This is a fantastic piece of work by a world famous architect called Kenneth Yeang .. this is not his first proposal to kuwait, but he finally got something to be built and i am sure this building will be published in magazines and books around the world ..
we need more projects in kuwait that are designed by famous architects ...
and the building looks funky too :)

that is a horrible design. i dont really like it. i dont like the name of the street either disgusting.

but the desing could have been better because the skyscraper seems like it was designed in a day. it looks really crooked. i cant really explain it.

to his deffense, Yeang designs takes almost forever, he tries as much as possible to reduse the need for AC for some reason, i can assure u that this building will be different that what people might think about it now, and yes i agree .. it looks like what Zaha might have designed but they both studied together remember ;)

Yeang lands Olympic HQ design :

Architect Ken Yeang has been appointed to design the headquarters for the Olympic Council of Asia, which is based in Kuwait City.

The 65,000 m2 building will become the main home of the Olympics in Asia. It will cost at least £70m and will include a 35-storey tower containing office space and a hotel. The complex will also have two swimming pools – one for men and one for women, as mixed bathing is not allowed in Kuwait.

Commenting on the Kuwait scheme, Yeang said: “The Olympic building will be designed with sustainability in mind. It’ll be a green building.”

hey again.

the complex is due for completion at the end of 2007. the hotel will have twenty floors, and around 200 rooms. the hotel operator is rumored to be between two of the world's most celebrated hotel chains: Four Seasons and Ritz-Carlton. Four Seasons has announced that they will open a 200+ room hotel in Kuwait in Salmiya in late 2007, so the chances of it being in this landmark complex are quite high. Ritz-Carlton has also been looking to manage a hotel in Kuwait, but it might be built somewhere else.

I read an article that came out today that stated that the project is expected to be completed by the end of January 2007 and that the Olympic Council of Asia would move into there two months after the transfer of the project.
The article also stated that the project will have a theatre and a library :)

In my opinion idon't like it because the first design was very unique !!

superb architecture , however i would love to see the old design of Olympic Council of Asia being build somewhere in salmiya , these two projects will add futuristic touch to salmya skyline ;)

wow. i'm speechless. the former concept was fairly interesting, and would have been nice to see. however, this new design is absolutely breathtaking. it would easily make a dramatic entry on the salmiya skyline when it will be completed. but how can completion be in January 2007? that's in nine months. also, since i don't live in kuwait, i never get access to the newspaper. could someone tell me what the new project will consist of? i'm interested! thank you all so much, and good job working on this forum. i'm glad to be around people like you and see all this great information.

thats what they have written in the Ad.

and according to SITCO's website (http://www.sitco.cc/) its a 3 years contract/deadline so it will finish in 2009 or maybe 2008 since they started last year.

I only said that it will be completed in Jan 2007 because I read an article that stated that it will be completed then. Moreover this article wasn't that old it was dated on the 5th March :) But I guess they're mistaken because the building can never be completed by 2007 :)

1. Hammod Tower - Fahed Al-Salem street (Completed)
2. Kuwait Trade Center - Soor street (Under Construction)

They began to put the 1st crane tower ,and the project will contain 5 crane towers :eek:

Yeah I thought so too. Here's what I think happened. The Olympic council of Asia wanted to build a new headquarters building but they can't build it alone since they are probably not going to be able to finance it completely. So they get a partner who decides to change the design of the project :)

I spooked to the construction engineer there and the news is that the building contain form the East (<) Olympic Council HQ than twin towers about 49 floors !!!! (and i asked him really and he granted his talk !! :weirdo: ), than a mall about 4 floors and than a hotel about 6 floors,

cool isn't it, imagine the place with me, al-blagat street begin to be gorgeous, new show biz, the scientific center, OLYMPIA, symphony mall the street will be amazing ..

Thanks for the update ahmedjam but if the tower is really going to be 49F then it has to have a minimum height of 196m :)

that's tight.

the OCA finally lifted off the ground (even though we can't see it from the streetside yet). it's gonna be great, the twin towers along with the Amwaj Residential Building, Symphony/Hotel Missoni, and InterContinental will redefine the skyline of the Salmiya waterfront. the place is going to look AMAZING when this project wraps up in 2009.

AWESOME!

CrazY, you're a godsend. that's amazing, this place moved forward a lot in the past few months. earlier this year it was one big sandpit and now the basic structure for the OCA Headquarters building is about to start on the sixth out of EIGHT floors!

by the way, CrazY, the hotel is on the right part of the project; it's an eleven-floor building with curving walls.

according to a website and some very good sources, expected completion of this complex is due for March 2008.

kuwaiti_patriot these are great news, but last weak I visited the construction site, I talked to the construction manger and here's what he says:

the towers are 30F each
there is a model in al-ahliya showroom next to the C-site
they are completing the third basement <sorry no photos forgot my cam>

The 'Hilton Hotels Company 'stated that it has signed an agreement to manage the second facility in Kuwait. The Hotel 'Hilton Olympia Kuwait',which opens in the second half of 2008. This hotel is located in the project which includes the new headquarters of the Asian Olympic Council and that it would reflect an important brand, which currently operates 14 leading business hotel in the Arabian Peninsula.

The new hotel will take the form of twin tower designs rising high in the skies of Kuwait. One of the towers will be allocated for commercial offices,while other will join to the family of Hilton Hotels, note that the twin towers will be connected via a closed bridge between them.

Its location on the Gulf Street in the heart of the Salmiya, one of the most important places in Kuwait. 70 luxurious apartments and 200 hotel rooms for the guests, an area of 45 square meters for one. The hotel will include many new facilities, including the two restaurants, conference rooms for meetings, versatile conferences halls , spread over an area of 1600 square meters. The swimming pool and health club, cafe and shop for retail sale, in addition to a warehouse and parking.

i don't think so.

the tower looks like it can accommodate 270 units. the west end looks like it has less rooms. both of them combined look like they can handle about 500, so i have a hunch that Hilton is only gonna manage the tower and the west end will be part of another group.

look at the Kuala Lumpur Sentral development: a rail terminal connecting downtown Kuala Lumpur with Kuala Lumpur International Airport with two hotels, the Hilton Kuala Lumpur and Le Méridien Kuala Lumpur. i think this might follow the same idea. it would be cool, i think. pity though, with the location and landmark status, this place should be a Conrad.

crap.

i just checked the URRC website and it says the complex will have ONE hotel, and it's the eleven-story low-rise, so THAT will be the Hilton Olympia Kuwait. there won't be a second hotel, so that mildly buggers me.

however, it says the complex will house a mall (the base of the hotel and towers), the OCA Headquarters, an office tower (one of the twins), a residences tower (the other twin), and the Hilton Olympia Kuwait (the low-rise). residences would be extremely prestigious in this development, don't you think?

i think Ahmedjam mentioned that there was an office for the project behind the site. where exactly is it? (the URRC site said that the Olympia BROCHURE is now available at their offices, so it should have lots of information and images). let's get brochures.

Olympia building burnt b4 it's completed
The building of the Asian Olympic Council, which is still under construction in the area of the club and overlooks the Arabian Gulf Street got on fire that covered almost three floors.
A major fire broke out yesterday afternoon in a building called the Asian Olympic Council «Olympia», which consists of 22 played, and is still under construction in the area of the club, and the flames devoured the role of the 19 and lasted until the flames role of the 21, which led to material losses and some damage as a result of the fall rebound Flames resulting from the combustion of wood at the top of the building contributed to the expansion of the fire; where signed some of the buildings of the project led to the burning of a building consisting of three roles and store away from the site about 50 meters, in addition to some palm trees near the street.

Ansari stressed that the strategy and practice new ways of firefighters we facilitated the process control within a short period, which is a good achievement for firefighters, and the cooperation of security officials and the owner of the project, in addition to the engineering office, thus opening the way for firefighters to freedom of movement easily.

Through Mansouri expressed his delight to be among contributors to extinguish the fire for the young Kuwaiti sports!

It is noteworthy that the project consists of the first towers comprising hotels and other administrative offices, in addition to a shopping mall and a small building for the Asian Olympic Council, and previously «Gazette» dealt with the unprecedented number of parliamentary questions submitted by MP Adel Alasreaoui Affairs and the Ministers for Finance and Public Works on the project which is being built land of State Holdings, owned by the Asian Olympic Council and investors from one of the companies under the «BOT» in the interest of the original owner, which raises a lot of suspicions about the legal.

وجّه النائب عادل الصرعاوي الشكر لوزير المالية بدر الحميضي على الشفافية والوضوح التي تعامل بها في رده على السؤال البرلماني الذي وجهه اليه النائب الصرعاوي بشأن المجلس الأولمبي الآسيوي والمبنى الخاص به، مؤكدا انه مازال بانتظار ردود وزير الشؤون الاجتماعية والعمل ووزير الدولة لشؤون البلدية على باقي الأسئلة البرلمانية الموجهة اليهم في الشأن ذاته حتى يتسنى الوقوف على تفاصيل وحقيقة هذا الملف.

وكشف الصرعاوي ان الدولة قامت بتوقيع عقد أملاك دولة مع المجلس الأولمبي الآسيوي بواقع 451 دينارا و750 فلسا لمدة 20 سنة بواقع 22 دينارا و858 فلسا سنويا لمساحة تبلغ 18,820 ألف متر مربع تقدر قيمة هذه المساحة حسب الأسعار السائدة حاليا بـ100 مليون دينار، وقد قام المجلس الأولمبي بتوقيع عقد مع احدى الشركات المحلية لاستثمار هذا الموقع ولاقامة فندق ومكاتب ادارية وقاعة افراح ومجمع تجاري، مشيرا الى انه لم يستدل على طبيعة هذا العقد والتفاصيل الخاصة به حتى الآن.

وقال الصرعاوي «ورد في اجابة وزير المالية بان الصفة القانونية للمجلس الأولمبي الآسيوي هي قرار تخصيص صادر من اللجنة المكلفة بالقيام باختصاصات المجلس البلدي والتي كانت تحت اشراف نائب رئيس مجلس الوزراء ووزير دولة لشؤون مجلس الوزراء ووزير دولة لشؤون مجلس الأمة السابق محمد ضيف الله شرار»، متسائلا هل ينشئ قرار التخصيص صفة قانونية للمجلس الأولمبي الآسيوي.

واضاف الصرعاوي ان اجابة وزير المالية عن سؤال اذا ما كان التعاقد مع المجلس الأولمبي الآسيوي بصفته جمعية نفع عام أم منظمة اقليمية دولية، كانت بان ذلك العقد وقع وفقا بالاتفاقية المؤرخة بتاريخ 28 يونيو 2003 المبرمة بين دولة الكويت والمجلس الأولمبي الآسيوي، متسائلا كيف تتعامل وزارة المالية مع اتفاقية لم تستكمل اجراءاتها الدستورية من واقع اعتمادها من مجلس الأمة.

وبين الصرعاوي ان عقد أملاك الدولة وقع في سبتمبر 2004، في حين ان الاتفاقية اعتمدت من مجلس الأمة بتاريخ 27 مارس 2006 وصدر بها قانون رقم 6 لسنة 2006.

وبين الصرعاوي أن عقد املاك الدولة تم توقيعه على اساس الاتحادات والأندية الرياضية أي انه خاضع لوزارة الشؤون وهيئة الشباب والرياضة، في حين ان الاتفاقية الموقعة بين دولة الكويت والمجلس الأولمبي تعتبر المجلس منظمة دولية خاضعة لوزارة الخارجية وليس على أساس الاتحادات والأندية الرياضية.

وأشار الصرعاوي الى ان العقد مدته 3 سنوات تجدد تلقائيا لمدة لا تزيد على 20 سنة، وفي حال انتهاء مدة العقد تؤول المباني والمنشآت التي اقامها المجلس الأولمبي على العقار الى الدولة دون مقابل، كما يجيز العقد للمجلس الأولمبي تأجير جزء من الأرض مع طرف آخر خلال فترة استغلاله لها، متسائلا الأ يعتبر هذا العقد B.O.T؟ وكيف تكون الاجابة بأنه ليس من عقود الـ B.O.T.

كما تساءل الصرعاوي عن الفروقات ما بين العقد الأصلي للمجلس الآسيوي الأولمبي منذ انشائه والذي منحه 3500 متر مربع والعقد الجديد الذي اجاز للمجلس الأولمبي اقامة فندق وبرجين اداريين يتضمن كل منهما 20 دورا اجماليهما 40 دورا على مساحة 18,820 الف متر مربع، ولا يستغل منها المجلس الاولمبي سوى خمسة أدوار، وعن صحة طلب المجلس الأولمبي الآسيوي.

وطالب الصرعاوي مجلس الوزراء باعطاء هذا الأمر أهمية قصوى ومتابعة كل التفاصيل للمحافظة على أملاك الدولة التي تعتبر خطا أحمر لدى الجميع، مطالبا وزيري الشؤون والبلدية بالرد على الأسئلة المقدمة لهما بشأن هذا الامر والتي مضى عليها ما يقارب الشهرين، متسائلا ان كانت هذه هي التنمية التي تنشدها الحكومة ويوقفها مجلس الأمة

اذا أردت أن تؤجر طابقا في منزل لتسكن مع عائلتك مساحته لا تتعدى ال 250 متر مربع، فالقيمة عادة ما تتراوح ما بين 350 الى 400 دينار شهريا، بل وأن الحكومة تدفع لك 150 دينار شهريا بدل ايجار، والقادم الى الكويت وأراد السكن بغرفة مساحتها 20 متر مربع بفندق خمس نجوم فالتكلفه 150 دينار الى 200 دينار يوميا شاملة الافطار، واذا أردت تأجير "حوطة" في منطقة امغرة مساحتها 1000 متر مربع فالأيجار يصل الى 500 دينار سنويا، وهكذا نجد ان قيمة الأيجارات في الكويت خيالية ومرتفعة مقارنة بالدول الأخرى المجاورة.

ولكن ما رأيكم بأرض حكومية مساحتها 19 ألف متر مربع تقريبا مطلة على شارع الخليج العربي مؤجرة بـ 22 دينار سنويا؟ خاصة واذا ما علمنا ان قيمة الأرض السوقية تصل الى 100 مليون دينار كويني، بل وان عقد الايجار لمدة 3 سنوات قابلة للتجديد لما لا يزيد عن 20 سنة، أي أن أيجار الأرض لمدة عشرين سنة بـ 450 دينار فقط تقريبا!

معقولة؟ ممكن، في الكويت جميع الاحتمالات واردة، وقد يكون هذا السعر الرمزي لإيجار الأرض الحكومية مقابل عمل خيري أو ذا منفعة على الدولة، قد يكون مستشفى يخفف من زحام المرضى ويرفع من مستوى الخدمات الصحية، ممكن، قد تكون الأرض مخصصة لجامعة تساهم في تخريج طلبة وطالبات بتخصصات نادرة يحتاح لها سوق العمل المحلي .. ممكن، قد تكون الأرض لمشروع مركز تجاري ضخم تريد الدولة اقامته وتأجير محلاته على الشباب الكويتي بأسعار رمزية ضمن خطة لتشجيعهم للتوجه الى العمل الحر وتقليل معدل البطالة المقنعة في أجهزة الدولة .. أيضا ممكن!

حقيقة تلك الأرض الحكومية، أنها لم ولن تكن يوما ذا عاد أو منفعة على الدولة، لأن الأطراف الموقعة للعقد لا يمكن أن تسعى للخير لهذه الأرض الطيبة أو لمجتمعة، حقيقة تلك الأرض انها قدمت على طبق من ذهب لما يسمى المجلس الأولمبي الآسيوي – منظمة دولية غير حكومية – لاستغلاله لبناء مقره الدائم في الكويت.

خصصت اللجنة المكلفة بالقيام باختصصات المجلس البلدي والتي يشرف عليها حينها محمد ضيف الله شراره – تعرفونه؟ - وكان حينها نائباً لرئيس مجلس الوزراء ووزير دولة لشئون مجلس الوزراء ووزير دولة لشئون مجلس الأمة أرض مساحتها 19 ألف متر مربع تقريبا بمنطقة السالمية على شارع الخليج العربي لاقامة المبنى الدائم للمجلس الأولمبي الآسيوي، ووقعت حكومة دولة الكويت ممثلة بوزارة المالية – أملاك الدولة والمجلس الأولمبي الآسيوي ويمثله رئيسه والمفوض بالتوقيع أحمد الفهد الصباح – أكيد تعرفونه – وكان حينها وزيرا للطاقة، عقدا لايجار تلك الأرض بـ 22 دينار سنويا بتاريخ 4/9/2004

مبنى دائم للمجلس الأولمبي الآسيوي على تلك المساحة؟ لننتظر ونرى، ومع مررو الأيام والشهور، بدأ المجلس الأولمبي الآسيوي بانشاء "مقره الدائم" واضعا أمام الأرض لافته تكشف عن المخطط النهائي لمبناه والذين هو عبارة عن برجين كل منهما يتكون من 20 طابقا ومبان ضخمه حوله.

لنعيد تجميع الخيوط قبل الدخول بمزيد من التفاصيل، أرض حكومية مساحتها حوالي 19 ألف متر مربع تؤجر بـ 22 دينار سنويا للمجلس الأولمبي الآسيوي لاقامة "مقره الدائم" المكون من برجين كل منهما يتكون من 20 طابق ومباني أخرى مجاورة.

خلال الفقرات السابقة، وضعت كلمة المقر الدائم بين علامتي تنصيص لأميزها عن باقي الجملة وتثبيتها بعقل القارئ كون أن لي معها عودة.

المقر الدائم الذي سعى المجلس الأولمبي الآسيوي لبناءه على أرض كويتية عبارة عن برجين مكون كل منهما من 20 طابق، ومباني محيطة، لكن هل المجلس يحتاج الى كل تلك المنشآت؟ بالتأكيد لا، فالمجلس لا دور له في النشاط الرياضي الآسيوي، واكتفى بخمسة أدوار من أصل أربعين دور! ولكن ماذا عن باقي الأدوار وكل هذا البناء العظيم!؟

أحد أبراج هذا البناء خصص ليكون فندق، اما البرج الثاني مكاتب تجارية، أما البناء حول البرجين مركز تجاري، لتعود ايرادات هذا البناء الى المجلس الأولمبي الآسيوي!!! وحين نقول المجلس الأولمبي فنحن نعني رئيسه والمفوض بالتوقيع أحمد الفهد الصباح.

نعيد تجميع فصول الفضيحة، المجلس الأولمبي الآسيوي برئاسة أحمد الفهد الصباح، يطلب تخصيص أرض لبناء مقره، اللجنة المكلفة بالقيام باختصاص المجلس البلدي باشراف محمد ضيف الله شرار تخصص أرض مساحتها 19 ألف متر مربع على شارع الخليج، أملاك الدولة تؤجر الأرض للمجلس الأولمبي بـ 450 دينار لمدة 20 سنة، أحمد الفهد الصباح يشيد فندق ومجمع تجاري ومكاتب ادارية على الأرض المخصصة له تدر عليه سنويا ما لا يقل عن مليون دينار كويتي!

نشكر النائب عادل الصرعاوي على كشف تلك الحقائق ونطالبه بالاستمرار في متابعة هذا الملف وتوسيع الجهود واشراك النواب الآخرين حتى تأخذ القضية الزخم الاعلامي المطلوب.

وبعد شكر النائب الصرعاوي، نتوجه الى الجهاز الاعلامي للفساد جريدة الوطن الصفراء، لماذا لم تذكر جريدة الوطن الصفراء شيئا عن هذا الموضوع؟ ولماذا لم يتطرق كتاب الجريدة الصفراء الى تلك القضية!! هل يتجرأوا؟ سؤال الى خليفة علي الخليفة وفؤاد الهاشم.

yo.

i just passed by the site this morning and i noticed that the North Twin Tower (the one that didn't burn) seems to be installing its curved crown. if you look at it, the steel is curving inwards to join the steel columns the workers put up at the top, so it looks like the towers' height were cut down by at least ten floors.

any info about a possible height decrease?

the towers just look plain silly now. they're stubbier, they look fatter, and now that the skygardens in the center have been taken out and the bridge removed, they're borderline hideous. when did the height reduction even take place?

Wallah this project could be great if they kept the proposed height and design… The original one was supposed to have a bridge that connects both of the twin towers… Simply, they ruined it… I wonder what the reasons were for the owner of this project to shorten the height! Running out of money? Maybe…

وتعهد الصرعاوي بمتابعة الموضوع الى نهايته، حفاظا على المال العام وهيبة القانون والدولة، مشيرا الى ان الاسئلة البرلمانية التي تم ارسالها لاحقا بعد الاسئلة المنشورة امس في «القبس» وحرص اعضاء المجلس على الوصول الى الحقيقة في هذا الموضوع.

the lesser floors the lesser people the lesser traffic. that is y i think burj dubai suks cuz the lower infrastruture will not be able to handle the traffic cauzed from it.

number of floor in the towers doesn't have anything to do with traffic, the people who will work there have parking lots within the project, i think a basement or something. most of the project is a hotel.

as i said, parking lots are available for those who have office, they wont park on the street and cause conjestion.

GOING FROM THIER HOMES AND ON TO WORK WILL CUZ IT ON THE STREETS. AS I SAID OUR INFRASTRUCTURE CLEARLY CAN NOT HANDLE MORE TRAFFIC SEPECIALLY NEAR THE CAPITAL SO AM ALWAYS AGAINST INCREASING THE AMOUNT OF FLOORS. ill stick to that opinion 4 a while till i c some real improvments on the infrastructure.

Kuwait defi. needs a proper mass transit system. A subway for the major busy areas like Salmiya, City etc, and, a high speed rail connecting different parts, eg, Fahaheel to Kuwait City.

there is work on the mall and also 2 plots behind r being dug up 4 construction. the guy at the reception said that there r floors empty on both buildings and also there aren't any signs of hilton moving in.
