‘King Abdullah Economic City’ launched by Custodian of The Two Holy Mosques

Riyadh, December 20, 2005: In what is considered the single largest private sector investment in Saudi Arabia, the announcement of the ‘King Abdullah Economic City’ to be built at a pristine location off the Red Sea in the north of Jeddah with an investment of SR100 billion ($26.6 billion), is a signal of the dawn of a new era of economic prosperity for the citizens of the Kingdom.

The project, which will be a New Age City being built today for tomorrow’s generation of Saudi citizens, was officially launched by The Custodian of the Two Holy Mosques King Abdullah bin AbdulAziz AlSaud in the presence of HRH Prince Sultan bin Abdulaziz AlSaud, Saudi Crown Prince, Minister of Defence & Aviation and Inspector General, and His Highness General Sheikh Mohammed Bin Rashid Al Maktoum, Crown Prince of Dubai & UAE Defence Minister and several dignitaries.

“The King Abdullah Economic City will be another jewel in the crown for Saudi Arabia and a shining example of what can be achieved for the common good when two brotherly nations get together for ever closer co-operation,” said HH General Sheikh Mohammed. “I am certain that what will be achieved through this project will create its own chapter in the annals of the GCC.”

The King Abdullah Economic City will be a multi-stage development with construction beginning on Wednesday, 21 December, 2005. This mega project will closely integrate itself into the Kingdom’s on-going drive to expand the economy, create employment opportunities for its youthful population and function as a catalyst to attract foreign investment, global trade, commerce and industry. Based on initial forecasts, the project and its several components will create up to 500,000 employment opportunities in the various industries and service-oriented companies that will open in the City.

The City will be a mixed-use development located north of the commercial hub of Jeddah to ensure easy access from the Holy Cities of Makkah and Madina. A massive 55 million square metres of greenfield land with a 35 km shoreline close to the industrial city of Rabegh has been earmarked for the master development. The City will have six distinct components – a modern world-class Seaport, Industrial District, Financial Island, Education Zone, Resorts and The Residential Area. Completion of the overall project will be done in stages with the first batch of businesses and residents moving into the City in a period of 24 to 36 months.

Emaar Properties, the world’s largest real estate company in terms of market capitalisation, is the master developer of this ambitious project, the biggest outside of its home market of the UAE. SAGIA (Saudi Arabian General Investment Authority), the apex body responsible for inward investments into the Kingdom, is the prime facilitator for the development.

SAGIA’s Investor Service Centre will facilitate the provision of services to potential investors. The Centre is SAGIA’s “one-step” solution aimed at minimizing the number of formal steps associated with investment in the Kingdom.

Central to the mega project is the creation of a 2.6 million square metre new Millennium Seaport similar in size to the world’s top 10 ports, such as Rotterdam, that would allow even the world’s largest super vessels to drop anchor. With its strategic location on the Red Sea and the instant access to key cities within Saudi Arabia, the port will have a designated area for light industry and logistics and be a natural platform for onward movement of goods to Europe, Africa, Asia and beyond. The port will have an integrated transport system with seamless high speed transitions from sea to rail, road and air, making the City the main gateway to the central and eastern provinces as well as the entire Kingdom.

The port, with its close proximity to the two Holy Cities of Makkah and Madina, will have a dedicated Hajj terminal that can receive over 500,000 pilgrims every season. To cater to the pilgrims’ every need, there will be adjoining hotels, medical centres and other world-class amenities.

The second component of the City – The Industrial District – will cover 8 million square metres, and is exclusive to the requirements of a range of manufacturers – small, medium and large scale industry. They will represent sectors such as downstream petrochemicals, pharmaceuticals, research and development activities as well as a host of educational institutions that will prepare young Saudis for the jobs that the City will bring in. A sizeable area has also been set aside to develop accommodation for employees and their families.

The waterside Resort will serve up a most compelling mix of waterfront hotels and boutique residences. The master plan envisages 3,500 well-appointed hotel and residential bedrooms and suites, premium villas, plus an extensive retail element and an international-class signature 18-hole golf course and an equestrian club.

The fourth element of the City will be the Financial Island, conceived to be a ‘city within a city’ for financial institutions. The Island will offer 500,000 square metres of office space for the leading international and regional financial entities, business hotels and a new exhibition and convention centre. Up to 60,000 professionals are to operate from the Financial Island on a daily basis.

Financial Island will be topped by two towers reaching up to 100 and 60 storeys that offer compelling views of the surrounding city skyline.

Three residential districts form the fifth component of the new City. The first district wraps itself around a town centre, which will be a blend of the traditional and the modern. The second district will have a corniche as its main theme. It is in keeping with this concept that the district will ‘curve’ around a top-of-its-class marina and yacht club with 450 boat moorings. The souq and retail elements will contribute 350,000 square meters of prime space. Around 75,000 residents are expected to live here. The third district will be a secluded residential community set on an island on a choice water location.

The sixth component is the Education Zone which comprises of Universities, Schools and Research & Development Centres.

Headed by Emaar, a group of giant Saudi and UAE companies has been formed to facilitate investments for the project. The group includes companies such as: Aseer Company for Trade, Tourism, Industry, Agriculture, Real Estate and Construction, as well as Saudi Binladen Group. 30% of the equity of the company will be offered in an IPO in due course.

“It is no coincidence that the City is being formally launched, as Saudi Arabia has now become a part of the World Trade Organisation. The City is one of the most impressive projects Saudi Arabia has attempted in the New Millennium. The fact that we were able to move ahead with this project on a fast track basis shows that Saudi Arabia is moving ahead with confidence to transform the economy and build more sustainable prosperity for its citizens,” commented His Excellency Mr. Amr Al-Dabbagh, SAGIA Governor.

He explained that this project will have a major role in attracting the Saudi and foreign investment and assured that all necessary licensing procedures will be done within one week of application in coordination with other concerned government departments. Al-Dabbagh also stressed that the project will fulfil SAGIA’s ambitious plans and it will help promote Saudi Arabia as an international investment destination while pushing forward the Saudi economy into a new phase of adapting international standards. The private sector involvement in this project will create huge job opportunities, with no additional cost on the Saudi government except for the services and facilities, which will be provided by SAGIA and other government departments.

“It is also in keeping with the spirit of co-operation that binds the fraternal countries of the GCC, that the City brings closer Saudi Arabia, the UAE and the Emirate of Dubai to work towards a common endeavour. Emaar, a Dubai-based developer, and the Saudi government have unveiled a massive $26.6-billion project to build a residential and commercial complex near Jeddah. The project will be called the King Abdullah Economic City.

The project is the single largest private sector investment in Saudi Arabia, Emaar officials said.

The project is expected to create 500,000 new jobs, said the officials.

An Emaar-led consortium made up of Saudi and Emirati companies, including the Saudi Bin Ladin construction company, will be the main investor in the development.

The Saudi Arabian General Investment Authority (Sagia) will act as project co-ordinator, Emaar said, adding that a 30 per cent equity stake in the development company will be later floated on the stock market.

The Saudi government has earmarked a 55 million sq m greenfield land and a 35-km shoreline close to the industrial city of Rabegh for the development.

Included in the project is a new port, an industrial park, a 3,500-unit residential and hotel complex and a facility that will serve up to half-a-million pilgrims arriving by sea each year on their way to the holy city of Makkah.

Actually, Saudi Guy,

Rabigh is a lot further away than that. It's about half way, between Jeddah and Yanbu. About 150-200kms away.

Rabigh refinery is in the south, the port is in the middle, and the little town of Rabigh is in the north east.

Well.. Rabigh has been earmarked as the next industrial city for a while now, and with the Petro-Rabigh petrochemical project steaming ahead, development of Rabigh is already well under way.

I think today's deal brings Emaar's razzmataz to the project. Their involvement is mainly in the residential and commercial part of the project. They're there to make the industrial side more attractive by adding that extra dimension and diversity. On Emaar's side, they get a big foothold in the Saudi market, by being a lead developer on this project.

-مخطط النسيم (i have NO! idea about what it is... )
-مخطط جوهرة البابطين (the website of the project isnt very promising... there isnt many renders about it... but i know its going to have a huge shopping mall.. rumor has it the 2nd biggest shopping mall in the mid-east!)

thats all about... but about emaar... actually i have NO! idea what it purchased... because me personally i made a deal with a guy to buy a 1 million squaremeter land in the old airport next to the 3 projects, its going to cost me around 40-50 US million dollars (ill pay the guy on a 5 year term, if not at then end of 2006 dont ask me whats the project you will know at the end of the year 2006) anyways the guy who i'm buying the land from is the one that gave me this information he told me he has no clue about what emaar is gonna do with the land... the land he is selling he says he bought it from emaar.

something u guys would surely love to know is! well... the land im buying has a license to build towers of 25 - 30 floor! thats great! apparently all of the ground of the old airport is capable of building 25 floor towers and up, so for al-oula project guys believe me those are skyscrapers! because the land im purchasing is kinda like after the big auction happend i think emaar did the job of preparing the land for the building of skyscrapers (thats my guess!) because the land left in the old airport isnt a lot!.... so i have no clue what emaar is gonna do if the land left isnt very big...

i find that stupid to build so far... that is if we remove the fact of it being built as a key city connecting many main cities....

its very far... i really dont thinks its the cost of the land that is the problem... because i had an offer of buying a 400 000 sqm land in dahban on the cornish for 3 million us... (thats very cheap guys believe me)... for a 25-30 billion us dollar project its not a lot...

in my opinion they should have built it in north of jeddah... next to that resort project i keep forgeting its name :D....

thought if ill take it personal im happy hahahaha... because im thinking of purchasing a part of the land in dhahban next to the airport thought the only thing annoying me IS! the airport... i hear people living around airports dont really like it... and im thinking of making a skyscrapercity based of hejazi architecture but with a touch of modern glass ;). the land now im gonna/will(inshallah) purchase are 1.3 million sqm in the old airport, and 2 million sqm in the south of jeddah on the cornish (next to fawaz al-saud project) i personally wonder why they went so far to build al bunduqiya... paying a few more riyals on the land won't really make a difference...

anyway,

Rabigh's location is excellent. It is near the midpoint between Jeddah, Yanbu, and Medina, with excellent road connections to all 3 (and soon rail as well). It has also been an industrial centre for a long time now. You've got the refinery, oil terminal, cement factory, and large power station. And Aramco and Sumitomo are proceding with PetroRabigh, which is largest single construction of an integrated refinery-petrochemicals complex. So it's a perfect choice for a new industrial city.

What's happened now, is they said, while we're at it, let's expand it more and give it more general appeal, and turn it into a commercial and leisure project as well as industrial.

In any case, it is very important to spread development across the country. Our country is already too centralised as it is, with everything put in Riyadh. We're not a city state like all those gulf countries.

Next up, is to develop something in the south. Probably Jizan.

I think that Saudi did a smart thing by having this project in the western province. On the eastern province, they would've had to compete with the UAE, Qatar, Bahrain, and Kuwait. But here in the western province, its a one man show. Saudi has no competitors in this area. Saudi already has Jubail in the eastern province and Jubail doin a hell of a job for them. So much so that Jubail is gona be expanded thanks to Jubail 2.

JEDDAH, 22 December 2005 — Work on the SR100-billion mega economic city began in Rabigh yesterday, a day after Custodian of the Two Holy Mosques King Abdullah launched the project, the largest ever joint venture in the Kingdom.

The King Abdullah Economic City to be built at a pristine location off the Red Sea “signals the dawn of a new era of economic prosperity for the citizens of the Kingdom,” said Amr Al-Dabbagh, governor of Saudi Arabian General Investment Authority (SAGIA).

The new age city will have six distinct components: A modern world-class seaport, an industrial district, a financial island, an education zone, resorts and a residential area, the SAGIA chief said.

“Completion of the overall project will be done in stages with the first batch of businesses and residents moving into the city within two years,” he pointed out.

Emaar Properties, the world’s largest real estate company in terms of market capitalization, is the master developer of this ambitious project, the biggest outside of its home market of the UAE. SAGIA, the apex body responsible for inward investments into the Kingdom, is the prime facilitator for the development.

“SAGIA’s Investor Service Center will facilitate the provision of services to potential investors,” Al-Dabbagh said, adding that companies and investors would get licenses for implementing their projects in the city within a week after presenting applications.

Central to the mega project is the creation of a 2.6 million square meter new Millennium Seaport similar in size to the world’s top 10 ports. With its strategic location on the Red Sea and the instant access to key cities within the Kingdom, the port will have a designated area for light industry and logistics and be a natural platform for onward movement of goods to Europe, Africa, Asia and beyond.

The Industrial District, covering eight million square meters, will represent sectors such as downstream petrochemicals, pharmaceuticals, research and development activities as well as a host of educational institutions.

The waterside resort will serve up a most compelling mix of waterfront hotels and boutique residences. The master plan envisages 3,500 well-appointed hotel and residential bedrooms and suites, premium villas, plus an extensive retail element and an international-class signature 18-hole golf course and an equestrian club.

The Financial Island will offer 500,000 square meters of office space for the leading international and regional financial services providers, business hotels and a new exhibition and convention center. There will be two towers reaching up to 160 stories that offer compelling views of the surrounding city skyline.

Personally, I'm glad that it's around 160 KM away from Jeddah... building lots of smaller completely different cities is a far better approach than having large unmanageable cities with ghettos 'n all... As for Jeddah, I think that city deserves a new world-class airport!

Well looking at their plans, it looks to me that it's about 20 kms south of Rabigh, but I guess as both expand the two will merge into one.

Its is about time. Saudi has so much potential that i sincerly believe it can compete with western countries. Im very happy and proud of this project and cant wait to visit Jeddah once its completed.

Saudi Arabia’s King Abdullah Economic City project will be showcased at the Jeddah Economic Forum to be held from February 11 to 13, said Emaar Properties chairman Mohamed Ali Alabbar.

Emaar Properties, along with its flagship Saudi Arabia project, has announced its status as partner sponsor for the Forum to be held from February 11 to 13 at the Jeddah Hilton Hotel.

Both are bad ideas IMO.

Why do they need a mainline airport? Jeddah airport is an hour's drive away (if not less), and it could be even more accessible once the Mecca-Medina rail line is built. Rabigh Aerodrome can be used for general aviation and charter service just like it is used by Aramco today. Jubail is in a similar situation, and it is doing fine.

لكن هذا الرجل على الرغم من ذلك، ظل طوال أمس المطلوب رقم واحد لمختلف الصحافيين المكلفين بتغطية أعمال المنتدى في جدة، فهو الوحيد الذي أجرى خمسة مؤتمرات صحافية متلاحقة، انتهت كلها، دون أن ينتهي نهم أسئلة الصحافيين التي فشلت بتفجير ما بداخل العبار من معلومات.

وكانت «الشرق الأوسط» ضمن وسائل الإعلام التي ظلت تلاحق هذا الرجل في منتدى جدة امس رغبة في الحصول منه على حوار خاص، وهي الملاحقة التي لم تنته إلا بعد أن وصل إلى غرفة نومه في الدور السابع من فندق هيلتون جدة أمس، حيث كانت ترافقه زوجته التي كان الصبر سلاحها في تحمل فضول الصحافيين، مقدرة أن إلحاح الصحافيين لم يكن ليكون لولا أهمية أي كلمة يمكن الحصول عليها من زوجها الذي تبدي كلماته لطفا واضحا وخلقا رفيعا، فيما تشير نظراته لفطنة قل نظيرها، أما تقاسيم وجهه فهي أقرب إلى دليل إثبات على الرجل وأمانته في العمل.

وبعد كل ذلك، تكرم محمد العبار بأن منحنا جزءا من وقته بعد أن استراح مع حرمه دقائق معدودة، خرج بعدها ليكون هذا اللقاء الذي كشف فيه أن الاكتتاب في أسهم مدينة الملك عبد الله الاقتصادية سيتم خلال أشهر لا تتجاوز نهاية العام الحالي. وإلى الحوار:

هل لديكم نية لتشييد مطار دولي في جدة على غرار مطار دبي؟

ـ والله ليس لدي أي فكرة عن وجود مشروع من هذا النوع، قد يكون لدى الحكومة السعودية توجه من هذا النوع، أما نحن في شركة إعمار أستطيع أن أقول إننا لا نملك أي فكرة في هذا الخصوص.

* ما آخر أخبار مشروع النخيل الذي تعملون على إنجازه مع شركة الأولى للتطوير العقاري؟

ـ تم تقديم كل الأوراق لأمانة محافظة جدة التي نجد منها كل تعاون، ومركز مبيعاتنا تحت الإنشاء، وعليه أستطيع أن أقول إننا سنبدأ في البيع خلال ستة أشهر من الآن، وهذا المشروع أنا أعتقد أنه مميز من ناحية التصميم ومن حيث الموقع أيضا، وكل المؤشرات تبشر بنتائج باهرة إن شاء الله.. دعني أقول لك قبل أن تشرع بسؤالك التالي إن عمليات البيع قد تبدأ خلال شهرين أو ثلاثة، لكنها لو تأخرت فلن تتأخر إلى ما هو أبعد من ستة أشهر. أنا متفائل جدا بأن الأمور تسير بخطى أسرع مما نخطط له، في ظل الدعم الحكومي والتسهيلات التي نحصل عليها هنا في السعودية من مختلف الجهات ذات العلاقة، وأنا خجول من كل هذه التسهيلات التي نحظى بها.

أعتقد أن هذا التوسع يؤكد أن نظرة الشركة إقليمية ويمكن أن تكون أكثر من إقليمية مستقبلا.

ومما يعزز رغبة التوسع لدينا، هو أننا نريد لشركة إعمار أن تكون من كبرى الشركات في العالم، من خلال استثماراتها المختلفة، وعلى الصعيد العقاري، لا نريد لها أن تكون ضمن أوائل الشركات الكبرى في العالم، بل نريد لها أن تكون الأولى على مستوى العالم، كما هو وضعها الحالي، وسنعمل على أن تبقى في هذا المركز بكل ما أوتينا من قدرة.

ـ انتهى التخطيط الأولي، وتم تعيين المخططين للمشروع، كما تم تعيين مدير للمشروع، وعليه أعتقد أننا قادرون خلال ثمانية أشهر أن نبدأ في فتح مركز مبيعاتنا هناك، وذلك بفضل تعاون السلطات معنا، وهو التعاون الذي يخجلنا كثيرا.

ـ سابقا كان هناك تأثير كبير، فعندما يرتفع سعر النفط تهدأ الحكومات وتتوقف مشاريع إعادة الهيكلة وتحديث النظم والقوانين، أما الآن فأنا أعتقد أن الوضع اختلف، فكل الحكومات لم تتأثر إلا بوجود مزيد من العمل التنموي الجاد، ورغبة استغلال الوفرة التي أحدثها النفط في الميزانيات العامة للدول في إعادة الهيكلة وتحرير قطاع الأعمال من القيود التي يعاني منها. أنا متفائل بأن كل الدول تستغل النفط في تحسين بيئة الاستثمار، وهذا بعكس ما كنت أتوقعه في السابق.

> تسجل أسواق الأسهم الخليجية بشكل عام والسعودية بشكل خاص ارتفاعات قياسية خلال الفترة الماضية، السؤال: إلى أين تتجه هذه الأسواق؟ وما هو مستقبلها؟

ـ دعني ألخص لك الوضع كما أراه شخصيا بأنه يتمثل بوجود أسواق أسهم منتعشة، ومشاريع نادرة وعدد شركات مساهمة متدن، وسياسات حكومية تسير في انفتاح وكم هائل من رؤوس الأموال وغياب شبه تام لأفكار المشاريع الجديدة التي تتميز في الابتكار، كل هذا يقود الأسهم لمزيد من الصعود الذي قد يخيف البعض، لكن على الرغم من ذلك، أنا متفائل جدا بأن الحكومات في المنطقة تسير على طريق إسعاد الشعوب. ومثلا في السعودية أنا فخور جدا بالسياسات التي أسمع عنها، وهي سياسات تقود نحو الانفتاح الاقتصادي، ومزيد من النمو والازدهار في هذا البلد العزيز على قلوبنا جميعا.

> كانت «إعمار» ترغب في شراء مستوطنات إسرائيلية في قطاع غزة وحدث ما حدث، الآن هل تنوون الاستثمار في الأراضي الفلسطينية وتحديدا في غزة بعد عودتها للسلطة الفلسطينية؟

ـ والله أولا لم يكن الهدف يرمي لتحقيق أهداف تجارية، بل كانت الرغبة في شراء البنية التحتية الموجودة على الأرض مثل الطرق وغيرها حتى لا يتم تكسير عند مغادرة المستوطنين لها، لمساعدة الناس، وأنا متأكد أن كثيرا من العرب والمسلمين سيكونون معنا.

وعموما لا تزال الرغبة موجود، وهدفها الأول والأخير هو مساعدة أخواننا في فلسطين، ذلك لأن الله أكرمنا بخير وفير، وإن لم تكن الأراضي الفلسطينية ضمن أولوياتنا فما عسى أن تكون الأولويات؟

ـ عندما أجد صعوبة في اتخاذ أي قرار أروح لصاحبي ورئيسي ـ الله يحفظه ـ وهو الذي يسهل لي أمور، وأعني بذلك الشيخ محمد بن راشد آل مكتوم، لأنني مهما أوتيت من قوة أحتاج لأب وأخ كبير، وكل شخص مهما كان يحتاج لمن يأخذ بيده خاصة عندما تحتدم الأمور. وأنا أشكره لأنه سندي الدائم.

وأكبر قرار هو دفع ربحية شركة إعمار خلال العام المالي الماضي، إلى قرابة 200 في المائة قياسا بما كانت عليه في العام الأسبق، 1.6 مليار إلى 4.7 مليار، لأننا نريد أن نستمر في مضاعفة الأرباح في العام الجديد، آملين أن تكون زيادة الربحية في المستوى نفسه إن شاء الله.

أما أهم قرار غير مجرى حياتي، فهو قرار البدء في تأسيس شركة إعمار العقارية، ووقتها لم أكن أعلم أن الله سيكرمني لأصل ما وصلت إليه الآن (سكت قليلا، ثم استطرد قائلا )، أبدا لم أكن أتخيل هذا المستوى من النجاح، ولم يدور في خلدي في أي يوم من الأيام الحصول على النتائج التي أعيشها حاليا.

RIYADH, Feb 25 (Reuters) - The Saudi investment authority SAGIA, Siraj Capital and Britain's signed an initial deal to set up a $500 million hotel company to invest in a major Saudi real estate project.

A SAGIA statement received on Saturday said UAE's Emaar Properties also signed a memorandum of understanding to express its intention to invest $75 million in the Siraj Hospitality Investment Co.

Siraj Hospitality plans to invest in King Abdullah Economic City, a $26.7 billion real estate project billed as the single largest private investment in Saudi history.

DUBAI, 22 April 2006 — Dubai-based Emaar Properties, the world’s largest real estate company in terms of market capitalization, says it will stick to its deadline to build SR100 billion King Abdullah Economic City (KAEC) in Rabigh, north of Jeddah.

Mohamed Ali Alabbar, chairman of Emaar, told a group of journalists from Saudi Arabia that the company was in the final stages of negotiations to procure 50 million square meters of land in addition to the 55 million square meters it had been allotted for what has been described as the largest project of its kind in the Gulf.

The project, which will be a new age city for future generations of Saudi citizens, was officially launched by Custodian of the Two Holy Mosques King Abdullah in December.

Alabbar said: “As of now we are two months behind schedule. But we will work full steam to make up for the delay, even if I have to personally work with laborers.”

At the Jeddah Economic Forum this year, Alabbar promised that within 24 to 36 months people would start living in the city.

He also announced that the company would set up an academy to train people about real estate development, design and finance.

Alabbar said this mega project would closely integrate itself into the Kingdom’s ongoing drive to expand the economy, create employment opportunities for Saudis and function as a catalyst to attract foreign investment and boost global trade, commerce and industry.

The project, designed to make Saudi Arabia a magnet for overseas investors, is being developed by Emaar in conjunction with Aseer Trading, Tourism & Manufacturing Co. and the Binladin Group from Saudi Arabia.

Together, they will set up a joint venture company, with 30 percent of its equity to be floated for initial public offering (IPO). The project, which has been described as “another jewel in the crown of Saudi Arabia” by Crown Prince of Dubai and UAE Defense Minister Sheikh Mohammed Bin Rashid Al-Maktoum during the launch, is expected to create 500,000 new jobs.

Asked whether the company will launch its IPO now when the Saudi stock market is on a downtrend, Alabbar said: “I prefer going public when the market is up.”

The KAEC is part of the Saudi Arabian General Investment Authority’s (SAGIA’s) ambitious plan to attract foreign funds, provide incentives and tax breaks to investors and remove hurdles facing them. Alabbar said SAGIA was acting as a facilitator of the project.

Describing various projects of Emaar, Alabbar said: “Whether it is a luxury villa, a waterfront apartment or a golfer’s dream home, Emaar has a property for everyone. Emaar has numerous projects — Arabian Ranches, Burj Dubai Downtown, Dubai Marina, Emirates Hills, The Greens, The Lakes, The Meadows, The Springs and The Views — at various stages of development. It has a rapidly growing tenant base and is the No. 1 choice of those looking for a dream home.” He said Emaar — with over $40 billion worth of projects — had joint ventures in Saudi Arabia, Egypt, Syria, Morocco, India, Pakistan and Turkey.

Alabbar admitted that rents in Dubai were high, but said that “there are currently many buildings in the final stages of construction. Once they are ready for occupancy, I am sure the rents will come down.”

by the way...what do you guys make of the location? wouldn't it make more sense if it was closer to jeddah? then again i don't know if they'd find enough space with all the resorts in the north of jeddah...
also...will they be able to fill all the office space they're going to have? i'm not sure if they'll fill the buildings..

who are they expecting to move there anyway? are they expecting people to pack up and move there from jeddah, riyadh, and the eastern province?

I totally agree the name is too complicated and we know abdullah is king no need to right his name everywhere... they should probably call it jeddah or rabigh economical city or either call it Qadima (since it is going to be built over this village)

The single largest private sector initiative in the Kingdom, KAEC is a SR100 billion (US$26.6 billion) project off the Red Sea Coast covering a Greenfield site of 55 million sq m. Saudi Arabian General Investment Authority (SAGIA), the body responsible for inward investments to the Kingdom, is the prime facilitator of KAEC.

EEC's initial public offering of 255 million shares - 30 per cent of its total equity - to raise SR2.55 billion (US$679.9 million) is currently open for subscription and will run through August 2, 2006. Approved by the Capital Market Authority (CMA) of Saudi Arabia, the IPO is fully underwritten and open only for Saudi nationals. The subscription is for a minimum of 50 shares and a maximum of 25,000 shares of SR 10 each.

'KAEC is more than a property development - it will usher in a new era in the economic growth of Saudi Arabia through its six well-rounded components that integrate commercial, retail, residential and leisure amenities,' said EEC Chairman Mr Mohamed Ali Alabbar. 'Apart from building a whole new city and laying out the entire infrastructure support, the direct contribution of KAEC to the economy is its employment potential of 500,000 jobs.'

Groundwork on KAEC, unveiled late-2005, is going full steam ahead. The structural steel work for the presentation center has been executed and installation of precast walls will be completed in a fortnight. Work is also underway on the project's first boulevard - a 15 km long stretch that features over 3,000 palm trees.

'Excavation work for the first city canal to run through the Red Sea Village, a component of KAEC, has started. Geotechnical investigations are being conducted for dwelling units, and designs for one of the main entry gates, the first Corniche Park and marina have been completed. There are over 500 workers on-site now, and the number will exceed 1,000 soon,' said Mr Nidal Jamjoom, Chief Executive Officer, EEC.

During the first three years, construction will be focused on four major areas: the Port; Industrial areas; the Resort District comprising two major beachfront hotels, the first golf course and associated villas; and several apartments and office buildings in the Town Center.

Approved by the Ministry of Commerce & Industry vide Ministerial Resolution No. 609 dated May 13, 2006, for its incorporation, EEC aims to become 'the largest property development company in the Kingdom and an investor in a diversified portfolio of high quality real estate assets,' said Mr Jamjoom.

King Abdullah Economic City will undertake mixed-use developments in its six components: a modern world-class seaport, industrial district, financial island, educational and healthcare zone, resorts and the residential area. The overall project will be completed in stages, with the first batch of commercial houses and residents expected to take possession within 30 to 36 months.

KAEC will integrate into the Kingdom's on-going drive to expand the economy, create employment opportunities for its youngsters, catalyze foreign investment inflow and global trade, and boost commerce and industry.

وأكد انه لا يوجد أي نية لزيادة راس المال حيث ان الشركة ستعمل على الاستفادة من راس المال الحالي بالإضافة إلى مواردها من عمل الشركة وعن طريق الاقتراض من المصارف الإسلامية في عملها، وأكد أن الإدارج والمستثمرين هم المحددان الرئيسيان لقيمة السهم في السوق، السهم تحكمه تيارات السوق ورأي المستثمرين في الشركة وإداراتها وخططها ومصداقية الشركة وهيكلها الإداري.

وذكر أن نسبة 30 في المائة كمبلغ 2.5 مليار ريال (666 مليون دولار) تعتبر نسبة متوسطة في عمليات الطرح وتعتبر مجزية وتعطي سيطرة جيدة من المساهمين على إعمال الشركة، مؤكدا أن النسبة موزعة على حجم المبلغ وعدد الأسهم قياساً بحجم البلد مما يعطي ناتجاً مناسباً جداً، ومشيراً إلى انه في شرق آسيا يتم في عدد من الشركات طرح 10 في المائة من راس مالها.

وأكد رئيس مجلس إدارة اعمار المدينة الاقتصادية أن خادم الحرمين الشريفين الملك عبد الله بن عبد العزيز طلب توسعة المدينة، بالإضافة إلى توجيهات الاهتمام الخاص من لدن الأمير سلطان بن عبد العزيز حول هذا الموضوع، حيث قامت الجهات المختصة بالنظر في عمليات التوسعة، لحين الانتهاء من العمليات الرسمية والموافقات الرسمية واخذ التوجيه من قبل أصحاب القرار في الدولة، مشيراً إلى إن التوسعة لن يكون لها تأثير كبير على عملية التخطيط في المدينة الاقتصادية وان كان هناك تأثير سيكون عبارة عن تحسين وتطوير في عمليات التخطيط العام.

وعن طرح الشركة لمشاريع أخرى خارج نطاق مدينة الملك عبد الله، أكد العبار أن الشركة هدفها تنمية عملها وتحسين مستوى الدخل لصالح المساهمين، حيث تملك الشركة فرصة ضخمة وهي تطوير مدينة الملك عبد الله الاقتصادية، ولكن إذا وجدت فرص أخرى فيها استفادة للمساهمين سيكون هناك استغلال كامل لتلك الفرص لصالح اعمال الشركة ومساهميها.

وأضاف أن مدينة الملك عبد الله الاقتصادية ستلعب دوراً هاماً في تطوير قطاعات الإسكان والتعليم والصحة والمال والاقتصاد في السعودية، مشيراً إلى أن العمل جار على قدم وساق، خاصة مع دخول الشركة مرحلة جديدة من خلال الإدراج في سوق الأسهم السعودية «تداول»، وستعمل الشركة على التركيز على عملية التوظيف عبر موظفين مؤهلين خاصة في المناصب العليا من اجل قيادة عملية تطوير مدينة الملك عبد الله الاقتصادية، حيث تلتزم «اعمار المدينة الاقتصادية» بدور فاعل في تقييم الأعمال الجارية في المشروع وضمان سيرها وفقاً للميزانية والجدول المحددين.

وكانت شركة اعمار المدينة الاقتصادية قد عقدت في نهاية الأسبوع الماضي اجتماع الجمعية العمومية التأسيسية في مدينة جدة بوجود كبار حملة الأسهم والذين أكملوا نصاب إقامة الجمعية العمومية، وصادق المساهمون على قوانين وأنظمة الشركة التأسيسية وتعيين ارنست اند يونج مدققين للحسابات.

وتجري العمليات الإنشائية في مدينة الملك عبد الله الاقتصادية على قدم وساق محرزة تقدماً ملحوظا ويتم حالياً تنفيذ العمليات الإنشائية على أول طريق رئيسية (بوليفارد) داخل المشروع، وستمتد هذه الطريق على مسافة 15 كيلو مترا محتضنة 3 آلاف شجرة نخيل، كما تم إجراء اختبارات التربة وهندسة الأساسات لعدد من الوحدات السكنية بالإضافة إلى وضع التصميم النهائي لإحدى بوابات الدخول الرئيسية وتم الانتهاء أيضا من تصاميم مرسى بحري وأولى الحدائق المطلة على الكورنيش.

Abdullatif Basheikh, professor of accounting at King Abdul Aziz University in Jeddah, said that after the expansion of its area, the city would attract investment projects worth SR200 billion, instead of SR100 billion as previously estimated. Ali Al-Hazmi, another analyst, said the expansion of KAEC’s area would have far-reaching impact as it would increase its assets and create room for more vital projects.

KAEC will have six distinct components — a modern world-class seaport, an industrial district, a financial island, an education zone, resorts and residential area. Completion of the overall project will be in stages with the first batch of businesses and residents moving into the city within 36 months.

Emaar Properties, the world’s largest real estate company in terms of market capitalization, is the master developer of this ambitious project. SAGIA (Saudi Arabian General Investment Authority), the body responsible for inward investments into the Kingdom, is the prime facilitator for the development.

Emaar the Economic City (Emaar.E.C) has significantly expanded the size of its largest-ever development in the Middle East, King Abdullah Economic City (KAEC) in Saudi Arabia, by nearly four times to cover an area of over 168 million sq metres and unveiled a new masterplan.

The Tadawul-listed company has modified the KAEC masterplan to make substantial additions to its six major components %u2013 the Port, Industrial District, Central Business District (including commercial, mixed-use, retail and Financial Island), Resort, Educational Zone and Residential (including corniche and souks).The expansion will help generate more employment opportunities for Saudis, enhance foreign direct investment and boost the Kingdom%u2019s economy.

The Emaar.E.C board of directors met on Tuesday in Jeddah and approved the ambitious growth programme in addition to outlining the scope of expansion of the various zones within the project.

KAEC is expected to usher in a new era of economic prosperity to the Kingdom. Saudi Arabian General Investment Authority (SAGIA), the body responsible for inward investment to the Kingdom, is the prime facilitator of KAEC.

Following the expansion, the project has the potential to generate one million jobs for Saudi citizens and will serve as home to two million residents. The jobs created will be in industrial and light industries (330,000); research and development (150,000); business and office (200,000); services (115,000); hospitality (60,000) and education and community services (145,000).

KAEC is situated on a greenfield site on the Red Sea coast. It offers easy access to the two Holy Cities of Makkah and Madina and is also near to Jeddah. %u201CWe are creating a new nerve-centre for global businesses that look at Saudi Arabia for the investment opportunities provided by the Kingdom,%u201D said Mr Alabbar.

RSP Architects, master planners of King Abdullah Economic City, has revised the overall masterplan of the project. Additional detailed masterplanning was provided by WATG for resorts and residential zones, SOM for the city centre and Parsons International for the Industrial Zone.

%u201CCovering 13.8 million sq metres %u2013 a major increase of 11.2 million sq m from the earlier project - the Seaport will be the largest in the region with a capacity of over 10 million twenty-foot equivalent unit (TEU) containers per year, which is significantly higher than all other regional ports,%u201D said Mr Alabbar. %u201CThe port will have facilities to handle cargo and dry bulk, and will be equipped to receive the world%u2019s largest vessels. Another key component of the Port will be a custom-built Hajj Terminal.%u201D

Following the expansion, the Industrial District will cover 40 million sq m %u2013 five times more than previously envisaged. The 4,000 hectares of land will be dedicated to industrial and light manufacturing facilities - identified as key growth drivers for the Saudi economy - and can now host 2,700 industrial tenants. The Industrial District will have specific initiatives to encourage local entrepreneurs through incubator-like modules. International experts have been consulted to ensure that the Industrial Zone development is in line with best environmental practices.

The Central Business District (CBD) will offer 3.8 million sq m of office space, hotels and mixed-use commercial space. The Financial District, within the CBD, has now been doubled in area to cover 14 hectares of land, which will be the largest regional financial nerve centre for the world%u2019s leading banks, investment houses and insurance groups.

The retail component of KAEC takes a quantum jump following the expansion of the project. From an area of 3.3 million sq m, the total retail facilities will now spread to cover 8.7 million sq metres and house over 50,000 shops, nearly three times the earlier estimate. The retail components include shopping malls, town centers, neighbourhood malls and street shops.

The Hospitality zone will be another strategic component of the new expansion with the number of hotel rooms and suites being increased from 12,000 rooms in 60 hotels to 25,000 hotel rooms in more than 120 hotels. An ideal place to work and live, the KAEC will now have 250,000 apartments and 25,000 villas %u2013 a leap from 110,000 apartments and 16,000 villas.

The project has added 4.5 million sq m of parks and wadis that will enhance the aesthetic appeal provided by 4.9 million sq m of new water canals, which are very wide through its entire course thus creating additional waterfront. The canals are inspired by the waterways of Amsterdam and will offer 75 km of pedestrian promenade. With the introduction of the canals, more than 42 linear kilometres of waterfront has been added on to the project. Residents can thus enjoy beach boardwalks, sea water lagoons and the natural beaches fronting the Red Sea. For marine enthusiasts, the project will have five yacht clubs that can berth more than 3,000 vessels.
Building on the socio-cultural environment demanded of living environments, KAEC will have 550 mosques including several Grand Mosques in the residential zones. Several schools will be opened to cater for the educational needs of children in each community apart from a University campus for 18,000 students. A sports stadium will also be part of the project, which will have 45,000 seats.

Emaar.E.C recently set a record of sorts in the history of the Kingdom%u2019s capital market when its initial public offering fetched an overwhelming response. With an authorized share capital of SR8,500 million, comprising 850 million shares of nominal value SR10 each, Emaar.E.C offered 30 per cent of the equity, fully subscribed by the public.

Open only for Saudi nationals, the IPO was for 255 million shares at a nominal value of SR10 each. Approximately half the country%u2019s national population subscribed to the ten-day IPO. Oversubscribed by 2.82 times, the SR2.55 billion IPO received 2.8 million applications with the total amount subscribed at SR7.18 billion.

Work is on-schedule at KAEC. The overall project will be completed in stages, with the first batch of commercial houses and residents expected to take possession in the last quarter of 2008.

ضاعفت شركة إعمار المدينة الاقتصادية حجم مشروع "مدينة الملك عبدالله الاقتصادية" في المملكة العربية السعودية بنحو 4 مرات، لتصل المساحة الإجمالية التي يغطيها إلى 168 مليون متر مربع، مما يجعله أكبر مشروع للتطوير العقاري على الإطلاق في الشرق الأوسط.
وخسر سهم شركة إعمار المدينة الإقتصادية 8.7%، من قيمته في أول تراجع سعري له منذ تداوله بالسوق السبت الماضي، ليغلق عند مستوى 36.75ريال، مسجلاً اعلى كمية تداول على مستوى السوق، بلغت 80.9 مليون سهم، قيمتها الإجمالية 3.25 مليار ريال.


تعديل المخطط الأساسي

وقالت الشركة المدرجة حديثاً في سوق الأسهم السعودية "تداول" ، في بيان أصدرته الأربعاء، 11-10-2006، أنها قامت بتعديل المخطط الأساسي لمدينة الملك عبدالله الاقتصادية، بحيث يتضمن توسعات كبرى وتعديلات جذرية على مناطق المدينة الست، وسوف تساعد هذه التوسعة في إيجاد المزيد من فرص العمل للمواطنين السعوديين، وزيادة تدفق الاستثمارات الأجنبية المباشرة إلى البلاد، ودفع النمو الاقتصادي للمملكة.

وإجتمع مجلس إدارة "إعمار المدينة الاقتصادية" أمس الثلاثاء في جدة، ووافق على برنامج النمو الطموح، بالإضافة إلى تحديد نطاق التوسعة في مناطق المشروع المختلفة.

وقال محمد بن علي العبار، رئيس مجلس إدارة إعمار المدينة الاقتصادية في تعليق له على هذه الخطوة "تمثل مدينة الملك عبدالله الاقتصادية أكبر استثمارات القطاع الخاص في المملكة العربية السعودية، كما أنها تجسد جانباً من رؤية خادم الحرمين الشريفين الملك عبدالله بن عبدالعزيز آل سعود، في حفز النمو الاقتصادي في المملكة، حيث أعطى توجيهاته بأن يخدم هذا المشروع أكبر عدد ممكن من أبناء المملكة، وأن تتم زيادة حجم ونطاق العمليات بما يحقق هذا الهدف ".

وأضاف أنه في أعقاب توسعة مساحة المدينة، من المتوقع أن توفر مليون فرصة عمل للمواطنين السعوديين، وأن تحتضن مليوني قاطن، وستتوزع فرص العمل الناجمة عن المشروع على القطاع الصناعي والصناعات الخفيفة (330 ألفاً)، والأبحاث والتطوير (150 ألفاً)، والأعمال والمكاتب (200 ألف)، والخدمات (115 ألفاً)، والضيافة (60 ألفاً)، والتعليم والخدمات الاجتماعية (145 ألفاً).


مركز عالمي جديد للأعمال

تقع مدينة الملك عبد الله الاقتصادية بالقرب من ساحل البحر الأحمر، وتتيح الوصول بسهولة إلى مكة المكرمة والمدينة المنورة، كما أنها قريبة من جدة، وقال العبار: "ما نطوره اليوم هو مركز عالمي جديد للأعمال يهدف إلى احتضان الشركات الساعية إلى المملكة بحثاً عن فرص استثمارية".

وأضاف العبار: "ينسجم هذا المشروع العملاق مع رؤية خادم الحرمين الشريفين، بأن تصبح المملكة من بين أكثر 10 اقتصادات عالمية تنافسية بحلول عام 2010، وقد صنف "مؤتمر الأمم المتحدة للتجارة والتنمية" (أونكتاد) المملكة العربية السعودية في المرتبة الأولى في العالم العربي من حيث تدفق الاستثمارات الأجنبية المباشرة".

من جهته، قال نضال جمجوم، الرئيس التنفيذي لإعمار المدينة الاقتصادية "تشكل هذه التوسعة نقلة نوعية بالنسبة لشركة إعمار المدينة الاقتصادية التي حازت ثقة عامة الجمهور السعودي، وقد تمت توسعة كل واحدة من مناطق المشروع بشكل متناسب مع الزيادة في مساحة أرض المشروع، وسوف تترجم هذه التوسعة إلى المزيد من الفرص للسعوديين والمستثمرين الأجانب على حد سواء".


المشروع بالأرقام

في الوقت الذي قامت فيه شركة "آر إس بي" الهندسية؛ المسؤول الرئيسي عن تخطيط مدينة الملك عبدالله الاقتصادية؛ بمراجعة مخطط المشروع وزيادة المساحة الإجمالية للمدينة إلى 168 مليون متر مربع، ساهمت شركات "دبليو أيه تي جي" و"إس أو إم" و"بارسونز الدولية" على التوالي بوضع المخططات التفصيلية الإضافية لمناطق المنتجعات والأحياء السكنية ومركز المدينة والمنطقة الصناعية.

وأوضح العبار أنه في ظل التوسعة الجديدة، ستتم زيادة مساحة الميناء البحري بواقع 11.2 مليون متر مربع عن المخطط القديم، لتصبح مساحته الإجمالية 13.8 مليون متر مربع ويتحول إلى أكبر ميناء في المنطقة بقدرة استيعابية تزيد على 10 ملايين حاوية نمطية سنوياً.

كما سيتم تجهيز الميناء لمناولة الطرود والبضائع السائبة ولاستقبال أكبر سفن العالم، كما أن المنشآت الأخرى في الميناء ستضم مبنى خاصاً للحجاج، وستغطي المنطقة الصناعية بعد التوسعة 40 مليون متر مربع، أي ما يعادل 5 أضعاف المساحة التي كانت مخططة سابقاً، وسيتم تخصيص المساحة البالغة 4 آلاف هكتار من الأرض للمنشآت الصناعية والصناعات الخفيفة، والتي أظهرت الدراسات أنها من المجالات الحيوية لتنويع الاقتصاد السعودي، ويمكن لهذه المنطقة احتضان 2700 منشأة صناعية، أي ضعف العدد الذي كان مزمعاً من قبل.


مركز المال

وأما حي الأعمال المركزي، فسوف يوفر 3.8 مليون متر مربع مبني من الحيز المخصص للمكاتب والمرافق متعدد الاستخدامات والمنشآت الفندقية. كما تمت مضاعفة "الجزيرة المالية" إلى 14 هكتار من الأرض، حيث ستكون مركزاً إقليمياً هاماً للمصارف العالمية وبيوت الاستثمار الكبرى ومجموعات التأمين الرائدة.

وتحقق المنطقة التجارية في مدينة الملك عبد الله الاقتصادية من خلال هذه التوسعة قفزة هائلة بواقع 3 أضعاف تقريباً، حيث ستغطي مساحة قدرها 8.7 مليون متر مربع وتضم أكثر من 50 ألف متجر، بعدما كانت المساحة المخصصة لها 3.3 مليون متر مربع، وسوف تشهد المنطقة التجارية أيضاً مجموعة من مراكز التسوق المتكاملة وأسواقاً مركزية ومجموعة من المحال التجارية.

وكانت إعمار المدينة الاقتصادية قد طرحت 30% من إجمالي رأسمالها العام البالغ 8500 مليون ريال والموزع على 850 مليون سهم للاكتتاب العام، أي ما يعادل 255 مليون سهم بقيمة اسمية وقدرها 10 ريالات للسهم الواحد.

وقد سجلت عملية الاكتتاب، التي فتحت أمام المواطنين السعوديين حصراً، رقماً قياسياً في تاريخ الاكتتابات التي شهدتها أسواق المال في المملكة، مع تجاوز عدد المكتتبين أكثر من 10 ملايين مكتتب، أي ما يقارب نصف سكان المملكة من السعوديين.

كما فاق حجم الاكتتاب القيمة المستهدفة بـ 2.82 ضعفاً، ليصل مجموع المبالغ المكتتب بها مع إغلاق باب الاكتتاب إلى 7.18 مليار ريال سعودي توزعت على 2.8 مليون طلباً.

وتجري حالياً الأعمال الإنشائية في المشروع على قدم وساق، حيث من المتوقع انتقال أول مجموعة من الشركات والسكان إلى المدينة التي يتم تنفيذها على عدة مراحل في الربع الأخير من العام 2008.

The construction works are underway in the project in full swing, as expected transition from the first group of companies and the population to the city, which will be carried out in several stages in the last quarter of the year 2008.

Jeddah Islamic Port is currently being redeveloped with a 45% increase in capacity, while there are also plans to build new railway lines and expand the airports in Madinah, Jeddah and Tabuk.

The report notes that the four economic cities announced in Saudi Arabia - King Abdullah Economic City, Prince Abdulaziz bin Mousaed Economic City, Knowledge Economic City, and Jazan Economic City - are crucial to the Kingdom's strategy.

According to SAGIA, the Saudi Arabia General Investment Authority, the four cities are expect to attract investments worth more than SR300 bn (US$80bn) and create more than a million jobs within the next 10 to 20 years.

A study is currently underway to establish two more economic cities, one in Tabuk and one in the Kingdom's eastern region.

Since its inception in 2000, SAGIA has licensed 3,608 projects with a value of SR292.7 bn (US$78 bn), of which 38% was from foreign investors.

Emaar awards KAEC contract to Saudi Binladin

(MENAFN) The Managing Director of Emaar, The Economic City ( Emaar EC) said that the company has signed an agreement with Saudi Binladin Group to build residential apartments at the King Abdullah Economic City (KAEC) project, Khaleej Times reported.

The project includes building 1,040 modern apartments with all supporting services and facilities at the KAEC project, which is considered to be the Middle East's largest private sector led project.

It is worth mentioning that the $26.6 billion KAEC is a mixed-use development covering 55 million square metres of land with 35 kilometers of shoreline near the industrial city of Rabegh.

That is right 100% and as far I said before and am repeating it now only emaar building (for management) has been built and services roads onlyyyyyy till now and now they started to build small camps for manpower and so on.

Real work did not start yet but it is supposed to start within next 3 months inshallah.

Emaar, The Economic City (Emaar.E.C), the Tadawul-listed company developing King Abdullah Economic City (KAEC), the single largest private sector-led project in the region, has signed a construction contract worth SR52 million with International Centre for Commerce and Contracting.



Dr Abdulraouf Al Mannaa, Managing Director, Emaar.E.C, and Mr Mohammed Al-Khuraiji, Chairman, International Centre for Commerce and Contracting signed the deal, which covers the construction of KAEC’s resort villas and main entrance gate.



“After completing the necessary studies and designs, we are now awarding contracts to construction companies for completing KAEC on schedule,” said Dr Mannaa. “Saudi-based companies like International Centre have extensive expertise and perfectly complement our aspiration to develop a world-class mega project.”



Mr Al-Khuraiji said: “KAEC is one of the most prestigious developments in the Kingdom, and as a home-grown company, it is our privilege and honour to be associated with a project that is billed to usher in a new era of economic prosperity for Saudi Arabia.”



KAEC sprawls over 168 million sq m and is located on the Red Sea coast. It has six key components - the Sea Port, Industrial Zone, Central Business District (including the Financial District), Resort District, Educational Zone and Residential Communities.



The main gate to the project will be 32 metres high and have a length of 150 metres. International Centre will complete construction of the gate in four months. As the main access to the project, the gate will be equipped with closed circuit cameras.



The deal covers the construction of town homes and villas in a total area of 6,400 sq m. The villas, the first development within the Resort District, are scheduled for completion in 10 months.



The Resort District will be a self-contained enclave of residential villas, golf course and resort hotels, set along the shores of Red Sea. It will also feature restaurants, retail outlets, Juma mosque and pedestrian walkways set amidst landscaped gardens.



“There has been considerable investor interest in the Resort District already, and the villas will meet the needs of a discerning clientele looking for world-class homes,” added Dr Mannaa.



Construction of the first apartment buildings in the residential area has commenced and the Presentation Center and a 15 km access road have been completed earlier this year. Potential investors can have a true-to-type feel of the villas at the Presentation Centre, and also register their interest. KAEC offers easy access to the two Holy Cities of Makkah and Madina and is also close to Jeddah.

I think that's possible. Saudi Binladin Group is alot bigger than Saudi Oger. In terms of quality, I'm not really sure. I know that both are top rated and built many government and private projects in kingdom and world wide.

أبرمت شركة إعمار المدينة الاقتصادية، المدرجة في سوق الأسهم السعودية "تداول" والتي تعمل على تنفيذ مشروع "مدينة الملك عبد الله الاقتصادية أكبر مشاريع القطاع الخاص في المنطقة، عقد تنفيذ العمليات الإنشائية في أبراج المنطقة السكنية بالمشروع مع شركة "سعودي أوجيه المحدودة".
وقام بتوقيع العقد، الذي بلغت قيمته 494مليون ريال ، كل من الدكتور عبد الرؤوف مناع، العضو المنتدب لشركة إعمار المدينة الاقتصادية وأيمن الحريري، عن شركة "سعودي أوجيه". وتنص الاتفاقية على قيام "سعودي أوجيه" ببناء 4أبراج سكنية تحتضن 616شقة مجهزة بكافة المرافق الضرورية، وتتمتع بإطلالات مباشرة على شاطئ البحر الأحمر. وستعمل الشركة، بموجب العقد، على تنفيذ الطرق المحيطة بالمشروع والمؤدية إليه بالإضافة إلى بناء مواقف السيارات وتصميم المساحات الخضراء والحدائق المجاورة.

وقد بدأت أعمال الإنشاء والبنية التحتية في العديد من مناطق المشروع بعد توقيع العقود مع عدد من الشركات السعودية الرائدة في أعمال البناء. وتم في بداية العام الانتهاء من إنشاء مركز العروض وشق الطريق المؤدية إليه والتي تمتد على مسافة 15كيلومتراً. ويمكن للراغبين بالاستثمار في المشروع زيارة المركز للاطلاع على نماذج الوحدات السكنية وتزويدها بمجموعة من المرافق المتكاملة بهدف إعطاء المستثمرين فكرة واضحة وواقعية عن مجموعة المرافق التي يوفرها لهم في المشروع، والتسجيل على الوحدات السكنية فيه. وتتميز مدينة الملك عبد الله الاقتصادية بموقعها الاستراتيجي وسهولة الوصول منها إلى مكة المكرمة والمدينة المنورة، بالإضافة إلى قربها من مدينة جدة.

وأضاف الدكتور مناع إن الاتفاقية تأتي في ظل حرص المسؤولين بأعمار المدينة الاقتصادية على توفير أحدث التقنيات في مجال توريد وتركيب محطات وشبكات النقل العامة والتي تتميز بالتقنية العالية لتواكب مدينة الملك عبد الله الاقتصادية أحدث تقنيات العصر، والتي تستخدم لأول مرة في السعودية، وحرص من الشركة على اختيار الاسم الذي له خبرة واسعة في هذا المجال، مشيرا الىً إنهم على ثقة بأن «مجموعة سيمنس» بسجلها الحافل بالإنجازات الهامة في هذا المجال، ستعزز من سير العمل في المشروع وتساهم في وضع أسس متينة ترتقي إلى أفضل المعايير العالمية.

The bay-la-sun translation is a bit cheesy!

Looks nice from the renders.
One thing however, the flats looked a bit small in the virtual tour. I think they should lay them out in a more Saudi friendly way. The living rooms in particular need to be bigger.

Emaar the Economic City, lead developer for King Abdullah Economic City (KAEC) in Saudi Arabia, has signed a 129 million riyal ($34.5 million) roadworks contract with Saudi Binladen Group, the company said on Monday.

The project covers the construction of a 13-kilometre road from the KAEC main gate to the Bay La Sun Village residential community within the economic city.

Work is scheduled for completion in seven months.

perhaps all available indians who could construct the city are yet busy in Dubai and Abu Dhabi, so thats why they cannot establish to build as high :)
Additionally it is more sustainable not to built this high - and sustainable is good for the climate, good for us ....... good for all.

But I am very pleased to see that not only Emiratis construct islands now a days... also the Kingdom of Saudi Arabia and the Russian Federation are terraforming some pretty islands. Hope they do merely ponder and calculate the climate change issue well ...
Because: If something should melt all that ice, global sea level could rise as much as 7 meters (23 feet).

^^ it's natural for anyone to have doubts about KAEC...because it really doesn't make sense in many ways..

It's being constructed in an area that is not densely populated..so the obvious concern is whether there will be enough people (even with people migrating from other areas) to populate the city.

And migrating isn't that easy. People cannot just pack their bags and head to KAEC, which is why if this was further south (i.e. closer to jeddah) it would have better chances. Yes, it might provide higher standards of living and it might be new, glitzy, or whatever...but are people prepared to leave the jobs and go to KAEC? Maybe there will be a lot of job opportunities in KAEC but...really if I have a secure well-paid job, why would I really want to move somewhere so far that I'll have to leave the job? It's the same with people with children. Would people want to pull their kids out of school and head for a place without established schools? What about foreigners with kids in foreign schools...such as the schools run by the embassies?

In many ways, this whole thing could be a disaster waiting to happen. My hope is that they've thought about all this...and will develop the city slowly and in phases so it doesn't collapse if people don't more there right away....so people can have a few years to prepare (find jobs/schools/residence) to move to the city...

A project of this magnitude (a la dubai) is pretty crazy...but it's worked for dubai because the projects there allowed people to have everything else stable as they moved to new residences/offices. Hence, my feeling is that it would have worked better if it was closer to Jeddah...which would allow people to keep everything else stable as they relocated their residences and/or offices. Anyway, let's see how it goes :)

Oh..I realize this isn't the KAEC thread...but since we started discussing KAEC.....sorry :)

They have, for sure, thought about all that. But no one can really tell what are their justification for all that. For the proximity to Jeddah, I think they couldn't get land there, since land is owned by the most wealthy in the country, those who refuse to give away or even share any square meter of an opportunity to such a giant foreign ogre. Don't forget that KAEC is meant to be industrial at the first place.
They'll make it succeed, they are decided to d that for sure. But, I hope, like Dubai, they'll do anything to reach that. OR, let's hope not, it would be for sure a distaster.

^^KAEC is a completely new city being built from scratch. Naturally it will take time to establish itself. It wouldn't be surprising if the city takes 20-30 years to fully establish itself. The above points are valid and I am sure any sensible person would have thought these points. I guess they wanted to spread out the development across the country rather than just clubbing all the developments in one, two or few handful areas.

Dubai: Emal International, a joint venture of Abu Dhabi's Mubadala Development Company and Dubai Aluminium Company (Dubal), will set up an aluminium smelter complex in Saudi Arabia at a cost of $5 billion in a bid to boost the company's expansion abroad.

Emal has signed an agreement with real estate developer Emaar Economic City to set up the plant in the latter's King Abdullah Economic City (KAEC) development, according to a joint statement that did not provide details of their partnership.

The smelter will produce 700,000 tonnes of raw aluminium per year in the first phase but capacity can be doubled. Work on the Saudi project is expected to start by year-end.


The smelter at KAEC, a mixed-use project that covers 168 million square metres of area on the Red Sea and includes a sea port and industrial zone, will be among the largest such industrial facilities in the region. It will create more than 2,500 direct and 5,000 indirect jobs, the project's promoters said.

the bad news is i know some people who tried to buy a home there ,they found it extremly expensive.

another thing is , this city will not connect with rabigh................

a: because rabigh is something like 40 km away...........

b: because the southern areas of rabigh (the direction of the city ) is beeng populated by industrial ventures mainly the 2nd phase of petrorabigh which consists of about 50 factories ( jointly with saudi private sector)

btw ...........is this the same gate u see passing to jeddah on the highway, or is there 2 of them..................because that gate is not so near to the sea.

Emaar.E.C and Freyssinet Saudi Arabia sign SR348 million contract for first phase of commercial space in King Abdullah Economic City


Jeddah, Saudi Arabia; February 5, 2008: Emaar, The Economic City (Emaar.E.C), the Tadawul-listed company developing King Abdullah Economic City (KAEC), has awarded Freyssinet Saudi Arabia the contract for design and construction of the first phase of the Business Park within Bay La Sun Village – an integrated residential community - in KAEC.

As part of the SR348 million contract, Freyssinet Saudi Arabia will design and construct the first phase featuring two office buildings and a two-storey basement parking. One building will be for the exclusive use of the Saudi Arabian General Investment Authority (SAGIA), the prime facilitator of KAEC; and the other will be partially occupied by Emaar.E.C.

The five-building Business Park covers a total area of 258,000 sq m and will have the entire range of amenities including hi-speed Internet and telecom connectivity, and quality finishes. A day care centre, retail outlets and restaurants will be part of the modern complex.

KAEC is the single largest private sector-led project in the region and has six key components: the Sea Port, Industrial Zone, Central Business District (including the Financial District), Resort District, Educational Zone and Residential Communities. Work is progressing according to schedule on the various zones.

Emaar, The Economic City awards SR115 million contract to CEMCCO for developing infrastructure within KAEC’s Industrial Zone


Jeddah, Saudi Arabia; February 13, 2008: Emaar, The Economic City (Emaar.E.C), the Tadawul-listed company developing King Abdullah Economic City (KAEC), has awarded a developmental contract worth SR115 million to Saudi Arabia-based CEMCCO for undertaking the infrastructural work within the mega-project’s Industrial Zone. The contract covers the utilities work over 1.58 million sq metres of land.

The work is part of the first phase of development of the Industrial Zone, which will eventually have an area of 63 million square meters of land dedicated to industrial and light manufacturing facilities. The first phase has been launched to strong investor response and several key players in the global industry have registered interest in KAEC.

CEMCCO will undertake the construction of two sewage pumping stations, irrigation tanks and pump rooms, electrical substation, a potable water network, irrigation and firewater network, MV power cable network and street lighting, sewage network, water storm channel network, telecommunication ducts and roads. Turner will be the project manager and Dar Al Handasah will be the consultant and supervisor.

The Industrial Zone has been specifically designed with the needs of manufacturers in mind, and will eventually host over 2,500 industrialists and manufacturers. The premises are being built in cooperation with world class environmental experts and consultants to ensure the highest specifications of security, safety and environmental preservation.

KAEC has six key components: Sea Port, Industrial Zone, Central Business District, Educational Zone, Resort Zone and Residential Communities. Work on the first phase is on-going and several key contracts have been awarded already.

I'm at Suadi_Guy's side in that. When I first saw Emporis, i didn't like it much. basically we know here in SCC on projects more than what they've got in their database. furthermore, their info are not free..

^^iam working with them as a photogrpher since February 2006 and only active member but they reject 95% of my phtos!belive it or not all mine lamar model photos and renders was rejected they prefer pages to be empty white !
i knew they are watching us somewhere here!
