the road tax structure here is meant to heavily tax and discourage people from buying car with huge engine capacity. the tax is very very low and almost negligible so the 660cc car (tax = less than RM50) and rise up at an exponential level for the above 2000cc cars...
to me its still ok for 2000cc car but if u exceed that, then it will be in the thousands RM...

good move to reduce fuel consumption plus limit emission. and the gov can get more money from the rich.

yes, one of the reason...if your house is not facing havanna/savanna, it does not mean that you are free from DUST bcos:
1) Seri Maya is near to main road, Jalan Jelatek
2) The invisible particle such as cement dust flying down from Havanna/Savanna
3) Lower units tend to have more dust than higher unit...i think...

What you can do:
1) Close all doors/windows
2) Clean your house almost everyday
3) get a few unit of air filters and put it in your living room, bedrooms.
4) put some plants ...

If your car park no. is 391 in basement 2, then you better be careful as there is water leaking from Basement 1 due to slab leaking...go and check during heavy rain and you will see it...

Someone I know who bought a unit in Havanna received a letter from bintang buana stating that they would be preparing the electricity connection for havanna thus requiring her to pay for the connection fees.

Which indirectly means that havanna is nearing its completion? if this is true, then we can move in faster than planned :banana: :cucumber:

can anyone confirm to this?

p/s - no wonder they started doing night construction work again.
maybe they want to deliver havanna before the interest hike starts to dig
into their pocket.

hi there people, i'm quite new to seri maya. i know that currently the lanai and jelatek are sold out, i'll have to look at star classifieds if i plan to buy it those 2 phases. just wanted to know that what are their original developers price? in your opinion should i go for the star classifieds and buy one of those lanai or jelatek or should i go buy the havana which is completing mid next year or go for savana.

I'm quite confuse and what are the pros and cons and one more question. whats the difference between the lanai, jelatek, havana besides space? do they have built in wardrobes and timber strip flooring for rooms as well?

If you're using Putra LRT, stop at Dang wangi Station, take a short walk to Bukit Nanas Monorail station(this should be easy, just follow the roof-covered pedestrian walk accross the street), then take the train to BB.

Looks good, coming along quite nice. They have taken down the green nets and those metal supports but it's not painted yet though. The other one, Savanna is coming up quite quickly as well don't you think?

Esther says that the VP will be given most probably early 2007, completion would still be end 2006.

sheesh.........if this is true, there goes my hope of moving in early. Anyway, that will leave sufficient time to gather financial resources for renovation and such.

hi there people, i'm quite new to seri maya. i know that currently the lanai and jelatek are sold out, i'll have to look at star classifieds if i plan to buy it those 2 phases. just wanted to know that what are their original developers price? in your opinion should i go for the star classifieds and buy one of those lanai or jelatek or should i go buy the havana which is completing mid next year or go for savana.

I'm quite confuse and what are the pros and cons and one more question. whats the difference between the lanai, jelatek, havana besides space? do they have built in wardrobes and timber strip flooring for rooms as well?

I am not in the hurry to move in , VP on end of 2006 , furniture and renovation completed in 2007 will be just perfect. Let the contractor has ample times to complete the job and quality work will not be compromised. :cheers:

whut Grohe? hehehe... how i got my Grohe, registered at ebay.co.uk, used my creditcard to register with paypal, used my sister's address in London as the delivery address. so i just browse the stuffs i need, bought them throught ebay, ask seller to send to london, a few month ago my sis moved back to malaysia, her company gave a free shipment to malaysia, so she shiped back her stuffs together with mine back to malaysia...
that's how i did it!

Yes I have to agree with both of you, dudes. while moving in early would seem very exciting, I do expect top notch quality from T&T projects. So, I don't really mind if the projects is keeping its original schedule as long as there are no issues regarding defects, quality and such.

Oh, btw, I took my first peek inside Seri Maya yesterday, followed farid's tips to look calm and act like you're staying there. Went in and I was so :) to find out that Seri Maya is indeed a nice place to stay in. Don't be fooled by the total number of units(1400), but look at the number of units to the Land Area(close to 16 acres if i'm not mistaken,or was it 12?) and the way they arrange the blocks and the landscaping. I'd give it a 4 and a Half star easily(considering there is still a lot to be done). On my next trip, probably would sneak in a camera as well.

u have to ask the german ebay seller on how much would it be...

to tell u the truth, i think its gonna be very expensive, because grohe mixer/taps/etc are very very heavy! i don't really know how much they would charge for postage to malaysia...

an easier alternative is to go shopping in Singapore... it is cheaper than in Malaysia... some Singaporean had told me so...
how much cheaper i don't really know... but i guess worth to go shopping in SG!

it only opens at 10am!!! madness.... but got what i want and i guess its worth the effort...

i used the main entrance from b2... and waited by the escalator near the IKEA cafe (1st floor) to go down to get the mirror cabinet in the bathroom section.

Just my opinion , Ikea items are of good design and practical especially in terms of saving space but durability is my concern . All items are kind of quite fragile and expensive as compare to those small furniture trading houses.

i have doubts on their furniture... but the bathroom mirror cabinets that i bought seems great and cheap!

i bought a L shaped sofa-bed sometime ago, i had to do some modification on the sofa bed myself.. but easy stuff... bought it cheap so not gonna complain too much.

Macrossworks - it's a long story la abt the plant. My intention was pure... to beautify and to put some personal touch outside the main entrance... that was all. The walkway does look empty, kan? I admit that I was a bit annoyed on the chronicles of events that took place from the knock on the door to the confiscation of the plant but then again, rules are rules. It is all in the past and I don't want to think about it la... small matter only... Case closed.

Samah - why did i choose Seri Maya? Location, location location... :) I don't drive, so public transportation is extremely vital to me. Actually, I fell in love with Seri Maya on the day I visited the show unit... Didn't plan to buy any properties at the moment, happily renting the 'low cost penthouse' in Tmn Keramat from my sister... Went to the show unit and saw the layout, especially the shared toilet... I must have this place... so, here I am... Sounds so simple, kan? It was not actually. All units were sold off but due to my 'permanent' visits to the show unit, one fine day, I was being informed that one unit was available as the original purchaser was having some problem with the bank loan. I pun apa lagi... Paid the RM1k la...

No major renovations done, just the basic things... kitchen cabinets, built in study and shelves... The wardrobe in the master bedroom is next.

Adi - thanks a lot of reminding me of the suicide incident. It was actually a cat, not a kitten... In a way, I was thankful that it was a cat rather than a kitten... can you imagine the mess that it would have made? Aiyooo... just kidding :)

Welcome on board, glad to know we have another happy neighbour.

Hope you are not angry bout the plants and the confiscation. i suppose all of us here just want to make sure Seri Maya will never become those sad story we read on malay mail every now and then.

The forum we have here seems to be doing a good job spreading the good word, code of ethics and civic mind among us owners. And as we grow bigger, Kondoservice will have to work triple hard to keep up the standard and our expectation. :)

Really glad to know a very satify SM owner , I was quite sceptical how Kondoservice going to manage the property of such high density , so look like I have made the right decision to own 1 unit , Kondoservice keep up the good works :cheers:

Good to know that they are enforcing the House Rules one by one...

We, as residents/owners/investors also need to co-operate with them in term of following the House Rules and highlighting any non-compliance House Rules to them...

Cause the previous team...if I walk by using the other entrance, the guard just sit there n didnt do anything..

Even that day, after the potluck gathering at one of the unit there, I left SM around 2am, I can still see the guard, riding his bicycle (is that a correct spelling?) checking around the basement area :D

Ok... the 'suicide cat' incident... ceritanya begini...

On fine Saturday morning, I was at the dry area, hanging my laundry and suddenly I had this urge to turn around and to have a look at the edge of the extra balcony slab... Then... there I saw this furry thing lying there... and I thought that someone's stuffed toy had landed there. However, I went to the balcony and had a peep... :eek2: It was a cat instead of a stuffed toy... I kinda panicked at first... I decided to go down to the Management Office to ask for help to take away the carcass. Went into the lift and there was an Arab guy there. I blurted something like that there was a dead cat on my balcony... He then asked me whether it was a Persian cat, I answered that I dont know but it had long furs. He told me that it was actually his housemate's. He called him up, the three of us went to my unit and he took away the carcass in the plastic bag, with the compliment of yours truly... Was informed that the cat had history of jumping off buildings and had once broken its leg or something. I wanted to say that looks like the cat had finally exshausted its nine lives but I don't think it was appropriate as he was extremely upset with the incident... Apparently, the cat had gone missing since the beginning of the week and I only came to know only on Saturday... scarry, isnt it?

You are totally right....the consequences of not followed the House Rules...pity both, the cat and the owner but who to blame ? The owner or the cat???? :bash:

I think we should take this as a good learning lesson especially for whose that like to break the House Rules.... :)

Sometimes I think that House Rules should be changed to reflect the needs and the neccessity of the situation. These house rules are set before the condo is completed and based on the experience of T&T on their other properties. ;) So I think in Seri Maya's case, a bit of plants sure does wonders to the corridors ;)

I believe that putting a pot or two on the front entrance is not a big crime lah. And I said a plant or two and not the garden of Eden :D

Oh...and I think that a tiny shoe rack shouldn't be a prob as well. But the plant and rack size should be specified to prevent abuse lah ;)

with your suggestion, i think more problems will be created as plant and shoe rack size has to be monitored. with the current rule it is easier to enforce -see anything left outside on the corrider, just take it away...simple!

Your idea is great but....remember that Seri Maya is a HIGH density residential area with about 1200++ units and if the mgmt allow residents to put plant on the corridor, it will create a mess...You will see some of the units will plant Mango, Durian, Rambutan, Starfruit and even banana tree....and eventually invite unwanted insects such as Aedes mosquitos, cicak, rat....and the list go on....

And about the Shoe Rack, the same will happen and you will see some units will put a big Shoe Rack/Cabinet outside their units and like to keep all the junk stuff....then this will make Seri Maya as junk yard....no longer a nice condo...

T&T has many years of experience in implementing the House Rules and I believe that the House Rules is quite the same among all properties manage by them...

The bottom line is : Rules are Rules.....sorry to say that... :cheers:
