" What a bizarre place! An hour outside of Kuala Lumpur, deep into the jungle, you find the tourist resort Bukit Tingi. Built like a french village, it has a cheezy atmosphere, but the kids loved it. The adults had a god time too, with great food, and a round of golf for the guys in the morning " by Per Hoem

Hotels are always full though mainly by Singaporeans :D I hope Berjaya won't spoil this area by building anything away from the theme.

After a while, there is an urge to escape from the hustle and bustle of city life and return to nature.

Well, search no more, as Malaysia's very own ¡§fairytale kingdom is taking shape at the 16,000-acre Bukit Tinggi Resort in Pahang, a 45 minutes' drive away from Kuala Lumpur via the Karak Highway.

For RM1mil to RM2mil, you can have your very own ¡§little castle¡¨ amid the world's oldest tropical forest in a setting that seems to come right out of a storybook.

The attractions include a French castle called the Chateau Colmar Hotel & Spa the Colmar Tropicale, a French-themed village modelled after the actual Colmar Village in Alsace, France; and Japanese Village at 3,500 ft above sea level.

Other facilities include equestrian trails, a clubhouse, apartments, convention centres, orchard farm, sports complex, rabbit farm, and deer sanctuary.

The Colmar Tropicale, covering 350,000 sq ft, comprises shops and 260 hotel suites.

There are proposals to build a 70-acre Spanish villa (consisting of 300 to 309 units of Spanish-styled terrace houses) and a 43-acre Swiss-themed development (comprising bungalows, link houses, town houses and apartments) that will transform this highland resort into a unique ¡§global village.

As the resort currently does not have many residential units (some bungalow lots and the Meranti Park apartments were sold in the past), to be able to own a home here and enjoy Nature's splendour may be the envy of many.

Those wishing to retire or have a holiday home at this resort will now have the opportunity to buy some nice villas soon.

Bukit Tinggi Resort Bhd (BTRB), a subsidiary of the Berjaya Corp Bhd that owns, manages and develops the resort, will be opening for sale 10 exclusive villas probably next month. The prices are from RM1.7mil to RM2.6mil each.The bungalows were built a few years back with the intention of giving ideas to our prospective buyers and the bungalow lot owners on the types of bungalows that can be built on the different terrains, said BTRB general manager (sales & marketing) Mah Siew Wan.

The owner of a bungalow here can enjoy the fresh air, complete privacy and peace in their home, she said, adding that another reason for the build-and-sell bungalows was to save prospective buyers from the hassle of building a house. With 10 different concepts and designs of houses to choose from and all complete with beautiful landscaping, a buyer does not have to go through the hassle and trouble of building a home. He can just move in, she said as she showed me around recently.

All the villas have their own special appeal with interesting layout designs and high quality finishes. They show that one can build a bungalow even three-storey high on a steep slope!

Some of the villas have double-ceiling height with tall windows, especially at the staircase, and long balconies with a sweeping view of the countryside. Some of them have open terraces for casual gathering or a barbecue party.

There is this cosy three-storey country manor with gross built-up area of 3,512 sq ft and 21,808 sq ft land that boasts of a spacious living room that opens to a wide balcony area through a sliding glass door. The selling price is RM2.261mil.

There is also a two-storey villa with a Victorian Heritage design with a garden area at the entranceway. This lovely villa with flowers in full bloom has a gross built-up area of 4,149 sq ft and land area of 27,050 sq ft. The selling price is RM2.635mil.

Mah said those who wished to build their own bungalows could buy land at prices averaging at RM50 per sq ft. ¡§We will concentrate on selling these 10 villas first. We will decide at a later date on building more bungalows in the future,¡¨ she said.

Several of these villas are clustered in a spot with a panoramic view of the golf course. Other bungalow lots' buyers are also building their houses on a hillside. One of them, a large mansion, is said to belong to a top corporate figure.

Meanwhile, the 211-room Chateau Colmar Hotel & Spa, Malaysia's first theme resort based on a replica of the medieval Haut Koesnigburg castle in Alsace, is expected to be opened middle of this year. It has exquisitely furnished guestrooms, featuring luxurious Renaissance interior design concept. It will have Malaysia¡¦s first destination spa called Le Spa, offering such facilities like herbal steam, mud chamber, salt grotto, soap brush and a mineral bath.

There will also be an all-day dining cafe with over 200-seat capacity and a stylishly designed French fine dining restaurant with a walk-in wine cellar, four multi-purpose function rooms and a pillar-less convention hall that can seat up to 1,000 guests.

WE have always dreamed of having a vacation overseas but we just couldn’t afford it. So we settled for a local spot instead and headed for Colmar Tropicale in Bukit Tinggi. It was a decision we didn’t regret.

Colmar Tropicale is a romantic re-interpretation of the quaint Colmar Village in Alsace, France. The cool mountain air and the fairytale environment offered us a holiday such as we had never experienced before.

The village had many castle-like structures. The main attraction is Colmar Square with its natural stone facades, unique rooftop and cobblestone roads. We totally forgot that we were still in Malaysia!

On weekends, it takes on a carnival-like atmosphere with shows and clowns. There are 17 theme shops, a 18-hole golf course, a heated swimming pool, children’s playroom, library, children’s entertainment zone and even a bowling alley.

The children loved the donkey rides and the rabbit park where cuddly bunnies ran free. We also toured the Japanese Garden, Japanese Tea House and the Botanical Garden where the aroma of the blooms lingered in the air. We left Colmar Tropicale with a heavy heart but vowed to return again soon

While most Malaysians were still fast asleep on a lazy weekend, a group of people were up early for a good cause in Bukit Tinggi recently.

Parading in a host of vehicles comprising Harley Davidson bikes, four-wheel-drive and modified cars, they gathered at Plaza Damansara before departing.

Calling themselves the “Convoy of Love,” their destination was Berjaya Hills near here where the delegation spent two days and a night at the resort.

Trailing closely behind the vehicles was a chartered school bus in which 37 excited teenagers were seated.

These teenagers were residents of Rumah Amal Limpahan Kasih, Rumah Anbu Illam, Rumah Charis, House of Joy, Rumah Kebajikan Baitul Mawaddah, Rumah Kebajikan Rahim and Pure Life Society.

The one-of-its-kind programme was organised by Autoshow Club in collaboration with the Youth and Sports Ministry and Berjaya Hills.

Club president Poh Huck Seng said while most parents took their children on vacation during this period, the underprivileged were deprived the opportunity.

He said it struck upon him to do something for the children, and together with several buddies, proposed to organise a unique auto show.

“We received good support from the ministry and several corporate bodies to proceed with the programme.

“Minister Datuk Azalina Othman Said has a knack for finding creative ways to help youths by encouraging them to participate in sports and recreational activities and divert their mind to healthy activities.

“Today, we are glad to provide a vacation of sorts to the underprivileged children from seven welfare homes by showering them with love, hope and loads of fun activities,” he said.

Poh said, for a start, they shortlisted only seven welfare homes from the Klang Valley to gauge the response.

“The residents of the homes were chosen based on their academic and extra curricular achievements.

“A guardian was also invited to accompany the successful participants for safety reasons,” he said.

Poh said from the joyous look on their faces, they knew that their hard work was not in vain and worthwhile.

Among the activities lined-up were a visit to the Japanese Tea Garden, Botanical Garden, Rabbit Farm and the Sports Complex where they made use of facilities for games such as bowling, badminton, squash, table football, swimming and others.

The participants were also given the opportunity to witness up close and personal the convoy of vehicles comprising chopper bikes, Johor Bikers, Harley Davidson, Red FM Cruiser, 4WDs, modified and I.C.E (In-Car-Entertainment) cars.

Poh urged the private sector to come forward as sponsors so that more underprivileged children in other welfare homes, especially the lesser known ones, would benefit.

“We need to let more youths know they too can do their bit for the community.

“They do not have to wait until they are retired or rich to start contributing,” he said, adding that they had plans to organise the event three times a year or during every school break.

House of Joy guardian Lee Choo said they were grateful the children were given an opportunity to enjoy a fun-filled vacation despite their background.

“I am sure those selected will have plenty of stories to share with their peers back home.

“Already, they have promised me to work harder and score good results to be able to take part again,” she said.

A participant identified as Stephen described the 2D/1N stay as the “happiest days of his life,” adding that he could not sleep much as he was over-excited.

Towards the end of the programme, the participants were given a goody bag each consisting of food, stickers and T-shirts.

On the autoshow front, the winners of several keenly contested events were Mohamad Al-Hafiz Mohd Ali with his green KIA Carnival in the auto “spit fire” face off, Zarunizam Rahmat’s Proton Satria won the Auto Audio I.C.E “Cun” showdown and Yap Tzyh Siong @ Mr Alien came out top in the best car airbrush open contest.

In the modified car challenge, the winners were Ann Lim (K-Standard), Alias Kadir (Proton Standard), Tan Yoon Fatt (Open Standard), Azlan Ahmad (K-Car Extreme), Yap Tzyh Siong (Proton Extreme), Mohamad Al-Hafiz Mohd Ali (Open Extreme) while S. Sivanesan’s Marilyn Monroe was declared King of the Hills and Best of the Best vehicle.

The club is an NGO registered with the Registrar of Sports Bodies on March 10 this year.

To date, there are about 2,500 members, 80% of whom are youths.

BERJAYA Hills Bhd, a subsidiary of Berjaya Corp Bhd, will open a RM100 million The Chateau Spa and Wellness Resort in Bukit Tinggi, Pahang, this November.

The five-star resort, focusing on spa and wellness, will have a room inventory of 210 and bring the total number of hotel rooms available on the hill to 450.

"The cost of land, construction and interior design is about RM100 million. We are looking at positioning it as a destination spa," Berjaya Hotels and Resort acting head Foo Toon Kee said.

"We will have special rooms for the spa and wellness facility. We have imported special spa equipment from Austria for about RM10 million," he added.

He explained that the spa and wellness place, which is set in a rainforest environment, will provide services such as sandbath and herbal infusion rooms.

The walls of the herbal infusion room are adorned with Swarovski crystals to add warmth to the surrounding, while the steam bath is infused with essential oils.

The spa is expected to rake in about RM5 million in revenue in the first year.

Foo, who said that The Chateau's target group is the regional market, said he expects the average room rate (ARR) for the first year of operations to be about RM400 to RM500 per night and the average occupancy to be some 50 per cent.

The Chateau is expected to take between seven and 10 years before it starts providing returns on investment.

Meanwhile, the existing hotel on Bukit Tinggi, Colmar Tropicale, raked in an ARR of RM250 and an average occupancy of 50 per cent for the year ending April 2008.

The recent opening of the convention centre, which can accommodate some 800 people, is expected to help spur the ARR and occupancy at both hotels, as more events catered toward the meeting, incentive, convention and exhibition crowd are held.

Berjaya postpones opening of The Chateau to end-2009

BERJAYA Hills Bhd, a subsidiary of Berjaya Corp Bhd (3395) , is to postpone for a second time the opening of its five-star resort, focusing on spa and wellness, in Berjaya Hills, Pahang, on concerns that the leisure market may continue to weaken in parallel with other regional markets.

The Chateau Spa and Wellness Resort, which has 210 rooms featuring a luxurious neo-classical interior design concept, was originally scheduled to open in November 2008, but was postponed to April this year.

Built after the medieval Haut Koenigsburg Castle in Alsace, France, for RM100 million last year, the resort will now open by end-2009, Colmar Tropicale general manager Bjorn-Henning Buth said.

The Chateau is located about 1,000m above sea level in the French- and Japanese-influenced Berjaya Hills (formerly known as Bukit Tinggi Resort), which spans 6,320ha of tropical greenery.
"We are targeting the international wellness market. (However) the market has softened due to the economic turmoil and we are hoping for an improvement in the second half. We expect significant contribution from The Chateau after its first year of operation," Buth told Business Times in an interview.

Berjaya Hills is expecting RM45 million to RM55 million in revenue this year from Colmar Tropicale, which is a French-themed resort offering 248 rooms, the Berjaya Hills Golf and Country Club and the Japanese Village.

For fiscal year ended April 30 2008, the company posted RM40 million in revenue, with around 25 to 30 per cent profit margin.

The company is drawing up more attractions at Berjaya Hills. It will open a street mall this quarter, encompassing souvenir, artifact and clothing shops, and art galleries, among others.

Berjaya is also promoting its 800-people capacity convention centre at the hills, to grow its meeting, incentive, convention and exhibition business.

Buth said the aim is to increase room occupancy at Colmar Tropicale from 54 per cent currently, and sell rooms at The Chateau when it opens.

LEISURE firm Berjaya Hills Bhd may not achieve its RM54 million revenue forecast for the year ending April 30 2009, due to poor sales in a slowing economy.

Colmar Tropicale Hotel general manager Bjorn-Henning Buth said the government's move to cut down on events held at hotels to reduce cost has hurt the company's revenue and net profit.

Half of the company's profits comes from government business.

"The first three months of 2009 have been smooth as government events were coming back. I don't think we will be able to achieve our forecast, although revenue will be higher than 2008," Buth told Business Times in Kuala Lumpur recently.

Berjaya Hills, formerly known as Bukit Tinggi Resort Bhd, achieved revenue of RM40 million in 2008.

The company, a wholly-owned unit of Berjaya Corp Bhd, gets income from Colmar Tropicale, a 248-room French-style resort, the 34-room Berjaya Hills Golf & Country Club, and the Japanese Village.

The properties are located at the 6,320ha Berjaya Hills enclave in Pahang, where developments started more than a decade ago.

Buth said despite a slowing economy, Berjaya is expanding developments at the hills, although more cautiously. One of the projects in the pipeline is the construction of 130 apartment units in four towers for senior citizens and golfers from Malaysia, South Korea and Japan.

The towers will be built over the next two years by Berjaya Land Bhd (BLand), Buth said.

BLand will also build an international university and a culinary school for Berjaya Higher Learning Education (BHLE) Sdn Bhd, from 2010.

BLand is now constructing a 600-capacity international boarding school for BHLE, which may be run by Swiss or UK operators, Buth said.

Berjaya Hills was planned by Berjaya to be a casino destination, encompassing resorts and theme parks more than 15 years ago, but the company is now focussing on community development.

you forget ecofriendly (kawan-kawan setugas dan persekitaran bertugas atau kawan persekitaran) project demonstration...Did you know! sometimes even oil industrial park systems nearing by sea can save the fish like dolphin and creations better than usual! (yes manusia boleh) :)

UDA, Pasdec to develop 61ha Bukit Tinggi land

KUALA LUMPUR: Uda Holdings Bhd (UDA) and Pasdec Corp Sdn Bhd, a wholly-owned unit of Pasdec Holdings Bhd, signed a memorandum of understanding (MOU) yesterday to develop a 61 hectare land in Bukit Tinggi, Bentong, Pahang.

UDA chairman Datuk Nur Jazlan Mohamed said through the collaboration, the land will be developed on a commercial scale.

However, he said, the form of development is still in the planning stage and feasibility studies are still being carried out.

"We have an idea on what to do, the project may not be fully commercial in the short term, (but) there's potential, the timing is right and the land can be developed.

"Even if the project doesn't develop commercial value with the fast payback, we may look into building something like a training centre," he told reporters after the MOU signing here yesterday.

Nur Jazlan said the company will disclose the project details in the coming months.

He said it was UDA's desire to share expertise, experience and information as well as contribute to the socio-economic improvement of the local population when the project is implemented.

"This cooperation is deemed as a prelude for a joint venture between UDA and Pasdec, and hopefully after this UDA will be given the trust to be directly involved in other development projects in Pahang," Nur Jazlan said.

Asked on the value of the 60ha land, Pasdec chairman Datuk Seri Adnan Yaakob, who is also Pahang Menteri Besar, said the cost was about RM45 million previously but he doesn't know what its current value is.
