will be impressive, but i am sad that it will be so removed from other rise buildings. I did read today that the Legacy hotel group who developed the Centurion Lake Hotel are in talks to develop a 20F hotel on the opposite side of the lake of this dev, but even then, that will only be 2 highrises for the area, and they will stand out like sore thumbs

Yeah it will stick out but maybe it's the start of a skyscraper boom in the area.. gotta start somewhere I suppose. It'll look quite cool if we got a whole cluster of building surrounding the lake.

I would bet...in the next 10 years we might start to see a cluster forming......at least I hope. Although....it still wont be more than a Suburban skyline..but skyline none-the-less! :)

Building of residential development alongside Centurion waterfront could begin soon

Construction on the Centurion Lake Towers mixed-use development is expected to begin during the first half of next year, Lyons Financial Solutions Holdings CE Garry Fromentin says. “The project is still on track and has received overwhelming support from the Council of Tswane and various interested parties, including local and offshore investors and banks which want to fund the scheme,” he says. Fromentin explains that the delay in the project, which was scheduled to begin in the third quarter of this year, was mainly due to municipal elections which took place earlier this year. The waterfront Centurion area is dominated by offices and retail shops, but not much in the way of residential blocks, and it is against this background that Lyons Financial Solutions, in conjunction with joint-venture partner Mark Isaacson, decided to invest in the area. Using its experience as a joint developer of the Sandton Emperor, Lyons identified the niche market for upmarket apartment living in Tshwane, offering magnificent views and secure lifestyle space. The R400-million development will comprise 300 apartments, three basements and 26 floors, including three levels of penthouses. Also featured will be a private gym and a kinder- garten, a reception area and a post office service. One of the main challenges that Lyons had to face was developing a solution for the foundation of the building, since Centurion is notorious for its dolomite problem, which resulted in the company’s having to devise an innovative foundation solution. The problem was creatively tackled by a team of specialist consultants, working in conjunc-tion with the Tshwane metro, the National Home Builders’ Registration Council and the Geo- sciences Council. A geological survey of the site, carried out by Holland Muter Associates, confirmed the presence of dolomitic bedrock varying in depth from 0,5 m to 32 m and the presence of voids in the overburden. “In order to ensure the lowest possible level of risk, we decided that the design solution would be such that no reliance would be made on bearing on the overburden and that all loads would be transferred to the bedrock material,” former Lyons representative Tim Redman is on record as saying. Jones Wagenaar, a specialist geotechnical consultancy, and Sotiralis Consulting, a structural and civil engineering firm, were appointed to investigate and provide a suitable solution. The investigation suggested that shafts, rather than piles, be proposed so that a proper inspection of founding conditions and proof-drilling of the base of the shaft could be carried out. The shafts will be excavated and lined internally with precast pipes. Excavations will be continued in about 1,2-m-deep steps, and excavated areas will then be stabilised with mesh and gunnite. A 2-m-deep socket will be excavated in the bedrock at the bottom of the shaft, after which proof-drilling and visual inspections will be carried out. The shaft will then be filled with reinforced concrete to provide pillar support for the superstructure.

“In order to use loading capacities fully, a system of transfer beams will be provided at the top of the shafts to distribute loading from the more closely-spaced columns of the superstructure,” says Redman. The rest of the superstructure will comprise conventional reinforced-concrete columns, beams, slabs and shear walls.

i must say that the area's around this development look hideous! and the office parks are completely dwarfed. will only be good if other towers are planned for nearby

I doubt it - because there is a problem with dolomite in the area - so sinkholes are common - last year a part of the Ben Schoeman highway fell in because of a sinkhole. Plus, Centurion is a pretty boring place to live - but it is not unlike any other cities that serve this purpose. Think Midrand, Durbanville, etc. The southern part has established neigbourhoods, trees and many areas escaped the tuscan craze.

The verwoerdburg spirit remains - with really zany two-tone khaki men and ladies with huge perms walking about. Irene is my favorite suburb - amazing old houses, the hennops river sneaking through, poplar trees, milk cows. Really feels like the old english countryside. Whereas neighbouring Cornwall hill is probably the most vile useless crazy tasteless piece of crud ever to be concieved by man. Eldoraigne and Wierda Park are two older suburbs, great houses, gardens, trees - super suburbia. Die Hoewes, Rooihuiskraal and Doringkloof consist of rows and rows of ugly facebrick/ or tuscan/ or combination townhouses. And of course the Eco Park development next to the highway - nothing eco about it! No trees. No heart. Ugly. Scars. Like any other city centurion has nice and not so nice areas. It is boring. It feels like a freestate city. But it grows on you...

CENTURION STATION

The area surrounding the planned Centurion station has an existing and fast-growing mixed-used land area, of about 400 000 m2. Van der Merwe said major residential densi- fication was taking place towards the north of the lake, and the potential existed for the expansion of the retail area.

Currently, a 30-storey, 300- apartment luxury residential lifestyle complex, called Lake Towers, is on the cards. The development cost is estimated at R320-million. A 20- storey development, which will include retail areas, residential areas and a hotel, is also planned in the vicinity of Centurion station.

By June, 2008, a convention centre and adjacent developments, to the estimated value of R1,5-billion, will be completed.

I doubt it has been canned since there is a new website for it with new renders. Before that the only site was the Pam Golding page for it.

I drive around the area quite a lot. Currently there are a lot of construction, but I don't think any of the sites could be this one. I know they have issues with the underlying rock-strata, as well as NIMBYs in the area.

There are apparently many other medium rise buildings planned for centurion. The densification around all gautrain nodes will be inevitable.

It is also way out of place in Centurion where nothing is taller than seven floors and was controversial at the time it was announced in 2005.

The Dolomite in Centurion is a major factor hindering the development for towers such as these. The Gautrain works did massive compacting etc. to make sure they dealt with possibilities of dolomite pockets. Then, with soaring building costs, lack of skills etc - a project such as this will struggle to break even at this stage.

Just wait 10 or so years. But it was kinda odd, being that tall. It would have been seen from miles away:)
They should rather encour 'skyscraperization' by building gradually until they reach a desired level, then they can try a project this big.

What happend to the Africa ICC that was proposed?
