقب توقيع مذكرة التفاهم، ان مدينة لوسيل الترفيهية تعتبر جزءا من منطقة لوسيل وهي ليست مجرد مدينة ترفيهية، بل عبارة عن منطقة مكونة من ساحات العاب ومناطق تحتوي على احدث الالعاب ووسائل الترفيه اضافة الى فنادق وحدائق ومسارح وصالات سينما واسواق، مشيرا الى ان بيت ابوظبي للاستثمار يعتبر شريكا استراتيجيا في المشروع، وقال ان الاتفاقية النهائية التي سيتم توقيعها في وقت لاحق سوف تحدد الاطار القانوني والمالي بالنسبة لبيت ابوظبي للاستثمار.

واشار الى وجود مجموعة من الاستشاريين المتخصصين في المنتجعات السياحية من عدة دول مثل الولايات المتحدة الامريكية ودول اوروبية عديدة يدرسون كيفية تنفيذ هذا المشروع ومكوناته وجدواه الاقتصادية.

واشار الانصاري الى ان السائد حاليا في مختلف انحاء العالم ان يكون الدخول الى المدينة الترفيهية مقابل رسوم مادية، ولكن الوضع في مدينة لوسيل الترفيهية سيكون مختلفا تماما، حيث الدخول سيكون مجانا وذلك لأن المدينة الترفيهية ستكون مفتوحة ومترابطة ضمن الفضاءات السكنية مع مختلف مرافق مدينة لوسيل الضخمة «التي تبلغ قيمة تجهيز بنيتها التحتية خمسة مليارات دولار»، موضحا ان مدينة لوسيل الترفيهية سوف تستقطب شرائح مختلفة من المجتمع وستضم مطاعم وفنادق سياحية ومسارح وصالات سينما ومناطق لالعاب الاطفال، وقال ان كل مطعم في المدينة الترفيهية سيكون مستوحى من التراث المحلي، مؤكدا ان شركة قابضة واحدة سوف تدير كل مكونات المدينة الترفيهية.

واشار الانصاري الى ان عمليات شراء الاراضي في المرحلة الثانية من مشروع مدينة لوسيل تجاوز حجمها المليار ريال، مشيرا الى انه عندما تم طرح المشروع بفئتين، تم طرح الفئة «أ» للجمهور والافراد الذين يرغبون في شراء اراض وتطويرها، اما الفئة الثانية «ب» فقد تم خلالها التفاوض مع الشركات العقارية والمحافظ الاستثمارية العقارية وبيوت الاستثمار، وقد فضلنا هذا النوع من المستثمرين لانه يشمل شركات مساهمة محلية وخليجية وبالتالي فان الفائدة من الاستثمار سوف تعم على اعداد كبيرة من المواطنين، وقال ان حجم المبيعات من الاراضي تجاوز المليار ريال نظرا للإقبال الجيد من قبل الشركات المحلية والخليجية على شراء الاراضي بهدف اقامة المشروعات العقارية والسياحية عليها.

واوضح الانصاري ان مدينة لوسيل تعتبر مدينة متكاملة مع بعضها البعض ضمن نسيج عمراني واحد، وتتكون من عدة مناطق مختلفة عن بعضها البعض مما يجعل مدينة لوسيل فريدة في كل شيء، مشيرا الى انه خلال العامين المقبلين سوف تبدأ صورة مدينة لوسيل بالوضوح، وقال ان مشروع مدينة لوسيل ككل سوف يكتمل خلال خمس سنوات.

واوضح ان كل مستثمر يشتري ارضا في مدينة لوسيل يكون مطالبا بالبدء بتطويرها خلال فترة 18 شهرا من استلامه للارض، مشيرا الى ان دور شركة الديار القطرية للاستثمارت العقارية لا ينتهي بمجرد تسليم الارض للمستثمرن بل يتواصل خلال عملية البناء، كما ان الشركة تشجع المستثمرين على تطوير الاراضي، كما تعمل على خلق فرص استثمارية للقطاع الخاص وجعله قادرا على مواكبة النمو الاقتصادي في الدولة.

واشار الى ان تكلفة البنية التحتية لمشروع مدينة لوسيل تبلغ خمسة مليارات دولار، ولكن تكلفة المدينة ككل لا يمكن تقديرها لانها مرتبطة بحجم المشروعات التي سيقوم المستثمرون بتنفيذها وبالتالي فان خمسة المليارات دولار هي تكلفة تهيئة الارض، اما بالنسبة لما سيبنى على الارض فان له تكاليفه حسب حجم المشروعات.

واشار الى ان ما بين 10 الى 20 بالمائة من المستثمرين الذين يقبلون على شراء الاراضي بهدف تطويرها في المرحلة الثانية من مشروع لوسيل هم من الخليجيين، مشيرا الى ان التملك متاح لغير القطريين والخليجيين بنظام ال 99 سنة.

واوضح ان المرحلة الاولى من مشروع مدينة لوسيل تم خلالها بيع 179 قطعة ارض في منطقة مارينا لوسيل والمخصصة لاقامة الابراج عليها بتكلفة 5.4 مليار ريال قطري، في حين ان المرحلة الثانية تضم 400 قطعة ارض لانشاء عمارات سكنية وتجارية تتكون من 4 الى 7 طوابق، وقال انه في الساعات الأربع الاولى من بدء عمليات البيع في المرحلة الثانية بلغ حجم المبيعات نحو مليار دولار.

جدير بالذكر ان مبيعات المرحلة الاولى من مشروع تطوير مدينة لوسيل بلغت اكثر من 7 مليارات ريال منها 6 مليارات ريال لمشروع المرحلة الأولي المعروفة بـ«المارينا» فيما بلغت المبيعات الخاصة بمدينة الطاقة مليار ريال.

وقدمت الدولة كافة التسهيلات للمستثمرين للتملك ضمن المشروع، وبالنسبة لغير القطريين من الخليجيين فيحق لهم التملك بالكامل طبقا لقرار مجلس الوزراء في هذا الخصوص ، أما بالنسبة لغير القطريين فيحق لهم التملك لمدة 99 عاما طبقا لأحكام القانون.

ويشغل مشروع تطوير لوسيل، الذي تبلغ مساحته 35 كيلومتراً مربعا ويضم أيضاً مدينة الطاقة، موقعاً استراتيجياً مميزاً شمال مدينة الدوحة، وهو أكبر من ضاحية دوكلاند في لندن بنسبة 50%، ويجري تنفيذ المشروع في ضوء خطة واضحة المعالم على مراحل محددة، حيث إنه يقوم على مفهوم (المناطق) التي يتصف كل منها بمقومات وسمات مميزة تعكس طابع العمارة القطرية والاسلامية التقليدية. وفي الوقت ذاته، سيضم المشروع مباني حديثة ومراكز خدمية ومرافق عامة لحوالي 200.000 نسمة.

ويشتمل مشروع تطوير لوسيل على بحيرة زرقاء مع مَرسيين بحريين ومناطق سكنية واسعة توفر منازل عالية الجودة ذات كثافة سكانية عالية ومنخفضة ومناطق تجارية واسعة ومناطق متعددة الاستخدامات ومرافق شاملة للترفيه وتمضية أوقات الفراغ، بما في ذلك ملعبان للغولف ومنطقة ترفيهية وشواطىء بالإضافة إلى المساجد والمدارس ومراكز التسوق والمراكز الصحية.

ويتبنى مشروع تطوير لوسيل رؤية مستقبلية للوفاء بتطلعات كافة الأفراد الراغبين في الحياة والعمل والاستثمار في قطر، ويغطي المخطط الرئيسي للمشروع كل جوانب الحياة المهنية والعائلية، بالإضافة إلى اعتماد تصاميم معمارية حديثة تعكس أفضل ما في التقاليد القطرية العريقة.

i have to disagree with you here ya azizi. we should be very careful. gulf investors 3la al3in wi alras, but remember last year when dubai stock exchange market was about to collapse, because of foul play of some investors from ahem ahem?

as for the new name of the unified gulf currency, i don't think "5aleejy" is a right choice. just imagin when you go to buy a packet of cigarettes, what would you say? give me cigarettes worth "5 5aleejyat"? :)

I think that Emiratis are understandable, all the GCC is, but the only pple that I could sometimes have trouble understanding are Bedouins. My roommate is a Qatari Bedouin, sometimes he uses weird words that we normally don't use in Qatar and I ask him if he could translate it to Arabic.

you welcome. actually, i saw tens of trucks & heavy vhicles being assembled along lusail road on the left side of it, and on the right side of the road, work on digging the ground has started.

you have no idea how excited i was when i saw all those discussions going back and forth about Lusail..

i could not help myself so i signed up to share few facts with you..

i think i have quite good idea about Lusail, its beginning, details of its components and the whole idea behind it..

i assume this is not goingt to be in one shot, so i hope you can be patint with me..

first of all..

Lusail.. do you know what does it mean?

you will say it ithe hestorical name of the area so the project was named after it.. an that is TRUE..

but why is the area called Lusail..

let me share this interesting information with you..

Lusail is the short name of WASAL.. (Tasgheer)

just like Wakra and Wekair..

and Wasal is a name of flower/plant that was founded in the area..

so they called it Lusail..

i'm not sure if you ever visited the area, but it is not lat and because of that rain water, in some seasns, created a good environment for this plant to grow by itself.

if you looke carefully at the logo, you can realize that it takes the shape of plant, well the inspiration behind it was theoriginal flower WASAL

The logo of Lusail represent many things:
- it forms the shape of the plant which the name comes from.
- it represent strength because this plant growa by itself in a very diffecult environment and so is this project. i is going to create one of the most unique cities in the world in the middle of the desert (isn't it azing)
-the colors and the shades of the logo represent the richness of the area, the golden sands and the flamy sun.

hmmmmmmmmmmmm what else.. i think this is it for the name and the logo..

by the way.. the movie which you see in the site was pictued 100% in Qatar, the sand dunes in Unsaied, he park in alBidaa, the building is the Planning Authority Tower oppisite to City Center and the pool in one of the houses in the West bay Lagon (AL-Qutaifiya).. the interesting part that even in the hots that shows high rise buildings, the originals were rplaced by new created ones using a tehnique called CGI..

the whoe idea of the movie is to give the viewer a conceptual idea of the project, it isnot supposed to show you how is it going to look exactly as mush a it concetrated on how the place will feel like.. each person, at a different ages has his own view of the future and a dream of the place wherehe wants to live and that is captured when the camera zooms into their eyes and takes you in a journey of what is the city that lives in their imaginations.. but dreams come true some day and (your imagination lives in Lusail)..

i guess this is more than enough for today.. hope that was useful not boring..

i can give you clear description of the project and its different areas if you wish..

well,

the track is not within the boundries of the big LUSAIL..

i guess it is to the left of the site, while lisail covers 35sq km, it starts right after the ritz carilton up to 7 km with a width of 5km..

the track was also named after the historical name of the site.. but i believe there are no connection between the 2..

Hi again,

thanx for the district plan..

for those who was wondering how did the 400 plots were sold in 4 hours..

the slaes of the plots in those areas were as following..

the northen part was sold in districts, for example DAMAC out of Dubai bought zone (K) and it is now available for sale, as you refered to.. it is called Piazza..

while the northen part was sold in individual plots..

just to clarify, QatariDiar's role in this developemnt is the Master Developer, which means it will make all the studies and plans of the whole area. it is going to provide the whole infrastructure in the site up to the boundries of each plot.

this will include all roads, electricity, water, signage of the streets, landscping..etc

one more thing,

the area includes both residential and commercial buildings, low-med rise and med density. the buildings varies between 4 to seven stories max.

the name of the district Fax Hills is again the historical name of the area (Jabal Thuaileb)..

fox hills sounds attractive :) just like bevirly hills

well,

the track is not within the boundries of the big LUSAIL..

i guess it is to the left of the site, while lisail covers 35sq km, it starts right after the ritz carilton up to 7 km with a width of 5km..

the track was also named after the historical name of the site.. but i believe there are no connection between the 2..

part o the construction on the site is for the new visitor center which will be ready by end of this year..

if u ever passed by the site take a look.. this should be the place that will hold all admnistraton work (temporary) and expect to handle all guests and events..

Actually that's the former Amir''s palace, Sheik Khalifa Bin Hamad Al-Thani. Its is retreat and its also old. More than a year ago, I took phtoos from the plane of this area, but I am not sure where that thread went.

I found a pdf file on the environmental impact assessment of the project (www.cowi.com/NR/rdonlyres/166A9C53-9AAA-4DFE-A185-DAD33E86DF24/0/LusailMarineWorks_LOW.pdf), the paper is quite interesting, for instance, this shows the difference between the old and the new master plan, which was totally redesigned because of the seagrass cover:

COWI has completed planning and design activities of the Lusail Development for Qatari Diar Real Estate Investment Company. This new large land development is located along the shoreline north of Doha and will cover an area of about 20 km2 which is about the same size as the entire Midtown and Lower Manhattan in New York.
The project will transform the present shoreline through dredging and reclamation, creating new islands, access channels and beaches. The fully developed new neighbouring will include low and high rise residential
housing for about 150,000 inhabitants.
Further, the development will include business, corporate and mixed use areas, as well as quality beaches with top class hotels, two golf courses, and an entertainment district.
Numerical modelling of flow and wave conditions as well as beach stability and sediment spill from dredging operations was made using the modelling systems MIKE 21 and LITPACK and formed an integrated part of the planning and design activities. A special point of interest was the flushing of the canals to ensure proper water quality and the design of 19 beaches surrounded by exclusive residential villas and international high class hotels.

Qatar's $65bn non-energy mega projects start to emerge

Fly into Doha these days and the coastal landfill on the airport site and The Pearl-Qatar manmade island are very visible. So too is the massive Lusail project reclamation next to the Ritz-Carlton Hotel for a new township to house 200,000 residents and the Qatar Energy City. Lusail will cost up to $20 billion to complete by 2020.

Delegates to the MEED conference on non-energy projects in Doha this week heard a series of vibrant presentations outlining progress to date and plans for the future.

In the keynote address Minister of Finance Yousef Hussain Kamal pointed out that almost half the $130 billion earmarked for investment over the next six years will be in the non-energy sectors.

The land reclamation for the $5.5 billion new airport is finished and the runways are clearly seen from the air. This airport occupies a site one quarter of the size of the whole of metropolitan Doha, and when fully developed will be able to handle 50 million passengers a year, a similar number to Frankfurt or Paris' Charles de Gualle. It will open in 2009 and has the second longest runway in the world to handle A380 super jumbos with ease.

At the same time the $10 billion Pearl-Qatar offshore island, also adjacent to the Ritz-Carlton Hotel is now complete, and construction work is in progress, albeit apartment handovers are running over a year behind schedule. This finely detailed, 400-hectare island is now expected to be finished by 2010 and will be a home to 40,000 residents in a Monaco-style environment.

QFC sold-out
Non-energy business and finance projects are also moving forward. Qatar Financial Centre CEO & Director General, Stuart Pearce told the MEED conference that 33 licenses have now been issued with a target of 70 set for mid-year.

The QFC's bright stainless steel building will be occupied by the end of April and such is the level of demand that the QFC has already had to lease 20 floors on a second building expected to be full by the end of this year.

Meanwhile, the Qatar Education City now has 800 students on five campuses and rapidly expanding, while the impressive Qatar Science & Technology Park is under construction using more steel in its building than the Eiffel Tower in Paris.

Lusail Waterfront next
Returning to the $20 billion Lusail township on 35 square kilometers of land north of the Ritz Carlton, the conference was informed that the Lusail Waterfront comprising 46 plots including 39 residential towers of up to 24 storeys would be the next part of this massive project to go ahead.

The obvious comparison to be drawn is with Dubai's Jumeirah Beach Residence and the Dubai Marina. Non-GCC nationals will be able to buy on 99-year leases, a contrast with the 100 per cent freehold available on The Pearl-Qatar.

It is hardly surprising that Doha is now looking at light railway and metro options for its new urban landscape, as officials revealed at the MEED event.

They are working on very conservative population projections of a 1.2 to 1.3 million Qatar population within 10-15 years compared with 950,000 today, while some commentators think two million is more realistic.

Its meant to satisfy the demand of housing, I think. So, building highter buildings will only create much more space than needed. But look at Dubai Marina, the first five or six buildings were also less than 25 stories, but now they are building 100+skyscrapers in that area! Maybe we will see the same senario happening here.

Well, maybe you're right... I hope you're right.
But reading the article again... They said 39 towers! That's too much. 5 or 6 are fine, but 39! :nuts:

Building more houses does not increase the population!!!

In Dubai most of the new properties were sold to overseas investors, particularly Russians, who were lured by residence permits. I cant see this happening in Qatar. Who is going to buy these propoerties???
