The Project will be built on a huge land of a minimum surface area of 231,803 sqaure meters, segregated into several plots, on which different real estate projects are to be developed.
the project would encompass hotel, hotel suits, 25 residential units, 20 residential buildings, 8 office towers, one shopping mall, and small entertainment & commercial units.

Actually the scope has been increased considerably. Plot size is now 770,000 square metres and project value is $5.5 billion.

I have learned that this is a preliminary design and its not under construction now .. the real thing will not look like this.

تعكف شركة خباري القابضة على إنجاز تنفيذ مشروع مدينة خباري الفحيحيل المعماري والمتعدد الأغراض وبنيته التحتية والذي ستبلغ كلفته الإجمالية نحو 450 مليون دينار وعلى أرض مساحتها تبلغ نحو 232.000 متر مربع جنوب مدينة الكويت.
وأوضح مساعد المدير العام لشركة خباري القابضة المهندس بدر الشطي: أن المشروع الذي أنجزت الشركة دراساته وتصاميمه ومخططاته من أكبر المشاريع العقارية في الكويت إن لم يكن أكبرها على الإطلاق حيث سيوفر 2500 وحدة سكنية ستساهم في حل المشكلة الإسكانية المزمنة وخاصة في منطقة جنوب مدينة الكويت والتي يتوقع أن تشهد مزيدا من الاحتياجات السكنية بعد أن تمت موافقة الحكومة على إنجاز عدد من المشاريع الكبرى، مما سيتطلب المزيد من المساكن وخاصة للعاملين في هذه المشاريع للحد من الضغط الذي تواجهه العاصمة والمناطق الداخلية التي تعاني أصلا من تفاقم وأزمة إسكانية مزمنة.
وأضاف الشطي: إن مشروع مدينة المستقبل «خباري الفحيحيل» يهدف إلى إنشاء مدينة عصرية متكاملة ولا يقتصر على إنشاء وحدات إسكانية بل ستقوم الشركة بإنشاء البنية التحتية للمشروع من طرق ومجمعات للمكاتب المهنية والتعليمية ومراكز تسوق وحدائق وممرات آمنة وتوفير الخدمات اللازمة التي سيحتاجها سكان المدينة من عيادات طبية متخصصة ملحقة في مستشفى حديث وحدائق وطرق، كما سيتم توفير مواقف تحت الأرض لنحو 1500 سيارة للمساهمة في حل المشكلة المرورية أو أية اختناقات قد تحدث مستقبلا في المنطقة.
كما ان ابنية المدينة بأكملها تتمتع بنظام الابنية الذكية التي من شأنها السيطرة على المناخ الداخلي للمدينة والتحكم بنظم الاتصالات والأمن.
وأكد أن مشروع مدينة خباري الفحيحيل يشتمل على أقسام رئيسية ثلاثة، الأول ويضم الأبراج السكنية والمكاتب المهنية والمستشفى، والقسم الثاني مبنى لفندق من الدرجة الأولى والذي يشتمل على مركز لرجال الأعمال وقاعات للمؤتمرات والمعارض والأنشطة الأخرى، والقسم الثالث هو مشاريع البنية التحتية من مواقف سيارات وخط قطار كهربائي وحديقة عامة أعدت لها «خباري» خططا هندسية لتأهيلها وتطويرها ولخلق بيئة صحية لسكان المدينة ومستخدمي مرافقها.
وأضاف أن الشركة أولت اهتماما خاصا بموضوع احتمالات تزايد الطلب وللحد من ارتفاع استهلاك الماء والكهرباء في المستقبل حيث تم اعتماد كسوة خارجية لمعظم مباني المدينة بطريقة مبتكرة تستخدم الألواح «الكهروضوئية» التي تتسم بأناقة الشكل وحسن المنظر لأغراض الإنارة الليلية وتسخين المياه مما سيقلل من الاعتماد على محطات توليد الطاقة الكهربائية، كما سيتم استخدام تقنيات متطورة وفق نظم خاصة بتصريف المياه للحد من هدر المياه وترشيد استهلاكها مما سيوفر نحو 30 ـ 40% من استهلاك المياه ويخفف الضغط على محطات مياه التحلية.
ونوه الشطي بتوافق المشروع مع البيئة واصفا إياه بأنه صديق للبيئة وخاصة أنه يستخدم نظام معالجة النفايات القائم على مبدأ التفريغ ذي التكنولوجيا المتقدمة لشفط النفايات من المواضع المخصصة إينما وجدت إلى موقع مركزي يتم فيه حفظها بقوالب صلبة، كما سيقي المدينة من أية تلوثات ومناظر عربات القمامة المؤذية وما تنفثه من روائح كريهة، مشيرا إلى أن هذا النظام يقوم بعزل وفرز النفايات الصلبة كالزجاج والبلاستيك ومعادن وغيرها، وأن الحديقة العامة للمشروع والمساحات الخضراء فيه تؤكد صداقة المشروع للبيئة وتوفر ساحات وممرات خاصة للمشي وممارسة الرياضة.
وفي مجال استخدام المزيد من التكنولوجيا المتطورة قال الشطي أن مدينة المستقبل ستقوم بإنشاء ممر مظلل يخترق المدنية وطوله نحو 2 كم يبدأ من شاطىء الخليج شرقا حتى حدود المدينة غربا، وسيوفر مزيدا من الأماكن الآمنة والتي تجنب السكان الظروف المناخية القاسية، كما تجري الدراسات لعمل أول قطار كهربائي في الكويت يعمل على ربط وحدات المشروع المختلفة ليسهل التنقل فيما بينها، ومن الممكن ربطه مستقبلا بأي شبكة تنشئها الدولة خارج المشروع..

I love this project and what I love most about it is the fact that it is environmentally friendly. I mean how it uses solar panels for water heating and how it will use recycling centres is just great !

Has the location of this project changed ? Because in the initial masterplan khabary city was located opposite to Mina Al Ahmadi which is not shown on the last render :)

According to the Monarch Hotels website (http://www.themonarchhotels.com/monarch_fahaheel.htm) this building will be a Monarch hotel which will be 170m high and will contain 200 suites and 300 rooms. It will also be linked to a convention centre and one of the largest malls in Kuwait. The hotel will also contain a pool and a health club at the eastern edge of the hotel.

Words fail me. This is more than amazing. The way the buildings are designed to go along with the environment is a new technique in Kuwait, and I really hope this will not be the last project to encompass the environment in its plans. Really hope this gets constructed quickly, and can't wait to see it finished.

a few days ago i read in the newspaper alwatan i think, the head of Dar First Holding company stated that they changed the name of the company to khabary holding, and said that the land for the project is purchased and they are going to start construction of this city soon in fahahel near madenat al fahahel project by tamdeen co.

This proposal for a futuristic self contained city, located in Fahaheel just outside of Kuwait City, incorporates just about every bit of infrastructure you could dream of, ranging from hotels, retail, and residential units, to leisure facilities, hospitals and educational establishments. The pioneering 32-storey design, which pushes the boundaries of modernism, also features an undercover walkway designed with new technology to keep temperature cool and stretches from one side of the city to the other.
Designhive, an architectural visualisation agency based in Surrey & Central London, was brought on board to create the branding identity of the city and create a series of stills and animations to present to the government of Kuwait and potential investors. The company’s designers, all of which have architectural and interior design backgrounds, developed the visualisations inside 3ds Max using a mixture of information supplied by the original architects including 2D CAD drawings, hand drawn sketches, and 3D concept models. The VRay lighting plug-in was utilised to produce realistic lighting effects. Texture-based mapping was used to reduce the polygon count in animations and speed up render time on its 60 processor render farm.
“It was important for the client that the animations were of the same quality as the stills produced and we achieved this on the project using ‘Combustion’ to composite layers within a sequence of rendered frames,” says Janine Tijou, Director of Designhive. “We also composited the model into live aerial footage using a program called Boujou. We’ve been using this product for the last three or four years and it’s becoming a much sought after commodity in our industry having buildings shown in context.” “It is an honour to have been such an important part of an incredibly pioneering project like Khabary,” concludes Janine. “We revelled in the fact that the requirements of this project pushed us and we rose to the challenge with relish; the end result is one which presents Khabary as a future city with vibrant community and many economic reasons to justify the scheme. It’s a powerful set of dual language animations.

chix love, was it really smaller in size, it can't be, cuz the land size is the biggest land in q8 owned by the private sector(about 250,000m2), i think u better double check on the area of the project

يعتبر هذا المشروع جميل جدا ولكن مشاريع شركة أدنك - المالكة للمشروع - وهي شركة تابعة لشركة دار الإستثمار لم ينجز منها أي مشروع حتى الآن بالكويت ويلاحظ أن شركة دار الإستثمار تركز في مشاريعها العقارية خارج دولة الكويت مثل مشروع جزر أوكيانا في نخلة الجميرا بدبي وأبراج الجميرا في نفس المنطقة

yeba i know they didn't start with capital tower yet, it's cuz of some things that need 2 be done from the municipility(al baladia), and u know the beaurocracy, and that's what's making the project so slow, just like the haratige village
