Because this is the first major highrise office development in so long in Gauteng, it is sure to create enough interest to be located in The Joburg CBD... they are missing out on a MASSIVE opportunity... (Joburg that is..)
Then again, on how many lots/stands in downtown Jozi would we want to tear down a bunch of buildings for this?

A great design but I must agree with those that call for this to be built in the city centre .. I am afraid that this will spell even more doom and gloom for Jo'burg's city centre IF this gets built.
Let's face it - where would you rather base your blue chip company .. in the city centre or in one of these gleaming towers ? btw hsark - I only count 3 high-rises .. where's the 4th ?

i was also thinking about that but i guess the city center is going to become more residential, i never thought any major company would move there Head quaters there cause its way too earler we should wait another 10 years... this sort of developments will surely end urban sprawl

I am chilled to the bone and as meak as a lamb BUT my views haven't changed regarding SA, in fact, they are worse .... like I have said before, it is great not hearing about the politics etc. in South Africa and I am not here to discuss them either ... architecture is the draw card and a chit-chat with my Saffer mates ! ;)

Obviously the numbers stack up and the feasability works otherwise myou wouldent see this on the drawing board.

The real figure for this year is over 6% according to most international economists as normal methods cannot count the full extent of the SA economy. If you look at company results, employment growth and the amount of liquid cash in the economy I would say that growth is at the higher end of the 6% range but that is not to say we cannot do better and I am sure we will do in the future (eg when Jabu Moleketi takes over as finance minsiter form Manuel). BTW this project is amazing, is there a website?

Inertia August 20th, 2006, 11:26 PM Well, there's lots of talk abt Joburg's northen suburbs going highrise, a new document regarding spacial requirements was recently released by the council stating that all buildings in specific areas must go high rise - good news.
As for this development, i read a few weeks ago in the Sandton Chronicle (front page) about a new proposed 40 storey building for the Sandton CBD, dono if it was reffering to this. It gave information on the exact location, but didn't give any renders or website info. It also stated that across the road from this building, a planned 60 storey building was in the pipelines, and would be decided on in the next few years..
So it's just a matter of time i guess before we see what's coming

Anyways... Well, it's a smart idea to have towers at the stations. This will stop them having to sell off building rights later as many transit commissions in other world cities have had to do. As well, it will just encourage even more dense development near the stations then there will be as it is. :)

The public has been urged to view the draft Urban Development Framework for Sandton and Rosebank, and submit their comments on the radical plan.
Development in Rosebank is in the spotlight THE City is calling on all residents to give input on future urban development plans for Sandton and Rosebank. The plan, the final draft of the Urban Development Framework (UDF) for Rosebank, is available online.
It is a profound mix of people, transport, densities, investment, infrastructure, opportunity and upliftment.
Under it, these two high-density business and commercial zones will become more people friendly, with an emphasis on public space, in particular the pedestrian environment. The transport system will be strongly integrated into higher density residential and business nodes in the immediate vicinity of these two hubs.
There is a also concern to decrease the reliance on the use of private cars. "Streets are seen as democratic places which belong to all of us, not just cars."
At core, there will be a "change in urban culture to support pedestrianisation", according to the UDF.
The plan emphasises the key forms of public transport, like minibuses taxis, private taxis, and the future Bus Rapid Transit system and the Gautrain. "The movement system is seen as one of the key structuring elements within the City."
The transport system must link to and be supported by a higher commercial and residential density. This means that people must be within 10 minutes, or 800 metres, of access to a form of public transport.
And this is tied to reversing the previous unequal dispensation. "From an urban design point of view, Johannesburg has an obligation to facilitate social mobility and equality."
Sandton in particular is "located within the core economic areas of the province". The UDF requires that infrastructure, especially water, electricity and sanitation will need more investment.
"The aim of the urban design is to propose ways in which access into the Sandton node can be improved so that its opportunities may be available to all members of the public."
Roads will need to be well integrated, to ease access to employment opportunities and economic upliftment. "A city structure which enables individual upliftment by providing choice and opportunities creates a stronger and more stable domestic market which effectively encourages investment."
The plan proposes that Rivonia Road, Maude and Fifth streets be designed as a "pedestrian-oriented environment". Two lanes in Rivonia Road will be closed to cars, with retail elements encouraging pedestrian access and flow. A ring road consisting of Sandton Drive, Grayston Drive and Katherine Street will direct traffic around this pedestrian core.
Pavements will be widened to five metres, with the potential to become the "most vibrant of public spaces", being places "where people interact and where trade begins".
There will also be raised intersections, roads with on-street parking, and no-car zones.
Buildings in the centre of Sandton should be 40 storeys high, of mixed use, while buildings immediately around the core should be 10 to 15 storeys, of medium- to low-density mixed use. The next outward ring will have office-only buildings of between five and 10 storeys. Beyond that, residential-only buildings will rise up to 10 storeys.
It is proposed that there will be nine management districts within the Sandton hub.
A similar high-density plan is proposed for Rosebank.
......BTW.....the height in Rosebank is only 10-15 storey at the core.....
