The single design of Mashattan (yuck what a name :tongue2: ) is OK, but 10 skyscrapers with same design and height (33 floors). No thank you. Still they have already sold majority of those residentals in the project, so they will not care what do I think.

News: Mecidiyeköy Residence project is revised with more floors

Istanbul: Both towers of Mecidiyeköy Residence will have 35 floors and reach a total of 39 floors above ground including the 4-floor retail facility which they stand on, according to a recent revision.

The project originally comprised of 38-floor and 17-floor towers rising above the 4-floor retail facility, which didn't receive any changes to its design.

Even though both towers will have the same number of floors, their designs will be different. Even their heights will be slightly different, according to the rendering.

Mecidiyeköy Residence is designed by Brigitte Weber Architects based in Nisantasi, Istanbul, for Tasyapi Construction, a major Istanbul-based construction and contracting company.

The towers and retail facility will rise on an area of 23,370 m² in the district of Mecidiyeköy within the borough of Sisli on the European side of the city, and have a total construction area of 244,428 m².

Apart from the two 35-floor towers which rise on a 4-floor retail facility, the project also comprises a 6-floor subterranean car park with parking space for 2,800 vehicles.

In Phase 1 of the Umraniye commercial and community centre, IKEA opened an outlet in this young, modern and future-oriented district. The laying of the foundation stone marked the start of Phase 2. In this rapidly growing part of the city, with its primarily young population and excellent road infrastructure, the METRO Group Asset Management is managing the project for the METRO Group.

The M1 MEYDAN shopping center will open within 2 years.

Meydan is Turkish for market, but M1 MEYDAN will be more than a market for the Umraniye residents. With this project, the METRO Group is realizing a project “as never seen before in the retail landscape”, said Professor Cesarz.

Adjoining the existing IKEA store, the shopping center will cover a space of 70,000 square meters, and is remarkable for its architectural design. The award winning London architects FOA were awarded the contract on the basis of their design, which includes a variety of exciting architectural details. “We are enthralled by the modular design, so rich in associations”. A very special eye-catcher will be the roof of the center, with its flowing transitions between the different levels, the pedestrian ramps and green areas“ enthused Professor Cesarz, himself an architect.

Besides the METRO Group’s sales brands 14,500 square meter Real hypermarket there will be retail outlets ideal for the young residents, such as for sport articles, music and books, home electronics, and entertainment areas such as cinema, restaurants and cafes. The opening will be in two years time.

The laying of the foundation stone for a new Real Market in Antalya took place simultaneously. 30,000 people live in the Muratpasa district, where the Real Shopping Center is to be built. In the summer season the population of the district rapidly quadruples due to the influx of tourists. 18 businesses and smaller grocery shops and restaurants will be built adjoining the 13,000 square meter Real hypermarket to create an overall commercial space of 44,000 square meters, giving the district its long-needed local shopping center.

With these two projects, METRO Group Asset Management is further expanding its position as the largest shopping center management company in Turkey. METRO Group Asset Management now manages a portfolio of more than 1 million square meters Portfolio in Turkey as well as several major construction projects. The METRO Group has invested € 500 million in Turkey to date and the opening of further Real Superstores are planned

Emaar launches US$700 million Lakeside project in Turkey

Maslak has sooo much space you can't imagine! Maslak has more space than all skyscraper districts combined! You and many others said that there is no space in Maslak for any building anymore! What happened? Tasyapi announced a complex with 10 skyscrapers and they are u/c now! Just use google earth and see how many buildings can be replaced by new skyscrapers ;)

Overseas: Turkey - is the coast clear now?
A place by the sea for £20,000? It's still possible in this emerging market, discovers Graham Norwood


It's now five years since foreigners were first allowed to buy homes in Turkey, and the market has exploded with interest.

Almost 1.4 million UK tourists visited the country on holiday in 2004 (the latest year for which statistics are available), a 50 per cent increase on the numbers five years earlier. The records show that, of the 48,051 homes owned by foreigners in Turkey in 2005, no fewer than 7,084 are in British hands, up from 2,420 in 2003.

The most sought-after area of Turkey is its so-called Turquoise Coast, where the Mediterranean and Aegean seas meet.

The Turkish Property Centre, based in Newcastle, says the most popular locations for British buyers at the mid to lower end of the market tend to be Bodrum and Fethiye, although smaller, less well-known areas on the outskirts of these resorts, such as Antinkum and Kushadasi, are also popular. "In some places you can buy coastal flats for £20,000, although some higher-quality developers are now moving in as well, especially to Fethiye," a TPC spokesman says.

Michael Doig of Colliers CRE, a British property consultancy that monitors Turkey's housing market, says: "As in many countries that are becoming the focus of British residential investors, price growth is being estimated at anywhere from 10 per cent to 40 per cent a year."

But prospective buyers should beware: the annual Global Real Estate Transparency Index, produced by consultants Jones Lang la Salle, describes the Turkish housing market as "opaque", with poor information on property availability, weak processes to establish exact ownership, and corrupt practices among selling agents. It is also almost impossible for foreigners to get mortgages in Turkey, so drawing down equity from a principal home in the UK is the easiest way to buy a property.

But the same criticisms would have been made of Spain 40 years ago, and Turkey will no doubt improve over time, just as Spain has.

Certainly, in a bid to boost its campaign for admission into the EU, the country has brought inflation down to its lowest level since the mid-Seventies, the economy is growing at 9 per cent, and there are promises to set up formal land registry and property ownership systems.

Estate agents say there are five main areas where it is becoming popular to buy, and where prices are expected to rise by 2010, especially if new budget air routes open up and if Turkey is finally accepted into the EU.

As Michael Doig of Colliers puts it: "Reforms are taking place that will only improve the purchasing process and the transparency of the market. Turkey is one of the best emerging markets to invest in."

Belek

Close to the Ottoman city of Antalya, Belek is Turkey's main golfing area. The resort itself, set up in 1984, now has five 18-hole courses and is being given special marketing treatment by Turkey's tourism ministry. There are more than 30 four-star hotels in the area, and a new scheme for 102 two-bedroom golf-course apartments is being launched by Kemer Mediterra, a leading developer in Turkish second-home resorts. The area is a 30-minute drive from Antalya airport.

Bodrum

This is the Costa del Sol of Turkey. The area came into its own after its airport was opened in 1998, and now it is the best-known tourist resort in the country, spilling over into nearby areas such as Gumusluk, Yalikavak, Gumbet and Turgutreis.

About an hour from here is Altinkum, another rapidly developing coastal resort. High-density developments prevail, with a two-bed flat on the outskirts of Bodrum costing from £40,000 and three-bedroom villas with sea views available from just £55,000.

Dalaman

On Turkey's south-western coast, this former agricultural area is now dominated by tourists thanks to Dalaman airport, and new road and rail improvements are promised in the next two years. Plans for the area include a new golf course and marina as well as environmental improvements to its extensive beach coastline.

Gocek

Known as the St-Tropez of Turkey, Gocek is a resort on the Gulf of Fethiye. It has four marinas, including Turkey's largest, the 500-berth Port Gocek. Dalaman airport is just 30 minutes to the north, while the more downmarket resort of Fethiye lies to the south.

Development is strictly limited in Gocek: some new schemes, such as the 25-villa Gocek Hills estate, reflect this with high starting prices of £225,000 and high summer rental prices of up to £800 per week for a two-bedroom property.

Kalkan

This is a small fishing village on the Teke peninsula, just over 90 minutes' drive from Dalaman airport and close to Kas and Fethiye. Famed for its Greek architecture, the protected old town has become a tourist draw. New developments are kept away in the hills, and are relatively limited in number. Prices for new homes start at £175,000 for two-bed apartments.

Ciftciler Zincirlikuyu Complex, Istanbul, Turkey

We are working on a high-end multi-use complex in the centre of Istanbul that will become a new icon for the city.

Working together with the international architect HoK, Arup is helping to develop the client's vision for a retail, residential and office development that is ‘alive’ with an open-aired area during the spring and summer seasons.

One of the most notable features is a pair of high-rise towers that will be linked via garden bridges, with spectacular views of Istanbul and the Bosphorus Strait. The towers will be at least 35 storeys high.


The complex will be located in Istanbul’s new business center and will be linked to new transport infrastructure making it easily accessible.

A shuttle service for 3 different routes around Levent and Etiler, the most prestigious district nearby, will also be included.

We are the prime agent, responsible for all engineering design and project management on this unique site.
Groundwork is expected to start in August 2006.

I count something betwen 50 and 60 floors. The levels are too small to count like this! :D

Still, this looks like a promising project - I hope it's 220m+ :okay:

But look! This is the second "shortened twin" towers set, i.e. twins, but one is shorter than the other. DTI being the first...let's just have ONE tall one! :D :bash:

1st Prize Shopping Center in Istanbul

In association with db Mimarlik Istanbul and Obermeyer Planen+Beraten Munich, 'asp' Architekten was awarded 1st prize in a limited design competition for a 70,000m² Shopping Center in Istanbul. The development includes two fifty-story high-rise apartment buildings offering a total of 125,000m² usable floor space.

The design concept divides the total building mass into bands of differing width. The irregularly folded roofs are designed as green roof-gardens open to the public. The Shopping Center offers large-area retail spaces like a supermarket and a home improvement retailer as well as small shops and upscale boutiques, a multiplex cinema, food-courts and various family entertainment facilities.

Does Istanbul have rules on building tall buildings near the old monuments of Taksim and Sultanahmet. There's a very ugly red tower in, I think Besiktas, and it's way too close to the old city. Normally I'm all for tall buildings but it would be terrible if they overshadowed the old town.

Yes, that's the one. My memory is playing tricks; I recall it being much more red. Still, it is hideously ugly and way too close to the river and the mosque. Good to hear it will be going. Istanbul is one of my favourite cities and I hate to see some of the ugly developments that have been allowed. Speaking of which, are there any plans to do anything with Taksim Square? Because, as it stands, it's also pretty ugly. It could be one of the greatest public spaces in Europe but right now it's a mess of ugly 60s, 70s and 80s buildings.

Garden Life Tower will be 170m high and conctruction will start next year

Garden Tower, Istanbul
At the beginning of next year is for the Garden Tower started with the construction work. Hadi Teheranis is it in Turkey first project. His preference for gardens behind glass, an eye-catcher in many of his Hamburg buildings, lets itself be seen also here. Three-storied winter gardens wind radially around the 170 metres high tower. Convention rooms and a shopping centre are located -- one actually can here " a round shop in the base n go ". In addition, there will be Apartments and a hotel.

EDIP Shopping Mall Istanbul 2006

The new EDIP Shopping Mall creates 70,000m² of prime retail space in the heart of the rapidly developing Istanbul media district. The development includes two fifty-story high-rise apartment buildings offering a total of 125,000m² usable floor space.
The design concept divides the total building mass into bands of differing width. The irregularly folded roofs are designed as green roof-gardens open to the public. The Shopping Center offers large-area retail spaces like a supermarket and a home improvement retailer as well as small shops and upscale boutiques, a multiplex cinema, food-courts and various family entertainment facilities.
The complex interior is organized as a “city within the city” creating a complete shopping experience for the visitor – not just a series of retail outlets. Large media screens project random samples of the vibrant interior life to the outside.

Istanbul landmark hotel

Atkins has released pre-concept designs for a major new 54,000 sq m five-star hotel in Istanbul, Turkey.

The 165m tall hotel, situated in the heart of the country's largest city, will provide luxurious accommodation over 40 floors and spectacular views across the Bosphorus.

The hotel will also feature a ballroom, which doubles as a conference facility with capacity for 1,200 people.

The Bosphorus Strait, which runs through Istanbul and Turkey, separating Europe and Asia, was the inspiration that design director, Tom Wright, and regional director Geku George, drew on to conceive the design for Istanbul's new landmark hotel.

"Separating East and West," says Geku, "the Bosphorus offers a mix of past and present, grand splendour and simple beauty. We have drawn on these themes in our designs, creating a hotel with an East wing and a West wing, and a feature water body flowing through the atrium at ground level."

The new hotel has been granted outline planning arrangement by the Istanbul Metropolitan Municipal Board, and the project is now at concept design stage. Anticipated final completion is expected in 2008

In Istanbul, at 25 kilometers in the west of Bosphorus Strait, near to the archaeological site of the Yarimburgaz cave in the north of the Kucukcekmece lake and in the south from the Sazlidere water field widening on 5 milions of sqm, will born a new, real city: New Istanbul. Paghera’s group, up to the order of the Turkish New Istanbul real Estate Development Company ,will sign the green area and the entire urbanization of one of the quarters. The head of the project will be Architect Michele Paghera, Vice president and foreigner responsible of the group. The property and the project development is of Mr. Korkmaz Yigit, the owner of the New Istanbul real Estate Development Company. The whole design of this colossal post-modern urbanization work is signed by the study of the famous, missing, Architect Philip Johnson, now headed by Mr.Alan Ritchie, his collaborator for more than 25 years. New Istanbul is the answer to the serious lodgings crisis determined by the suburbs blasting growth recordered in the last fifty years in the Istanbul. A phenomenon that conferring an irregular trend to the growth of the city, compromising the ancient rational urbanization. This has strongly jeopardized the Kucukcekmece area, transforming it in a badly built and overcrowded quarter where nobody wants to live and work. New Istanbul- which is part of the development plan and recovery of the urban areas of Istanbul launched in the 1990- will radically change the face of this suburb, determining a strong jump of quality for the 270.000 people who lives and works in this area. Farther on the residential area with buildings which vary from skyscrapers of 200 meters height to houses, the project foresee the realization of schools,7 hospitals,6 religion places ,an Olympic Stadium, an exhibition area and congressional, a commercial area, a recreative centre, a resort on the coast, a railway line on monorail and a bus station for the public transport network. The new city is rich of green areas and is harmonic insert in a rural environment. It answer to both structurals and infrastructurals demands and to those socials and culturals with wide common and entertainment areas :these areas will consent residents to cultivate community ties. The project combines classical towns plannings solutions with contemporary method which establish a tight relationship between residentials and commercials areas through an integrate road system with pedestrian paths and publics transports. Innovative, beneath a towns plannings and socials profile, New Istanbul propose a new method for the urban growth management of the big city and it is destined to become an international example for the manufacture of new settlements.

“Crystal Complex”

nps tchoban voss just presented the design for the district shopping center NAKO to the district mayor in Istanbul in August.

NAKO is also the name of the borough in which over 150,000 m² of trade area, a hospital (about 30,000 m²), apartments (about 95,000 m²) and a hotel (about 35,000 m²) are to be built.

Due to the topography of the building site, it looks like a plateau. This appearance formed the idea for the design: forming it into a real plateau. Designed as a rock plateau, sloping façade and roof surfaces can be formed out of large-sized panels made of natural stone.

The surfaces have slots, and the light shining through these slots give the plateau a sparkling appearance at night. Why not shape the 4 high rise buildings like crystals, like an amethyst for example?

The high rise buildings are between 90 and 130 m high and mark the plateau like pieces of jewelry. They have a natural appearance due to the various heights and fit perfectly into the plateau style.

Another feature of the ensemble is the public courtyard which seems to passes through the plateau like a canyon. You can enter all the different shopping facilities from here. The whole building ensemble is therefore characterized by the “plateau”, the “crystals" (amethysts) and the “canyon”.

This is a new highlight within the urban fabric of Istanbul. It is a landmark complex which complies with the urban design.

Years ago, when I saw the Guggenheim Museum in the city of Bilbao, Spain, I felt that it took my breath away. That geometrical bright metallic building I stood before had nothing similar to what I had seen until that time. The American architect of the museum, Frank Gehry, had changed the fate of Bilbao. Following the opening of Guggenheim Museum, Bilbao a tiny industrial city in Spain's Basque region, has drawn attention and turned into an important tourist destination.

Do you know that the 76-year-old renowned architect Gehry drew an awesome project for a culture complex in Istanbul?

There! I saw its architectural model in the office of İnan Kıraç, the Vice President of Suna-İnan Kıraç Foundation at Tepebaşı. Planned for a culture complex in replacement of the old Turkish Radio and Television Corporation (TRT) building at Tepebaşı this project, which was drawn by Gehry, has unfortunately not been carried into effect until today.





Trouble from the bureaucracy:

As it is possible to explain the reason in a single word, i.e., “bureaucracy.” The building that stands erect as a chunk of iron in the heart of Tepebaşı for years cannot be sold to Suna-İnan Kıraç Foundation, due to some bureaucratic procedures between the TRT and Istanbul Metropolitan Area Municipality.

As a matter of fact, the TRT had put this building on sale for $4 million in 2002. However, no one came forward to buy it on those days. The Foundation is ready to pay $10 million today, but cannot overcome obstacles.

As you know, Istanbul was announced as “Europe's Culture Capital” for 2010. When we are getting prepared to celebrate the year 2010, you think about a culture complex of which its project was drawn by such a prestigious name like Frank Ghery… Remembered for long as a top-level executive at Koç Holding, İnan Kıraç is already having dreams about getting this culture complex ready by 2010.

I would never compare Istanbul with Bilbao; however, I believe that an artwork of Behgry will add tremendously to the Istanbul of the 21st century. An admirer of Istanbul and the Architect Sinan of the Ottomans, Gehry said during a conversation with İnan Kıraç:

“I guarantee additional 500,000 tourists after the completion of the culture complex…”

Given the Bilbao example, this famous architect is right. Suna-İnan Kıraç Foundation doesn't stay put while it expects the obstacles before this culture complex by Gehry are being cleared away.

To talk about the “Istanbul Researches Institute,” which has just opened by the Foundation at Tepebaşı, I came together with İnan Kıraç who tells that he has morphed into a man of culture and art from an industrialist thanks to Suna Kıraç.

Situated a couple bloc away from the Pera Museum, which is another property of the Foundation, Istanbul Researches Institute's objective is to prepare an inventory of Istanbul and offer researchers more than 50,000 books and documents it has in the body.

With İnan Kıraç, we walked through in three sections of the institute the other day. The Institute puts its mark again with the sections on “Atatürk and Republic Researches,” “Ottoman Researches” and “Byzantium Researches.” For the first time in Istanbul, documents belonging to the Byzantine, Ottoman and Republican periods are put together under a single roof.

Istanbul's language, folklore, human character, all produced during those periods, will be found at the institute. Its vital function will be to convey this information to next generations.

If we think that the real Istanbulites are reducing in number due to migration, such a “storage” is extremely important for generations to come.





Remembering the Byzantium period:

I would like to dwell on the Byzantium period. I think, a section on Byzantine related researches in Turkey, except the Byzantium Dept. at Istanbul University, is first ever. As İnan Kıraç puts, “People spend fortunes to see the Byzantium artworks. We on the other hand do not even recognize cultural heritage that we have inherited.”

Leading Byzantine specialists sent some books in their libraries when they heard a Byzantine Research section will be established in Istanbul. “Istanbul Research Institute” has intentions to open departments in universities and to provide scholarships in the future.

Filling a quite important gap, the institute undoubtedly wouldn't be implemented if it were not backed by private sector. İnan Kıraç on the subject says, “Everything shouldn't be expected from the state, the private sector should also share the hardship in the matter of culture and art issues.”

Suna-İnan Kıraç Foundation amply shares the burden. It has spent $460 million both for Pera Museum and Istanbul Researches Institute; and ready to spend $160 million for the culture complex drawn by Frank Gehry.

Two years to come, the foundation's value will amount to $500 million.
