source26 December 23rd, 2005, 09:51 AM bat yam is getting a great project, if this will be built.. its the right thing to do , and after the prices of houses in the city go up, there will be insentive to tear down old buildings also in the older parts and rebuild them as well!

What do you mean?
If you wanna break down a block in Israel or something and you have 100 tenants...all you need to do is get 80 to sign the agreement and 20 to reject and you can still evict the people and pay them for it?
source26 December 24th, 2005, 08:34 AM the law is: lets say you have a 5 flat house. 4 flats want to add another penthouse and split the profits, but the 5th rejects. So, thats not enough. unless he can find another tenant, they can still go ahead and do it.

Last Tuesday, lawyers representing three property associations deposited at the Tel Aviv District Planning and Building Commission a plan to build a new neighborhood in western Bat Yam, on the town’s southern border with Rishon LeZion.
The plan includes construction of 4,000 housing units, thousands of hotel rooms, commercial space, public buildings, and parking space. Projected proceeds from the project total $300 million.
Construction in the plan covers 630,000 sq.m. It includes 500,000 sq.m. of high-density housing in 12-24 storey buildings, 100,000 sq.m. of hotel space, 4,500 sq.m. of commercial space, 92,000 sq.m. of public buildings, and a public park.

Azazel December 26th, 2005, 06:59 PM Zohar, now you're just being silly. Remember how they talked exactly the same stuff about Holon? now, Holon has positioned itself as a nice borough to live in, with quality education, and a good atmosphere for the kids.
This project will likely be self sustained, a "city inside a city", and the cash revenue that Bat-Yam will get from it, could go to create a transformation similar to Holon's, who btw doesn't have the seaside resource, that Bat-Yam has.

true being near the sea means it will be even more popular than what holon can offer, if it changes Bat Yam's image the prices of the appartments there will double like herzeliya or tel aviv because 1) its right in the center of the country 2) its right on the beach 3) its close to the future light railway
so what can be better!?
Azazel December 27th, 2005, 09:22 AM Zohar, source, It's all about the management. Just look at the awesome stuff that was going on in Holon. only 10 years ago, Holon was considered a poor borough with plenty of crime. Now, it's much better, and people want to live there...
