DGM December 10th, 2005, 05:31 AM Isn't museum park going to have a grid like facade over the building. That will make this wall atleast slightly less blank. It will merely be a background for the grid. In fact this will draw pedestrians eyes towards the grid if anything.
dave8721 December 10th, 2005, 06:43 AM The website has a little video showing the building but it never shows the South Face of the garage. Its possible they left it blank figuring it would take long for a building to get built on the gas station lot next door to cover it up anyway. I looked at just about every real estate site I could find to try to find a rendering of the South facade of the parking garage. These are the closest I could come up with:

nimbyhater December 10th, 2005, 06:07 PM this building isnt looking anything like the renderings and models weve seen... mayb they still got some work to do on the facade or something, but im starting to get kinda worried...
900Biscayneguy December 10th, 2005, 08:31 PM I agree Nimbyhater!!! Has anyone visited the sales office to see the model? It would be interesting to compare the actual project to the model. I am very surprised how nice Marina Blue is looking. Not too sure about 10 Museum Park, It reminds me of a low budget office tower. It is still to early to judge it, maybe it will surprise us!!! I hope!!!

the ten museum park south wall is solid as part of a code that says if a property has 0' setbacks on a side next to another property (not the street corner) then there can be NO windows until that wall sets back 3-5 feet and then you can get %ages of windows. the %s increase as the distance set back increases. just a lil architectural building code fyi :)

spellbound July 13th, 2006, 09:05 AM Agreed on that parking pedestal...yikes. It's ugly and boxy, no matter what's going up above it.
Is there an aesthetic answer to that stuff? I seem to recall a thread here about underground garages...how they ARE completely doable in Miami despite some added cost.
If that's the case, I have to wonder why city planners don't demand it more often. A parking garage as a base pretty much handcuffs an architect into an awkward design (by necessity) and certainly isn't a welcoming streetscape for pedestrians.
Even when it HAS to be above-ground, there's a good way to hide it behind a great building (like the BOA "Southeast" tower).
As a pedestal, though, blecch...
Roark July 13th, 2006, 09:48 AM Great picture UMiami...that is a great vantage point. It doesn't do justice to pedestrian amenities that are being discussed, but rest assured, there is room in 10 Museum park for a restaurant, lounge and other street level amenities. The eastern facing portion of the parking pedistal is clad with office space overlooking Museum Park.
This photo does great justice to the MPAC!!!! Those lines are awesome, it's looking like the sidewalk is open there on NE 2nd Ave and they may really open by August 2006!!!

I love the tower portion but wish they would have done something more with the pedestal portion. Just a plain white wall. They could at least put a mural on there or something.

True, true. A Mural would have been nice or some type of façade or fake windows for ventilation in the parking garage. All true, but there's not much more you can do unless we all decide and go over there with some spray cans and draw our own mural. Oh well.

thetallerthebetter August 24th, 2006, 04:43 AM the parking pedestal covering mystery has been solved!
I just drove by today and saw them installing what appeared to be light (plastic?) panels of vertical ridges. Basically a simple white vertical linear pattern, very minimal in fact kinda boring but better than bare concrete for sure, they started in the back, facing metromover and it seems to go up very fast as panels are large and light, can someone snap a pic for the group?

DOWNTOWNER January 29th, 2007, 02:59 AM I would like to take a poll....from downtown to brickell to coconut grove to south beach, which condo do you feel will give you the most smashing views??????
My vote is the 01 line at Ten Museum Park....18 foot walls of glass with views directly east and south east. I am considering purchasing a resale unit at this building....the 01 line is 2 beds, 2.5 baths, 1906 sq. feet for $590 per square foot. Total asking price is 1.125 million.....
I would love to hear everyone's thoughts on what they would do with 1.1 million....where would you buy?????

DGM January 29th, 2007, 03:32 AM Easy, Met 3. Or perhaps the Shangri-La on Watson Island, though I can't seem to remember what they call the units there. If I remember correctly they are something between a condo and a hotel.

spellbound January 29th, 2007, 12:14 PM If I had a big budget, I think I'd go for one of the smaller "boutique" condos on the beach. What could be more dramatic or scenic than the ocean itself?
In Miami proper, I'd go for a place north or south of the CBD where your view isn't compromised.
The main thing is to simply find something you're happy with.
It's snowing here in Philadelphia this morning (finally) and that, too, is interesting and gorgeous. People here are positively delighted to see it---and wish it had been MORE---despite the false belief they don't see it that way.
But I digress. Short of living right on the Atlantic, I'd look for someplace along Brickell---on the bay---for a truly spectacular view. You'd have the skyline and the bay at a great angle, along with easy highway access onto I-95 and transit options that don't involve buses.

From this unit you have a 300 degree view. You can see Northwest Miami, Ft Lauderdale to the north, Miami Beach to the East, Downtown to the South, Coconut Grove/Dadeland/Coral Gables to the Southwest.

-The port is considered by most to be an eye sore
-Views to the south are brighter
-Direct views of the ocean are pitch black at night
As some of you already know, I am lucky to be able to fly in helicopters and get to see views from buildings before they exist. These red arrows illustrate what I believe are the best views in town.
