Very creative design--very unique.. they should demolish the exsisting Salam building though, but do u know when the date is set?? 2008 i assume??

Acutely, I found this project in this web site of a company that makes 3d models for all kinds of projects… but nothing is writing about what time will this project will start or if it's been approved or not because they just making models ...
But it could be approved or its part of what al salam plaza expansion is wich they announced their project in the media

I saw this in the news paper 2 weeks ago and its true, believe me.
I think that it is a 53 and 57 stories high towers they called it the gate or something, there will be a road for pedistrians for the first time in doha with nice shops around.

DOHA: The Salam Bounian Real Estate Company, a venture of Salam International, yesterday launched its first project; The Gate, with the signing of various contracts for the project.
The ceremony took place at the Sheraton Hotel. Signing on behalf of Salam Bounian was Salam International Investment Limited (SIIL) as the company's founder. The project team includes Consult (project managers), Northcroft (quantity surveyors and cost controllers), MZ & Partners (concept architects), Halcrow-Yolles (prime consultants, architects and engineers), Shaker Consultancy Group (electro-mechanical engineers) and Parsons (traffic analysts and management engineers). The awarded contracts will be subject to Salam Bounian's board of directors' approval once they are elected, said a press release yesterday.
The Gate will represent a unique, ultra-modern mixed use development with a combination of commercial, retail and entertainment facilities.
Situated in the heart of the new business district, it will be an ideal destination for leading brand names and franchises "that will revolutionise the shopping and entertainment scene in Doha", claimed the release. The facilities are spread over four floors and covering over 24,700 square meters of rentable space.
On the commercial side, all buildings will benefit from state of the art technology and the latest in smart building technological developments. It comprises two office buildings; the Gate's office building A will have 16 floors with a total built up area of nearly 37,000 square meters.
Office building A will also house the landmark 'bridge' between building A and building B, which will house three floors of office space of over 2,700 square meters on each floor. Office building B will comprise of 15 floors above the shopping mall with a total floor area approaching 18,000 square meters.
Apart from ample parking outside the buildings, the Gate will benefit from three basement levels of car parking space with a total area of over 52,000 square meters. The ground breaking is expected to commence towards the end of the first quarter of 2006 with the full complex being operational by the last quarter of 2008.

the press release in today's newspapers said that the tower A & B will be 12 & 13 story high respectivly, not 50 stories as mentioned @ the begining of the thread, which surprises me, since no less than 19 story high building is allowed anymore in west bay area. :dunno:

Well, this is just the first phase, but when the two huge towers are added later on, then the whole project will be above 19. BTW, was it 19 stories or at least 15?? I always thought it was 15.
Building A will have 15 floors and B will have 16 floors. So I think the minumum is 15... Please correct me if im wrong.

arabic local dailies said it's 12 & 13, while english-speaking local dailies said it's 15 & 16.
yes, the minm height of new buildings in west bay area is 19 story.

Yes I know I read that, too. Very strange how the media can get the wrong information. I read the arabic and english newspaper online everyday, and even in the Al WAAB city project, one newspaper said that there will be a 400 plus room hotel and the other site said there will be a 300 room hotel.

Thanks Suzan again. Its never enough to look at the renders for another time! The towers to my knowledge are under construction right next to Salam Plaza. I wonder what the status quo is though?

Anyway, I haven't see a construction site hanging this render so that at least I can know where is the exact spot where it is going to be built!!
There is lots of construction sites going on and I wouldnt know which is which! U know what I mean! :)
But again, this project is amazing!!

You're welcome. The thread was called Al Salam Towers so you probably didn't know the alias, but I changed it so you would find it. I think the land which is right adjacent to Salam Plaza is fenced off and work has started. I might be wrong, but that is what I remember... Maybe if you're going to that area you can check it out... There IS a big construction site next to the old Al Salam building. But I never really knew that it was going to be this 'gate'.
Anyhow, I think the design looks really good! Can't wait to see it standing very close to the City Centre towers...

Amico bags Salam’s The Gate project deal
doha • Amico, a contracting firm has been awarded a contract by Salam Bunyan early this week to undertake the first phase of its shopping complex project, 'The Gate', involving the setting up of the initial infrastructure.
Amico is expected to start work soon on The Gate project that was launched by Salam Bunyan late last year.
"The agreement is the result of extensive two-month long negotiations in addition to technical tender for the project and based on the recommendations of the tender committee appointed by Salam Bunyan, the firm Amico was selected in view of its international reputation and excellent proven track record", said Yassir Hamad, General Manager of Salam Bunyan.
The tender for the second phase of the project which is expected to be invited soon, will involve work on the infrastructure, including building walls, setting up electricity system and interior decorations slated for start in the first quarter of next year.
Essa Abdul Salam Aby Essa, CEO of Salam Bunyan said that The Gate will become the leading shopping, business and entertainment destination in Doha.
He also said that he expects the facility to be the venue for internationally renowned luxury brands and branches of leading international companies, especially that the facility will be located in the heart of the new business hub in Doha.

Essa Abdul Salam Abu Essa, Chairman of the board of Salam International, announced the beginning of work on the project, at a ceremony held on the site of the future 'The Gate' to be built on a 21,000 sq m area.
Also present were Yassir Hamad, General Manager of Salam Bunyan, and several members of the business community and board members of Salam International.
Hamad said that 'The Gate' will be built at an estimated cost of QR560m, with the first phase involving the construction of infrastructure to cost some QR60m. The first phase is slated for completion by May next year.
The project will feature a 28,000 sq m wide underground car-park, shopping centres, a gymnasium and health centre, restaurants, offices space and a floor dedicated to social services and business activities. Salam Bunyan has signed up the contracting firm Amico to undertake the first phase of the project.

Salam Bounian signs $150m deal for The Gate
DOHA • Salam Bounian yesterday signed an agreement for $150m (approximately QR525m) Sukuk Al Musharaka facility with a consortium comprising Qatar Islamic Bank (QIB), Qatar National Bank (QNB) and Commercialbank (CBQ) to fund its first and largest project 'The Gate' in the West Bay.
QIB will be the investment agent in the transaction which comprises QNB/QNB Islami, CBQ (Al Safa) and QIB.
The Sukuk launch will be the first for Salam Bounian and the second corporate Sukuk issuance of its kind in Qatar.
The deal was signed by Salah Al Jaidah, QIB CEO, Issa Abdul Salam Abu Issa, Salam International Chairman and CEO, Ali Ahmed Al Kuwari, QNB General Manager, Operations and Information Technology, and Abdul Jalil Borhani, CBQ Senior AGM and Head of Domestic Banking at the QIB Headquarters.
Al Jaidah said that the Sukuk issuance would enhance the bank's financing operations. He added that the investment strategy QIB is adopting attaches particular attention to Sukuk as a tool for the management of liquidity in Islamic banks.
"We are trying to do things differently this time we will go ahead and list the Sukuk either in Dubai or Bahrain market. So the Sukuk raisers have an option of an exit and the beneficiary will have an indication of the market trend on those Sukuks. He can verify his requirements in the future and eventually structure other Sukuks meeting their liquidity requirements," he said
Abu Issa said that the QR525m represents 70 per cent of the cost of The Gate project and that Salam Bounian will be investing the remainder 30 per cent.
The project comprising The Gate Mall, four-storey shopping centre and three office blocks is expected to be completed in two and a half year.
Yasser Hamad, General Manager of Salam Bounian said that the signing of the deal comes after extensive study and collection of bids from local and international banks.
He said that Salam Bounian took the decision to go for this particular financing deal based on such factors as the Sukuk Al Musharaka structure being used in the deal is one of the most lucrative in financing real estate not only in Qatar but the region and that there is great demand for such Sukuk in stock markets.
The Sukuk issuance gives great opportunity to more banks, investment houses and high net worth individuals to share in the deal and thus expand the finance base and distribute the risk in a very safe manner, he said.
He added that the involvement of the three banks and later of other finance organizations through the Sukuk structure will create good track records and large credit base for Salam Bounian which in turn will ensure further financial resources with favorable terms and conditions for many future projects.

They might integrate the old building with the new one--with an external makeover. There is no reason to demolish the old structure.

Update: Sources indicate that construction has started. MEP will be done in-house.

The smaller building is Salam's main store. It's currently getting new cladding as we speak. I think it'll be integrated into the final design.

The point about parking above is spot on, please please please Doha don't approve towers without adequate parking, you have an opportunity t obuild a City from scratch don't mess it up and forget the essentials.

On a side note, even Bridge Tower looks a bit difference from the original render.

Salam Bounian's The Gate project completes 38% in June
Salam Bounian's 'The Gate' is in full speed racing towards the originally planned schedule, as it has achieved by end of June approximately 38% of the total scope of work.

It has maintained the project on target and has progressed in the right direction.
What has been done up till now is 90% of concrete works which, if progressing at the same current rate, is expected to finish in September 2008, instead of the scheduled completion in December 2008.
General Manager of Salam Bounian, Eng. Yasser Hamad stated, 'The progress of work at The Gate site is evident and that all parties involved in construction have been working hard to meet their contractual obligations. Salam Bounian endeavors to develop all its projects by embracing international best practice with building excellence. The Gate is a mixed used development offering retail commercial, entertainments and leisure facilities and is also distinguished by a unique boulevard connecting all its units. Incorporating high standards of finish, technology and infrastructure, The Gate is expected to be a new landmark in West Bay the business area of Doha.'
All other activities and disciplines are also progressing in a satisfying manner. Maintaining the same efforts by all parties involved should launch the opening towards the end of 2009 which is the targeted completion date.
Meanwhile, Salam Bounian has launched its website on July 6th, 2008 and invites all interested visitors to surf through the site. The site is designed using the company's corporate colours of light green, blue and grey insuring a fresh look and feel while the flash on the homepage is meant to be simple providing a tantalizing experience.
Salam Bounian is a private shareholding company incorporated in July 2006 as a real estate investment and development company with a capital amounting to QR500m. The major shareholders are Salam International from Qatar, Massaleh and Wafra from Kuwait and Amwal Invest from Jordan, however the majority are Qatari businessmen. The company develops commercial, residential, industrial and touristic developments.

Salam’s Gate project to be completed in September ’09
doha • The Gate, a mixed use development project which is being undertaken by Salam Bounian Development Company, Salam International's real estate arm, is slated for completion in September 2009, according to Salam International Vice Chairman and COO, Hussam A S Abu Issa.
The project, which will be offering retail, commercial, and leisure facilities is going according to schedule.
In May last year, Salam Bounian signed the Sukuk Financial deal for the Gate project and in November all the necessary documents were issued and completed for the Sukuk bonds.
The Sukuk issue amounted to $150m with a maturity period of 10 years and callable after 5 years.
The joint lead managers of the Sukuk were Qatar's three leading banks, including Qatar Islamic Bank, Qatar National Bank and Commercial Bank of Qatar.
"Salam Bounian was able to raise 95 percent of the Sukuk they wanted despite of the market brutality. The fact that this was the first Sukuk and first fund-raising it was a great success," said
