spyguy November 19th, 2005, 12:54 AM Central Station - One of the largest developments in Chicago. The first phase of construction consisted of rows of luxury townhouses with the first tower being finished in 2002. Ten towers have been completed since then.
Once completed this massive community will help define the southern portion of Grant Park as well as extend Chicago's skyline southward.
Named after the former demolished station sitting on its plot.

spyguy November 19th, 2005, 02:10 AM Well like I hinted by that comment about the first towers being pretty plain, the design is progressing and with each new project the towers come out better looking. In fact, from early models One Museum Park West would have looked similar to it's big brother style-wise (not shape).

There is prep work going on at the site now and construction should start soon enough.
One Museum Park West, however, will start sales early next year in January I believe.

Great thread, Spyguy! I was depressed that beautiful building was torn down. If it is still standing, it will make a fantastic monument in the Central Station redevelopment as a reminder of rich architectural heritage in late 19th century to early 20th century.

One Museum Park will be the tallest building in the Central Station development and the tallest in Chicago south of Van Buren Street.
- This will surpass 340 on the Park as the tallest all-residential building in Chicago.

Prairie Ave. in the South Loop for $5.2 million to 1600 Museum Park LLC. Given the Central Area Plan for the Near South Loop this will more than likely be a 20 to 25 story tower.

Anyway I visiyed the sales center yesterday and was told that One Museum Park is roughly 85% sold. The grand opening for One Museum Park West will be February 4,2006. They will be going straight to contracts for this tower. The top residential floor is 53 in this building.

I also heard a rumor that because of the success of OMP East, there is a chance that tower 4(at the corner of Michigan & Roosevelt) could possible be the taller. As I said, this is just a rumor.
Maybe OMP won't be the crown jewel after all :)

spyguy February 13th, 2006, 02:07 AM There's a better rendering of OMPWest on the front page now, thanks to BVictor. Also, OMP had a little height increase.
Chicagotom said he went to the sales center for the opening of 1600 MP. Sales were not yet 50% in the first day and OMP West was over 50% in 8 hours. Looks like these two are basically a go from a sales standpoint.

Chicagotom February 22nd, 2006, 05:48 AM 1. The construction lift has been taken down from the side of Sky55 and the final marble is being set on the exterior. I really like the look of this rental building. (13th and Michigan)
2. Prairie Pointe - today the last floor forms are in place to top off the roof. (16th and Prairie)
3. Vision (13 and Wabash) - while this is technically outside of Central Station, I havent seen any other thread that covers it. The tower crane was put in place this last weekend.
4. 1400 MP (14th and Michigan) - The site is completely cleared and I expect caisson cranes to be in place in a week or so.

Chicagotom March 16th, 2006, 06:47 PM I haven’t seen Central Station on the first page in a while. Last night I took a look at the OPM1 site. The caissons are just about complete for the site and there is a segment of the garage that is between Tower 4 and OMP1 that is visable. Slow but steady progress.
They discovered literally hundreds of 30 foot trees that were used as pylons took them a while to pull these old growth trees out of the site.

I couldn't agree more. I walked around Central Station extensively and it looks and feels like a real neighborhood. Lakeshore East, on the other hand, has this strange atmosphere I can't quite vibe with. But, as you said, hopefully it will improve with the completion of additional projects.

I love how they joined the bases together. This pair of towers is a great way to cap the bottom portion of Grant Park. And just remember, there are rumors that one or two more towers could be 800-900 ft :)

The joining part looks realy great especially with that canopy.

I just don't get it, why are they choosing to under go those ugly little condos south of the development, you can always build them in the burbs! They are just plain boring and waste of the spectacular location that it is!

I agree. Although there was a lot of crap especially in the beginning, the variety of styles makes for a far more interesting "mega development" than if all the towers were basically the same shape, height, with the same materials. It will hopefully age better than a lot of similar mega projects around the world.

No...
It's not under construction yet. I believe the area is being used for staging for OMP at this time. I need to go to the sales center and see when construction on this one will start.
Also as of Wednesday, 1600 Museum Park is now officially under construction.

Chicagotom January 18th, 2007, 04:44 PM I noticed this morning that they were placing cement barriers at the corner of Roosevelt and Indiana and a back hoe was excavating the remain slope of soil at the corner. They had just started so I looking forward to getting home tonight and seeing whats what.:banana:
OMPW has much less garage structure to build so I think that we will see this one go up much faster than OMP1. It never ceases to amazing me how long buildings take to get out of the ground and past the garage phase. 2007 is going to be a great year for the skyline!!!

Chicagotom January 19th, 2007, 11:05 PM I think it's possible that construction on one of the remaining 2 towers could begin before OMP1 completely wrapped up. OMP1 is due to top out in 2008 and OMPW 2010. I haven't heard any news on the direction that Central Station is going with the final projects. It's not a guarantee that Enterprise will land the them.
I am still hoping for a 900+ at the corner of Michigan and Roosevelt. I would like to see what Jean Gang would design for that site. We need someone other than Pappa/George designing them.

1. The 34 story building that was to sit south of OMPW is being scraped. The city would only approve a 10 story building so enterprise is looking to build all townhomes where the existing sales center is. Look for large 3000 sqft units starting at 1.3 million range. Very High End. The townhomes are likely to be the next thing on the market in 08.
2. They are going to propose an 80 story building at the corner of Indiana and Roosevelt that Enterprise is going to develop. No time on this one being release anytime soon.
3. He didn't have anything on the 2nd tower at Michigan and Roosevelt except that it was going to be much taller than is now proposed.
4. Central Station did the engineering study looking at building towers over the tracks south of 15th street and the cost is prohibative and they are not moving forward with Phase 3.

You and me both. Im especially tired of SCB though. Even though they bring solid designs, I find them to be incredibly repetitive.

I'd be curious to see what Studio Gang can muster up just to see if they can bring something completely different to the table. I find them to be the most passionate and potentially the most creative firm Chicago has seen in a long, long time.
If not them, then someone outside of the city. Architectonica, perhaps? Im afraid whatever they may do for LakeshoreEast, Low-end-burg will greatly dumb it down. Ugh. This will give them a better opportunity as I feel the architecture in Central Station kills everything (save Aqua) in LakeshoreEast.

It's a good question. There are only two spots available on Roosevelt now, and both of those towers are likely to be very tall and prominent and also likely to be around for a very long time.
With that in mind, I'm a little scared to give these projects to inexperienced, but talented, firms. I'm talking about Garofalo architects, David Woodhouse, John Ronan, Dirk Denison, etc. and even Studio Gang. Only the last one has some highrise experience, the rest have just come up with visionary projects. And with whatever concepts they do come up with, they are usually very "funky" and out there, and I'm not sure if that's necessarily what we want facing Grant Park for 50-100 years. However, I think other developers should give these firms a chance, and there are a number of 20-40 story buildings they could easily handle.
For Chicago firms, I could see SOM or Adrian Smith if there's a supertall involved. Maybe Destefano and Partners or Krueck and Sexton, although I'm not sure if they've done a highrise yet. Booth Hansen could probably come up with something good, same with Goettsch.
For outside firms, I've always wanted Foster to design something here. Pelli might do something conservative, but it would surely be elegant. And there are certainly some other British firms that could do great designs for this site.

How tall will those trees eventually grow to? I estimate 40-60 ft. That's roughly 20 meters for all of you square Europeans out there. I love the boldness of the red as well. It's like something I've never seen before.

Spyguy. I had heard this a few months ago but it was "talk" at the time. Have we confirmed this? I think its a great call for that block and will add to the value of all both the east facing Indiana buildings and the west/south facing OMPW,OMP, MP4 and MP3 towers. It will give us a little breathing room.

I was at the sales center today and found a drawing of a proposed one museum park 3. Aparently they had a meeting about it the day before. The sales rep told me that the building would be taller than one museum park. I counted about 74 floors. It has a rounded fasade facing one museum park west toward Indiana ave. It has the same architectural feel also.

The next phase of the Museum Parg/Grant Park Towers
Currently the top of Grant Park Tower 3 is coming in at 790'. There's an architectural finish that appears to surpass that number by 10'-15'. Hopefully they will grow some balls and push this baby higher.
Grant Park Tower 4 will be about 900'. Again, hopefully this will change. I know for a fact that these towers have been reduced somewhat. One of the people from the development/architectural team showed me preliminary stuff that had both these towers about 200' taller.
Sorry for the quality, but they are scans of copies, so there isn't much improvement that can be made.

Central Station developer not deterred by soft sales climate

Fogelson's 73- and 83-story towers are part of the 80-acre Central Station development, whose plans call for 8,000 units...Fogelson this month filed a request asking the city to allow each Grant Park tower to be an extra 100 feet high, not to add square footage or more units but to make the buildings taller and thinner, he explained. Together, the towers will have about 2.2 million square feet.

I read somewhere that One Museum Park is 95% sold and that Museum Park West is 65%. If true the GP3 and GP 4 stand an excellent chance of being built. :cheers:
