depends on your speed :D
8-10 minutes if you walk straight forward
i usually walk quite fast, so i can do it in 5 minutes for a bit more than 1km

i think this will midrise or lowrise, a real mall.
maybe a 20 storey hotel but no supertall i'd say.

but since it says RES as well, this could turn out to be a 90F mixed use tower /hot/res with basement mall as well.

Based on our retail planning experience in the Middle East we were asked to advise HOK & EMAAR on the layout and design, potential local & international anchors and the optimum selection, sizing & clustering of the retailers. We were also asked to advise on the sizing, layout and composition of the entertainment, food court and hotel components. Since the potential customers will primarily be residents (both local and expat) from the surrounding residential towers, office workers (both local and expat) from the adjacent Internet City and international tourists from the adjacent hotels particular attention was paid to the direct linkages to these areas so as to facilitate easy customer access & egress. The project is currently in the final design stage.

Wow! very nice for a local mall. If it is 10 mins from the Torch, the Marina Diamonds are even closer. Very pretty 'old style arabic' design with a super modern twist.

The tentacles are absolutely cool. Like a Jellyfish catching any prey that sails along and has a credit card on them.

it is the "mall" in marinascapes basement, check the projects section.

Local property developer Emaar Properties has awarded contracts for three more projects in Dubai Marina, the Views and the Burj Dubai complex.

The local ALEC has won the estimated AED 1,420 million ($385 million) contract to build a new shopping mall complex in Dubai Marina. The 27-month contract entails construction of a mixed-use development comprising an eight-level shopping mall with 150 retail units, a 38-storey tower with 200 hotel rooms and 400 serviced apartments, a car park and an eight-level tower for restaurants on an island in the marina. The local Middle East Foundations (MEF) has completed the foundations package. Singapore’s DP Architects is the consultant. US-based Hill International is the project manager (MEED 25:11:05).

CSHK Dubai Contracting (CSHK), the local affiliate of China State Construction Engineering (Hong Kong), has also been awarded an estimated AED 450 million ($127 million) contract to build the third phase of the Golf Towers complex, which calls for the construction of three towers ranging from 30 to 35 storeys, podiums and a series of loft buildings. The total built-up area is 116,700 square metres. Canada’s NORR Group Consultants International is the consultant (MEED 2:9:05).

At Burj Dubai, Saudi Binladin Group has been awarded the main package for the Burj Views project. The contract entails the construction of three residential buildings and a podium. NORR is the consultant.

the island, in fact there are two of them, is the extended promenade they recently built, which can be seen as white square blocks in the marina map indeed.

nevertheless there are two, on each side of the plot and they are round shaped. weird.

hmm it look like iam only one seen the rendring , i will tel you what the artical say
first its two twist tower conected by elevators ,and that elevators can rotat 90* so that mean you can view 360* ,that twist facedes helps to escape from low altitude sun on west and east in higher floors by changing direction to better orientation but the lower floor are not a concern because they are usually shaded by other surrounding buildings .as the megazine says, it have high ticnology that towers faced by skin it called photovoltaic Panel to generate electrical power from sun as a source of renewable energy also there turbines to generate electrical power from wind as a source*of renewable energy .
i forgot to say there samll building may 10F front that two towers and thay surrounded by web.............
and it award the smart design 2006 by the international completion VELUX

I don't know, maybe I've seen one of the proposal that had those, or maybe a press realease or something.

I guess we have to wait and see, but no way a single 38F tower can accomodate 200 rooms + 400 apartments, unless it is wide like the Festival Center in DFC.

This is a very large site, and I imagine they will be going down a lot more before going back up again. Be patient....... But it would be good to see an authentic render or two! I wonder why they haven't released anything yet?

Well apprentley according to buy-dubai in post 116 the old EMAAR sales office had a model. But someone would need to photograph that but since that sales office is not there any longer they probaly need to play hunt the model.

Although if EMAAR have a sales office in the marina somewhere else the model has probably been moved there too.

There is probably more excavation, sheet piling etc on the Marina Mall than any other project on the Marina - this site is enormous. It is really not surprising that it would take longer before anything above ground is apparent.

What would be nice is to see a photo of the model previously referred to, and some idea of the completion programme. Perhaps someone could speak to Emaar?

I wonder what the arched-shaped foundations is all about. Looks like the shape of an amphitheatre. It even looks like perhaps the it might be part of the platform to house the new metro station.

When I saw this site the first time on the plot map, I immediately thought: will this be an amphitheater? And now these foundations? I know it won't be, it will be a mall, but I think we should expect some unusual architecture!!!

alone the slim, long, shape of the tower makes it unlikely.

it is not very clever for this location, blocking views and occupying quite much space, while providing not much marina or sea view for the apts themselves.

I'll eat my proverbial hat if this is not a render of Marina Mall. There are two islands that would align with the Gourmet Tower and the support for the arch over the promenade. The 40 storey building appears to have been designed to maximise views of the Marina and JLT while not interfering too much with the outlook of the Emaar developments on the other side of the Marina. It will nevertheless be a rather large 'slab' of a building side-on.

Overall, I suspect this will be a magnificent centrepiece - both visually and in terms of facilities - for Dubai Marina. :okay:

Why is everyone aying that this is going to be near the torch....this is soo the marina mall which is currently under c in the middle of the marina...i mean it matches the description that MEED gave:

an eight-level shopping mall with 150 retail units, a 38-storey tower with 200 hotel rooms and 400 serviced apartments, a car park and an eight-level tower for restaurants on an island in the marina.

Looking at an old overhead view of the marina (it's actually on my desktop!), the build of the hotel over the water fits very well as the marina goes in a bit at that point so it does not stick at in the marina very much. I also think it makes more sence there as it will allow views down the marina. Regardless of the 'commie block' view as stated by some, I think the fact you can walk underneath it on the walkway is cool.

Thanks for the compliment Flo. If you look closely at the arch you'll see it is actually the same height as the Mall building - making it fully visible from along the promenade. Also, I think it likely that the 40 storey building won't actually be at an angle - it may well have been done like that in the render to make the elevation and arch apparent. We'll see if that's right in due course!

Marina would be ideal place for an indoor virtual-reality games complex. Something like 'Disney Quest' in Downtown Disney Florida. With so much heat in the summer an indoor gaming complex that pushes technology to its limits would fit in nicely in Dubai.

is not a proper path they will probably get rid of it once the beach club is developed. Currently used by the camel owners to get to the beach for the tourist trade and Oasis beach club entrance is via that path.

I would say more of a chance to get public access between Hilton and Sheraton where the road curves towards the beach

I think it will more likely be the car traffic that can go directly from SZR into the parking below the marina mall? The tunnel on the other side ends up at SZR if I am correct. It would save a lot of traffic passing through the Marina and would provide parking to visitors of the mall?

I don't know why but, even though we don't have any details of what's going to be inside the mall, this for me is simply the most exciting project on the Marina (other than Marinascape! ;) ). Flo, I imagine the extension is for mooring boats next to the restaurant tower. There are likely to be a lot of people living on the Palms etc who will use water transport to get to the Marina Mall, and will need somewhere to park!

The progress on this project is simply amazing - can't wait to see the line up of what's going to be inside, but feel confident that Marina residents will be very pleased... :)

This has to be one of the fastest, most intense construction sites in Dubai. Progress is phenominal - at this rate the Mall could be open by the end of next year, although the hotel and apartments would take a bit longer.

yupp these guys are fast - but on the other hand, what did u expect, Emaar will not make money with it as long as it isn't completed, so they have to hurry in contrast to most off plan sold projects ;)

this round shaped structure seems to be underground/basement parking, do you think the tunnel we saw a few months ago will be connected to SZR?

could anyone check if it's still there next time?

I reckon the tunnel will be a pedestrian link for the JLT towers.

Good job its a 15 minute walk from the Torch Tower then otherwise I would get fat without walking there and back every night for dinner. :cheers2: All I need now is a good cinema, maybe there will be one in the mall ?
