by the way to walk in to the hole thing it took me 3.30 hour.... a) it was early in the morning my luck... b) I did not go to all the shops .. and of course did not stay to long in the shops...... I saw just a glimps.... :eek:

they are still working (especialy outsite) and some stores (only view) they didnt open their gates.... so I thing it will take 1-2 months to get everything completed (especialy outsite)

Great foto's! Is that Ruby Tuesday's that I see? Didn't expect that one! Alot of new markets I see! The structure is impressive for sure! I was in the area the other day and there was a lot of excess traffic, presumably from the opening! I am going to try and visit it one of these days too!

Yes George, of course we do....but to see this type of development in Athens is good. The mall is shiny and new. However, as GM will concur, I would like to see the millions spent on these types of complexes be used on some skyscrapers.

Αλλού είναι ψηλές (κυρίως στα "ονόματα"), αλλού βρίσκεις και χαμηλές, αλλά θέλει ψάξιμο. Γεγονός είναι πάντως ότι τα επώνυμα μαγαζιά είναι λίγο "φαρμάκι"

Α και τώρα που το θυμήθηκα για τον Leafs fan: Σχετικά με αυτο που έγραψες πιό πάνω έχεις δίκιο.

Finally something new and different for Athens. I'm sure this mall will be the start of other big projects. Hopefully, other big companies will notice greece and her potential.

For our Canadian members, this mall is larger than the Scarborough Town Centre mall in Toronto if any of you have ever been, though the Scarborough mall has some 20 or more stores.

In essence, I haven't seen any "small" stores there, which corroborates what you said Prometheus. I was impressed by the sizes of the stores. I mean, the Dixons-Kotsovolos (Dixons is a prominent UK electgronics firm) electronics store alone must be some 5,000sq metres, maybe more, if any friend has something on this, please let us know... Also, the Village centre complex inside the mall is incredible where, apart from the 15 theatres you got two or three different snack bars/ internet cafes for the use of the Village Centre visitors alone, a bowling hall and according to what they say, one of the best views of Athens ever...

Also, if any skyscrapers in the city are to be built, there is a perfect spot. Close to two rail lines and the Athens ring road, Kifissias Avenue, away from residences and with many empty properties around.

Yep, I need to go there for a third time... The Village cinemas open today and I know about a good movie with Jodie Foster called "Flightplan"... :)

Oh yes they have, although I would say that till now, their expansion plan was rather conservative. M&S has a presence of about a 14 years in Greece though.

All the pics in the above mentioned link were taken in March 2004, when the centre was at an advanced stage of construction, but you can still get a pretty good idea of the place and its surroundings.

They are right. It's that the Mall is labyrinthic and if you don't know where they are exactly, you may not find them. Mavi Jeans, I think I saw them on level 1 myself... :) Now as for the rest I don't know whether the came with the same name. The esssence is that they are here...

As for the Village complex, we should note the one V-max screen has an area of 300sq metres and with a seating capacity of 800 it is one of the biggest multiplex theatres in Europe, although the old 1930's "Pallas" theatre in the City Link centre in central Athens (where the new "Attica Department Store is also located) has now a capacity of 1500 after renovation and as a cinema in the 1970's it had a capacity of 2000!!! In any case, it took me hours to see half of it and can't wait to see the other half...

Αχ Γρηγορη φιλε μου, εγω παντως ειμαι αισιοδοξος λογω ιστορικων δεδομενων, ας κανουμε μια συντομη αναδραμομη.

-Εγω ακομα θυμαμαι οταν Η Αθηνα ηταν μια απο τις μοναδικες Μητροπολεις, τεσσαρων εκατομυριων, εκεινη την εποχη ακομα, του δυτικου κοσμου με απλα μια γραμμη Μετρο. Και ολοι αναρωτιουνταν πως μπορει να γινεται να μην εχουμε περισσοτερες γραμμες ενος τετοιου ειδους μεσο μεταφορας.

Και μπαμ, ετσι ξαφνικα Η πολη μας περασε απο το να εχει ως το 1999 ενα δικτυο μετρο 25 χιλιομετρων και στο 2004 ειχε πλεον ενα ολοκληρο δικτυο 91 χλμ, και αναπτυσεται ολοενα μιας και για το 2012 αναμενεται να ξεπερασει τα 110 χλμ. Συγκρινοντας υπαρχουν αλλα αστικα κεντρα του κοσμου που εχουν αρκετες γραμμες εδω και χρονια και σημερα εχουν μεινει πισω μας, και πολυ πισω βεβαια. Το δικτυο μας σημερα αποτελει ενα απο τα πιο συγχρονα του κοσμου και βελτιωνεται καθε μερα με την προοδο των υπογειων εργων.

-Μεχρι το 2001 Η Αθηνα ητανε η μοναδικη πολη του επιπεδου της που ειχε ως επισημο και κεντρικο αεροσταθμο εναν αερολιμενα του ειδους του Ελληνικου που ουτε καν αερογεφυρες ειχε, και παλι μπαμ δειξαμε τον κοσμο τι μπορουμε να αποκτησουμε οταν βαζουμε θεληση και πεποιθηση, το καλυτερο αεροδρομιο του κοσμου του μεγεθους του, δηλαδη εξυπηρετησης ως και 16 εκ. επιβατες. Ακομα και δυο γραμμες μετρο (προαστιακος και γραμμη 3 ) που σε μιση ωρα σε πανε απο τα Σπατα στο σταθμο Λαρισσης και στο συνταγμα αντιστοιχα, εχουμε!

-Ας μη ξεχασουμε πως η χωρα μας περασε να ειναι στα τελευταια χρονια μια απο τις πιο προοδευμενες οσον αφορα τουσ δρομους της, ακου εκει να μιλανε οι Ιταλοι για την εξαιρετικη ποιοτητα των αυτοκινητοδρομων μας και να τους θεωρουν ως απο τους καλυτερους της Ευρωπης η ακομα και του κοσμου, Αττικη Οδος, Εγνατια, συραγγες, γεφυρα, κλπ. Και ακομα μας περιμενουν και αλλα Ιονια οδος, Οδος Κορυνθου-Καλαματας, τελικη ανανεωση του Εθ δρομου 1, επεκταση της Αττικη Οδου, κα.

Περασαμε απο το να ειμαστε μια χωρα με απλα μερικες ορεινες συραγγες στη χωρα με περισσοτερες συραγγες αυτου του ειδους στην Ευρωπη (κι ετσι επρεπε μιας και η Ελλαδα ειναι η πιο ορεινη χωρα της Ηπειρου μας). Ακομα και τη πιο φαρδης εχουμε στη Κακια Σκαλα, οριστε κυριες και κυριοι και ενα αλλο ελληνικο ρεκορ.

-Απο γεφυρες τι να πουμε ειδατε τι γινεται στην Εγνατια, τι κανανε στη Χαλκιδα και βρισκουμε το ζενιθ στο Ριο-Αντιριο, οπου καταφεραμε και ενα αλλο ρεκορ με την κατασκευη της μακρυτερης κρεμαστης καλωδιακης γεφυρας του κοσμου.

-Το σιδηροδρομικο μας δικτυο βελτιωνεται ολοενα σημερα τα τρενα υψηλης ταχυτητας ειναι μια πραγματικοτητα και σε λιγα χρονια εκεινα υπερυψηλων ταχυτητων, ακομα και ενα ΜΑLEV, ενας καινουριος σταθμος Λαρισσης, κα.

-Πριν απο δεκα χρονια τα σταδια μας αποτελουσαν ρεζιλι και σημερα οριστε παιδια, καταφεραμε να εχουμε τους καλυτερους Ολ. Αγωνες της ιστοριας. Και η UEFA μας εχει βαλει στη λιστα των υποψηφιων για το Ευρωπαικο Πρωταθλημα του 2012.

-Και τωρα τελικα τα κεντρα ψυχαγωγης, η Ελλαδα μετραταπηκε απο μια χωρα με ελαχιστα τετοια κεντρα, εκτος απο τα πολυκαταστηματα βεβαια, σε παραδεισος τετοιων κεντρον. Εδω μιλαμε για χωρες που βρειθουν απο malls και shopping centers εδω και χρονια κει εμεις σε λιο καιρο τους εχουμε ξεπερασει πολλυς απο αυτους σε ποσοτητα και ακομα σε μεγεθος!!! Ακου εκει 185000 τμ στην Αθηνα και 230000 στη Θεσσαλονικη!

Τελικα πιστευω πως το ιδιο θα γινει με τους ουρανοξυστες, διοτι ετσι ειμαστε οι Ελληνες, η δεν κανουμε καθολου η οταν τα κανουμε τα κανουμε τοσο μεγαλα και φανταστικα που σπαμε ρεκορ. Και ετσι θα γινει στην Αθηνα και Θεσσαλονικη, θα αποκτησουμε και εμεις τα La Defense και τα Canary Wharf μας στο Μαρουσι και ολοι υα μιλανε για τις κατασκευες αυτες στον κοσμο ακομα και ντοκυμαντερ του National Geographic, Discovery και History Channel θα εχουμε για τις προκειμενες.

Απλα περιμενετε υπομονη παιδια, υπομονη πολλα απο τα κατασκευαστικα ονειρα μας εχουν πραγματοποιηθει πλεον, ερχεται η σειρα των επαγγελματικων ουρανοξυστων τωρα, βεβαι μονο επαγγελματικων τιποτα αλλο, δεν θελουμε τα προβληματα που δημιουργουν τα Commieblocks που ειναι αηδια.

Συμφωνώ μαζί σου. Οι ουρανοξύστες μπορεί να μας φαίνονται πιο μακρινοί και απο την κατάκτηση του Μουντιάλ, αλλά κανείς δεν ξέρει το μέλλον. Αχ Γρηγορη φιλε μου, εγω παντως ειμαι αισιοδοξος λογω ιστορικων δεδομενων, ας κανουμε μια συντομη αναδραμομη.

-Εγω ακομα θυμαμαι οταν Η Αθηνα ηταν μια απο τις μοναδικες Μητροπολεις, τεσσαρων εκατομυριων, εκεινη την εποχη ακομα, του δυτικου κοσμου με απλα μια γραμμη Μετρο. Και ολοι αναρωτιουνταν πως μπορει να γινεται να μην εχουμε περισσοτερες γραμμες ενος τετοιου ειδους μεσο μεταφορας.

Και μπαμ, ετσι ξαφνικα Η πολη μας περασε απο το να εχει ως το 1999 ενα δικτυο μετρο 25 χιλιομετρων και στο 2004 ειχε πλεον ενα ολοκληρο δικτυο 91 χλμ, και αναπτυσεται ολοενα μιας και για το 2012 αναμενεται να ξεπερασει τα 110 χλμ. Συγκρινοντας υπαρχουν αλλα αστικα κεντρα του κοσμου που εχουν αρκετες γραμμες εδω και χρονια και σημερα εχουν μεινει πισω μας, και πολυ πισω βεβαια. Το δικτυο μας σημερα αποτελει ενα απο τα πιο συγχρονα του κοσμου και βελτιωνεται καθε μερα με την προοδο των υπογειων εργων.

Γρηγορη εσυ το ειπες, γλυτωσαμε τα Commieblocks, εκτος απο αυτα του Αγιου Αντωνιου και αμα πας λιγο πιο περα επι της Π. Τσαλδαρης εχει και αλλα μικρα και δυο 12οροφα ( δυστυχως επειδη ειναι Commieblocks ) ακριβως απεναντι στη πλατεια και πισω απο την Εκκλησια της Ευαγγελιστριας. Πως το ξερω; Απλα διοτι ολη η οικογενεια μου ειναι απο το Περιστερι και ακριβως απο εκεινη την περιοχη γυρο απο την πλατεια.

I just wish to know to get an idea of how big the Mall Athens is and the Istanbul Supermall compared to the 2 largest shopping centres we have here on Toronto, namely the Eaton Centre and the Scarborough Town Centre.

Now I may raise some doubts for the Edmonton mall figures it has to be more. For the rest, I believe they are accurate. In any case don't forget that Istanbul has three times the population of Athens which, in my view would make it not financially viable to build bigger malls in Athens.

185000τμ είναι το συνολικό εμβαδόν όλων των ορόφων, υπεργείων και υπογείων του συγκροτήματος των Αθηνών ενώ 230000τμ είναι το απλά το εμβαδόν της έκτασης (edit: του οικοπέδου ) που χτίστηκε το συγκρότημα της Θεσσαλονίκης. Το Mediterranean Cosmos έχει 46,000 τμ χώρων πώλησης σε σύγκριση με τα 58,500 των Αθηνών αλλά φυσικά δεν γνωρίζω το πλήρες εμβαδόν όλων των στεγασμένων χώρων του.

Τα νούμερα αυτά δυστυχώς θέλουν προσεκτική ανάγνωση. Σε κάθε περίπτωση, μπορεί το συγκρότημα της Αθηνας να είναι μεγαλύτερο, αλλά της Θεσ/νίκης είναι σε ωραιότερη και πιό ευρύχωρη τοποθεσία να εξηγούμεθα.

Εχω παει σε πολλα mall στον κοσμο και ολλοι μετρανε το συνολικο εμβαδον δηλαδη ολους τους οροφους μαζι. Ακομα εχω παει σε αλλους ιστοτοπους αλλων τετοιου ειδους κεντρων και οι μεγαλυτεροι μετρανε την συνολικη εκταση προσθετοντας ολλους τους οροφους.

Αναμεσα στα κεντρα για τα οποια μιλαω βρισκεται και το Miami Aventura mall, ενα απο τα μεγαλυτερα του κοσμου με συνολικη εκταση 280000 τμ.

It's to bad this mall wasn't finished for the Olympics, visitors would have had a nice time inside and it's really close the the Olympic Complex.

What is the smoking policy in the Mall? Is it easy to breathe inside, or do you need to carry an Oxygen tank and mask if you are bothered by tobacco fumes?

Since it's an enclosed public space I hoped it would be a non-smolking facility, but this is modern Greece and I highly doubt it. Lets hope they have good ventilation ( 6 or 7 turbo jet engines from a 747...)

Obviously I can’t reproduce what was said on the Morning Talk show of NET TV on opening day where they had a reporter trying to bait the mall customers with loaded questions so she could get a negative reply. I also had to endure the panel debate between a mall representative and the lunatics from the Greek leftist parties.

I went to the mall the other day it was around 7:00pm at night (so I knew there would be a lot of people there) and so it was packed but not to full capacity (like on the weekends) but plenty of people to go around. The mall on the inside is not 100% completed, I would say they have about 90% of the work done. When I left the mall around 1:00am they were doing work on the floors, so that kind of tells you that not everything is finished yet and there were no maps inside the mall to designate where each and every store was, so basically you just have to wonder around yourself in hopes of finding the stores on your own, plus on the outside they still have some landscaping, etc. to finish, as you all saw from the pictures. Once these little hitches are corrected the Mall will be even better! Also, the Village Cinema complex (excellent design and decor and state of the art) stays open until very late and so do the restaurants inside of the mall! So if you want a bite to eat after the movie, then there is no problem! In American malls everything closes at the designated time which is usually 9:00pm.

For me, the mall IS impressive I have been to malls all around the world including the American malls. In comparison to most American malls this one definitely measures up. The only thing I can say that seemed different about this mall in comparison to other American malls is that this one has a more "sterile" look and feel to it. Still this Mall is very sleek in design, very shiny on the inside, the builders spared no expense, everything looks immaculate.

The shops were plentiful, I especially enjoyed some of the boutiques, the Sephora (even though there are several in other parts of Athens). Alot of new shops/markets (American, British, French, etc.) have opened that were not operational in Greece prior to this mall opening, so that was great to see. Smoking is prohibited in most parts of the mall except for the designated ones and as a non smoker myself I wasn't bothered by any type of smoke, so that is good! I think that within the next few months or so the mall will be fully operational! This type of develpment imo is very good for Athens! Hope to see more ambitious and larger scale projects like this one in the future.

I think that this mall will do very well! If this past week is any indication it will do just fine! I wish that I could of taken some pictures for you all. Hopefully on my mext trip there!

Careful planning on *where* to build these monster malls needs to be though out in Greece. You may find that the "mall mentality" swallows you up one day, trust me.

While the leftist nonsense Skavenitis is showing us from some sites is for the most part a culture trying to deal with the emergence of a somewhat foreign idea in consumerism, be wary nevertheless.

Greece makes late entry into the age of shopping malls

The last two weeks have seen spectacular changes in Greece’s shopping landscape with the opening of big malls and stores.

First came the large mall in Thessaloniki, which opened a couple of weeks ago and cost 350 million euros. Put together by a Greek-Portuguese consortium, it was one of the biggest investments in the country in recent years and will employ some 2,500 people and another 500 for security and cleaning.

The Athens Mall — a 200-million-euro investment which hosts 200 shops, 25 restaurants and 15 cinema screens and has created about as many jobs as the mall in Thessaloniki — opened in Maroussi last weekend.

The day before, the German electric and electronic goods retailer Media Markt opened its 100-million-euro megastore near Athens, employing 350 people.

These three big shopping venues were preceded in April by Attica, the biggest shopping center in downtown Athens. Attica, which carries dozens of brand names, cost 50 million euros to put together and employs about 1,500 people.

Meanwhile, Greece has entered the hypermarket age with considerable delay.

So what does this big shopping center trend mean? Some say the intensified competition will benefit consumers. Others say it will slowly kill Greece’s remaining small businesses.

Consumers — as many as 200,000, according to estimates — flocked to the opening of these big shopping centers last weekend. Sales totaled about 3 million euros.

Now it seems the way is open for large foreign investment schemes. Media Markt, for instance, is said to be planning to open another five large stores in provincial towns.

Some believe foreign investors should put their money in industrial concerns, even though investment cannot be dictated. In the globalization era, foreign investors usually go where they project they can earn a satisfactory return.

So, do our interests coincide with theirs?

The frenzied consumers must have certainly thought so. But have we gained in terms of employment? Of course we have! For a country whose biggest concern is unemployment (10.4 percent this year, when the EU average is a little over 8 percent), the creation of 8,000 jobs is no small achievement. The changes, therefore, signal big opportunities for development. And trends elsewhere in Europe show that new investment will go into distribution networks, tourism, electricity and services in general.

But what about small and midsized firms?

There will no doubt be negative consequences, such those that small grocery stores suffered when supermarkets became dominant. But if the malls include small firms which manage to show profits, there is no reason why small traders cannot survive and even flourish if they specialize, offering products and services that hypermarkets shun.

We are probably talking about 3,000 new positions from the opening of The Mall Athens alone. The figure of 8,000 refers to ALL the new hypermarkets opened in Athens and Thessaloniki during 2005.

Not a bad thing if you asked me. Of course, the local stores may be affected but let me tell you this: Whenever I need something FAST I will go to the small market of Kyra-Despina's in Cholargos instead of "The Mall or a supermarket and having to go through the cashiers, da da da...

Let's be reasonable, there will always be a niche for small stores. They only need to reengineer their operations but IF they go down, the market and the clientele will feel it. In the area where I live, we had three butchers' stores and not we have only one, because -listen to this- the guys retired, they didn't go bancrupt, they just retired, so there was only one butcher left. Within 1,5km radius from my house I have 2 Vassilopoulos, 1 Champion Marinopoulos and 1 Sklavenitis supermarkets. Fine, but I when I need to buy meat, I prefer the local store rather that the meat offered in the supermarket, period. And there are, many others that feel like me so...

I wish I knew the art of the butcher, to open a store. If anybody wants to open such a shop in the area of Papagos-Southern Cholargos, do it. I guarantee you HUGE profits...

I certainly am no mall rat, but I do occasionally enjoy a shopping mall if it is attractive and well thought out. And The Mall Athens certainly is! :okay:

I like the colors of this shopping palace, and I like the fact that, while the colors and decorative elements are uniformly applied, there is so much visual excitement in the place! A wonderful spatial experience. Architecturally speaking and ignoring the stores themselves for a moment, I mean: you walk a few meters and there's a totally new view. :eek:

I hope you will like this one: The circular tower of "The Mall" as seen from the footbridge. For an unbeatable view of Maroussi skyline (OTE head offices building, Atrina Centre and the Athens Olympic Stadium), besides going to the main terrace in front of the entrance, you can also try the "Village 24-hour cafe" also operating the 15-thetre Village cinemas and Bowling incide the centre :)

Τη μεγάλη ανατροπή στον χώρο του λιανεμπορίου, αλλά και του real estate, φέρνει και στην Eλλάδα η λειτουργία εμπορικών κέντρων-μαμούθ. Xιλιάδες τετραγωνικά μέτρα κλειστών χώρων με μεικτές χρήσεις ψυχαγωγίας και εμπορίου, με κορυφαία ονόματα του κλάδου και με concept ιδιαιτέρως δελεαστικό στους καταναλωτές αποτελούν τη νέα... τάξη πραγμάτων που γιγαντώνεται συνέχεια και στη χώρα μας.

Η πρόσφατη έναρξη της λειτουργίας του μεγαλύτερου εμπορικού κέντρου στην Eλλάδα, του «The Mall Athens», αλλά και μια σειρά από άλλα κέντρα που έχουν υλοποιηθεί ή πρόκειται να γίνουν τα επόμενα χρόνια φέρνουν το ελληνικό εμπόριο στον 21ο αιώνα. Mέσα σε λίγους μήνες, η Eλλάδα απέκτησε πάνω από 200 χιλιάδες τ.μ. εμπορικών κέντρων μεγάλης κλίμακας και διεθνών προδιαγραφών. Σύμφωνα με τις εκτιμήσεις των ειδικών της αγοράς, περισσότερα από 10 μεγάλα σχέδια επιχειρηματιών βρίσκονται στα «σκαριά» και σε λίγα χρόνια η «επανάσταση» που ξεκίνησε θα κορυφωθεί.


Tα νέα μεγάλα σχέδια

Hταν να μην γίνει η αρχή με τα εμπορικά κέντρα στην Eλλάδα και η συνέχεια αναμένεται πιο εντυπωσιακή. Kαθώς η χώρα μας είναι ουραγός της λίστας παγκοσμίως, σε λίγα χρόνια αναμένεται να ανέβει πολλές θέσεις, όταν γίνουν πράξη τα μεγάλα σχέδια που κυοφορούνται. Σύμφωνα με τα μέχρι στιγμής δεδομένα, θα πρέπει να περιμένουμε πολλά και σύντομα. Eιδικά εάν «παίξουν» δυνατά τα ολυμπιακά ακίνητα που έχουν βγει στο σφυρί. Eτσι:

Tο Διεθνές Kέντρο Pαδιοτηλεόρασης (IBC), που διεκδικείται από μεγάλα επιχειρηματικά σχήματα, δεν αποκλείεται να μετατραπεί σε ένα ακόμη εμπορικό κέντρο επί της Kηφισίας. Sierra Gharagionis και Lamda Development (συνεργάτες στο The Mall) είναι έτοιμοι να δημιουργήσουν έναν ακόμη πόλο ψυχαγωγίας και εμπορίου στην περιοχή. Tο σύνολο της ανωδομής ανέρχεται σε 54.000 τ.μ. Eπίσης, στον Aγιο Kοσμά, σύμφωνα με τις προδιαγραφές που έχουν τεθεί, μπορεί να κατασκευαστεί εμπορικό και ψυχαγωγικό κέντρο, ενώ και στο Γαλάτσι, εκτός των υφιστάμενων αθλητικών χρήσεων, θα υπάρχουν υποστηρικτικές χρήσεις εμπορίου και ψυχαγωγίας. Στην περιοχή του Eλληνικού προβλέπεται ακόμη και η δημιουργία θεματικού πάρκου, ενώ το παραλιακό μέτωπο του Φαλήρου αναμένεται να «γεμίσει» από εμπορικά καταστήματα.

H δημιουργία του εμπορικού και ψυχαγωγικού πάρκου «Aιγαίον» στον Πειραιά από τη Sierra Charagionis βρίσκεται προς το παρόν «κολλημένη» στον δήμο. H πρόταση προβλέπει χώρους 60.000 τ.μ. για εμπόριο και αναψυχή, πάρκο 20 στρεμμάτων και 2.500 θέσεις στάθμευσης. H επένδυση θα ανέλθει συνολικά στα 300 εκατ. ευρώ.

Πρόσφατα, η Aκροπόλ Xαραγκιώνης ανακοίνωσε την κατασκευή του κτιρίου γραφείων και καταστημάτων Victoria, συνολικής επιφάνειας 17.000 τ.μ. Θα αναπτυχθούν καταστήματα 1.100 τ.μ., σούπερ μάρκετ 1.100 τ.μ., καφέ-εστιατόριο κ.λπ. Δημιουργείται στην σχετικά υποβαθμισμένη περιοχή της πλατείας Bικτωρίας (Iουλιανού και 3ης Σεπτεμβρίου ) και μπορεί να συμβάλλει στην ανάπλασή της.


Μεσόγεια

Tο εμπορικό πάρκο στη Γυαλού από τη REDS μπορεί, όταν υλοποιηθεί, να αλλάξει τα δεδομένα στα Mεσόγεια. Tο εμβαδόν του οικοπέδου είναι γύρω στα 133 στρέμματα, οι ενοικιάσιμοι χώροι που προβλέπονται θα είναι περίπου 80 χιλ. τ.μ., θα κατασκευαστούν 2.500 θέσεις στάθμευσης και η επένδυση θα ξεπεράσει τα 90 εκατ. ευρώ. Θα υπάρχουν υπεραγορές, καταστήματα ρούχων, επίπλων, εστιατόρια κ.λπ.

Aλλά και στο έτερο μεγάλο οικόπεδο της REDS, στην Kάντζα, σχεδιάζεται η κατασκευή εμπορικού κέντρου-μαμούθ με τη συμμετοχή της γαλλικής LSGIE. Mια επένδυση που μπορεί να φτάσει τα 300 εκατ. ευρώ.

Διπλό «χτύπημα» στον τομέα των μικρών εμπορικών κέντρων πραγματοποιεί ο επιχειρηματίας Mπάμπης Bωβός. Στο Δέλτα Φαλήρου και σε οικόπεδο-φιλέτο κατασκευάζει κτίριο που θα φιλοξενήσει τη Media Markt, κινηματογραφικές αίθουσες της Village, αλλά και πολλά καταστήματα. Πρόσφατα ανακοίνωσε την κατασκευή εμπορικού κέντρου σε οικόπεδο επί της λεωφόρου Συγγρού.

Σχέδια για εμπορικό κέντρο 25.000 τ.μ. το οποίο θα απευθύνεται σε υψηλά βαλάντια σχεδιάζεται στο οικόπεδο του επιχειρηματία Λασκαρίδη επί της Λεωφόρου Kηφισίας.

Aλλα 25.000 τ.μ. θέλει να υλοποιήσει ο όμιλος Θεοδωρίδη στην οδό Πειραιώς, ενώ και ο όμιλος Στασινόπουλου ετοιμάζεται για την ανάπτυξη εμπορικού 50.000 τ.μ. στο οικόπεδο της Bιοχάλκο στον Eλαιώνα με την παρουσία του δεύτερου IKEA στην Aθήνα.


Tα υπάρχοντα κέντρα

Oι σχεδιαζόμενοι νέοι... ναοί του εμπορίου και της ψυχαγωγίας έρχονται να προστεθούν στα -κατά τα φαινόμενα- επιτυχημένα πειράματα των τελευταίων ετών.

Περισσότερα από 200.000 τ.μ. εμπορικών κέντρων έγιναν μέσα στο 2005 και η φετινή χρονιά έβαλε την Eλλάδα στον χάρτη των χωρών με τα εμπορικά κέντρα υψηλών προδιαγραφών και με συγκεκριμένο concept (μείξη εμπορίου και ψυχαγωγίας ). Tα υπάρχοντα projects σε Aθήνα και Θεσσαλονίκη είναι:

The Mall Athens: Πριν από λίγες ημέρες έγιναν τα εγκαίνια του μεγαλύτερου εμπορικού και ψυχαγωγικού κέντρου της χώρας. O ενοικιάσιμος χώρος φτάνει τα 58.500 τ.μ. και τα υπόγεια είναι 90.000 τ.μ. με 2.500 θέσεις στάθμευσης. Tα καταστήματα που λειτουργούν είναι περί τα 200, ενώ υπάρχουν εστιατόρια, καφέ, μπαρ, σούπερ μάρκετ και 15 αίθουσες κινηματογράφου από τη Village. H επένδυση της Lamda Development έφτασε τα 300 εκατ. ευρώ και μεγάλα ονόματα του λιανεμπορίου έχουν πάρει θέση (Champion, Zara, Fnac, Sephora, Sfera, Dixons, Πλαίσιο, Aναγνωστόπουλος κ.λπ.).

City Link: Mέχρι το τέλος του έτους θα δοθεί από την Picar, θυγατρική της τραπέζης Πειραιώς, ολοκληρωμένο το πρώην κτίριο του Mετοχικού Tαμείου Στρατού. Oι ενοικιάσιμοι χώροι φτάνουν τα 55.000 τ.μ. και ήδη εδώ και μήνες λειτουργεί το μεγαλύτερο πολυκατάστημα της χώρας, το Attica. Tη λειτουργία του ξεκίνησε και το Holmes Place Athens - Health and Fitness Club, ενώ πολλά και πολυτελή είναι τα καταστήματα στο ισόγειο (Ferragamo, Hermes, Montblanc κ.λπ. ).

Mediterranean Cosmos: Στη Θεσσαλονίκη αναπτύχθηκε το πρώτο (χρονολογικά ) εμπορικό και ψυχαγωγικό κέντρο. Σε οικόπεδο 250 στρεμμάτων ο ενοικιάσιμος χώρος φτάνει τα 45.500 τ.μ. και τα καταστήματα είναι περίπου 200, ενώ υπάρχει και πάλι πολυκινηματογράφος Village. H επένδυση της κοινοπραξίας Lamda -Sierra Charagionis έφτασε τα 100 εκατ. ευρώ.

City Gate: Tο εμπορικό κέντρο της Carrefour στη δυτική Θεσσαλονίκη είναι επένδυση της τάξης των 80 εκατ. ευρώ. H έκτασή του είναι 30.000 τ.μ. και υπάρχουν 82 καταστήματα, 1.200 θέσεις στάθμευσης, πολυσινεμά από τη Ster κ.λπ.

Στα προηγούμενα μεγάλα εμπορικά κέντρα συνοπτικά θα πρέπει να αναφερθούν το Village Park (20.000 τ.μ.), το Veso Mare στην Πάτρα (18.000 τ.μ.), το γήπεδο Kαραϊσκάκη με χώρους 20.000 τ.μ., το Carrefour στην Πέτρου Pάλλη (15 χιλ. τ.μ.), το Ster στην Aχαρνών (4,5 χιλ. τ.μ.), το Egli στην Kηφισιά (6.000 τ.μ.), το κατάστημα της Media Markt στην Kηφισίας. Mεγάλης σημασίας είναι και το εκπτωτικό εμπορικό κέντρο BIG στον Προμαχώνα (16.800 τ.μ.), το Kosmopolis στην Kηφισίας (ενοικιάσιμοι χώροι 22.000 τ.μ. ).

Ξεχωριστή περίπτωση είναι το εμπορικό πάρκο στο αεροδρόμιο «Eλευθέριος Bενιζέλος». Mια τεράστια έκταση διατίθεται για την ανάπτυξη εμπορικών καταστημάτων χιλιάδων τετραγωνικών μέτρων. Hδη, το IKEA και το Mega Kοτσώβολος κάνει πάταγο στην περιοχή, η οποία σύντομα θα αποκτήσει και ένα Factory Outlet-κολοσσό.


Ριζικές ανακατατάξεις στο εμπόριο

Oι αλλαγές που φέρνουν οι μεγάλες επενδύσεις στο εμπόριο είναι σημαντικές: Nέοι εμπορικοί πόλοι: Στην περιοχή του Aμαρουσίου, για παράδειγμα, έχει δημιουργηθεί η πιο «καυτή» ζώνη του εμπορίου. Tο τρίγωνο Carrefour, The Mall, Media Markt είναι όλα τα λεφτά για την περιοχή, αν κρίνει κανείς από τις πρώτες ημέρες λειτουργίας τους. Στα νότια προάστια, η δημιουργία εμπορικού και ψυχαγωγικού κέντρου από τον Mπ. Bωβό και μια πιθανή ανάπτυξη του εμπορικού και ψυχαγωγικού κέντρου «Aιγαίον» (60.000 τ.μ. ) δίπλα στο στάδιο Kαραϊσκάκη θα ανατρέψει την αγορά ολόκληρης της περιοχής. Στα ανατολικά προάστια, το σενάριο της εμπορικής αξιοποίησης των τεράστιων οικοπέδων της REDS σε Γυαλού και Kάντζα, καθώς και το εμπορικό πάρκο στο αεροδρόμιο κλείνει την εκεί αγορά. Στο κέντρο δεσπόζει το City Link και τα εμπορικά Fokas, Notos Galleries, Galleria Korai, ενώ ανακαινίζεται και το ιστορικό «Mινιόν». Tέλος, στα δυτικά προάστια δεσπόζει το Village Park στου Pέντη, αλλά η αγορά δεν έχει κλείσει ακόμη. Aπό την άλλη, στη Θεσσαλονίκη, η ανάπτυξη του Mediterranean Cosmos, των Florida 1 και 2, του City Gate, του IKEA κ.λπ. έχει δημιουργήσει νέο τοπίο στο εμπόριο και συγκέντρωσή του στη δυτική και ανατολική πύλη της πόλης.

O θάνατος του εμποράκου: O σκληρός ανταγωνισμός από τα εμπορικά κέντρα πλήττει άμεσα τους μικρούς επιχειρηματίες των τοπικών αγορών. Hδη, τα πρώτα σημάδια της παρακμής έχουν γίνει εμφανή. Eκατοντάδες «λουκέτα» στα καταστήματα αναμένεται να μπουν στο άμεσο μέλλον και ιδιαίτερα στις αγορές που γειτνιάζουν με τους νέους εμπορικούς πόλους. Για παράδειγμα, η αγορά του Aμαρουσίου, του Xαλανδρίου, της Kηφισιάς, του Πειραιά αναμένεται να πληγούν καίρια. Aυτό σημαίνει ότι χιλιάδες τετραγωνικά μέτρα επαγγελματικών χώρων θα μείνουν ξενοίκιαστοι ή θα δυσκολεύονται να βρουν μισθωτές.


Αλλαγές στο real estate

H δημιουργία εμπορικών κέντρων επηρεάζει άμεσα και το real estate. Eιδικά όταν πρόκειται για περιοχές υποβαθμισμένες οι οποίες εν μία νυκτί μεταμορφώνονται. Eτσι, η ανάπτυξη του Village Park του Pέντη απογείωσε την περιοχή. Nέα μεγάλα project ψυχαγωγίας, ραγδαία άνοδος των τιμών των οικοπέδων και των κατοικιών. Eπίσης, η κατασκευή του Mediterranean Cosmos στην Πυλαία Θεσσαλονίκης μετέτρεψε μια έρημη περιοχή στο νέο... κέντρο της συμπρωτεύουσας. Aλλά και στον Eλαιώνα, η κατασκευή του γηπέδου του ΠAO με δεκάδες εμπορικές χρήσεις θα καταστήσει τη μεγαλύτερη «χωματερή» της Aθήνας σε νέο πόλο ανάπτυξης. Tέλος, ραγδαίες θα είναι οι εξελίξεις στα Mεσόγεια και τον Πειραιά εάν γίνουν πράξη τα σχέδια των επιχειρηματιών για εμπορικά κέντρα.

But let me be the voice of dissent on this: the mall sucks. subtle wouldn't you agree?:cheers: ok, it doesn't quite 'suck, but it is tacky and dated, as far as i'm concerned. pink walls with 'diamond logos', sporadic use of glass, red railing, a 'half-dome' etc etc. it's basically a more 'advanced' update of a late 80's/early 90's American/Australian mall imo. a more modern design would have used glass extensively around, not just on a few sides, or to fill gaps here and there. here is an example of an artist's impression of one currently being built by westfield here in Australia.(westfield is the world's largest shopping centre group by profit i think, or at least in the top 3) they have malls in America and the U.K too.

^^^that's an example of a more 'current design'(i.e last 4-5 years); pervasive use of glass, thicker panels, greater sense of 'integration' etc etc. although i don't like the red. And naturally i've seen better designs. it looks different from the side and up close too. i can't find the other pics at the moment. But it's definitely more 'up to date' than the Athens Mall, that's for sure. Pink!?!?!?!? what the hell were they thinking? ;-) true be told i'm not ectastic about either design, or about malls in general, but Pink. PINK!!!!!! can't get over it, sorry. j/k


the inside of the mall looks ok i suppose, if a little cold and sterile, relieved slightly by the pervasive(and rather ugly) use of pink and red panels. it just looks pretentious IMO. like it's trying to convince you that it is something it isn't. reminds me of a few of the clubs around Athens too. it's the balux of malls. LOL j/k

sorry. the cinemas are excellent though. probably the best i've seen from Village, but that's no surprise really; despite it being an Australian owned company, Greece always get the nicer cinemas.

apparently the gross was 300 million after a year of operation. quite good. although still nothing special when you consider that A) it's still a relatively unique feature on the Athenian retail market B)the figure is rumoured to include the capital appreciation of its fair market value.

This is Athens where temperatures are excessive...using a large amount of glass is inefficient and not feasable.

As for the interior of the Mall, it looks great. Sterile? No.
You are wrong about the interior colours, they look brilliant. Unlike the gross white Westfield standard of Australia. Now that is sterile.

The exterior leaves a lot to be desired, but I forgive it because Australian malls thus far don't look any better.

The Mall, Athens looks quite luxurious and comfortable to shop in.

i agree with you it looks better on the inside, but considering the hype and the amount of money spent, it really is nothing special. just another mall.

it looks very dated to me. maybe it's because lambda developments are just another retail arm of some rich Greek family(latsis, i think) and not a company that specialises in malls. opinion is opinion. each to their own. their design for the new mall looks better though so we'll see how that pans out.

btw, what's your opinion of the Med.Cosmos? i honestly don't mind it; at least the design works, even if it's a little generic. But the thing is, its ambitions compared to the mall are modest and it has little trouble fulfilling them as a result. the exterior is horrible though, it must be said, even worse than 'The Wall'. anyway, a few of the other malls planned for athens and thess are going to be designed by the same Portuguese company, Sonae Sierra, who are like the European equivalent of Westfield, except nowhere near as good.

^^ Westfields are the 'mcdonalds' of malls, with a couple of exceptions such as the one at Bondi Junction, NSW. The Mall in Athens looks much better than most Westfields.

^i agree but that's not saying much really. westfield's have improved a lot over the years though; bondi was the catalyst. great shopping centre. although the best ones i've seen were in germany and other parts of europe so......

No offence but I seriously don't think that comparing Australian Malls is a good idea. Only because Australian Malls look disgusting most of the time and as Neorion said, Westfields are the McDonalds of shopping malls.

About the walls, they are not actually pink. They are a pastel colour that is very common through out the Mediterranean. The colours of the interior especially are just gorgeous and certainly not out of date.

Don't know exactly why it looks very dated to you but to me it looks just generic with a specially good interior.

Please show me an Australian example of what you consider a more "up-to-date" mall. I bet it will be hard to find.

About Med.Cosmos, I think that it is quite a nice little shopping centre for Thessaloniki. Certainly better than anything we have here in Adelaide interms of aesthetics (and that's saying something since MedCos isnt even that great looking).

Back to your beloved Westfield though, I dare you to open a thread about them in the Australian forum. People on here absolutely HATE the sight of the word Westfield.

^^i'm not sure where you got the idea that i think westifield's are the best malls in the world, all i'm saying is that they are well designed, in a generic kind of way.

have you ever been into the mall btw? the 'floor plan/flow through' is mediocre and reeks of below average design. looks are not everything george. form should not override function. the relationship, ideally, is meant to be seamless. you are right that Aus malls lack 'flair', but again, nobody said they were the best in the world. the new ones look better outside than in. But who said anything in Australia was the best in the world? nobody. Australia=protestant work ethic taken to its most logical extreme. there isn't much life in this country. it's quite dull actually. the only reason we have anything good here is _mostly_ because of the immigrants. And when our parents or grandparents came to this country, they did so knowing perfectly well it was 'culturally inferior'. they came to fill the labour deficit. that is all. even though i prefer sydney and melbourne to athens or thess, in terms of aesthetics, planning, variety and general organisation(let's face it, it beats them in all 4, although aus cities have a major soul deficiency) if i wasn't making money here i would leave in a cocaine heartbeat.

as for Bondi, it's better than Thess.Cosmos on every conceivable level. i prefer it to the mall too, although not just for aesthetic reasons; it's easier to navigate, it's bigger, and there is more variety in the shops. sure it may look a tad more bland at times, but again, it makes up for it in other crucial ways(i.e variety, floorplan, accessibility etc) i prefer these shots of bondi myself to the one you posted:

Well when you post selected images of a mall they generally can "look" good. ;)
Anyway, Malls in Greece are still in infancy so there is really no argument.

If theres a good mall in Australia, its Chadstone but I still prefer outdoor shopping.
City Link looks really nice in Athens, btw.

The interiors (of the Mall Athens) are sleek, sterile and modern looking and it looks good imo. And the pastels fit in quite nicely within the interiors. And considering that this is the city's first "mall" I think it looks pretty good! And as Giorgos pointed out we are just starting to expereince this mega mall phenomenon over the last few years or so, not bad for a beginning.
