IMO these buildings are the fastest under construction in Dubai at the moment - at 11am this morning (on a Friday) there was literally hundreds of workers on site.......albeit going on a tea break but nevertheless......

This is good for the Marina in general and perhaps they are throwing workers at it because of a directive from Alabbar himself to get it finished quickly - the Marina needs it.

LOL, Why you say so? :) I don't consider myself to be really posh ... I guess I just have very expensive taste. I've worked hard for what I have so when I splash out I like to treat myself. :) Just because I like to buy my confectioneries from Harrods in Knightsbridge, London doesn't make me posh ok! ;)

Question: How does Marina Mall compare in size to lets say Mall of the Emirates or Ibn-E-Battuta when measured in Retail space or number of outlets?

FWIW
January 30th, 2008, 10:28 AM
Full report here: http://www.retailme.com/?2/4/2008/706/news-middle-east/dubai-marina-mall-progressing

The Dubai Marina Mall will be the shopping and lifestyle component for residents and visitors at the Dubai Marina, the first of its kind master-planned waterfront development in the region by Emaar, with an estimated population of 75,000. Dubai Marina Mall will have 390,000 sqft of gross leasable area with over 160 stores offering a retail mix of shopping, dining and entertainment options.

MOE - from http://en.wikipedia.org/wiki/Mall_of_the_Emirates
Mall of the Emirates contains approximately 2,400,000 square feet (223,000 m²) of shops and the entire mall forms a total of approximately 6.5 million square feet.

So in summary MOE is much bigger!

From: http://en.wikipedia.org/wiki/Dubai_Mall

It will cover a total area of 12.1 million ft² [1], with 10 - 15 individual smaller malls built inside it, consisting of 9 million ft² of shopping retail space (comprising of a total of 1200 stores).

Emaar’s rentals to form 15% revenue

http://www.gowealthy.com/images/news/news_3593_2_24.jpg

Profits of malls to be operational soon will reflect in future financials
Emaar Properties, Dubai's leading real estate developer expects the rental income from hotels and malls to contribute 15% of the total revenue of the company by 2010, by which time projects such as Dubai Mall, Dubai Marina Mall and a series of hospitality projects undertaken by the company will have been completed, the management team said.

The representatives of the Emaar management team explained that the profits from rentals are likely to contribute about 5% to the 2008 profits. Emaar, which is focused more on the emerging markets, has bigger plans for these markets. "There is a six-fold increase in international launches in 2008 - from 3,500 in 2007 to 20,000 units in 2008. This will result in greater marketing costs, which cannot be capitalised and will obviously be charged as expenses, whereas the revenues will be generated later," they explained. By 2010, the company anticipates that the contributions of international operations will constitute 70% of the total revenue.

OK, someone spoke too soon, coz 1600 constructions workers went on strike last week, because PIC told them their salaries would be cut from $230 to $122 per month, and the difference put into a "deposit account" on their behalf... so they downed tools and blocked lanes on SZR near Ibn Batutta Mall. The company then agreed not to cut the salaries, and promised an increase of $40 per month, which is still to see the light of day.

Expect more soon...

GoDubai!
February 26th, 2008, 08:37 PM
More power to the workers. It's amazing what power can be asserted just by blocking SZR. In other places workers might have to strike a week before management caved in. What a goof up on the company's part. Insane that they would try to sequester half of the workers' pay.

Emaar offers unique waterfront residential and commercial investment opportunities in Dubai Marina on March 1

Dubai, UAE; February 28, 2008: Emaar Properties will open sale of a limited collection of luxury waterfront serviced apartments at the 38-storey Dubai Marina Mall Hotel & Serviced Residences, and boutique offices at Marina Plaza, on March 1, 2008. The apartments include ideally-located studios, duplexes, one-, two and three-bedroom apartments.

The Dubai Marina Mall Hotel & Serviced Residences and Marina Plaza are part of the 150,000 sq m Dubai Marina Mall complex which also includes the Dubai Marina Mall Hotel; the Dubai Marina Mall - a modern shopping and entertainment destination with 40,000 sq m of net leasable space; and an 8-storey tower dedicated to diverse cuisines. The Serviced Residences are located next to Marina Plaza, an innovative 28-storey boutique building offering freehold commercial property, offering exclusive and private access to Sheikh Zayed Road.

“The Dubai Marina Mall Hotel & Serviced Residences and Marina Plaza both offer unique investment opportunities. The luxury Serviced Residences offer a sought-after location in the ‘new’ Dubai, and a vast array of conveniences,” said Mr Saif Al Mansoori, Sales Director, Emaar Properties. “The homes demonstrate the very best in modern lifestyle living, with a full-floor fitness centre, an Olympic sized swimming pool and 24 hour security.”

“The boutique offices form part of the only waterfront office tower in Dubai Marina,” added Mr Mansoori. “Location wise, the offices offer easy access to Sheikh Zayed Road and the upcoming Dubai Metro – with all of Dubai’s business nerve centres within easy reach.”

An array of floor plans and sizes for will be presented to potential investors at the sales event on March 1. Featuring rich architectural design elements on a glistening waterfront, the Dubai Marina Mall Serviced Residences and Marina Plaza towers maximise the benefits of its Marina location, offering stunning views – an idyllic scenario to live and work.

“The Dubai Marina Mall, adjacent to the Serviced Residences and Marina Plaza, can be accessed via internal walkways. The mall features prestigious retail chains, a cineplex, food court and children’s entertainment centre, adding to the lifestyle options for residents,” added Mr Al Mansoori. “Residents can also access the leisure and fitness facilities at the Dubai Marina Mall Hotel and the dedicated 14th Floor Residents Club that provides further leisure offerings and uninterrupted views across Dubai Marina.”

Sales at a public launch will be on first come first serve basis. Potential buyers can visit the Emaar Sales Centre at Emaar Business Park Building 1, eighth floor, from 9am on March 1. They can also call toll-free, 800 EMAAR (36227), for more details. Amlak is offering easy home finance options of up to 95 per cent of the property value.

Emaar has unveiled six luxurious projects at Dubai Marina – Al Majara, Al Sahab, Dubai Marina Towers, Marina Promenade, Marina Quays and Park Island. Three of them – Majara, Al Sahab and the Dubai Marina Towers – have been completed and the keys handed over to buyers. The master-development has a projected population of 75,000, with several thousands of people already living within Dubai marina .

this bodes really well for the whole marina giving how pricey the hotel apartments were!

^^ I always find fishy such claims. :ohno:

I saw the model of The Lagoons displayed on Emirates Towers's Boulvard and there were these "Sold Out" red flags all around the development. That is a total BS! How can 60% of the buildings be sold when not more then 10 - 20% of them have been launched in the market, to begin with?

And then there is this other developer who is filling the town with billboards, as well as the printed media, about a tower of them somewhere (probably Jebel Ali Downtown) that is sold-out in pre-launch. I'm sorry but in my books you advertise a product that you have to sell, not something already gone.

glover
March 24th, 2008, 06:44 PM
then your task is simple. call emaar and double check. even if they have some units left, the fact that they are not selling them at current prices means emaar is confident they will get a higher price later on. either way, it's good for prices in the marina!

BTW, the rep said the units were sold out after their last sale campaign, a couple of weeks ago or so. she also said that they don't have any residential units for sale in the marina anymore! i have no reason to doubt what she said because i bought from here before!

This brilliant. Really brilliant. Very brilliant for my rather unique "dangle the salesman upside down out of the window" technique, which as been known to increase output and revenues by up to 40% per month. Now I don't have to worry about certain "accidental problems" I encountered when I tried my methods from the 34th floor of Canary Wharf, London. :D

I heard that handover for the retailers fitout is due in Sept. Could it be ready for the shopping festival, that is the question.

AltinD
June 13th, 2008, 11:23 PM
^^ I think it is realistic to expect the mall partially open for the Shopping Festival.

BTW since the Mall will have a Spinneys supermarket (under that high-end UK chain's name with whom they tied-up recently), the one near my home has been converted recently to 24h non-stop operation. It used to be up to midnight before.

June 13th, 2008, 11:55 PM
Thats good news with Spinneys .. This end here at Marina does lack a proper supermarket ..

Is there a list of facilities, shops, restaurants, etc out there yet? Or where do you guys get the info from?

Emaar Properties unveils Dubai Marina Mall complex
Dubai, UAE, June 3, 2007: Emaar Properties has unveiled the Dubai Marina Mall complex comprising a shopping and entertainment centre. Promising to be a total shopping and lifestyle destination, Dubai Marina Mall, located along the waterfront, is scheduled to open in the second half of 2008.

The Dubai Marina Mall complex extends over an area of 42,000 sq m and will have 40,000 sq m of net leaseable space. It will house several retail outlets offering an array of shopping options, an extensive spread of restaurants and cafes, a cineplex and children’s entertainment area. A two-level basement plus five-storey parking lot will accommodate over 3,000 vehicles.

Emaar Malls Group LLC, the retail subsidiary of Emaar Properties, will start leasing the retail space soon. The focus is on offering a balanced retail and entertainment spread that meets the needs of Dubai Marina residents and visitors.

“Dubai Marina is one of the most fashionable lifestyle neighbourhoods in the city, and the Dubai Marina Mall will enhance the quality of living of residents by serving as a one-stop shopping and entertainment destination,” said Mr Rashid Doleh, Chief Executive Officer, Emaar Malls Group LLC. “The Mall also highlights Emaar’s growth strategy of diversifying into sectors such as education, healthcare, hospitality & leisure, malls, finance and industry, in line with the company’s objective of being a total lifestyle provider.”

“Dubai Marina has a projected total population of 75,000, and with several thousand residents already living in the waterfront neighbourhood, Dubai Marina Mall has a strong captive clientele. Its central location within the master-development will be a key attraction for tenants,” added Mr Doleh. “We aim to provide an exciting mix of tenants within the mall and will include supermarkets, fashionwear, accessories, jewellers, boutiques, book and toy shops and music centres.”

Dubai Marina Mall will sport a distinctive architectural style with a circular atrium that makes utmost use of the waterfront location. A pier, extending to the waterfront, will be lined with cafes and restaurants. The promenade level will anchor a variety of stores as well as food and beverage outlets that open to the waterfront. The ground and first floors showcase a wide range of retail options, while the second floor of the mall is dedicated for children’s entertainment, food court and a cineplex with eight screens.

Gourmet tower will make you hungry all the time but will not affect Silverene's view of the water at all.
It’s not in front of Silverene, it’s on the side.

Any idea when it will open?
