Here's another goodie, thanks to Spyro the Dragon who spotted it in stadia.gr forum.

While the impact of the GRAND opening of the 185,000sq metre "The Mall Athens" hasn't yet been absorbed by the media and the local press, a new, bigger shopping and entertainment centre is in the final planning stage (unless they started building it) in the Kambas Estate which is adjacent to the Attica Road, towards the Athens Airport.

Although I had the impression that this damn thing was simply wishful thinking, the fact that the property is adjacent to the Attica Road (meaning that it can also be accessed by metro and syburban rail) makes it ideal for construction especially now that as it seems, the acceptance of "The Mall Athens" has been phenomenal and until Christmas we will be talking about an accrued number of visits rising even to a seven digit figure!!!

Of course, we don't have a perspective drawing but a sketchy layout. Just compare the facts and figures with "The mall Athens"...

The Kambas property, with an area of 300.000m2 in Kantza, Pallini, has been selected for the development of the largest retail and entertainment park in Greece’s capital city.
The Mesogeia region was selected as the ideal location for such a center, as this region is seeing vast development as a result of the new airport and Ring Road (The Attiki Odos Motorway), allowing easy access from all of Attiki.

Having completed the design of the masterplan, and the feasibility study, our vision is to create a unique retail and entertainment, which will reach the very highest European standards. The project includes the development of 80.000m2 of leasable space, and international investors have already shown interest in this project, as it is considered a rare opportunity to enter a European capital with 4.5 million population, that does not currently have any retail/shopping centers of this kind.

I'm impressed... :eek: The only thing is that I doubt that this will be ready in 2006...

Greg,people,do you have any news about the progress?
The definite thing,is that construction hasn't start..obviously,but are there any news about the progress of negotiations with the municipality and the locals?
What i know for sure is that many of the locals OPPOSE the construction of the mall in the area.

Ενδεχομένως έχουν και αυτοί τα δίκια τους δεν ξέρω.

Ήθελα να ξέρω γιατί στη Γερμανία, στη Γαλλία, στην Ολλανδία ΚΑΙ το πράσινο διατηρείται αλλά ΚΑΙ ουρανοξύστες, εμπορικά κέντρα, μαγαζιά κλπ κλπ χτίζονται. Εκεί πως γίνονται όλα ωραία και καλά κι' εδώ δεν μπορούμε να κάνουμε τίποτα;

Εδώ σε καταραμένο τόπο ζούμε και δεν μπορούμε να προκόψουμε;

Γιατι αν είναι έτσι, να το πάρουμε απόφαση ότι δεν πρόκειται να γίνει τίποτα, να το κλείσουμε και το μαγαζί και το φόρουμ γιατί, όσο και αν τη λατρεύω την Ακρόπολη, και τις ομορφιές της πατρίδας μας, αν είναι να ζούμε μόνο με αυτά να το πάρουμε απόφαση να μην κουραζόμαστε κιόλας.

Αντιδρούν λέει... μα το περίεργο, έτσι όπως έχει γίνει η Ελλάδα θα ήταν να μην αντιδρούσαν...

The whole planning and urban development system in Holland, France and Germany is well entrenched into the political and economic processes of the state and generally understood and respected by most citizens and other users of the system. In greece we have a planning system which is neither well established, transparent nor understood by policians, legal professionals and its citizens.

What the general public see in greece on a daily basis is planning decisions made on an ad-hoc basis without any meaningful consultation or direction from any state established zoning or master plans.

Decisions happen because, developers want an outcome and not because the development meets some sort of identified urban renewal target or planning objetive.

In France and other established western economies, zoning plans with clear height, floorspace and heritage provisions have existed for over 50 years.

One of the reasons why foreign investment in greece lags behind some of the newly emerged eastern european countries is the complex and anarchic planning system which potential investors have to work with.

Why spend money on hiring a team of legal advisors to work through the greek planning maze when you can find an easier route through the plannin system in Eastern Europe.

The current system needs a major overhaul....but unfortunately, is not seen as a priority by the ND government.
