Emaar has unveiled Marina Plaza, the only commercial tower planned in Dubai Marina. The 28-storey building forms part of Emaar's Dubai Marina Mall project. Freehold offices go on sale on 12 July 2007. It is scheduled for completion in 2009.

Emaar unveils Marina Plaza at Dubai Marina
Dubai, UAE, July 10, 2007: Emaar Properties has unveiled Marina Plaza, the only commercial tower within the Dubai Marina master-development. The 28-storey boutique freehold Marina Plaza is part of the Dubai Marina Mall complex and sits on an 8-storey podium overlooking the Marina. Investor response is expected to be overwhelming as sales for office space within the tower commences on July 12, 2007.
Marina Plaza at Dubai Marina is scheduled for completion in 2009, and will offer investors the exclusive opportunity to own office space within Dubai Marina, a thriving waterfront neighbourhood located in the heart of Dubai’s new-growth corridor, offering easy access to the Dubai Media City, Dubai Internet City and Knowledge Village.
Marina Plaza is adjacent to the 150,000 sq m Dubai Marina Mall complex that includes the Dubai Marina Mall Hotel & Serviced Residences, the Dubai Marina Mall - a modern shopping and entertainment destination, and an 8-storey tower dedicated to diverse restaurants. In addition to the facilities offered at the Mall and Hotel, the podium of the office tower will have shopping and cafes and restaurants choices that enhance the lifestyle of the business community.
“Marina Plaza at Dubai Marina addresses the increasing demand for business space in Dubai and investors can benefit from being located within one of the most sought-after property developments in the city,” said Mr Saif Al Mansoori, Sales Director, Emaar Properties. “Entrepreneurs can also enjoy easy access to Sheik Zayed Road, the office and the Dubai Metro, a waterfront ambience, advanced office infrastructure and ample podium and basement parking – all within the well-established Dubai Marina residential neighbourhood that has shopping and hospitality components.”
Marina Plaza sports an elegant Meshrebiya style architecture with sparkling glass walls, marble floors, and Arabesque detailing. Investors have the option of doing the interiors to their tastes. To maintain exclusivity, the tower will have over only 160 units, with a maximum of six units per floor, and a full penthouse floor with balconies boasting amazing views over the Marina. All floors will also be available for sale as full floors.
Potential buyers can visit the Emaar Sales Centre at Emaar Business Park, Building 1 on July 12th. They can also visit www.emaar.com or call toll-free, 800-EMAAR (800-36227), for more details.
Dubai Marina is a 50 million sq ft mega project with 11 km of waterfront boardwalk and five marinas that can berth over 500 vessels. A centrepiece of the development is the Dubai Marina Motor Yacht Club, scheduled to open later this year, and offering an array of Marina-related services to members. The club will power Dubai Marina’s concerted efforts to become premier water sports destination.
Emaar is developing seven residential projects within Dubai Marina. Three of them – Al Majara, Al Sahab and The Dubai Marina Towers – have been handed over to residents. Investor response to the four other up-and-coming projects – Dubai Marina Mall Hotel & Serviced Residences, Marina Promenade, Marina Quays and Park Island – has been overwhelming. The master-development has a projected population of 75,000, and there are already several thousands of people living within Dubai Marina.

Dubai: Real estate developer Emaar Properties has unveiled Marina Plaza - the sole commercial tower in the Dubai Marina master-development.
The 28-storey freehold tower is part of the Dubai Marina Mall complex and sits on an eight-storey podium overlooking the marina. Sales for office space within the tower commence on Thursday and the project is scheduled for completion in 2009.
"Marina Plaza at Dubai Marina addresses the increasing demand for business space in Dubai. Investors can benefit from being located within one of the most sought-after property developments in the city," said Saif Al Mansoori, Emaar's sales director.

jarmenkell July 12th, 2007, 02:25 PM Somebody in Emaar must have realised that they can't build this tower in just three months so they changed the completion date to September 2009...

minime July 13th, 2007, 11:17 AM I think that the tall blocks on this project are crap.... The masterplan had low-rise towers near the waterfront, the taller towers behind that. It is sad that of all developers Emaar is the one ignoring this....
Anyway.... The towers look overpriced in my opionion. Esp. if you take the concrete-rot problems into account that plague EVERY dubai development.....
Too expensive if you ask me and think that the only winning move is not to invest into this project....
Alt-Tab July 13th, 2007, 01:18 PM Esp. if you take the concrete-rot problems into account that plague EVERY dubai development.....
Minime,
What is the concrete rot problem? Please point me to the right thread if it has already been discussed elsewhere.

is a short notice. The original artical was in Dutch:
http://www.engineering360.nl/index.php?option=com_content&task=view&id=5052&Itemid=27
Basically it all comes down to Microcracking... or.... rapid concrete deterioration:
http://www.google.nl/search?hl=nl&q=%22Rapid+concrete+deterioration%22&btnG=Google+zoeken&meta=
It's a little off topic in this thread since it applies to all Dubai developments.

minime, that microcracking/rapid concrete deterioration you spoke about, is this solely down to the climate of Dubai... or are there other factors contributing to this problem?
Which brings to mind, I've heard that the foundations of Burj Dubai itself is riddled with cracks... I mean is there any grounds for concern in the long term with a building on this scale? I'm guessing maybe not, because the construction is still full steam ahead up there right? Couldn't see anybody taking those kind of risks... surely not anyway...

Apart from Burj Dubai Mall, Marina Mall is my favourite. I think both these malls have the best locations in Dubai by a mile! And as you mentioned, they are both very accessible by foot (hence avoids using the car and adding to an already quite problematic system, which I feel is very important) and are great additions to their surroundings! So true! And they look great also!

Dubai_Steve September 14th, 2007, 08:35 PM ^^ What is that supposed to mean?
 I think he means this, article from the Times:
‘Chav’ influx drags Dubai down market
http://travel.timesonline.co.uk/multimedia/archive/00208/Chav185_208592a.jpg
Dubai is turning “chavvy” as mass-market tourists overwhelm the emirate, according to a leading travel agent.
“Dubai is quite chavvy. Everyone has been there,” said a Trailfinders spokesman. “It is overdeveloped and colonised by Premier League footballers. But even they are beginning to move on.”
Discerning holidaymakers are turning to Oman, says the company, where UK tourism has quadrupled in the past four years to 125,000 annual visitors: “Oman is much more in touch with its Arabian routes. It is not so westernised. It is more traditional.”
billyboy360 September 14th, 2007, 10:10 PM This project is really flying along. Construction seems to be going 24/7. Whenever I drive past people are working on the site.
Any holiday destination is going to suffer with a certain amount of Chav's as the number of visitors increase. Not spotted man too many Chav's here but Hard Rock is the No.1 place to spot them. (Must be the burger & chips)
GoDubai! September 14th, 2007, 10:29 PM Chav? Never heard the word before. What does it mean or derive from?
Dubai_Steve September 15th, 2007, 01:10 AM ^^ Similar to "White trash" in the US. Read all about them here: http://en.wikipedia.org/wiki/Chav & http://www.chavscum.co.uk/ Real chav's can not afford to go to Dubai, what you see in Dubai are the watered down variety, hence the expression "chavvy".
GoDubai! September 15th, 2007, 05:36 AM Interesting reading (Wikipedia)... Totally new expression to me. It kind of strikes me that many young dishdash-clad Emiratis are chavvy, with their baseball caps, sun shades, mobile phones with earplug and wannabe sports cars. It also reminds me of the expression used to describe young Japanese pseudo-delinquents--Yankees.

The Mall structure is very complicated in places. It's a little hard to see why it could not have been simplified for efficiency.

Harsh...yes, but true nevertheless! Just like to tell it how I see it!
Nope, never been burgled. Anyone dumb enough to even attempt burgling one of my homes will be neatly wrapped in concrete and on their merry way to Shanghai within 24 hours!
But you never know.... You'd really have to talk with my brother Jack about that though.;)

GoDubai! October 15th, 2007, 07:10 PM Although big, I think the hotel tower has a clever design. When viewed from one angle it has a curved section that angles out in a concave fashion from the wall-like portion, making it appear to have a much smaller footprint.

THE DUBAI GUYS October 25th, 2007, 02:51 PM Emaar Malls Group forms JV with Cathay
Emaar Malls Group LLC, a wholly owned subsidiary of Emaar Properties PJSC has signed a joint venture deal with Cathay Organisation, the Singapore-based premier entertainment provider to form Reel Entertainment LLC.
United Arab Emirates: 2 hours, 6 minutes ago PRESS RELEASE
To be based in Dubai, Reel Entertainment LLC will develop and manage all the cineplexes in the shopping malls that Emaar Malls Group plans to develop in the emerging markets of the Middle East, North Africa and the Indian Subcontinent. Initially, Reel Entertainment will open two cineplexes in Dubai within the next year, at The Dubai Mall and the Dubai Marina Mall.
Mr Rashid Zakaria Doleh, Chief Executive Officer, Emaar Malls Group LLC, and Ms Choo Meileen, Executive Director, Cathay Organisation, signed the joint venture agreement in Dubai. Emaar Malls will have 75 per cent stake in Reel Entertainment LLC with the rest to be owned by Cathay Organisation.
Reel Entertainment will open the largest cinema complex in Dubai at The Dubai Mall, one of the world's largest shopping and entertainment destinations. The 'megaplex' will be Dubai's largest cinema with 22-screens and have a total of about 3,000 seats. Covering an area of 110,000 sq ft, the megaplex at The Dubai Mall will feature four VIP halls, one Premier hall, an Arthouse hall and 16 regular halls. The largest, the Premier hall, is ideal for special events and can seat up to 350 persons. Regular halls can seat anywhere from 70 to 250.
'Reel Entertainment will redefine the cinematic experience in our shopping malls by employing the latest in digital audio-visual technology and offering superior service standards including online ticket booking facilities, automated kiosks and box-office counters located throughout our malls,' said Mr Doleh. 'Cathay Organisation is a leading movie entertainment provider in Asia, and the operational expertise they bring will be a valuable asset to our expanding portfolio of international projects. Our initial projects, the megaplex at The Dubai Mall and the cineplex at the Dubai Marina Mall will bring world-class cinematic and entertainment option to the residents of Dubai.'
Cathay Organisation's longstanding and reputable history in the movie entertainment industry will enable Emaar Malls, through Reel Entertainment to create the entertainment platform across the region and confidently deliver and manage world-class cinemas in our shopping malls. Ms Meileen said: 'We are delighted to be the first Singapore exhibitor to go beyond the shores of South East Asia. It is very exciting to enter a new market. We are looking forward to a wonderful partnership with Emaar and it is indeed a privilege to be working with them. We are pleased to be able to showcase what we are best known for; a cinematic experience that would be memorable and distinctively different.'
The Dubai Mall, the flagship project for Emaar Malls Group is a 12.1 million shopper's paradise that will feature 1,200 specialty stores in distinct retail category precincts. It is ideally located in the prestigious Downtown Burj Dubai development, which is also the site for the Burj Dubai tower, the tallest building in the world. The 22-screen megaplex and The Dubai Mall will open late 2008.
The Dubai Marina Mall will be the shopping and entertainment hub for the residents of the master planned Dubai Marina community, and features an eclectic retail mix across 160 specialty stores. A key highlight is the 7-storey Gourmet Tower, dedicated to world cuisine in addition to the range of waterfront dining options lining the mall's promenade. The eight-screen cineplex and the Dubai Marina Mall will open late 2008.

Naz UK October 25th, 2007, 07:55 PM My very first mobile phone was in Jan 1995, and it was a motorola m301, flip phone, chunky blue keys, with a pull-out antenna and the sim card was the size of a credit card!!! There was no caller ID, no text message service and it had a choice of 3 ring tones. There was no reception in my home town of Leeds, coz the service provider, Mercury One2One had no network, however, I got a very small tiny signal from my bedroom window, as they had just installed a mast nr the M1 interchange, nr Leeds and Huddersfield! Oh what days. No annoying rave tunes on hideously microscopic phones, just a functional number key pad, with no letters on them as text messages were yet to be invented. Oh the nostalgia. Wish I still had it, I could have sold it on e-bay, and board a 1-bed in Marina Diamond 2 with the money! :runaway:

Dubai_Steve November 6th, 2007, 02:06 PM Emaar Malls Completes 100% Concrete Work Of Dubai Marina Mall
Emaar Malls Group, the shopping malls subsidiary of Emaar Properties PJSC, is on-schedule with the development of the Dubai Marina Mall with 100 per cent concrete work already completed. The mechanical, electrical and plumbing (MEP) and interior design (ID) works are also underway, and the mall is on track for opening mid-2008.
The Dubai Marina Mall will be a key shopping and lifestyle component for residents and visitors at the vibrant Dubai Marina, the first of its kind master-planned waterfront development in the region by Emaar, with an estimated population of 75,000. Dubai Marina Mall will have 390,000 sq ft of gross leasable area with over 160 stores offering an eclectic retail mix of shopping, dining and entertainment options. A key highlight is the 7-storey gourmet tower, a revolutionary dining out concept showcasing world-class cuisine from around the world.
Dubai Marina Mall will sport a unique architectural design with a circular atrium that makes best use of its waterfront location. An extensive promenade lined with restaurants and cafés will also showcase the mall’s waterside appeal. Billed to be a total lifestyle and shopping destination, Dubai Marina Mall also features a multi-screen cineplex, and a children’s entertainment area.
The mall is complemented by the Dubai Marina Mall Hotel & Serviced Residences and the Marina Plaza – Dubai Marina’s only commercial tower. A large multi-storey car park can hold over 2,200 car park spaces for mall visitors.
Dubai Marina is an ambitious 50 million sq ft development with 11 km of waterfront boardwalk. When completed, the development will feature five Marinas with fully serviced berths that can accommodate 500 vessels.
Emaar has already handed over three residential projects – Al Majara, Al Sahab and Dubai Marina Towers within Dubai Marina. Work is progressing on Emaar’s three other waterfront developments – Marina Promenade, Marina Quays and Park Island. Retail sales at Dubai Marina are strong with its emergence as the new lifestyle and leisure destination in Dubai.
Leasing of retail space within the Dubai Marina Mall will commence soon.

The apartment is alright, not great though, but the view is fantastic! Has to be one of the best views over the Marina by far!

Those who can't handle their alcohol should put the glass down imo!

What does this mean? He was referring to PG's comment.
Anyway, what floor is this on as of right now? Seems awfully close to topping out (40 floors?). Should do so in a very short amount of time if it's not already there (I counted more than 40 floors, but obviously I'm not counting in the way that they did while designing the building).

Dubai_Steve December 20th, 2007, 06:57 PM OMG Its HUGE !
jeetha December 20th, 2007, 07:19 PM It’s the giant of the Marina.
You almost want to push flat screen monitor further away.
(It’s so huge and so much on your face).
Marina mall will be ready before my apartment…..
I will not need permission to go shopping.
.
GoDubai! December 20th, 2007, 07:42 PM What"s the room count, including the serviced apartments--at least 500? This will be one of the most impressive hotel complexes in the country--in a league with Atlantis, Burj Al Arab, the Burj Views, etc. While not being a resort it will probably be tops in terms of shopping and business facilities (once the business tower is completed).
Imre December 20th, 2007, 08:05 PM The Marina Plaza (office tower) also rising , core above the street level.
