The European hotel chain Kempinski will open its first Thai property, the Siam Kempinski Hotel Bangkok, in June.

An artist’s rendering shows the Siam Kempinski, which expects its prime location to help it command room rates from 7,900 baht a night.

The hotel has been built at a cost of about 4 billion baht, higher than an earlier projection of around 3 billion. The property is owned by Kempin Siam Co, whose shareholders are Al Manar Limited, an investment arm of the Bahrain government; the SET-listed developer Natural Park Plc; and Royal Wealth Holdings, a joint venture between Al Manar and CPB Equity Co, part of the Crown Property Bureau.

Located behind the Siam Paragon shopping centre, the property consists of a 303-room luxury hotel and 98 serviced apartments, which are marketed as Kempinski Residences Siam. It seeks a 50:50 ratio of leisure and corporate clients. Its main leisure market will include tourists from Asia including Singapore, Hong Kong, South Korea, and Japan. Its main corporate market will be meeting and incentive guests.

Domestic social events such as wedding parties, product launches and press conferences are also expected to be important revenue contributors.

Jee Hoong Tan, director of sales and marketing of Siam Kempinski Hotel Bangkok, said the property's strong points were its prime location and the fact that it was a new brand for Thailand.

As a new hotel brand, Siam Kempinski aims to offer guests a new experience of European sophistication and fine Thai hospitality.

"We believe Asian tourists love shopping and this is our advantage. To attract them, we will promote the destination as our key strategy. We will tell them what they will get when they travel to Thailand. Thailand is a value-for-money destination," he said.

The hotel expects an average occupancy rate in the first year will be higher than the average for hotels in the capital.

Mr Tan said the hotel would stage promotional roadshows in the Middle East, China, and the United States this year. It will add more value to its packages to attract customers, such as free dinners and spa discounts. Room rates will start from 7,900 baht per night.

"We aim to bring together the best of the East and the West and create an affluent sanctuary in the heart of the city," said Thomas Klippstein, the hotel's general manager. "The hotel will showcase its standards and traditions in outlets such as the Brasserie Europe, for European cuisine, and the Thai restaurant Sra Bua, for example."

The property will also feature a 900-square-metre ballroom, six small function rooms, a rooftop spa, and a children's club.

The 113-year-old Kempinski Hotel group now owns and operates 62 hotels worldwide, including eight in Asia, 30 in Europe, 14 in the Middle East and 10 in China. This year, it will focus on the Middle East, China, and Europe.

The 98 boutique serviced apartments of the Residences adjoin the new 303-room luxury hotel in the centre of the Thai capital. The 303 luxury room, cabana and suite property in the absolute centre of the Thai capital is Kempinski's 64th iconic property worldwide. Kempinski, headquartered in Geneva, was established in 1897 in Berlin and is today Europe's oldest luxury hotel brand.

"Kempinski is delighted to open such a magnificent property in the heart of what many people consider to be Asia's most vibrant and colourful city," said Kempinski President and CEO, Mr. Reto Wittwer, who was in Bangkok for the hotel's soft opening reception.

"Kempinski's commitment to excellence means that we choose our hotel developments very carefully," he said. "I'm optimistic that the Siam Kempinski Hotel Bangkok with its strategic location and beautifully appointed facilities will become one of Kempinski's more sought after and acclaimed properties."

The Siam Kempinski Hotel Bangkok, which is adjacent to the Siam Paragon lifestyle mall, is unique due to the hundreds of Thai art works commissioned and visible throughout the property. All rooms look onto large tropical landscaped gardens with extensive water features and three saltwater swimming pools.

The hotel's European heritage is evident in the signature Brasserie Europa fine dining restaurant, the T Lounge and the 1897 whisky bar and cigar court. The Sra Bua modern Thai dining restaurant and Kempinski The Spa will open in a few weeks' time.

The real site is more fascinating than my burly pics( BB Bold is not a good phone to take a photo at all), especially the details of their decoration are very impressive.

นายเรโต้ วิตเวอร์ ประธานและประธานกรรมการบริหาร โรงแรมเคมปินสกี้ กล่าวว่า ปัจจุบันเคมปินสกี้รับบริหารโรงแรมทั้งหมดทั่วโลกซึ่งได้เปิดไปแล้ว 65 แห่ง และในปีหน้าเตรียมจะเปิดอีกราว 6-7 แห่ง โดยภายใน 2-3 ปีนี้ เตรียมเปิดโรงแรมอีกราวกว่า 60 แห่ง ซึ่งจะทำให้เคมปินสกี้มีโรงแรมภายใต้การบริหารทั้งหมด ราว 113 แห่ง ซึ่งเท่ากับอายุของเคมปินสกี้นับตั้งแต่เริ่มบริหารงาน ในค.ศ.1897
ทั้งนี้เคมปินสกี้รับบริหารโรงแรมมาเป็นเวลาราว 113 ปี และมีโรงแรมราว 113 แห่ง และต่อจากนี้ไปจะมองการรับบริหารงานเพิ่มตามจำนวนปีของเคมปินสกี้ ประกอบกับการที่เคมปินสกี้เป็นโรงแรมในระดับลักชัวรี การจะเปิดโรงแรมแต่ละแห่งต้องถูกที่ถูกทาง ซึ่งต้องมีการคัดเลือกสถานที่อย่างดีที่สุด อย่างเช่น การเปิดโรงแรมในกรุงเทพฯ เอง ก็ได้มีการเลือกและศึกษาข้อมูลราว 20 ปี รวมถึงเคมปินสกี้จะไม่เน้นปริมาณในการรับบริหารโรงแรม แต่จะมองไปที่คุณภาพแทน
ทั้งหลักเกณฑ์ในการเลือกรับบริหารโรงแรม โรงแรมนั้นต้องเป็นที่หนึ่ง ทั้งในด้านสถานที่และความลักชัวรี ซึ่งบางครั้งก็มีคนติดต่อเข้ามาเองด้วยโอกาส สำหรับการรับบริหารนั้น มีหลายภูมิภาค แต่ด้วยความที่เป็นแบรนด์เก่าแก่ของยุโรป จึงโฟกัสไปที่ยุโรปและตะวันออกกลาง ตามหัวเมืองต่างๆ รวมถึงในเอเชียเอง โดยมีโรงแรมเคมปินสกี้ในจีนขณะนี้ราว 12 แห่ง แต่ภายใน 2 ปีนี้ จะมีเพิ่มเป็น 25 แห่ง
ส่วนในอนาคตก็มองการขยายมาที่เอเชียตะวันออกเฉียงใต้ ซึ่งเมืองที่มองเป็นอันดับแรกคือสิงคโปร์ นอกจากนั้นก็จะมองไปที่กัวลาลัมเปอร์ มาเลเซีย, โฮจิมินห์ เวียดนาม, ไซ่ง่อน และพนมเปญ กัมพูชา โดยขณะนี้ก็เปิดโอกาสให้คนที่สนใจติดต่อเข้ามา

สำหรับก่อนหน้านี้ที่มีแผนว่าเคมปินสกี้จะรับบริหารโรงแรมแถวเขาหลัก จ.พังงานั้น ขณะนี้พับโครงการไว้ก่อน เพราะเมื่อไปดูโลเกชันและส่วนประกอบอื่นๆ แล้ว พบว่ายังไม่เหมาะสมกับภาพลักษณ์และตำแหน่ง (Positioning) ของเคมปินสกี้ เพราะสิ่งสำคัญคือโรงแรมและโลเกชันต้องแมตชิ่งกัน
ปัจจุบันสำหรับโรงแรม 5 ดาวในกรุงเทพฯ มี 2 กลุ่มคือ กลุ่มโรงแรมริมน้ำ และกลุ่มโรงแรมในเมือง ซึ่งโรงแรมสยาม เคมปินสกี้ เป็นโรงแรม 5 ดาวกลุ่มในเมือง พร้อมทั้งมีโลเกชันที่ดี ตั้งอยู่หลังศูนย์การค้าสยาม พารากอน และอยู่ใกล้รถไฟฟ้าสยาม มีคอนเซ็ปต์อยู่ที่ความเป็นยุโรป หรือ "Europian Flair" ซึ่งเป็นการนำวัฒนธรรมยุโรปมาผสมผสานกับวัฒนธรรมไทย ทั้งในด้านการตกแต่งและการบริการ
ด้านการบริหารโรงแรมสยามเคมปินสกี้ เนื่องจากเป็นโรงแรมในระดับลักชัวรี จึงจะไม่มีการดัมพ์ราคาลงมา แต่จะมีการเพิ่มมูลค่าเข้าไปแทน เพราะถ้าโรงแรมมีการตัดราคากันเองจะทำให้ระบบธุรกิจเสียไป เพราะการตัดราคาไม่ใช่การแก้ปัญหา ยิ่งทำให้โรงแรมไม่มีคุณค่า ทั้งนี้สยามเคมปินสกี้มีการขีดราคาที่เหมาะสมของโรงแรม ซึ่งราคาต่ำไปก็ไม่ดี แต่ถ้าสูงไปก็จะไม่มีตลาดรองรับ โดยจะเอาโปรดักต์เป็นตัวตั้งมากกว่า ซึ่งราคาห้องพักเฉลี่ยของสยาม เคมปินสกี้ตั้งไว้ที่ 8,000 บาท ทั้งนี้กลุ่มเป้าหมายในด้านห้องพักจะเป็นชาวต่างชาติมากกว่าคนไทย แต่ห้องอาหาร หรือส่วนอื่นๆ เช่น การจัดงานประชุมหรือสัมมนา จะเป็นลูกค้าคนไทย
สำหรับทิศทางของธุรกิจโรงแรมในไทยนั้น เมืองไทยมีข้อดีหลายอย่าง เช่น มีสายการบินบินตรงเข้ามา ทั้งในกรุงเทพฯ และเมืองหลัก อย่าง ภูเก็ต, สมุย, มีอาหารอร่อย แหล่งท่องเที่ยวที่ดี แต่เมื่อเกิดสถานการณ์ความไม่แน่นอนทางการเมืองขึ้น ย่อมมีผลกระทบต่อการลงทุนและต่อธุรกิจ ทั้งนี้ ต้องอย่าลืมว่าคนที่เดินทางเข้ามาเมืองไทย มี 2 กลุ่มหลักคือ กลุ่มที่เดินทางมาเพื่อธุรกิจ กลุ่มนี้จำเป็นต้องเดินทาง ในขณะที่กลุ่มเลเชอร์ หรือนักท่องเที่ยวที่เดินทางมาพักผ่อน มีทางเลือกที่จะเดินทางไปที่อื่นที่เขามั่นใจกว่า
อย่างไรก็ดี ธุรกิจโรงแรมก็ขึ้นอยู่กับสถานการณ์รอบด้านด้วย เช่น การเมือง เศรษฐกิจ ที่กระทบทั่วโลกอยู่แล้วแต่แบรนด์ "เคมปินสกี้" ก็มีจุดเด่นในด้านที่เป็นเครือโรงแรมเก่าแก่ อีกทั้งเคมปินสกี้เป็นแบรนด์ที่รับบริหารโรงแรม 5 ดาวอย่างเดียว ไม่ได้ทำธุรกิจอย่างอื่น จึงจะมีความเชี่ยวชาญโดยตรง รวมถึงโรงแรมเคมปินสกี้ของแต่ละสถานที่มีความโดดเด่นในแบบที่ปรับให้เข้ากับ ท้องถิ่นนั้นๆ โดยนำความเป็นยูโรเปี้ยนมาผสมผสานกับท้องถิ่นนั้นๆ ตามสโลแกนที่ว่า "An Individual Correction" เหมือนกับที่นำความเป็นยูโรเปี้ยนมาผสมผสานกับความเป็นไทย ของโรงแรมสยาม เคมปินสกี้ รวมทั้งตั้งเป้าภายใน 1-2 ปีนี้ โรงแรมสยาม เคมปินสกี้ จะเป็นโรงแรม 5 ดาว อันดับหนึ่งในกรุงเทพฯ

ในส่วนจุดขายของโรงแรม คือการมีโลเกชันที่ดี อยู่ใจกลางเมือง ประกอบกับมีห้องอาหาร "สระบัว โดย กิน กิน" ที่ได้รับรางวัลมิชิลิน สตาร์ ซึ่งมีเพียง 2 ร้านทั่วโลกที่ได้รับรางวัล คือ ร้าน "น้ำ" ที่ลอนดอน และร้าน "สระบัว โดย กิน กิน" ของสยาม เคมปินสกี้ อีกทั้งมีห้องบอลรูมขนาด 900 ตารางเมตร สามารถจุได้ 1,200 คน
รวมถึงการที่ห้องพักทุกห้องสามารถมองเห็นสวนที่รายล้อมด้วยน้ำ โดยมีห้องพักแบบ "Cabana" จำนวน 11 ห้อง และห้องแบบ "Duplex" หรือห้องแบบ 2 ชั้น จำนวน 11 ห้อง ที่สามารถเชื่อมต่อกับสระว่ายน้ำที่อยู่บริเวณสวนโดยตรง ที่สำคัญคือการมี "เลดี้ อิน เรด หรือหญิงสาวในชุดแดง" ซึ่งเป็นหนึ่งในสัญลักษณ์ของโรงแรมในเครือเคมปินสกี้ทั่วโลก ที่จะคอยให้บริการคำแนะนำและคอยช่วยเหลือลูกค้าของโรงแรม
ด้านการตอบรับของลูกค้ามีมาตั้งแต่ช่วงซอฟต์โอเพนนิง ถือว่ามีการตอบรับดีมากขึ้นเรื่อยๆ โดยขณะนี้มีลูกค้าจากตลาดเอเชีย เช่น สิงคโปร์ ฮ่องกง จีน รวมถึงยุโรป และตะวันออกกลาง ที่เข้ามาเพิ่มเรื่อยๆ ทั้งนี้เพราะคนเอเชียและตะวันออกกลางนิยมการช็อปปิ้งมาก ซึ่งเคมปินสกี้ก็สามารถตอบโจทย์ได้อย่างดี รวมถึงช่วงเดือนนี้คาดว่าจะมีลูกค้าจากตลาดตะวันออกกลางเข้ามาจำนวนมากขึ้น เนื่องจากสิ้นสุดเทศกาลถือศีลอดแล้ว
อีกทั้งเนื่องจากโรงแรมจะไม่ใช้กลยุทธ์ในการลดราคา แต่จะมุ่งไปที่การเพิ่มมูลค่าแทน เช่น อภินันทนาการอินเตอร์เน็ต มินิบาร์ และเครื่องทำกาแฟในห้องพัก เป็นต้น ซึ่งจะเน้นการใส่มูลค่าเข้าไปในห้องพักมากขึ้น สำหรับกลยุทธ์อื่นๆ ต้องค่อยๆ เป็นค่อยๆ ไป ต้องสร้างการรับรู้หรือ Brand Awareness ให้ได้เสียก่อน ให้เกิดการรับรู้ในแบรนด์ใหม่ว่ามีเคมปินสกี้มาอยู่ตรงนี้แล้ว โดยจะมุ่งเน้นไปที่การมีเซลส์ออกไปนำเสนอ สร้างการรับรู้ว่ามีสยามเคมปินสกี้ในไทย ประกอบกับการทำโฆษณาออกตามสื่อต่างๆ ทั้งภาษาไทย อังกฤษ และญี่ปุ่น โดยจะดูว่าตลาดใดที่ตอบรับกลับมาดี รวมถึงการมีเว็บไซต์ www.kempinski.com และ Social Media ต่างๆ เช่น เฟซบุ๊ก ทวิตเตอร์ ที่จะคอยให้ข้อมูล และอัพเดตข่าวสารทั่วไป
รวมถึงการกระตุ้นตลาดโดยการออกโปรโมชัน นับตั้งแต่ช่วงซอฟต์ โอเพนนิง จนถึง 31 ตุลาคมนี้ ได้มีการทำโปรโมชัน ห้องดีลักซ์ในราคา 7,900++ บาท ต่อห้องต่อคืน อยู่ 3 คืน จ่าย 2 คืน ซึ่งหลังจากเดือนตุลาคมไปแล้วก็จะมีการออกโปรโมชันตัวใหม่ รวมทั้งทำโปรโมชันร่วมกับห้องอาหารสระบัว โดย กิน กิน ซึ่งเป็นห้องอาหารไทยในสไตล์ Fine Dining เสิร์ฟอาหารในเซตเมนู 19 ตัว ในราคา 2,900++ บาท โดยเซตอาหารจะเปลี่ยนไปทุกๆ 3 เดือน
นอกจากนี้ยังมีโปรโมชันร่วมกับบัตรเครดิตซิตี้แบงก์ สำหรับลูกค้าที่มาทานอาหารที่ห้องอาหาร "Brasserie Europa" ซึ่งเมื่อทานครบ 4,200 บาท จะได้รับสิทธิ์พักฟรี 1 คืน หรือเมื่อทานครบ 6,000 บาทจะได้รับสิทธิ์พักฟรี 2 คืน ซึ่งโปรโมชันนี้เริ่มตั้งแต่เดือนกันยายนนี้ถึง 30 พฤศจิกายนนี้ โดยได้รับการตอบรับจากลูกค้าดีมากขณะที่กลุ่มลูกค้า

FAB FAB hotel and interiors...had cocktails there the other evening in the garden, very stylish, and very quiet, though they could do with some citronella candles as you did get bit .... and cocktail prices...way too much, even by Western standards, x2 cocktails inc tax and service charge = 980 bht !!!! yaoooowww !!! apart from the shock of the price the interior is stupendous...

i preferred the restaurant , not the one closest to the lobby (though that is nice too) the other one...both designs however are much more classically japanese/zen with dark woods and very geometric scupltural format rather than the floral chinese space shown here above.......

Kempinski eyes 3 more hotels in region

Kempinski plans to manage two more hotels in Thailand and one in Bali as part of its regional expansion while aiming to make the Siam Kempinski Bangkok's top money-spinner this year.

The Germany-based group is conducting a feasibility study on hotels in Samui and Hua Hin, with a decision expected midyear.
"It could be one or two or no properties in the South, depending on the study," Holger Schroth, general manager of the Siam Kempinski Hotel, said yesterday.

The group also plans to open its second hotel in Indonesia by 2013 at one of the popular attractions in Bali.

It has only two properties in the region, in Bali and in Bangkok. The Siam Kempinski opened last September with 303 hotel rooms and 98 residential units.

The group is now intent on building brand awareness in Asia, especially Hong Kong, Singapore and Japan, after achieving recognition in Western markets.
The Siam Kempinski is targeted to become the top hotel in the Siam Square and Ratchaprasong area in terms of revenue per available room, or revpar, and average daily rate, or ADR.

The property's ADR is Bt5,800, with the priciest room going for Bt350,000.
Revpar started at Bt2,400 last year and should go up to Bt3,400 this year, while average occupancy was 38 per cent and should rise to 61 per cent.

Last year, 60 per cent of its guests were from the leisure market and 40 per cent from the international corporate market. The hotel wants to increase the corporate market to 50 per cent this year.

Its residential occupancy is expected to rise from 55 per cent to 77 per cent.
"Bangkok's hotel industry is facing continued challenges in terms of oversupply and also the prospect of still more projects coming on stream in the latter part of the year. However, at the quality end of the market, discerning leisure and corporate travellers are finding excellent value for money," Schroth said.

With more than 64,000 registered hotel rooms, the Bangkok market is expected to see a period of correction as oversupply is taken up and the relative political stability continues.

However, the hotel does not worry much about the political situation and the area that may be occupied by red-shirt protesters in the near future as it is fairly far away compared with other hotels nearby.

At its strategic location in the heart of the tourist zone, the hotel is battling for business with other luxury hotels, including the Grand Hyatt Erawan, Four Seasons and InterContinental. It is also competing with the Conrad and Sukhothai, which are offering long-haul stays, Schroth said.

นายโฮลเกอร์ ชร็อธ ผู้จัดการทั่วไป โรงแรมสยาม เคมปินสกี้ กรุงเทพฯ กล่าวว่า ในปี 2554 นี้ โรงแรมจะเปิดให้บริการอย่างสมบูรณ์เป็นทางการอีกครั้ง ด้วยห้องพัก 303 ห้อง และเรสซิเดนท์ รองรับผู้พำนักระยะยาว อีก 98 ห้องพัก รวมทั้งพื้นที่ห้องอาหารและสปา หลังจากเปิดให้บริการไปบางส่วนตั้งแต่ไตรมาสที่ 3 ของปีที่ผ่านมา ซึ่งยังคงมีผลกระทบจากการเมืองใจกลางกรุงเทพ

โดยการเปิดให้บริการของโรงแรมหลังจากนี้นั้น แม้จะยังมีสถานการณ์การเมืองและการประกาศชุมนุมในย่านราชประสงค์ต่อเนื่อง ซึ่งเชื่อว่าจะทำให้โรงแรมในย่านทั้งหมดได้รับผลกระทบใกล้เคียงกัน แต่เชื่อว่า แผนการตลาดในการนำเสนอสินค้าและการตลาดของสยาม เคมปินสกี้ จะทำให้โรงแรมมีรายได้ต่อห้องพัก (Revenue per available room) สูงเป็นอันดับ 1 ในย่านราชประสงค์ในปีนี้ ในระดับ 3,400 บาทต่อห้อง จากราคาเฉลี่ยห้องพัก 5,800 บาท จากปีที่ผ่านมีอัตรารายได้ต่อห้องพัก 2,400 บาทต่อห้อง ซึ่งยังสูงกว่าตลาดโรงแรมย่านราชประสงค์ที่มีอัตรารายได้ต่อห้องพักเฉลี่ย ต่ำกว่า 2,000 บาทต่อห้อง เนื่องจากปัญหาการเมืองทำให้มีการลดราคาและปิดให้บริการชั่วคราวในหลายโรงแรม

ทั้งนี้ในส่วนของอัตราการเข้าพักนั้น โรงแรมตั้งเป้าหมายอัตราการเข้าพักใน2554 สำหรับโรงแรมกว่า 61% และสำหรับเรสซิเด้นท์ 75% จากปีที่ผ่านมาซึ่งโรงแรมมีอัตราห้องพักเฉลี่ย 38% เนื่องจากยังเปิดให้บริการห้องพักไม่ครบ โดยเปิดให้บริการห้องพักเพียง 200 ห้อง มีอัตราเข้าพักจากห้องพักที่เปิดบริการ 70-80% และในส่วนเรสซิเด้นท์เปิดให้บริการ 46 ห้องจาก 98 ห้อง มีอัตราเข้าพักเฉลี่ย 55%

“ความท้าทายของปี 2554 สำหรับโรงแรมกลางกรุงเทพ ยังคงมีทั้งการเมือง การแข่งขันของโรงแรมเชนใหญ่ในพื้นที่เดียวกัน ทำให้ต้องมีแผนการทำงานที่ดี โดยเฉพาะการทำการตลาดและประชาสัมพันธ์เพื่อฟื้นฟูสถานการณ์”นายโฮลเกอร์ กล่าว
ด้านนายจี ฮุง ตัน ผู้อำนวยการฝ่ายขายและการตลาด กล่าวว่า ในปีนี้โรงแรมจะมีการทำการตลาดที่มากกว่าปีที่ผ่านมา เน้นการสร้างการรับรู้ผ่านสื่อ ด้วยการจัดแฟมทริปเชิญสื่อต่างประเทศ โดยเฉพาะในเอเชียเข้ามาสำรวจโรงแรมและพื้นที่กรุงเทพทุกๆเดือน เพื่อให้เกิดความมั่นใจในการเข้ามาท่องเที่ยวและใช้บริการ ในช่วงที่ประเทศไทยยังมีข่าวเรื่องปัญหาการเมืองอยู่ รวมทั้งจัดโปรโมชั่นในทุก 3 เดือน ให้สอดคล้องกับฤดูกาลท่องเที่ยว โดยการลดราคาและเพิ่มการบริการ

“ในปีนี้การตลาดยังคงต้องเข้มข้นกว่าปีที่ผ่านมาที่มีปัญหาหลายโรงแรมโดยเฉพาะในย่านราชประสงค์จะแข่งขันอย่างรุนแรงด้วยโปรโมชั่นต่างๆ เพราะปีนี้เป็นปีแห่งการฟื้นความเชื่อมั่น และขณะนี้เองต่างชาติยังกังวลต่อสถานการณ์การเมือง และการท่องเที่ยวไม่เพียงดูแต่เป้าหมายปลายทาง แต่เรื่องความมั่นใจความปลอดภัยก็มีความสำคัญ ปัจจัยนี้ก็ยังทำให้โรงแรมยังอาจต้องอาศัยกลยุทธ์ด้านราคาและการทำโปรโมชั่นเพื่อจูงใจ และยังไม่มีการปรับเพิ่มราคาห้องพัก ใช้การประชาสัมพันธ์ผ่านแฟมทริปเพื่อดูสถานการณ์การท่องเที่ยวจริงแทนการซื้อโฆษณา”นายจี ฮุง กล่าวและว่า

หรับตลาดที่มุ่งเน้นในปีนี้ คือตลาดนักท่องเที่ยวเอเชีย จะเป็นกลุ่มลูกค้าที่มีระยะเวลาพำนักสั้นหรือราว 1.7 วันต่อคน แต่ถือว่าได้รับผลกระทบด้านเศรษฐกิจน้อยกว่ายุโรป โดยมุ่งเข้าไปเจาะกลุ่มองค์กรในการจัดประชุมสัมนา โดยตั้งเป้าหมายที่จะเพิ่มสัดส่วนลูกค้าจากที่เคยมีสัดส่วนลูกค้าเพื่อการพักผ่อนเป็นหลัก 60% และกลุ่มองค์กรและไมซ์ 40% เป็นสัดส่วนที่เท่ากันทั้ง 2 ส่วนในปีนี้ โดยปัจจุบันลูกค้าหลัก72%เป็นตลาดเอเชีย

อย่างไรก็ตาม ขณะนี้โรงแรมมียอดการจองล่วงหน้าในช่วงเทศกาลสำคัญในระดับที่ดี โดยเฉพาะในช่วงตรุษจีน เริ่มมีนักท่องเที่ยวจองแล้ว 90% ส่วนใหญ่เป็นนักท่องเที่ยวจากฮ่องกงซึ่งนิยมการช้อปปิ้ง ขณะที่ช่วงวาเลนไทนส์นั้น ล่าสุดโรงแรมเตรียมออก โปรโมชั่น ห้องพักริมสระว่ายน้ำสำหรับ 2 คน มูลค่า 29,000 บาท พร้อมอาหารเช้า 2 มื้อ และอาหารเย็น 1 มื้อและการบริการพิเศษ เช่น การจัดดอกไม้ และพื้นที่รับประทานอาหารเย็นส่วนตัวริมสระน้ำ เพื่อกระตุ้นการเข้าพักในช่วงเทศกาล
สำหรับเครือเคมปินสกี้นั้น ขณะนี้อยู่ในระหว่างพิจารณาเข้าไปบริหารโรงแรมอีก1-2 แห่ง ในภูเก็ตและหัวหิน อีกด้วย

Looks like a fortress or prison. Hardly any windows.

I think most of the windows face in-ward to the central green and watery courtyard for an oasis-in-the-city effect :okay:

Is there a bridge connecting this hotel directly to Paragon?

I was just recently at THE WORLD/GINGER buffet at 24th floor Centara and we were seated right at the window overlooking the connection between Kempinski and Siam Paragon..

I dont remember seeing a connecting bridge, but it was just a small street crossing used by many shoppers (with hotel staff carrying giant umbrellas following you across like you were a delicate majaraja, sultan or emir from a puny pampered principality...

no bridge needed
you just cross the road

^^ Haha.. I see. Very efficient indeed. 300 baht a day is of-course much less than a connecting bridge. :P
