Fresh from the success of its first development, Anchor Land Holdings Inc., a joint-venture company between Chinese and local investors, has embarked on its second residential project.
The firm started marketing on Friday the 33-storey, 174-unit Mayfair Tower, which will be along UN Avenue in Ermita, Manila.
The project was launched shortly after the group, under subsidiary Anchor Properties Corp., successfully marketed its first project, the Lee Tower in Binondo. The maiden project, which targeted the Chinese community, is almost completely taken up, company officials said.
Anchor Land Holdings is a multinational company with several projects in China and Asia. The firm is part of a group that is engaged in navigation, securities, leasing, garments manufacturing and furniture.
On Friday, company president Steve Li told BusinessWorld that the new residential tower is designed to give buyers quality units for a reasonable price.
"We try to give a high-end product and mid-end price. We are not too much into maximizing the returns. However we try to come up with project which can deliver a good quality," he said.
Mr. Li said the units are priced starting P63,000 per square meter, with single bedroom units starting at a floor area of over 50 square meters. This is larger than the one-bedroom units being sold by other developers, which are usually 30 square meters in floor size.
All the rooms have a maid’s quarters and come complete with flooring, kitchen, built-in closets for the bedrooms, and toilet and bathroom fixtures, Mr. Li said. "All you need to do is buy a few loose furniture."
The company said that among the amenities in Mayfair Tower would be an oval-shaped upper deck profile, sunken bar lounge and tranquility garden on the viewing deck located in the 30th level.
Meanwhile, the seventh level amenities include a 30-meter, three lane lap pool, children’s pool, hydromassage pool, sauna and shower areas, fitness center and sundeck. Also located at the same level are a pond, function hall, pocket gardens, waterfall feature and lounge.
The condominium tower will give residents easy access to restaurants, hotels, schools, entertainment and recreational facilities, the company said.
Mr. Li claimed their projects are the only condominium developments in Manila that offer five-bedroom units.
Flat owners, should they wish to do so, could also lease their units through the property management arm of Anchor Land Holdings -- Anchor Property Management.
"We will just charge a fee," Mr. Li said, and noted that the property management firm can ensure that the unit that has been sublet will be maintained.
Mr. Li said Anchor Land Holdings has been getting inquiries from interested buyers, among whom are foreign investors.
He said the project will be funded from internally generated cash, and that the group does not depend on preselling of the units to develop the project.
"What we want to ensure people is they could really expect the units to be turned over to them and on time and even earlier than what we promised," he said.
For Lee Tower, Mr. Li said, the group will be turning over the units on April 2006, eight months earlier than its committed delivery date. For Mayfair Tower, the units would be delivered by 2007.
Condominium units for May-fair are priced between P3 million and P24 million with the floor areas ranging from 52.91 square meters to 280.27 square meters. International marketing for the project would start in February to target United States-based Filipinos.
Besides expatriates, Mayfair Tower would also generate sales from balikbayans and the Binondo community, marketing executives said.
The building was designed by ASYA Development Partner.

UNITED NATIONS AVENUE IN Manila may not be known for high-rise structures but it soon will be once the 33-story condominium project from Anchor Land Holdings Inc. (Alhi) gets under way.
This was announced by Alhi chair Stephen Lee as he led the recent groundbreaking of Mayfair Tower located at the corner of UN Avenue and Mabini Street, Manila.
"Mayfair Tower is a high-rise residential condo that is set to become 'the place to be' in the heart of Manila. It will boast of first-class amenities, a unique oval-shaped upper deck profile and tranquility garden on the 31st floor viewing deck," he revealed.

Lee said Alhi is leading the "condominium-style living" trend in Manila saying such type of living will appeal to those who desire lifestyle options that have low-maintenance, recreational facilities and security.
Mayfair Tower is the second project of Alhi following the recent completion of Lee Tower, a high-rise executive residential condominium in Binondo, Manila.
To harmoniously coexist
According to Lee, the condominium complex was designed to harmoniously co-exist with its environment and provides a combination of amenities not usually found in condominium projects in the country.
Designed by Albert S. Yu and Associates Development Partner (Asya Development Partner), Mayfair Tower will boast of a fitness center, a clubhouse, pool, sunken bar, lounge, wellness center with two saunas and shower rooms, jogging paths, a pond as well as waterfalls for those seeking a place of quietude.
"Among the best features of Mayfair Tower are Sky Terrace, a landscaped area with its own breakfast nook at the roof deck, and the Vista Deck located at the 31st floor, which can accommodate 150 people," said Asya chief architect Albert Yu.
3-level penthouse
Mayfair Tower's penthouse units will also be unique as it will offer three levels filled with luxurious appointments.
The upper level will be a single-bed unit with a large swimming pool while the middle will have a jacuzzi located beside the master's bedroom. The lower level on the other hand, will have two rooms with a common pool.
"Not only that, we have designed Mayfair Tower in such a way its residents will be able to enjoy the surrounding vista," said Yu.
Lee added that interested home buyers may now visit their showroom located at the fifth level of SM Manila. On display are Mayfair Tower's one-bedroom, two-bedroom bi-level, three-bedroom and five-bedroom units.
Alhi, a multinational company with several interests in China as well as other parts of Asia, decided not to presell its units and instead, will fully finance the projects up to its completion.

Im actually one of estimators of the building. As of the moment, the building's finish is under review, because Anchor Land Holdings is still reviewing the design and cost of the project. There was an update recently, with the height of the building adjusted by an additional 4 meters.
The building consists of:
Ground Floor - Main Lobby, a few commercial spaces, service areas
1st Floor - 6th Floor (incl. mezzanine) - car park
7th floor - clubhouse, pool and recreational area.
8th - 16th floor (w/o 13th floor, typical design) - residential area
17th - 27th floor (typical design) - residential area
28th and 29th floor - units with loft (2br and 3br) except unit no. 1 (5bedrooms each floor)
30th floor - Function room area
31st floor - Penthouse 1 unit, with own swimming pool
32nd floor - Penthouse 2 unit (smaller than Pent. 1), also with own pool
33rd floor - Machine and Water Tank deck floor
the penthouses are located at the crown of the building. As of the moment, a value engineering is being done to reduce the cost of the project.
The bore-pile works is currently being done by Advance Foundation....but there is still no Gen. Contractor as of the moment.

that robinsons twins are 38floors...its around 138m or a few metres over
so Mayfair will be how tall?
phichanad January 26th, 2006, 05:02 PM Ok, the height of the building for now is 126.4m....but with the modifications, there might be an additional 3.7m so the maximum height it could get from street level to the tip of its crown is 130.1m.....about a few meters less than the Robinsons twins ^someguy^ compares it with. the location is great as well: access to Roxas Blvd, close to UP Manila (oh, alma mater!) and PGH. short drive to CCP and robinson's place manila
hope the traffic there won't clog up with all these developments. lalo na pag may mga rally sa luneta...but then again, kung mag-repeat yung world youth day at rizal park, then you'd have an outstanding view. :nocrook:

based on a publication, the company has enough funds to begin the construction works and they don't have to rely on the funds generated by pre-selling . . .

i remember talking to one of the guards sa model units, he said there was this old chinese guy who pissed on the toilet water closet, he didnt know that it was only a mock-up, with no sanitary line connection! the employees of the model unit booth were the ones who removed the urine from the toilet bowl hahaha!!!

its architecture like many of the built skyscrapers is tasteless...it's lacking in character, and does not relate to the historical vernacular of the area....
not to mention the way its situated on such a small parcel of land...
oh its just another disaster project...

MANILA, Philippines -- Publicly listed condominium developer Anchor Land Holdings Inc. said it had acquired Gotamco Investment Realty Corp., a landowner in Manila’s Binondo district.
Gotamco owns five parcels of land with a total area of 3,065.7 square meters, all located on Ongpin St. in Binondo, Manila’s Chinatown area, Anchor Land said in a disclosure to the stock exchange.
The Philippine Stock Exchange suspended trading on the shares of Anchor Land on Thursday pending disclosure of the complete terms and conditions of the transaction.
Anchor Land had closed at P7 a share last Jan. 8.
Anchor Land earlier said it posted P606.5 million in revenue in the first three quarters of last year, up 82 percent from P333.6 million in the same period in 2006.
Anchor Land said the increase was attributed mainly to the strong sales performance of its project, Mandarin Square, a 39-story high-rise condominium in Binondo that started construction in the first quarter of 2007.
More than 65 percent of the units at the Mandarin Square have been sold out in less than a year.
The other contributor to revenues was sales of Mayfair Tower, a 33-story, high-end condominium on United Nations Avenue in Manila’s Ermita district, due for completion in the first half of 2008.
In its financial report filed with securities regulators, Anchor Land also said net income grew by 9 percent to 62.7 million from 57.4 million for the same period in 2006.
The latest project launched last December was Tribeca Parksuites, a two-tower, 18-story residential and commercial condominium project located at the Aseana Business Park near SM Mall of Asia, the newest major development hub in the country.
This project is estimated to cost P2 billion.
Last August, mall magnate Henry Sy invested 10 percent in stock market debutante Anchor Land, which listed its shares last Aug. 8.
Anchor Land is one of the fastest-growing property developers focusing on the development of high-end condominium projects in Manila.

Listed property developer Anchor Land Holdings, Inc. makes it to this year’s 200 Best Under a $Billion list of prestigious Forbes Asia magazine, an annual compilation of the best companies in the Asia-Pacific with under $1 billion in sales, underscoring the company’s solid reputation for innovation and groundbreaking projects.
Anchor Land is one of only two Philippine companies in the exclusive list, which appeared in Forbes-Asia’s Sept. 29 2008 issue. The 200 winners were culled from over 24,000 publicly listed outfits from 15 countries, including Australia, New Zealand, Japan, China, India and Hong Kong.
Anchor Land chairman Stephen Lee said making it to the annual list is a tremendous vote of confidence for the company and brings enormous pride to the Philippines as well.
“It is not everyday that a respected business magazine like Forbes Asia comes up with such accolade. We are truly humbled, and at the same time greatly challenged by the tremendous pressure that comes with such recognition,” he said.
The magazine also included a short description of Anchor Land, one of the select few in the list given such distinction. It said, “The developer’s condominium towers dominate the Manila skyline. Current projects include the Mandarin Square, Mayfair Tower. What’s next? Plans for Manila’s tallest building”
Forbes Asia described in a lead article how the current turmoil in the world markets has made it tough for small and midsize enterprises, or those publicly listed companies with sales under $1 billion. Just more than a quarter of the companies in last year’s list made it to the “200 Best Under a $Billion” for 2008.
“Despite diminished returns, companies in this year’s list negotiated the pitfalls of early 2008 to increase sales and profits,” the magazine said, nothing that fears of a US recession “rattled the glided economies of Asian markets over the past year and disrupted steady growth for many of the region’s best-known companies.”
Anchor Land, which had a successful initial public offering at the Philippine Stock Exchange in 2007, has established a firm niche in the current Chinese Filipino and expatriate communities with its distinct high-rise condominiums.
Its first project , the 32 storey Lee Tower in Binondo, Manila, was sold in record time, as well as its next developments, the 33 storey Mayfair Tower in UN Avenue and the Mandarin Square, a 39-floor high rise along Ongpin street in the heart of Chinatown.
The company is set to launch this month its Sole Mare Parksuites, an 18 storey residential twin tower at the ASEANA Business Park along Macapagal Blvd. in Parañaque.

MANILA, Philippines - Residential condominium developer Anchor Land Holdings Inc. has earmarked P2.5 billion this year for landbanking and development of ongoing and new high-rise residential projects.
Anchor Land vice-chairman Steve Li said this year’s capital budget, which is higher than the P2 billion allotted in 2008, will be sourced from internally-generated cash and bank borrowings, if necessary.
Li said capex will cover the construction of the 55-storey Anchor SkySuites located in the heart of Manila Chinatown. Estimated to cost around P3 billion, the project is expected to be completed in five years.
When completed, the Skysuites will be one of Metro Manila’s tallest buildings, offering a total of 330 two to five-bedroom units with a floor area of 95 square meters to 250 square meters.
Li said the company will start pre-selling the project this year
Also in the pipeline is Wharton, a 30-storey residential building to rise in Masangkay, Manila. Development cost has been pegged at P1.2 billion.
Li said the company will continue to beef up its landbank with plans to acquire three more lots in various locations which he declined to identify.
He said demand from local buyers remains strong despite the ongoing financial downturn.
Thus, sales are forecast to exceed last year’s level of P1.3 billion. Anchor Land reported a net income of P236.8 million in 2008.
Anchor Land assistant vice president for sales and marketing Elizabeth Sison said the company is venturing into commercial center development with its initial project to rise somewhere in Baclaran. The first mini-shopping mall, which will rise on a 10,000 square meter property, is similar to the 168 mall in Manila. Construction is now ongoing and is expected to be finished in nine months.
The company is targeting to build another mall possibly within the year as it is actively looking for a good location suitable for commercial center development.
Among Anchor Land’s ongoing and completed projects are Solamare, a twin tower residential building located along Macapagal Avenue, Tribeca ( a 50-storey residential building in a newly-acquired property in Binondo, Manila), Mandarin Square, Mayfair Square (located at the United Nations Ave.) and Lee Towers.
