They seriously need to start opening businesses up real soon! That 9th picture is crying for some tables, seats and patrons and probaly some music too.

From what I have heard, the southeast corner of MarinaBlue is a prime restaurant site that has been leased by a big name restaurant. The Northeast corner, I have heard many rumors, may be Starbucks!

The rumor of a JCPenny moving into MarinaBlue sounds false . There is not enough extra parking to handle a large retail store like that.

My mistake, I looked up the lawsuit in the public records. It looks like it was filed on 6/6/08 by a company that owns a frozen yogurt shop called redkiwi against the developers of marina blue. The reason for the confusion is that the name of the co. that owns redkiwi is penny lane inc. I would assume that lawsuit is over a smaller space, and the other lawsuit is over the larger spaces.

Didn't someone on here previously mention a gourmet grocer in one of those spots? The corner storefront looks very large.

I am curious what the lawsuit is about. I have been told countless times that MarinaBlue does not own any of the retail space. It was all sold a long time ago to one very wealthy investor in south Florida.

Also, Gardner's Market is going in on the southeast corner of 900.

I was in Miami this week and got to visit some friends who live at MarinaBlue. Here are some pics. I got to swim in the front pool (facing Biscayne Bay)...it was fantastic. One of my favorite pools in Miami.

I have a friend in Marina Blue. He just told me that they are installing a huge massive billboard on the whole south side of Marina Blue, from aprox the 5 th floor all the way up to the pool deck...,15 floor I believe, and accross the whole width. The workers installing the mounting said it would be one that you can see thru (from inside the parking garage) and will also allow air to move thru it. Does anyone know about this? I wonder if it is going to be like the electronic one installed on the AA Arena. Might be very cool.

May Q can sap some pics as the project develops.

What floor does your friend live on and in what direction does he face? It might be nice to get some updates of Met2 from that perspective. I called the property manager of Marina Blue again a few weeks ago about updating Met2 from Marina Blue, but he said there were no unsold units on that side that he could use for that.

Well after seeing it more closely on the metromover the next day, I realized what I saw was a platform for the workers to stand on. So nothing's gone up yet, but they're definitely going to build something there.

I ended up in the Loft 2 quantum. Once they start actual construction then I could definitely let you in the building and to the rooftop pool. You could get some great shots from there.

Does anything occupy the commercial space of this, 900 Biscayne, Marquis (I forget if this is even mixed-use), etc? Generally speaking, the upper wall area. What about 50 Biscayne? It's the Mia club and what else?

From Brickell to Downtown it seems no one wants to invest in these commercial spaces for the moment.

The Plaza - a japanese restaurant and petits stores, still, it has a huge empty commercial space
Icon Brickell - still has a couple of empty commercial spaces facing Brickell Key
500 Brickell - empty
50 Biscayne - Mia Club and nothing else
Everglades on the Bay - CVS Pharmacy and nothing else
Marina Blue - empty
900 Biscayne - empty
Ten Museum Park - i'm not sure if it has a commercial space but there's nothing
Marquis - empty

Anyone wanna invest? I live in Brickell and i hate driving for long time to The Gables, Aventura, Doral, South Miami and so on where there's everything!

When The Miami Herald parking lots get developed, hopefully overall life in the area will suffice to allow quality stores and restaurants. Sushi Siam was exclusive to South Beach, and now The Plaza has it. Hopefully we can see more of Collins Avenue hitting Biscayne Boulevard and Brickell Avenue, and Lincoln Road hitting Flagler Street.

It's just such a large volume of misinformation, you hate to respond, but if you don't, people may read those posts and believe them. Just ban the accounts already.

I'm sorry, Roark, but I can't ban them on the basis of what they've said thus far. I've looked over their IP addresses, and there is nothing to nail anybody on there. For the time being, the forum will simply have to ask for their sources, ignore them, or research what they've said for themselves.

optimism from "NYJets305"....:) , i'm with you on this one... biscayne have suffuer alot from none retail shops... there are a few but nothing compare to collins or ocean drive and washington ave...

I called that happening a long time ago, granted marinablue is on my top5 buildings it could have been so much better...another time developers went cheap on us..

Don't blame the developers. Blame the lack of tort reform that has allowed buyers in preconstruction sales to sue the developers, all because they were bored. Chances are, if most buyers held on originally, they wouldn't pay the mortgage and foreclosures would dominate short sales in this tower.

The Miami Heat's new dream team could already be having an impact on the real estate at the Marina Blue condominium across the street from AmericanAirlines Arena.

Sunny Isles Beach investor Sergey Novov paid $2.1 million, or $410 per square foot, for 5,100 square feet of ground-floor retail space, according to a report from CondoVultures.com based on Miami-Dade County records. It is expected to become a restaurant and bar, possibly including a micro-brewery.

The corner space at 888 Biscayne Blvd. is the equivalent of three condo units. Marina Blue sits diagonally across the street from the AAA and the space has sat vacant for nearly two years.

The Marina Blue seller -- 888 Biscayne Holdings LLC with Avra Jain as principal -- originally purchased 40,000 square feet as part of a $14.5 million transaction () dated June 2008 but recorded in October 2008, according to CondoVultures.com.

I MAY HAVE SOME GREAT NEWS!!!

I am sending out a help request to all my SCC friends.

I have heard a rumor that a sales office has been leased in Marina Blue for a new project to be built on the lot just south of Marina Blue. Can someone confirm what is going on! Is it for Paramount Park? I was told the office is located on the south side commercial area of Marina Blue.

you might have just let the cat out of the bag...

it would make sense now that Paramount Bay is behind them to start pre-selling Paramount Park. They can read the tea leaves, they see Marquis is over 80 percent gone and they realize if they move fast and quiet they can beat the developer rush of the next South America driven downtown/brickell boom which is basically already starting. :banana:

I bet that they launch sales with a similar deposit scheme as mybrickell and brickel lhouse requiring a very large percentage of money up front before they start building...
