A new housing and recreational project reflecting the Arab architecture with modernity will be built in Al Safa area in Dubai, said a senior civic body official.
The project will cover an area of 100 hectares and provide investment opportunities. It will have water channels and a big lake surrounded by restaurants, office and residential complexes.
“The project, designed to develop a new housing, recreational and work area, is in line with the Municipality’s keenness to support the construction boom in the emirate,” said Qasim Sultan, Director General of Dubai Municipality.
Inspired by the traditional aflaj (water channel) system, the project will reflect the original architectural heritage of Dubai in terms of use of a network of small water canals as a key element to offer an attractive architectural environment.
It will include a recreational commercial axis for pedestrians, called the Pedestrian Promenade, to be constructed along an 800-metre stretch of a water canal. The promenade will serve as centre point of commercial and recreational attraction.
Residents will be able to use boats as a mode of transport and leisure. There will be separate areas for cars and pedestrians.
The Dubai Executive Council has approved the plan to develop Al Safa with the aim of creating an exemplary environment for housing, work, recreation and shopping activities within the same area.
The plan was approved in line with the instructions of General Shaikh Mohammad Bin Rashid Al Maktoum, Dubai Crown Prince and UAE Defence Minister, in his capacity as Chairman of the council.
An official at the Municipality said that the work on the infrastructure development of the area, between Al Wasl and Shaikh Zayed Road, would start soon.
“We will construct roads, a canal, a lake and promenade and do landscaping,” he said.
The project will offer a unique opportunity to investors. Tenders will soon be offered to invite investors to build houses, offices, schools, sports complex, hotel, hospital and recreational and shopping facilities. But they have to follow designs given by the Municipality.
For example, the hotel will be ground plus 10 storeys while residential and commercial buildings will be ground plus three storeys.

Mike Davidson, Director of Wafi Property and Chairman of the Middle East Council of Shopping Centres, commented,

دبي في 31 ديسمبر/ وام/ وافقت بلدية دبي على ترخيص مبنى يضم 70 طابقا في منطقة المركز التجاري الثانية بتكلفة 200 مليون درهم.
وقال المهندس خالد محمد صالح مدير إدارة المباني أن البرج المتميز يضم سردابين وطابقا أرضيا وميزانين و3 طوابق خدمات و70 طابقا سكنيا وناديا صحيا.
وسيتم إنشاء البرج على مساحة إجمالية تبلغ مليونا و511 ألفا و988 قدما مربعا في حين تبلغ مساحة الأرض المخصصة له 10 آلاف قدم مربع.
وتحتوي المباني على مجموعة من الشقق السكنية بواقع 280 شقة ذات غرفة واحدة و40 شقة ذات غرفتين و240 أستوديو ويبلغ عدد مواقف السيارات 605 مواقف و 3 محلات بمساحة تبلغ 13 ألفا و70 قدما مربعا فيما يتوفر به خدمة ترفيهية عبارة عن ناد صحي بمساحة تبلغ 36ر603 قدم مربع.
