Too many sharks in the marina! Talking of swimming, do you think it will be possible to cross over the marina easily from marina promenade or bay central etc. to the mall ? There was talk of a water taxi service before ?

i'd expect there will be some kind of transportatiton service probably with stations at the two yacht clubs, the marina mall and somewehre on the JBR side.

if not, i am going to make a lot of money with such a business.

extension of extension looks like a small marina for docking berths. Perhaps partly for a boat taxi service to the gourmet tower ?

There is a big difference between enjoying a fine champagne, irish coffee or whatever and getting totally :nuts: :booze: on it. Too much tends to bring out the worst in people but a little does not harm, in fact, in can even be beneficial.

The only reason why we in Europe drink alcohol is that in the 1500's or something the water was really undrinkable. Brewing beer made it not only taste better was cleaner too.

So. The magic is in not overdoing it. :cheers:

I will spend sooo much time and $$ here once it is finished! I am even thinking of just ripping my kitchen out to create extra space since I will be at the gourmet tower every day of the week!

The key for the tower to succeed is the license. A lot of restaurants along marina walk seem to fail because there is none so clients go to the hotel restaurants (My favorite is the Italian at the Ritz Carlton).

Not that I need to have a drink when having dinner but the thought of having a FANTA or a COLA with my lobster is just horrorfying!

Gourmet tower restaurants will be licensed but other Marina ones will not be unless there is a physical connection to a hotel. So some in JBR walk and in the basements of the hotel towers will also be licensed.

I have noticed that they have made 2 curved "islands" by the mall. They are not on the map, but I can see them on Imre's photos 307 and 313, and on Krazy's no. 305. (Thank you Imre and Krazy for posting them).
They are not on Google Earth either, how often is this updated?

Looking at the building on 307 no. 3, and 313 no. 3 on the right, this is the part of the hotel standing in the water (like no. 1 on page 1)? Right?

^^ They are just temporary works to facilitate access during construction. They are just sand bagged and will be removed once complete. The structures will end up over, or in the water.

Naz, you are right - Emaar may well change the name prior to opening, as is their right...only time will tell. However, everyone I know refers to the Marina Mall, and it is in the middle of Dubai Marina, so in my view why change it?

And they are close on compleating the exit lane from SZR that will access the Mall from the tunnel under the road. It was interesting to see that the tunnel will serve as the gate to the parking lot, actually becoming part of the Mall structure itself.

BTW we have to ask that guy working for Meinhard Singapore, if he can get us better renders of the Mall as well as for the height of the Hotel tower. He can tell us perhaps if the company he works with, is or not involved with the Marina Phase 2 in front of TT and MH.

OK - since nobody else has commented - just look at the size of the arch. Ten storeys high...what a structure! Will allow everyone walking along the eastern Marina Walk to see the Mall. Fantastic.

EMAAR is building a new complex next to Marina Phase 1, that comprises Hotel and Shopping arcade. Location is the big empty plot, near the water, in the center of the picture:

ANyway, this Dubai Marina Mall, Hotel, and Office Tower (Plus Gourmet Tower)

The Mall ... is arnd 10 sty
The Hotel and the Office Tower are 36 sty (160.8m height)
then Carpark
Then Gourmet Tower (still amending)

Mall, Hotel and Carpark is going to be the 1st phase and will be connected one to each other.

Office Tower is still under tender... will be 2nd phase

Gourmet Tower .... design stage ... not sure but most prolly will be the last one ...

sorry forgot the rendering tho ... :(

The building on the left is the mall-hotel, and will be 40 stories tall.
The building in the middle is the mall, and will be 6 - 10 stories tall.
The gourmet tower is on the right hand side - ? stories. (The round building?)

Anyway this is the information I got...

yes the mall will be 10th sty .. now still designing the 10th sty after being revised ... (again? lolz) with an attached 4 sty carpark ...

Gourmet Tower ... not much of a design in terms of shape of the building and the shape of the core wall ... but other than the core wall is all diff from the original design .... guess it will take time coz still have to go thru 3rd party checker which is Halcrow

i suppose ill have to agree. i focus on actionscript websites, and it is VERY mediocre in terms of scripting, seems basic abilities used. Not for professional websites would i use several movies in one. seems :(.

^^ The Metro Station is on the other side of the highway and is pretty distant from the mall (both 2 of them actually). The building with the leg on the water is Hotel and Apartment building and is indeed part of the Mall complex.

ahh , maybe more because of this:

that would be too much! if they are going to be fair, it should be around 1000 dhs/sgft.

do you know how the process works. you go before 9am with your number and wait until they call it, or is first come first serve for those who have pre-registered numbers!

Emaar's apartments come with kitchen appliances in the marina, but washing machine and dryer, microwave ovens, and Plasma TV set with DVD player is an addition i guess you get when you buy serviced apartments. but that would not justify a big hike in the price. all in all, they would cost less than 20k.

yeh, it reminds of victorian houses in san francicso, long corridors with bedrooms/living rooms lined up one after the other. but the layout is perfect for studios!!

It is a nice place to live, especially in 5 to 7 years.

The fees will have to be comparable to what is in the Marina already as it is the same master development (Approx AED15/sqft) but I could be wrong.

For the right apartment AED1200/sqft is a very good buy.

Actually washing machine/ dryer (combo) and microwave ovens are included along with oven, fridge and dishwasher. The thing new is Plasma TV and DVD which you can buy for AED 6000 or so.

which will guarantee you almost 100% occupancy rate if you want to rent out as hotel room/short term let! you pay more, but get more in return! you also don't have to worry about any downturn in the real estates market in the future, nor would you have to deal with the 6-month restriction on short term lets!

Registration closed yesterday afternoon with only 400 apartments i guess most of these will be gone before the second session even gets under way at 1pm.

You need a registration number below 300 to be there for the first session at 9am.

Those days when you could register, stand in line all night and get low original prices are gone........Due to whatever reason prices are high even for those buildings that will take 2 years to complete. In fact you could buy ready or almost complete units cheaper in the secondary market than the developers price for off-plan projects.

Also not everything sells like hot cake. If it was so, why would you see adds for some projects day after day for months. Every few weeks a new project or building is coming out. So even if you get late to register, or fail to get what you desire.... just wait a few weeks and you will find something new and exciting.

i guess i don't have to wake up at 7 am on a saturday now to go and get choked by these prices. but this is good news for the marina, it will give a boast to property prices!

Looking at the prices quoted for this building, I dont think you have to wait 5 years.

When I was on holidays in Dubai, long ago....February this year.
I visited Marina, liked it and had to buy, so visited Emaar offices, about 9am.
There were other Europeans there, doing what I was. And I over heard one say, he is buying on behalf of clients and only wanted Marina.
He flew over from (???) and bought 5 apartments.

that's why i was a no show today, even though i had a low 200 number in the morning. investment wise, there are better options around.

this is my second post on this forum and boy am i glad that i found it.
I was at Emaar yesterday for the launch of the serviced apartments they had.
We ended buying 2 1beds for 2.5mil each. Pretty expensive. But im pretty sure it is going to be well manged and pay good rent.

While i was there i met a couple of agents who were offering a bunch of sold out studio apartments. They claimed that they were able to get them because they got "connections", but i really doubt that. I always though it was first come first serve at The Emaar Launches, could this be nothing more than a fallacy? :cheers1:

:bash: I could have got a 1 bedded room apartment also without leaving our house, very dodgy :bash: :ohno:

I thought you could not re-sell any Emaar property until you have paid the second payment !
