Saudi Arabia’s 5 billion-riyal ($1.3 billion) loan to Emaar Economic City will fund the company’s Brussels-sized housing and business development near Jeddah through 2012, Deutsche Bank AG said.

The loan, secured against 24.7 million square meters of land, or 15 percent of Emaar Economic City’s holdings, “should boost development activity in the city, after significantly slowing down in 2010,” analysts Athmane Benzerroug and Nabil Ahmed wrote in a note to investors today.

King Abdullah Economic City, part of a $400 billion plan investment plan announced by the government in 2008, is designed to house about 2 million people and generate 1 million jobs. Emaar Economic City is jointly owned by the Saudi state and Emaar Properties PJSC (EMAAR), Dubai’s biggest property developer.

Government’s support for the project is crucial for its survival as high infrastructure costs and slow home sales reduced the developer’s cash to 339 million riyals in 2010 from 2.2 billion riyals in 2008, the analysts wrote. The size of the loan “exactly matches with our estimate” of Emaar Economic City’s need for capital and operating funds in 2011-2012, the analysts wrote.

The 10-year loan will be used to “accelerate the development and construction of the second phase of King Abdullah Economic City,” Jeddah-based Emaar Economic City said in a statement yesterday. Repayment will start after three years.

The analysts maintained their “hold” rating on the shares because the developer trades in line with other Saudi builders and the project is still in the design phase.

Saudi Arabia’s stock market is closed today for the weekend. Announcement of the loan came after the end of trading yesterday. Emaar Economic City shares closed 1.3 percent lower at 7.4 riyals.

King Abdullah Economic City to launch new phase of Al-Talah Gardens project

http://arabnews.com/economy/article459166.ece/REPRESENTATIONS/large_620x350/eco_KAEC.jpg

King Abdullah Economic City (KAEC) recently announced the sale in record time of all lands in phase one of Al-Talah Gardens project launched here recently.

The lands sold out within four hours on the first day of the exhibition, as a huge number of citizens visited the event, the company stated.

KAEC also announced that the second phase of the project would be launched soon to meet the need of the middle-income segment of the society, which is the largest in Saudi Arabia, for residential land plots at “affordable” prices.

This project comes in line with the vision of Custodian of the Two Holy Mosques King Abdullah to provide Saudis with housing at competitive prices in an integrated residential environment that meet their needs and aspirations.

Fahd Al-Rasheed, managing director and CEO of KAEC, expressed his happiness with the success of Al-Talah Gardens in attracting the large segment of the society.

According to him, “the great success of phase one of the Al-Talah Gardens project, in which all units were sold in record time, assures the progress of development at KAEC, and signifies a new achievement to the overall success of the city in filling the increasing need for housing.”

Al Rasheed pointed out that the project offers land plots that are very competitive at SR500-700 per square meter compared to prices of other lands in Jeddah.

This gives the opportunity to various members of the society to buy and own land plots, some of whom are employees at Petro Rabigh, King Abdullah University for Science and Technology (KAUST) and KAEC, in addition to families from Makkah and Jeddah.

“Many of the buyers were excited with the many gardens and the one kilometer walkway surrounded with trees and palms, providing a meeting point for all members of Al-Talah Gardens community,” he added.

The one kilometer walkway will allow families to enjoy walking, playing and relaxing in the outdoors surrounded by trees, playground facilities and retail outlets.

According to the plan, the purchaser can buy up to two land plots within the project so that other buyers will have equal opportunities.

Al Rasheed highlighted that the project aims to provide housing solutions to citizens rather than business investors, ensuring that the project offers an optimum environment in terms of price, location, infrastructure and services.

Moreover, Al-Rasheed said: “The remarkable success of the project in its first stage assures our customers of our readiness to launch new phases, which will be announced soon, noting that there are a large number of citizens who expressed their desire to reserve land plots in the second phase.” KAEC still allows the possibility of booking through the call center service.

Located at the heart of KAEC, Talah Gardens is spread over 500,000 square meters. It overlooks three main roads from the west, east and south, with nearby entertainment, services and dining areas that command a fascinating waterfront view.

The project enjoys a highly engineered infrastructure and leading edge amenities, including drainage, sewage systems, water and electricity supply, telecommunications and Internet network, in addition to safety and security systems.

When completed, Al-Talah Gardens will also have integrated facilities such as mosques, schools, medical services, advanced health & fitness facilities, events hall and shopping malls at walking distance.

The project will enable residents identify a new approach to modern living.

King Abdullah Economic City hosts senior officials from Jeddah Chamber of Commerce and Industry

http://cdnlive.albawaba.com/sites/default/files/imagecache/article_headline_node//sites/default/files/im/pr_new/Jeddah_Chamber_of_Commerce_03-07-2011.JPG

A group of senior officials from Jeddah Chamber of Commerce and Industry (JCCI) along with the Marche Region, Chambers of Commerce Union, headed by Mr. Adnan Mandora, JCCI Secretary General, recently visited and toured King Abdullah Economic City (KAEC) to discuss and explore the city’s investment opportunities. The delegation was received and welcomed by Mr. Fahd Al Rasheed, Managing Director and CEO of King Abdullah Economic City (KAEC), and senior executives from (KAEC).

A visual and detailed presentation of KAEC developmental stages of construction and progressing taking place from 2007 till present date, as well as a detailed vision of attracting local and foreign investments to the Kingdom was presented to the visiting delegation by Mr. Al-Rasheed.

In addition, a tour of King Abdullah Economic City took place after the presentation, to identify the most important achievements and developments on the ground progress accomplished, including an update on the residential units that have started to be handed over to city residents and workers at the Bay La Sun District, land plots delivered in the Industrial Valley, offices at the Business Park as well as a wide variety of retail space throughout the city.

According to Al-Rasheed, the Seaport in KAEC located on the Red Sea, has been designed to play an essential role in linking Europe, Africa and Asia through two major international Maritime Navigations. Located in close proximity to Jeddah, Makkah and Madinah, KAEC Seaport will serve more than 250 million consumers across the region.

Mr. Mandora asserted that KAEC is a major contribution to development and national economy and is the realistic embodiment of the vision of the Custodian of the Two Holy Mosques that aims to advance the Saudi economy. “One of the prominent features at KAEC is the availability of Economic Cities Authority and its "60/24/7" system that empowers services to investors round the clock and process completion in record times” said Mr. Mandora.

He commented that, “the strategic location of KAEC and the availability of efficient port and road connectivity to the local and regional markets offer an array of logistical capabilities and enables huge growth potentials.”

“KAEC Industrial Valley has been designed using the best standards in the world for industrial zone master planning and provides all the services necessary for the establishment of manufacturing and logistics facilities.” said Mr. Abdulaziz Al-Suraeh, Head of Industrial Committee of JCCI.

He pointed out that KAEC Industrial Valley offers fully serviced land plots at various sizes with electricity, water, sewage network, telecommunications services, paved roads and storm water drain system to prevent flooding. This has been a major need not only of international manufacturers but also of locals who want to expand their operations but cannot find the appropriate size of fully serviced land plots.

While the delegation was concluding their visit with lunch at an inspiring sea view restaurant in Bay La Sun village, they highly praised the numerous motivating factors to invest in KAEC, stressing on the facts of KAEC’s huge business potential and ability to attract local and foreign investments to the Kingdom. They proclaimed, “King Abdullah Economic City will be the future city.”

Emaar Saudi unit ends villa contract in high-tech city

http://www.arabianbusiness.com/incoming/article402828.ece/ALTERNATES/g3l/King-Abdullah-Economic-City.jpg

Saudi developer Emaar Economic City, which secured a $1.33bn loan from the government in May to speed up construction, has terminated a contract to build 134 villas in the King Abdullah Economic City development.

Emaar Economic City, affiliated to Dubai developer Emaar Properties, ended the contract with Al-Radwan Contracting, Emaar said in a statement on the Dubai bourse on Monday.

"The termination of the construction contract is in normal course of business where re-evaluation of project feasibilities in view of constantly changing business environment do require amendment/termination of construction contracts," the company said.

Emaar does not expect an adverse impact from the project cancellation, it said in the statement.

Emaar Economic City is spearheading the development of King Abdullah Economic City, a project aimed at diversifying the kingdom's oil-based economy.

The developer received a SR5bn loan ($1.33bn) from the kingdom's finance ministry to speed up construction of a project.

King Abdullah Economic City is among five so-called economic cities planned in the world's largest oil exporter to speed up job creation for the country's rapidly growing population.

Pfizer inks deal for Saudi manufacturing plant

http://www.arabianbusiness.com/incoming/article423422.ece/ALTERNATES/g3l/108820316.jpg

Global pharmaceutical giant Pfizer said on Wednesday it had signed an agreement for a new manufacturing plant in King Abdullah Economic City (KAEC) in Saudi Arabia.

It said the deal with Saudi Arabian General Investment Authority (SAGIA) demonstrated Pfizer's "commitment to supporting the development of Saudi's pharmaceutical industry and to improving patient access to its medicines in Saudi Arabia".

The project will incorporate medicine manufacturing and packaging technologies within one complex, Pfizer said in a statement, adding that it will ensure local production of Pfizer's medicines for the local market.

"This project underlines the tireless efforts of the Saudi Government represented by SAGIA in attracting and facilitating world-class inward investment in the healthcare arena," said Mohanad Hilal, secretary general of Economic Cities Authority.

"It highlights the tangible steps that have been made by Saudi Arabia toward diversification into non-oil based industries and resources. With the foundations laid for such prominent partnership ventures, Saudi Arabia is sending a very strong and positive message to the world - that we are well positioned to host world-class industry leaders, suppliers and manufactures."

As a result of the new manufacturing base, Saudi patients are expected to benefit from improved access to Pfizer's medicines although no date was given for when the new facility will be up and running.

"This project demonstrates the confidence we have in the Saudi Arabian business environment and the high level of opportunity we see here as a growth market," added Bulent Atlig, vice president, Pfizer Global Supply.

"Our decision to establish a new manufacturing presence in Saudi Arabia is based on its attractive business environment and the healthcare industry potential. We intend that the proposed plant will serve the growing needs of the Kingdom now and in the future."

Based at KAEC on the west coast of the Red Sea, north of Jeddah, the Pfizer project will benefit from the competitive advantages offered by the Saudi Government, aimed at attracting more investors and promoting KAEC as a business and industry centre of excellence.

EEC hands over land for Pfizer plant in Kingdom

Emaar, The Economic City (EEC), the Tadawul-listed company developing King Abdullah Economic City (KAEC), handed over an area of 65,000 square meters to Pfizer for the establishment of its first pharmaceutical manufacturing plant in the GCC.

This manufacturing facility will be an integral part of the Industrial Valley in the city.

Pfizer is looking to provide a number of direct jobs at this facility in addition to other ancillary jobs and industrial opportunities that will arise.

The factory will contain the latest technologies for manufacturing pharmaceutical products in the Kingdom with the same global quality standards maintained by Pfizer plants worldwide.

With this plant, Pfizer joins the elite list of international and local companies that have begun to set up factories in KAEC.

Other companies include Mars, Total, Sanofi-Aventis and Grief.

This facility will give rise to many opportunities to prepare and train young Saudi talent interested in exploring the pharmaceutical industry.

It will also manufacture well-established pharmaceutical brands locally with international expertise.

Pfizer is a global pharmaceutical company headquartered in New York City.

It is widely known for breakthrough medicines, including Lipitor, Viagra and Diflucan. Pfizer’s products are widely sold in various developed and emerging markets across the world.

This agreement with Pfizer comes in line with EEC’s plan to attract global pharmaceutical players in order to further develop the local pharmaceutical cluster.

“For KAEC to be chosen by a world leader in pharmaceuticals, Pfizer, as a new base for establishing a world-class facility demonstrates the promising investment opportunities the city offers to leading companies,” said Fahd Al-Rasheed, MD and CEO of KAEC.

“The Industrial Valley has been designed with global planning standards for industrial zones, has become a hub for a large number of local and global industrial companies looking to establish projects either through ownership or long-term lease,” he said.

We treat each client as unique from every other and see to it that we can support requirements of both local and international manufacturers,” he said.

The CEO said there are numerous advantages for local and global major companies which help create an atmosphere of investments.

These include clear and business-encouraging regulations and hassle-free processes, ease of issuing permits and licenses and the possibility of providing qualified manpower through training centers for Saudi talents,

The availability of housing solutions within the vicinity of the Industrial Valley and the direct link with King Abdullah Economic City seaport makes the Industrial Valley a unique location for manufacturing and logistics.

Hussein El-Hakim, country manager, Pfizer Saudi Arabia, said: “We are enthusiastic about this project. Establishing this facility is an important step to expand our foothold in the Kingdom. This will help boost our pharmaceutical activities within international quality standards.”

The country manager said: “With the foundations laid for such prominent partnership ventures, Saudi Arabia is sending a very strong and positive message to the world — that we are well positioned to host world-class industry leaders, suppliers and manufactures.”

Based at KAEC on the west coast of the Red Sea, north of Jeddah, the Pfizer project will benefit from the competitive advantages offered by the Saudi Government, aimed at attracting more investors and promoting KAEC as a business and industry center of excellence that encompasses state-of-the-art infrastructure and amenities.

“At Pfizer, we are committed to supporting our community, and finding innovative ways to share best practices, knowledge and skills, as well as partnering with the Saudi Government, MOH, SFDA and SAGIA to improve access to the medicines that the population of Saudi Arabia need the most,” added El Hakim.

Ahmed Linjawy, president of Industry and City Services in King Abdullah Economic City, expressed his happiness for signing the contract.

“We have seen the completion of occupancy of the first phase of the Industrial Valley and the launch of the second phase. Pfizer being one of the largest pharmaceutical companies in the world is a confirmation that KAEC has the ability to attract large companies from diverse industries. At the root of KAEC is world-class infrastructure, efficient support services and besides electricity, water, sanitation, and modern telecommunications services.”

Linjawy added: “The importance of this new plant is that it will enhance the pharmaceutical industry in Saudi Arabia and the region, and will provide new horizons for the development of this important industry and significant opportunities for training of Saudis to work in leading pharmaceutical companies.”

The Industrial Valley will be seamlessly linked to the KAEC seaport and thus will give access to over 250 million consumers in Europe, Middle East, North Africa and Asia.

Saudi Arabian Airlines to develop green technology park

Saudi Arabian Airlines has announced plans to develop a green technology park at King Abdullah Economic City, north of Jeddah.

The ambitious project will be located on a 10,000 square metre plot of land in the economic city’s industrial valley, with onsite research, development and data centres to serve the airline and other tenants at the forthcoming business hub.

“We want to pioneer a green technology park to act as the nucleolus of technology innovation, research and development for Saudi Arabian Airlines, as well as other companies in the economic city and wider region as a whole,” said Muhammed Ali Albakri, vice president of information technology at Saudi Arabian Airlines.

“Upon completion in 2014, there’s an excellent chance that our park will become the first facility that offers technology services to other tenants at King Abdullah Economic City. Data centre solutions, such as co-location, hosting services and even complete infrastructure outsourcing could easily be provided to interested parties.”

In addition, a 15,000 square metre office complex is being opened in the economic city’s business zone, which will become the headquarters for Saudi Arabian Airlines’ entire IT division and consolidate the airline’s various call centres; with four existing call centres being brought together under one roof.

“We expect to takeover the new headquarters by the third quarter of 2012, after which we will continue to finish the internal design and fittings,” stated Albakri, adding that various housing options have been earmarked for the estimated 1800 employee families that will be relocated once the building is operational.

“We are working with the economic city’s management to arrange a large spectrum of housing options for employees, including a homeownership programme. Most employees will be housed in a specific area developed for Saudia, although options will be available to rent or own properties in any of the city’s residential zones. The final details will be locked-in during the first quarter of 2012.”

Saudi to get GCC's largest chocolate factory

The facility will be the second Mars factory in the region, with the first based in Dubai.

Mars Saudi Arabia is breaking ground on its new manufacturing facility in King Abdullah Economic City in Saudi Arabia. It will be one of the largest chocolate factories in the GCC.

The facility will be the second Mars factory in the region, with the first based in Dubai. Operational by 2014, it will produce Galaxy and Galaxy Jewels.

Mars Saudi Arabia has made an initial investment of $60m, with an additional $150m planned over the next ten years. The facility will be built to LEED standards and initially employ 60. A further 300 to 400 will be brought onboard once the factory is fully operational.

Commenting on progress at KAEC, Al-Rasheed said it has already been linked to the Kingdom’s gas network, together with the commencement of Al Haramain Railway project, linking Makkah and Madinah via Jeddah and KAEC.

Ahmed Linjawy, president of industry and city services in KAEC, said: “KAEC has recently seen the completion of leasing the first phase of the Industrial Valley and the launch of the second phase."

King Abdullah Economic City (KAEC) – Saudi Arabia’s City of the Future?

http://www.moveoneinc.com/blog/wp-content/uploads/2012/03/King-Abdullah-Economic-City-in-Saudi-Arabia1-150x150.jpg

One of the leading examples of the Saudi Arabia Government’s determination to revitalize the economy and development of the country is the construction of the King Abdullah Economic City (KAEC), a mega project announced in 2005 by Abdullah bin Abdulaziz Al Saud, the king of Saudi Arabia.

Located in the Qadeema Region of the Red Sea, between the commercial hub of Jeddah and the two holy cities of Mecca and Medina, KAEC is expected to become a city for the new generation of Saudi citizens, a world class metropolis and industrial center offering employment opportunities.

The city is being built by a consortium led by real estate giant Emaar Properties and other Saudi investors, with SAGIA (Saudi Arabian General Investment Authority) being the main facilitator of the project. The construction began in 2006 and is expected to be completed in 2025. The total cost of the city, with a development area of 173 km², is estimated to be $86 billion. Upon completion, it is expected the city will become a home for two million people, generating up to one million jobs.

The King Abdullah Economic City, one of four metropolitan areas under construction in the country (out of six cities planned), should help in diversifying the oil-based economy by attracting direct investments. This will be the first place in the Kingdom allowing foreign nationals and companies to own property, which is recognized by the government as a new source of investment.

Although the new city will surely attract tourists and world travelers, this is not meant to be a tourist destination. The plan for each of the cities is to specialize in a certain industrial sector, attracting various foreign and Saudi businesses. KAEC’s main industrial focus will be on plastics, and a large part of the city is designated to become a “Plastics Valley.” The Kingdom’s petroleum resources represent a low cost source for derivatives, such as high-end plastics which will be manufactured in the “Plastic Valley” and used for different industries like automotive, biomedical, construction and food packaging applications. In addition, many other world industry leaders already recognized the potential and business opportunities of the KAEC, such as the UAE aluminum producer “Dubal”, French oil company “Total SA” and the US chocolate maker “Mars Inc.”

However, KAEC is not only touted for its business opportunities, but also for its lifestyle options. In addition to the industrial dimension, by the end of its construction, it should offer not only quality and luxurious housing, but also the infrastructure to include schools, universities, hospitals, excellent sports and recreational facilities, shopping malls and much more. Therefore, the King Abdullah Economic City is divided into six main zones:

- Industrial Zone, covering the area of 63 km², will be dedicated to industrial and light manufacturing facilities, to include the “Plastics Valley”.

- The Seaport is estimated to cover 13.8 km², which will make it the largest seaport in the region with a capacity of more than 10 million containers per year. It is believed that this port will make KAEC a global hub for light industries. Another important feature of the port will be Hajj Terminal with a capacity to accommodate up to 300,000 pilgrims on their way to the holy Muslim cities of Mecca and Medina.

- The Residential Area should become home for more than half a million residents, and should be able to accommodate an additional 10,000 tourists. According to the plan, it will include 260,000 apartments and 56,000 villas, divided into smaller residential areas, surrounded by parks and green spaces.

- The Resorts Area is seen as a major future tourist destination, not only in Saudi Arabia, but in the entire Middle East. It should comprise120 hotels, with an estimated 25,000 rooms. Shopping areas and recreational facilities will also be built to include water sports facilities, an equestrian club, yacht club and many more.

- The Educational Zone will consist of a multi university campus, including two Research and Development parks. It is projected to have the capacity to accommodate 18,000 and 7,500 professors and staff members. Furthermore, a number of world class international primary and secondary schools will be available to the local and foreign community.

- The Central Business District (CBD) will consist of office and commercial space covering 3.8 km². Within the CBD, the Financial Island will be built, covering 14 hectares of land. It is planned to become the largest financial center in the region attracting the world’s leading banks, investment companies and insurance groups.

KAEC construction is ongoing, and although economic crises (particularly affecting the real-estate industry) has recently slowed down the construction, the city will be developed in phases which correspond to market conditions, in order to ensure an adequate return on investments.
