it is designed by TR Hamzah & Yeang , but i dont know if the olympic HQ is designed by the same architect.

It was cancelled in 2003. Too bad for Rotterdam but it seems good for Kuwait. It is a great tower

Kuwait Municipal Council finally gave Salhiya Real Estate the green light for including a Hotel component within the project, this was causing construction delay since they have rejected this request back in Nov 05.

The Kuwait-based Salihiya Real Estate Company announced it is currently studying in cooperation with specialized economic institutions the best alternative for developing 'Al-Asima' ('The Capital City') and 'Super Block' Projects, reported the Kuwaiti newspaper Al-Watan (June 1, 2005).
Al-Asima project is located in Sharq region inside the city of Kuwait on a total area of 21,400 square meters. The project is composed of commercial complex, including commercial shops, cafes, restaurants, cinema hall, health club and hotel apartments, with a total area for renting estimated at 94,000 square meters. The project includes also a 70-storey office tower, with area for renting estimated at 70,000 square meters.
The company has already received the initial approvals needed for this project, and is currently working on obtaining the final approvals and the construction permits. As for the 'Super Block' Project, it is located in Fahd al-Salem Street inside the city of Kuwait, on a commercial land of 3,605 square meters area. The project is planned to be a commercial complex, and to include shops, cafes, restaurants and cinema hall.

Apparently The Capital Real Estate Company is going to purchase this project from Al Salhiya Real Estate Company. The only logical explanation is that the Capital Real Estate Company is a subsidiary of Al Salhiya Real Estate Company which was setup to manage this project.

The total area of this project is 21,414 m2. The mall has a total leasable area of 94,000 m2 and the office tower has a total leasable area of 70,000 m2.

The cost of this project will be KD 105m (~US $315m). The Al Salhiya Real Estate company has gotten all the approvals for this project but they are just waiting for the completion of the contract to rent a plot of land from the government so that they can build the car parks on top of that.

Construction on this project should start in mid 2006 and should end at the beginning of 2010.

i'm going to take a guess on the hotel's operator. since Salhiya Real Estate (or it's subsidiary, Capital Real Estate) is the owner/builder, the hotel will probably operate as a Marriott brand property. Salhiya owns both Marriott properties in Kuwait, the JW Marriott Kuwait City and the Courtyard by Marriott Kuwait City (at the Arraya Centre). the Capital Complex hotel might open as a Renaissance, since Marriott is keen to expand that brand in the Middle East (having only one hotel in Dubai at the moment). it's not a bad thing, Renaissance is incredibly stylish and this property seems to be a good fit. let's hope for the best.

I love the renaissance era's designs so I wouldn't mind this hotel to open here. But I remember reading somewhere that this project will have a 4 star hotel. So I think that neither the JW Marriott nor the Renaissance will be operating a hotel in this project :)

The design of both the tower and the mall are AMAZING.

This will the beginning of a new era for shopping lovers. Hope you have fun shopping beginning of 2010 (hopefully), when the complex finishes.

انتخبت الجمعية العمومية لشركة »العاصمة العقارية« امس اربعة اعضاء مكملين للاعضاء الحاليين لاستكمال المدة القانونية الباقية وهم: محمد ناصر الساير , وحسين مراد بهبهاني, وعبد العزيز الحساوي, وشيخة البحر.
وقال رئيس مجلس ادارة الشركة انور عبد العزيز العصيمي ان الشركة لديها مشروع واحد وهو برج العاصمة, وأوضح انه تم بدء العمل في الحفر متوقعا ان تنتهي اعمال البناء من 3 الى 4 سنوات, مشيرا الى ان كلفة المشروع تبلغ نحو 151 مليون دينار.
وكانت الجمعية العمومية قد وافقت على قبول مساهمي شركة العاصمة العقارية على العقد المبرم بينها وبين شركة الصالحية العقارية بتاريخ 5 سبتمبر 2006 والمتعلق بإدارة »الصالحية« لمشروع العاصمة.
وكذلك قبول مساهمي شركة العاصمة العقارية على شراء الارض الواقعة في منطقة المرقاب والموصوفة بالقسائم ارقام ,1 ,2 ,3 ,4 ,5 ,6 ,7 ,8 من المخطط رقم م/38365 والبالغة مساحتها الاجمالية 21.414م2 من شركة الصالحية العقارية وتحويل الرهن المتعلق بالارض الى شركة العاصمة العقارية.
وأخيرا قبول مساهمي شركة العاصمة العقارية تنازل شركة الصالحية العقارية عن عقد ايجار الارض الواقعة في منطقة المرقاب قسيمة رقم (9) من المخطط رقم م/38365 والمستأجرة من املاك الدولة (حق الانتفاع) لصالح شركة العاصمة العقارية.

The company is waiting for all the approvals to start with the project.

الكويت 3 - 12 (كونا) - اقرت الجمعية العمومية لشركة العاصمة العقارية اليوم تفويض مجلس الادارة في بيع الاراضي الخاصة بمشروع العاصمة والمشتراة من شركة الصالحية العقارية بسبب عدم الحصول على الموافقات اللازمة من وزارة المالية.
وقال نائب رئيس مجلس الادارة في شركة العاصمة العقارية انور العصيمي في تصريح للصحافيين عقب انتهاء الجمعية العمومية غير العادية للشركة ان الجمعية وافقت على ان يتم هذا البيع وفق آلية يتم وضعها والاتفاق عليها مع شركة الصالحية العقارية.
واشار الى ان التفويض يسري الى ان يتحقق الغرض منه ويكون لمجلس الادارة الحق في العدول عن هذا البيع اذا لاحت في الافق بوادر بقرب صدور موافقة الجهات الرسمية المختصة على المشروع.
وبين ان مشروع العاصمة هو اول مشاريع الشركة العقارية وتزيد تكلفته الاجمالية عن 250 مليون دينار مشيرا الى انه يقع في منطقة الشرق على مساحة اجمالية تعادل 152ر40 الف متر مربع منها 414ر21 الف متر مربع مملوكة للشركة والمساحة الباقية التي تعادل 738ر18 الف متر مربع ساحات عائدة للدولة تمت الموافقة على تطويرها من ضمن المشروع كمساحات عامة وخدمية.
وقال العصيمي ان اربعة قرارات خاصة بالمشروع صدرت من المجلس البلدي وصادق عليها مجلس الوزراء حيث حددت كافة الموافقات والاشتراطات الخاصة بتطوير المشروع والتي بناء عليها تم اصدار جميع المستندات والوثائق الرسمية.
واضاف ان من اهم هذه الوثائق وثائق الملكية الرسمية الجديدة بناء على تقسيم المخطط المساحي الجديد لجميع اراضي المشروع اضافة الى اصدار رخصة البناء الخاصة بمشروع العاصمة في يوليو 2006 والتي تتضمن الموافقة الرسمية للبناء لكامل مشروع العاصمة الواقع على عقارات الشركة واراضي املاك الدولة.
وبين انه بناء على موافقة وزارة المالية (ادارة املاك الدولة) في يوليو 2006 قامت البلدية في اكتوبر 2006 بتسليم الموقع للشركة لمباشرة العمل في المشروع.
واوضح ان "الاعمال التحضيرية للموقع من حفر وتدعيم وغيرها بدأت الا انه وبتاريخ 13 مارس الماضي وبينما العمل جاري في الموقع تم اخطارنا من قبل وزارة المالية بايقاف المشروع لحين الانتهاء من توقيع عقد استغلال اراضي املاك الدولة الواقعة من ضمن المشروع والمستغلة كخدمات عامة".
وذكر ان ذلك تم "رغم ان كتابا من وزارة المالية كان قد وجه لبلدية الكويت بتاريخ 2 يوليو 2006 يبين انه لا مانع لدى وزارة المالية من تسليمنا لرخصة البناء وقد اشار الكتاب الى انه جاري العمل على اعداد العقد بين الدولة والشركة".
وقال العصيمي انه "ومنذ ذلك التاريخ والشركة تسعى جاهدة لدى وزارة المالية والجهات المعنية الاخرى لاستئناف العمل بالمشروع الا انه وحتى يومنا هذا لم نجد اي رد فعل ايجابي من الحكومة ينبيء بالقرب من الوصول الى حل ينهي المشكلة ويؤدي الى توقيع العقد من الدولة".
واضاف انه نظرا لان الاستمرار في وقف الاعمال في المشروع يضر بمصالح الشركة والمستثمرين ابلغ الضرر فقد قرر مجلس ادارة شركة العاصمة ان يدعو لانعقاد جمعية عمومية غير عادية يشرح من خلالها للاعضاء ما يواجه المشروع من عراقيل قد تحتم العدول عنه والتوجه الي بيع العقار كمخرج بديل.(النهاية) ا ح ج / ن ا كونا031601 جمت ديس 07

yes, they were just waiting 4 the sign from the ministry of finance 2 sign the contract and start construction, but 4 some reason the ministry told them 2 wait, and they've been waitin way back since last july, so they desided 2 cancel the project cuz they've been loozing time and money, and that's what happend

الصالحية العقارية تتوقع حيازة عقد أملاك الدولة لمشروع العاصمة في 2010

قال رئيس مجلس الإدارة والعضو المنتدب في شركة الصالحية العقارية غازي النفيسي ان القيمة السوقية الفعلية لاصول الشركة والتي تم تقييمها من قبل مقيِّمين مهنيين محليين وخارجيين في نهاية 2009 بلغت 626 مليون دينار فيما بلغت حقوق الملكية 382 مليون دينار لترتفع بذلك القيمة الدفترية للسهم الى 981 فلساً للسهم الواحد.
واوضح النفيسي في كلمته اثناء انعقاد الجمعية العمومية العادية وغير العادية امس ان شركة الصالحية العقارية حققت ربحاً مقداره 7.2 ملايين دينار اي بربحية بلغت 19 فلساً للسهم الواحد لسنة 2009 مقارنة مع خسارة مقداره 35.5 مليون دينار بخسارة 90 فلساً للسهم عن العام الماضي اي بنمو مقداره %120.
وبلغ اجمالي موجودات الشركة 262 مليون دينار بالمقارنة مع 264 مليون دينار للعام الماضي اي بانخفاض بلغت نسبته %0.63.
كما انخفضت المطلوبات من 146 مليون دينار للعام الماضي بالمقارنة مع 128 مليون دينار للعام الحالي اي بانخفاض مقداره 18 مليون دينار وماتعادل نسبته %12.7.
وأكد ان حقوق المساهمين ارتفعت من 106 ملايين دينار عن العام الماضي الى 121 مليون دينار للعام الحالي اي بزيادة مقدارها 15 مليون دينار ماتعادل نسبته %14.2.
كما حافظت ايرادات الشركة التشغيلية على ثبات مستواها حيث بلغت 44.1 مليون دينار للعام الماضي و 44.2 مليون دينار للعام الحالي.
وكنتيجة للنمو الايجابي بحقوق الملاك بنسبة %14.2 فقد ارتفعت القيمة الدفترية للسهم لتبلغ 311 فلساً.
مع الاخذ بعين الاعتبار ان جميع البيانات المالية السابقة تم تسجيلها حسب التلكفة التاريخية والمبنية على البيانات المالية لسنة 2009.
وقال النفيسي بان الشركة بانجازها المتواصل والمتمثل بتحقيق مستوى تشغيلي بلغ %100 لجميع عقارات الشركة القائمة وبتحقيقها للمستوى المطلوب من التشغيل في سلسلة الفنادق التابعة للشركة مما ساهم ايجابيا في اثراء قيم التدفقات النقدية للشركة وثبات مستوى الربحية.
وافاد النفيسي بانه فيما يتعلق ببرج الراية الجديد فقد انتهينا من جميع اعمال البناء والتشييد وبدأنا فعليا بالتشغيل الايجاري له ووصلنا الى نسبة تشغيلية بلغت %82 من اجمالي المساحات المتوافرة.
وبما يتعلق مشروع العاصمة العقاري اوضح النفيسي بان مشروع العاصمة والذي يعتبر من المشاريع الحيوية والضخمة حيث تمتلك فيه شركة الصالحية العقارية حصة نسبتها %50 من الشركة المالكة للمشروع وهي العاصمة العقارية. وقد تعرض المشروع للعديد من المعوقات والعقبات والاجراءات البيروقراطية والتي بدورها ساهمت بوضع العصا بعجلة المشروع في اغلب مراحله. والشركة لم تألُ جهدا في سبيل ايجاد الحل المناسب والامثل للحصول على كافة الموافقات اللازمة لعقد املاك الدولة لتتمكن من استكمال انجاز المشروع والذي وكان من المقرر انشاؤه بمراحل سابقة حيث تولدت معضلة اختلاف المفاهيم المتعلقة بطبيعة المشروع ومدى صلته بمشروعات «البناء والتشغيل والتحويل» مما تسبب بسوء فهم مع إدارة املاك الدولة نتج عنه بالتالي تأخير بابرام العقد الرسمي.
وقد برزت في الفترة الاخيرة العديد من العوامل الايجابية لصالح المشروع تمثلت بالمبادرات التي طرحت من مؤسسات الدولة ذات العلاقة للتمييز بين المشاريع حسب نوعيتها وتصنيفها بمشاريع ذات العلاقة ومشاريع اخرى خدمية ليست ذات صلة بمشروعات «البناء والتشغيل والتحويل» وهو ما نؤمن بان مشروع العاصمة يندرج تحت تصنيفه، ويبدو ان هذه المبادرات تسير بشكل ايجابي ومبشر مما يدفع الشركة للتفاؤل والتوقع بالحصول على عقد املاك الدولة الرسمي خلال سنة 2010. مما انسحب بدوره على اجراءات التقاضي بين الشركة وبين إدارة املاك الدولة والذي تم الاشعار به سابقا حرصا من الشركة على إبداء الشفافية الكاملة مع مساهيمها حيث تقوم حاليا على عمل تسوية قضائية مرضية لكل الاطراف واضعة باعتبارها ما ستؤول اليه نتيجة المفاوضات مع إدارة املاك الدولة.
وفي الاستثمارات المحلية الغير عقارية، اكد النفيسي ان إدارة شركة الصالحية العقارية انتهجت طريقا استثماريا مناسباً مليئاً بالعديد من الاجراءات الوقائية والتحوطية وكذلك بالقرارات الاستثمارية الحاسمة اثناء السنة المذكورة، لذا دأبت الشركة وبخطة استراتيجية مدروسة على التخارج المنهجي من بعض الاستثمارات البسيطة لتحقيق العوائد المناسبة لمساهمي الشركة وللعمل على توفير السيولة اللازمة للمساعدة على اغتنام الفرص الاستثمارية المستقبلية المتاحة في الاسواق المحلية.
وفيما يتعلق بالاستثمارات العقارية في انجلترا والمتمثلة بشركة كي بي آي Key Properties Investments فقد حقننا تقدما ملحوظا في مشروع فارنبورو Farnborough حيث تم انتهاء بناء واشغال سوق المواد الغذائية سينزبيريز Sainsbury''s.
وعلى الجانب الآخر فقد تم احراز تقدم ملحوظ في تشييد كلية وارويكشاير College Warwickshire وذلك على موقع رجبي Rugby التابع لـ كي بي آي.
وبما يختص بمشروع بيورما - مدينة برمنجهان Beoma - Birmingham في المملكة المتحدة وهو الذي يحمل مسمى بيورما كوارتير ديجبث Beorma Quarter Digbeth والمتكون من مشروع ذي امكانية كبيرة لاعادة احياء وسط المدينة فقد تم تقديم طلب رسمي لهيئة التخطيط في بلدية برمنجهام في شهر فبراير من عام 2009 وصدر قرار بمنح الموافقة تم رفعه الى اللجنة المختصة في شهر مايو مع موافقة نهائية عقب صدور قرار بالاجماع في شهر نوفمبر من العام نفسه.
وعلى الجانب الآخر في المانيا فقد استمرت شركة هدية القابضة بثبات ادائها بسنة 2009 حيث شهد هذا العام استقراراً بقيم العقار في المانيا. ولا تزال الممتلكات العقارية الخاصة بالشركة عند قيم سوقية اعلى من القيم الدفترية وفي العام 2009 تم تصنيف عقارات مجموعة هدية باعتبارها «افضل صديق للعميل «Best Consumer Friendly» وذلك بموجب القانون الجديد الخاص بالشفافية تجاه جودة بيوت التمريض في المانيا.
هذا ووافقت الجمعية العادية وغير العادية على كافة بنودها بما فيها توزيع %15 نقدا وتخصيص جزء من الارباح لتوزيعها كتبرعات والموافقة على تعديل نظام خيار شراء الاسهم للموظفين كما وافقت على تحويل كامل مبلغ الاحتياطي العام للارباح المرحلة كما وافقت على تشكيل مجلس إدارة جديد لمدة 3 سنوات مقبلة.

well....i can tell u that the project will move on cuz i got this information from my friend, and he got it from abdullwahab al nefisi who's one of the main owners of the company, so yes the project will be moving on.

any progress...can i have the location of this tower?

nevermind the location....according to Google earth imagery the evacuation of the site was about 2009 march or something so it hasnt been so long since it was excavated.

As I said before guys, the project is moving forward....The company is just doing it's best to get over all the obstacles they're facing from the ministry of finance....

Beleive me you guys when it comes to projects done by salhia they do finish the project

lets hope they are gonna complete it!
