Anyone here has the rendering online? It is by far more impressive than other renderings for Penang Turf Club. I found it in a magazine and one of the buildings may be designed by Rem Koolhaas?

Better than this, IMO

expect something big on this piece of land! the rich and famous were fighting for it bofore it was sold to Equine, the developer.

ananda krishnan, the KLCC guy also wanted that land!!

it is at the turf club. it will move to the mainland because PORR will be cutting through its vacinity;)

but i think the turf club will be moving out soon. when their new building is completed in Batu Kawan;) actually i have no idea if the construction have started on the new turf club

26-12-2001: Penang Turf Club affected by road project

A government decision to acquire part of the Penang Turf Club (PNTC) land in Batu Gantong for the Penang Outer Ring Road (PORR) may precipitate the club's relocation to a more spacious and convenient area.

"Once the land is acquired, and nothing is done over the longer term, the club's development will come to a standstill. The club will stagnate and will not be able to compete with other turf clubs in the country," a source says.

Parties familiar with the racing industry say, the 60 year-old PNTC is already under pressure to resolve various problems, primarily the space constraints that hamper the club's expansion and modernisation.

Sited on 108ha of prime land on the island, the PNTC can, however, only use part of its ground as a substantial portion of it runs on hilly terrain and has become part of an 18-hole golf course.

The government's move to acquire a portion of the land will result in the club's stables and Equestrian Centre making way for the PORR. This will create further logistics and other problems for the club.

The sources say the state government had informed the PNTC early this month that a portion of its land would be acquired for PORR. While the club has not been informed of the exact portion of land to be acquired, indications are that PORR will dissect its land, rendering the closure of the stables and the Equestrian Centre. Work on PORR is expected to commence sometime next year.

Faced with space constraints, plus flooding that causes cancellation of races and noise pollution and massive traffic problems along one of Penang's main arterial roads in the highly residential Batu Gantong-Jesselton area, the PNTC Committee may have no choice but to consider alternatives to the present site.

The problems faced by PNTC include:
l No room left for the construction of new stables, a quarantine complex and building expansion;

l The racing track is over 60 years old and needs an improved drainage system. Costs are high and the re-building will take time, which will hamper races for that period; and

l Lack of proper amenities, which cannot be added on because of space constraint, has resulted in very cramped conditions.

Sources say unless these problems are overcome, PNTC will lose its position as a premier racing course and equestrian centre in the country. The Selangor Turf Club and Singapore Turf Club are already operating at their ultra modern racecourses.

The latest development concerning the acquisition of part of the PNTC land has been conveyed to the Chief Minister Tan Sri Dr Koh Tsu Koon because of the concern that it will seriously affect the club's business.

"If this happens and nothing is done, over the longer term, the Committee fears the PNTC may die a natural death," a source says.

Several corporate figures are believed to be eyeing the prime Penang Turf Club (PNTC) land in Batu Gantong after talks emerged that the club may be relocated to another area.

One of the names mentioned is telecommunications and gaming tycoon T Ananda Krishnan.

Sources say the 108ha prime land is the last piece of valuable, sizeable property in the island and is bound to attract many interested parties. The property has been valued at between RM250 million and RM500 million depending on its usable land.

It is learnt that those keen to acquire the prime land, including Ananda, are believed to have expressed their interest to the relevant parties. Ananda is the controlling shareholder of listed Tanjong plc and Powertek besides owning Binariang Satellite Systems Sdn Bhd and Maxis Communications Sdn Bhd.

For Ananda, 61, this could be the second time he bids for a turf club land in the last 14 years.

In 1988, Seri Kuda Sdn Bhd, in which Petronas had a 51 per cent stake and Ananda and Kelab Lumba Kuda Selangor the remainder, took over the Selangor Turf Club's 40ha land in Ampang for RM110 million. The site now boasts of the Petronas twin towers and hotel, retail, residential, recreational and entertainment facilities.

Despite the interest in the PNTC prime land, the decision in parting with the land lies with the club committee. A source notes the PNTC has previously resisted takeover bids by major property developers.

The Penang Turf Club (PNTC) land - the biggest piece of prime property on the island yet to be developed - is unlikely to see any development for the moment after the club announced last week it had not made a decision to relocate from the present site in Batu Gantong.

The inability to decide on the matter could have indicated that the PNTC was reluctant to relocate.

This would have jeopardised several multi-million ringgit proposals to develop the 108ha prime land on the island.

Sources say some of the parties eyeing the site include close business associates of telecommunications and gaming tycoon T Ananda Krishnan, banker Tan Sri Abdul Rashid Hussain, businessman Goh Choon Lye, and little-known Abad Naluri Sdn Bhd, which is partly owned by property developer Datuk Lim Soo Kit.

According to PNTC general manager/ secretary Robin Rizal PH Tan, the club had yet to make a decision to relocate pending feedback from its members and the racing fraternity.
He had said on Feb 28 the PNTC committee was assessing the situation.

Tan said PNTC had operated successfully from its present location for 60 years and the club was a landmark on the island. A decision to relocate would have to consider several factors, he said.

In December last year, theedgedaily.com reported that the PNTC would have to seek a new site following the state government's decision to acquire part of the PNTC land for the Penang Outer Ring Road (PORR).

Abad Naluri's Lim, who is the executive chairman of Taman Equine (M) Sdn Bhd, had proposed that the turf club relocate to the state's mainland town of Batu Kawan. Abad Naluri received the approval in principle from the Penang Development Corporation (PDC) to purchase 300ha of land in Batu Kawan.

Six parties are expected to bid for the 60-year-old Penang Turf Club (PNTC) land - the biggest prime property on the island that has not been developed.

The parties interested include little-known Abad Naluri Sdn Bhd, property group Malton Bhd and close associates of banker Tan Sri Abdul Rashid Hussain and businessman Goh Choon Lye.

Abad Naluri is controlled by Taman Equine (M) Sdn Bhd's executive chairman Datuk Lim Soo Kit, while property group Malton Bhd has taken over Gadek Capital Bhd's listing status.

The turf club has called for a tender for its prime land, a 108ha parcel in Jalan Batu Gantong. The tender will be opened until May 10.

Sources say six parties have collected the tender forms from PNTC. However, telecommunications and gaming tycoon T Ananda Krishnan, who has been speculated to be eyeing the land, is believed to be not among the parties collecting the form.

According to sources, the prime land could be worth between RM300 million to RM320 million based on valuation estimates and that the total usable land is about 60 per cent given its hilly terrains.

Last December, the edgedaily.com reported that PNTC would have to look for a new site following the state government's decision to acquire part of the land for the RM1.2 billion Penang Outer Ring Road.

The successful bidder has to build a modern racecourse for PNTC on the mainland of Penang at a cost not more than RM300 million.

Abad Naluri has proposed that the turf club relocate to Batu Kawan in Seberang Prai. The company has received the approval in principle from the Penang Development Corporation to purchase 300ha of land in Batu Kawan.

The successful bidder will also have to tackle several issues such as those linked to the golf course members and the pressure for a green lung in the area.

no idea?? the developer doesn't have a website, the architect's website has no info, no news about it lately..... sounds like top secret:D

maybe you should ask Buck, since he saw it in a magazine.

and i wonder why buck is so secretive also..:D

the botanical is currently going an expansion actually. the whole project will extend the botanical garden's size to more than 2 times. (i think more than 2 times actually, can't remember exatly) it will then overlap the Youth Park ;)

the mainland will have it's own cluster of skyscrapers in the Harbour Place project in Butterworth. the Parkview Tower @ Harbour Place is already completed and Sea View Towers are now under way. IMO, the mainland still can't support such high-rise projects. Parkview Tower took 2 years + to sell out. most of the projects launched in the mainland are still landed properties.

The arrangement of building in circular look, looks a bit strange, but i like it since this may well become a more organised looking skyline......and hopefully dense as well...
