Heritage Square is situated at the entrance to Durban harbour with unimpeded views across the bay.

The site is on the corner of Point Road and Browns Road, the main access to the Point Waterfront, and occupies a block 106 m x 48 m (the approximate size of a rugby field).

The block of seven utilitarian Victorian warehouses, constructed from 1895 to 1901 includes three “A” category listed warehouses, (52/54, 56/58 and 60 Point Road) and three buildings (36, 42/44 Point Road) surveyed for their architectural merit but not listed.

The only building not noted for its architectural merit has been altered previously to have a contemporary facade; this will be remodeled.

Dominant features on both the Point Road elevation and the Albert Road elevation will be the retention of and restoration of two towers.

The ground floor of the development will be retained as retail but the central interior area will be converted to a secure parking area.

The canal which links back to the Point canal system will terminate in the food court with a double volume connecting the area to the level above.

A separate vehicular entrance from the unnamed lane provides a ramped access to the upper levels, which will be used for residential accommodation.
The first floor will consist of 24 simplex units each with their own parking at their front doors. As this level has been converted from the warehouses to units, some of units will have balconies and decks while others will have the base of towers.

The second and third floors will be 17 completely new duplex units set back from the historic facades allowing the units all to have generous decks.

In contrast to the rich modulation of the Victorian facades, the duplexes will be constructed of steel frames and glass, the roofs emulating the sails of passing yachts.

RETAIL

Part of the retail area will be large open spaces, characterised by the original oregon posts and beams.

This area will be unique in that it is hoped that the canal from the Point canal system will terminate in this space.

Being perfectly suitable for restaurants with high ceilings and double volumes, this space can also open out to the pavements on Point Road, The Boulevard (linking through to the Point Development area) and Albert Road.

The remaining retail areas although housed in historic buildings, can be modified to suit retailers' requirements.

RESIDENTIAL

First floor living at Heritage Square will offer owners contemporary interiors housed in historic buildings.

Many units will have balconies, some even cast iron verandas while the units on Point Road will have views across to the bay.

The roof level is being reconstructed to allow the construction of duplex units with the facades in steel and glass, constrasting with the rich modulation and detailing of the historic buildings.

The duplexes will be set back five metres from the historic facades to form decks with views towards the bay and the Bluff.

All owners will be able to park at their front doors (two parking bays per unit).

This dev has to rank as one of my favs, due to the fact that it combines many different buildings to form one. The facades are great and i like the fact that a small canal will run from timeball square into the middle of the food court of Heritage square

These older buildings are just beautiful

I wouldn't say this development is one of my favourites, but it's nice nevertheless. It's nice to see the different facades merged into one, and also that it's right on the street, which is really important because it integrates the many developments into one city.

Its well underway and will be a fantastic development! internal courtyards and waterways.

It is now to be run almost entirely as a 5 star hotel by the three cities group, with loads of groundfloor retail which opens onto both the street and internal courtyard.

It is the developers intention to start construction of Heritage Square within the next three months aiming for completion third quarter on 2009.

The canal will only run as far as Albert Terrace through a mixed use development ,hotel annex, residential and commercial units with lots of open ground level area relating to boat moorings. creating a unique enviroment around Browns Road and Albert Terrace

What exactly do you mean the canal will run up to Albert Terrace? Please indicate where exaclty that is. When do you foresee the start of construction of the Canal?

One last thing, on the updated website, it states that construction will start in April, has there been delays now?

Norman F. I am not sure if you are involved in marketing this property but I would be very careful. HLI (Hotel Leisure Investments) were responsible for furnishing the Quays apartments - approximately 20 of them. An investigation by the owners of the apartments who joined the rental pool revealed that furnishings were totally substandard and owners were overcharged by R 60000 - R 100000.
Three Cities are running the rental pool. The rental pool that has been running for 18 months has made a loss for 80-90% of the months.

Anybody is welcome to verify this with any of the owners of the apartments.

There are various rental pool schemes that are running across the country.
The three cities one is this -
Owners payout is after revenue less expenses. Three Cities assume no risk as they are not responsible for expenses

Other rental pool schemes like Oscar Pearce in Cape Town, Fairmont Zimbali etc. run like this
Owners payout is straight 25% of gross revenue. The hotel management co. i.e Fairmont r responsible for expenses and assumes all risk to expenses.

Thus Three Cities can sit on their butts while owners assume all the risk and losses whilst other groups like the fairmont have to work their butts off and owners are totally protected from making losses.

Three Cities, Oscar Pearce and Fairmont will gladly confirm any of the above info.

Here's an update of the Heritage Square Hotel / mixed use development in the Point Waterfront. Am thrilled this is finally going ahead.

Not sure if this development is still called Heritage Square, or if it is going ahead it’s in its original form. However, the good news is that this work on this site is now moving full pace ahead! In fact, judging by the pace they’re moving at, I see this being complete by June 2010. Will be a wonderful addition to the area.

I chatted to some construction supervisors and this development has been relaunched as an 81 room 5 star hotel called Docklands. The operators are Life Hotel, who currently manage the fabulous 5 star Quarters Hotel on Florida Rd. The progress on this site is just mind-boggling. In just a few hours, walls go up, are cemented, and roof sheeting is installed. Literally. Target completion date is March / April 2010 and I have little doubt it will be met. The hotel will feature a high end restaurant and bar, in a paved courtyard.

There is also a residential component, but work on that is only scheduled to begin in the first quarter of 2010.

yeh lots of complaints coming in already about the construction at the beach, yes City could have done it earlier and ensured it would have been ready by Dec, but bottom line it needed to be done and Im sure we'll see the fruits of it come April next year. Also beach should be accessible to the public besides certain parts of the promenade.

Durban Point Waterfront, at the entrance to the biggest port in Africa, will soon welcome two new world-class hotels to its mixed-use development.

The new additions will be primed to host local and foreign guests during the World Cup and beyond, says Alan Vels, managing director of Signature Life Hotels.

“Construction of the Docklands Hotel and the Anchorage Hotel began simultaneously last year, and the Docklands Hotel will open in May. The new additions will help transform a previously dilapidated Durban precinct into a multi-billion rand investment gem,” says Vels.

“It was a natural progression to have hospitality developments in this re-generation precinct, as a number of nearby attractions and the beaches lend themselves to drawing leisure and business tourists.

“The entire node has been developed to include a mix of business and residential complexes in the area. Also, with some inner city hotels downsizing and downgrading, there was a need for new business hotels on the Durban beachfront area.”

A major drawcard of the Durban Point Waterfront is its proximity to places of interest and its prime location, says Logi Naidoo, acting chairman of the Durban Point Development Company and deputy mayor of Ethekwini Municipality.

“Durban Point Waterfront is adjacent to the R735 million U’Shaka Marine Theme Park, which is a major tourist attraction. It has easy access to the beachfront and is within a 10km radius of the Moses Mabhida stadium,” says Naidoo.

The R110 million four-star Docklands Hotel will have 81 rooms, a restaurant and four conference rooms, seating a total of 400 people.

The R60 million Anchorage Hotel is part of the Life Hotels brand and has 63 rooms, a restaurant and a conference room, which also seats 400 people. This hotel is due to open later this year.

“The Durban Point Waterfront is one of South Africa’s most significant and exciting property development and investment projects, and the addition of these world-class hotels is evidence of this,” says Colin Sher, sales and marketing manager of Durban Point Development Company and managing director of the Broll Property Group KwaZulu-Natal.

More than R1.8 billion has already been spent on development at Durban Point Waterfront, and the final investment figure is estimated to be about R6 billion. The development will include a 44 000 m2 entertainment and lifestyle shopping centre, and different elements in phase one are in various stages of completion, planning and construction.

This development is coming along very nicely. Just about 6 weeks to opening and everything seems to be on tract. The external facade is going to look gorgeous on the restored sections. They have stripped off the horrible cement covering the red bricks and exposed the original facade. They are in the process of restoring this section now, which lies directly below the new tower they've built. This will undoubtedly become the face of the hotel in pics and advertisements. Will post pics when they are done. This aside, it seems the constructors are busy on internal stuff now.

This hotel is now complete and it is looking stunning! I will take some pics in near future and post here. In short, the facade has been stunningly restored and wrought iron work now highlights the building. The link below contains some pics of the hotel's internal. Looks classy and stunning. Can't wait to try out the new restaurant. Sounds intriguing.

Guests currently have dedicated parking within the complex. These lead directly to the hotel and courtyard.

Now, as promised some pics of the courtyard and restaurant. It was buzzing last Friday, which was great. I think this venue is a fantastic addition to the Point Waterfront.
