Not really SE queensland though it will slow down will continue at a slower rate but then will pick up agian in 4 years. Thats what i think.

Remember appartment type living is being pushed by all state and federal gov so there will be constant demand. Personally australia is really yet to go highrise big time.

The market just doesn't cycle like that anymore IMO, there are period of cooling and heating (obviously the last year has seen a bit of a cooling across all of Australia, but out of all of Australia the GC has come off relatively unscathed).

Take for instance Oracle, Soul, Dolphin, Shores, Southport Central, Sierra etc etc are all either just started or going to start, Transit Centre will also materialise soon. There's more than 42 billion worth of stuff in the pipeline and this is all fed, by the Gold Coast's constant expansion, so the fundamentals don't change much, supply has to meet demand.

what controls the cycle?

That's the thing, there isn't really any cycle on the cast. No booms and busts anymore, just mild cooling or heating that varies from year to year, but it's not like anything just stops for five years. Right now look at Broadbeach, apartments are being snapped up in a jiffy, why after all are Niecon wanting to build 90 floors worth at the end of the day.

So I really don't know what we would wait 8 years for, because nothing has stopped and I really don't think you can even predict that far ahead.

In any case, next 4 years minimum there is plenty to watch on the skyline and without a shadow of a doubt more tall towers will come online with the next 4 years so you know, it's just this constant type of development.

i think your right locke. GC seems to constantly build, while cities like sydney & melb cycle there comstruction. GC has such a strong progressive market.
