Parklane Hotel looks so clean and neat.. Kind of elegant and modern too.. I hope Club Ultima will look like that because up to now, it still kinda looks dirty to me although it is finished already, hehe.. Maybe because of the paint?

maybe also due to the materials used for the exterior finishing bai. Parklane is all glass and aluminum cladding, while the Club Ultima building is just cladding ang cement, plus the dull color.

Firm plans to build restaurants at SRP seawall

RESTAURANTS and entertainment joints will soon be a fixture at the Cebu City's South Road Properties if an investment company will push through with its planned P200-million infrastructure project.

Cebu City Mayor Tomas Osmeña yesterday said he met with representatives of Filinvest Land Inc. in Manila to finalize the layout of the company's planned construction of 18 food and liquor stalls in a portion of the seawall of the SRP.

“Filinvest is planning to construct three structures. That will be considered a fun thing, something that will show that the SRP is a highly desirable area. The in place in Cebu,” he said.

The mayor has long envisioned the operation of restaurants and entertainment joints at the SRP.
He said in an earlier interview that Cebu's lack of an entertainment strip is one of the downside in its marketing campaign to attract tourists.

Osmeña said entertainment joints located away from each other is not very attractive to partygoers.

Filinvest is designing seaside stalls that will be leased to restaurant and restobar operators who wanted to open businesses at the SRP, Osmeña yesterday told Cebu Daily News.

Various entrepreneurs, Osmeña said, have already inquired of stall rentals.

Osmeña, however, said that before construction will begin, he wanted to clarify with Filinvest how the city government will be compensated from their construction project.

“There are some legal questions that we have to consider,” he said.

The city government, he said, may lease to Filinvest the portion of the SRP that they need for the construction project. An option is for the investment company and the city government to agree on a sharing scheme.

Under the sharing scheme, a certain percentage of the stall rentals that Filinvest will collect will go to the city's coffers, Osmeña said.

“If the operation of the stalls will be successful, this will be a source of income for the city government. I'm willing to put the city to risk in doing business (with Filinvest),” the mayor said.

yup, that's what she said..anyway, about sa amoang projects pud...simultaneous pud "daw" ang construction sa mga Ultima Residences..Currently, nagstart na ang clearing and excavation sa Fuente Tower 3 aka Ultima Residences which will be a 27 floor condo - the tallest condo outside of Metro Manila and NCR which is a loft type condo thats why kasing tangkad sya ng Crown Regency Tower. Then we will also have the next project - Ultima Residences Ramos Tower as shown below. This is the final rendering.

As a testament to their commitment to the public and all their stakeholders, the Pioneer Group of Companies will soon open an eight-story office building at the Cebu Business Park to be called as the Pioneer House Cebu.

Led by its flagship company Pioneer Insurance and Surety Corporation (PISC) and Pioneer Life Inc. (PLI) together with its construction team Freyssinet Phils., Arkitektii Phils., Davis Langdon and Seah Phils. (DLS), and Eduardo Arrojado & Associates (ECAA), a topping out was held recently last November 10 to signify the completion of the project.

The Pioneer House Cebu will have two ground floors and mezzanine floors that will house the branch offices of the Pioneer Group here in Cebu strengthening the operations of Pioneer Insurance and Pioneer Life under one roof. The construction started just last June of this year and by the second quarter of 2007 it will provide 6,500 square meters of office space that is targeted to meet the increased requirements of the Cebu business district. Next to the branches in Manila and the head office in Makati, it will be the third Pioneer House to be built in the whole country.

The Pioneer Group has an extensive network around the Philippines. Pioneer Insurance operates 16 branches while Pioneer Life has another 13 and three shared branches throughout the country which includes: Manila, Subic, Lipa, Cabanatuan, San Fernando, Bacolod, Iloilo, Cebu, Tacloban, Dagupan, Davao, Iligan, General Santos, Cagayan de Oro and Zamboanga. Maybe in just some parts of Mactan bai because Hilton itself is already 20 plus floors. Crown Regency also which is nearer to the airport is I guess more than 10 floors?

‘Better than those in Europe’

PRESIDENTS of two national groups organizing international events are calling on Cebuanos to look beyond the Asean summit when thinking of the CICC, which they said is “even better than those in European cities.”

Jose Yulo Jr., president of the Philippine Exhibits and Themeparks Corp., said the Cebu International Convention Center (CICC) is a “positive jewel” for Cebu, and that because of it “many good things are expected to happen.”

Joined world

“Even in the event that it couldn’t be finished for the Asean, it doesn’t matter. Around the world, most important cities have this and so Cebu has joined the world. You have entered the modern world and this will benefit you and your children,” said Yulo, former president of the Philippine Chamber of Commerce and Industry and former president of the Philippine Stock Exchange.

Yulo had a tour at the CICC yesterday with Marisa Nallana, president of the Philippine Association of Convention/Exhibition Organization and Suppliers (Paceos).

Nallana, for her part, also said their members are already asking if they could book events at the CICC, an infrastructure project that she said they proposed for the government to build 10 years ago yet.

“Key cities in the US and Europe have an exhibit and convention center. Companies from Germany, Taiwan and China wanted to have exhibits here but there’s no place. Ten years ago we proposed this to the Department of Tourism, but this was not a priority. We were having a difficult time organizing big events here because of the lack of venue,” said Nallana.

For Yulo, the issue is not whether the CICC could be finished in time for the Association of Southeast Asian Nations (Asean) summit. He expects several events coming up for the CICC, exhibits that he projects would bring a “higher level” of education, generate transport business and the construction of other businesses in the vicinity.

Amid continuing criticisms about the CICC from some columnists, Gov. Gwendolyn Garcia dared them to ask any experienced triple A contractors if the CICC construction is an ordinary feat.

“We had groundbreaking last April 7 so in less than eight months, we completed a structure with 27,000 square meters of floor area, 3.8 hectares of onsite development and with three million kilograms of structural steel. Ask any experienced contractor just how significant that feat is,” said Garcia.

She expects to be doing more test runs for the air conditioning system and escalators as well as attend to the last finishing touches beyond Nov. 30.

“We seem to have been too focused on dates. There’s so much speculation and debate and fighting over it, overlooking the fact that there now stands at the reclamation area a monument of the Cebuanos’ ability to deliver,” she said.

Euphoria

“All of us must join hands and see to it that amidst all preparations, we don’t lose track of our being warm, hospitable and friendly Cebu because after all is said and done, it is the intangibles that will remain in the memories of the delegates who will come here,” she added.

Ambassador Marciano Paynor said Cebu has risen up to the challenge in spite of the shortcomings and time constraints, and for that, everyone must share the “euphoria” after the summit.

As of yesterday, Alenair Manager Luis Moro III said the air conditioning for the 74-booth media center was already functioning, and they could have that of the plenary room operational tomorrow. They will finish the rest by end of the week.

“There’s nothing to worry about. By Dec. 2 we’re out of here,” said Moro, who hesitated to take over the work of the previous contractor but in the end decided to accept the job “to help Cebu.”

The 74-booth international media center, which is being taken care of by Malacañang and equipped with audio and video facilities, will be fully operational by Dec. 4. Only 10 of the rooms are still open, as the rest have already been booked.

Also, the Provincial Civil Security Unit has also taken over the security at the construction site, although the Presidential Security Group (PSG) still has personnel who are roving the area.

Garcia decided on this after receiving reports that the PSG demands a written order before her men can enter the CICC, a P515-million facility that is being built using Capitol funds. (JPM)

If you add in Ayala,Gaisano country mall plus the soon-to-rise ciudad mall, then all of Metro cebu's major malls are within a 3km radius of SM, diba? I wonder what would happen con ang boardwalk, ciudad ug robinsons mahuman sad, ma sustento kaha ni sa cebu ang ing-ani ka daghang malls?

^^ IMO, i think so bai as long as local or foreign direct investments are pouring in Cebu such as those from the IT sector and Export industries because people who are working in these companies are the ones who have more buying power and as reported in the news, these people are one of the reasons why we have the real estate and mall/recreational facility boom...

That would be a welcome addition to Cebu. In recent news articles, Metro Manila's retail sector is too saturated with less than 10% space for the retail sector. My friends from Manila are even wondering why there are only a few malls in Cebu. In my opinion, we need more malls. More malls, more competition. More competition, better service. Better service, less crowds. I believe that our malls are toooooooooooo crowded especially on weekends. We need more malls! I hope mall developers will think about constructing smaller malls in the municipalities.

Is it really gonna be that great :) Finally a worthy goverment edifice that is really world-class?! Hope it makes the Trade center and PICC here in manila look outdated! GO Cebu!!!

As long as Cebu will remain as a top tourist destination, Cebu can sustain a number of malls.

I think bro that the upcoming Boardwalk Mall and Ciudad Mall will not be competing with SM City and Ayala in the sense that it would house the same retail shops such as Bench, Penshoppe, etc. or perhaps a big department store. Boardwalk and Ciudad might just be a "strip-type" mall and not really a super mall (that houses everything) like Ayala or SM.

I've been thinking, Boardwalk and Ciudad might be different. Perhaps it could just be like Banilad Town Center where the establishments are more of bars and restos instead of retail. I'm even guessing that these two new malls definitely won't have cinemas or department stores. One thing for sure, Ciudad would be a hit considering that it would target the nearby IT Park and hotels that line along the Salinas strip.

Just take a look at Banilad Town Center (BTC), it actually does not compete much with the nearby Gaisano Country Mall in the sense that Gaisano Country Mall doesn't have the hip bars and restos that BTC offers.. On the other hand, BTC also doesn't have the big department store and cinemas and even some shops that Gaisano have.

A consortium, composed mainly of international companies, is investing more than a billion pesos in Cebu for a development project that it describes to be the "first of its kind in the country."

Ciudad - a joint venture development of the Cebu Provincial Government and Fifth Avenue Property Development Corp. (Fifth Avenue) that blends culture, entertainment, retail, dining and architecture , will rise along Banilad Road, Cebu City.

Fifth Avenue is composed of foreign companies WLG Singapore, a leisure company; IPay Limited Hong Kong, a financing company; China Team, a construction company; and the Dino family of Cebu.

Lawyer Jose Allado Jr., consortium spokesman, said the estimated cost of the development is around P1.2 billion. This excludes the cost of the construction of a business class hotel inside the 2.8-hectare development.

He said in an interview after the project?s ground-breaking yesterday that Ciudad is an entirely new concept, which has not been introduced in the country.

We want to develop a destination, where people can visit Cebu in one day. It will have restaurants, coffee shops, retail stores, a museum and many leisurely spots that depict the Cebuano culture,? Allado said.

Jose Danilo Silvestre, principal architect of DA Silvestre Associates, said Fifth Avenue aims to complete the project in December next year. Construction will start in January.

Turnover

We want to turn over to the retail tenants their space by August so that they can do the necessary additions and preparations for the opening in December (next year),? he said.

DA Silvestre takes care of the architecture details of the Ciudad.

Silvestre said the mercadillo, where retail establishments selling the best Cebu products will be found, have a space for 60 tenants. To date, the company has more than 1,000 applicants for the space.

Allado also said Fifth Avenue is inviting investors to bid for the construction and management of the business hotel. At present, there are four bidders - three foreign companies and a local firm.

He said the consortium envisions the hotel to be four or five stories high and will have 300 rooms.

This (hotel) would take (us) longer but we hope to have it standing by 2008,? Allado said.

He revealed that the consortium initially wanted to invest in an autoshop at the north reclamation area in Cebu City. But failure in the negotiations over a parcel of the reclaimed Cebu City property led them to the Province-owned lot where the Cebu International School used to be.

Allado said Ciudad is a build-transfer-operate project.

Its contract with the Provincial Government allows Fifth Avenue to lease the property for 25 years with an option to renew for another 25 years.

The Province will also have a share in the con-sortium?s revenues from the development?s operations. (JBN)

CEBU CITY -- A P1.2-billion Spanish-inspired commercial tourist facility is in the works in Cebu City.

The Cebu provincial government is considering constructing the tourist facility on its 2.8-hectare lot near the posh subdivisions in Cebu City as a revenue-generating venture.

A newly formed consortium will build "Ciudad," a mixed-use development envisioned to provide its visitors a glimpse of the old and modern Cebu.

The project's total cost could range from P800 million to P1.2 billion, excluding the hotel, according to Jose Danilo Silvestre, principal architect of DA Silvestre Associates, the firm that came up with the project's design.

Silvestre said the project would be on a build-transfer-operate scheme. This meant that the consortium will turn over the project to the provincial government, but it will operate Ciudad on behalf of the province.

The provincial government will generate revenues from both the land rental fees and its share from Ciudad's profits.

Under the agreement with the provincial government, the Fifth Avenue Property Development Corp. (FAPDC) will pay rental fee of P35 per square meter starting this December.

When the project starts operation, the province will get a one percent share of Ciudad's gross sales.

Ciudad will feature multi-level interconnected buildings that would house restaurants, a museum, an amusement center and a variety of shops.

The FAPDC envisions Ciudad to become an architectural landmark that would showcase a combination of the old and modern Cebu, FAPDC spokesman Jose Allado Jr. said.

"It will have the finest dining in town and the best of Cebu's arts, culture and history. It will be like Cebu in a day," Allado said.

Since Cebu already has a number of malls, the Cebuano investors wanted to come up with something different. "Ciudad's design would depict the Cebuano heritage," Silvestre said.

Ciudad will comprise of Centro Sinulog, a five-level structure that will house a supermarket, a hardware, and an amusement center, among others; Plaza del Sol and Plaza de la Luna, which will house restaurants; and the Mercadillo, which will have micro retail shops that would carry Cebu-made products and souvenir items.

Aside from providing a venue to the works of Cebu artists, Ciudad will also host outdoor events and concerts at its plazas.

Except for the hotel, Ciudad was projected to be operational by November 2007, in time for the Advertising Congress, Silvestre said.

FAPDC assistant executive vice president Roger T. Gopaoco said the consortium building Ciudad is composed of the Singapore-based WLG Pte Ltd, a gaming company; China Team, a company engaged in construction; Ipay Ltd., which is into financial services; and the Dino family, which owns the Philippine Beijing Corp., importer and assembler of a China-made motorcycle brand.

The construction of Ciudad started with the groundbreaking held Tuesday at the site.

Present during the event were Cebu Governor Gwendolyn Garcia, Mark Chan of IPay, Frederick Tan of WLG and other officials of the consortium.

Aside from Ciudad, the FAPDC is looking for an investor-operator of the project's hotel component.

Allado said they were negotiating with four prospective investors, three foreign and one local. "We want to get the hotel up and running in 2008," he said.

^^ we went to their showroom last week, and they really told us that they will build another tower next year adjacent to Tower Palace, although it may not necessarily be a residential condominium.

I remember in the late 80's when Manila was not so dense with rises and Cebu really looked like manila, then the boom came for manila in the 90's (office)and 21st century (condos) and naiwan ang cebu in terms of infrastructure and density. Now finally Cebu will play catch-up :)

If you take a good look at the plan, it's not exactly a "wing" because the additional construction attaches itself to the original building, creating one big block (medyo irregular nga lang ang shape). Well, SM malls are not exactly known for exciting designs, are they? I just hope they have new stores and new merchandise (and their much ballyhooed entertainment facilities) that you cannot find in other malls.

Construction sector estimates 10% growth

CEBU’s construction industry saw a 10 percent growth this year compared with last year.

And maintaining Cebu’s “good political image” in the global economy will “redound” to more developments in the province’s construction industry, Cebu Contractors Association Inc. (CCA) president Charles Sy said.

“(The) economic development of a country is related to growth in construction activities. Cebu is experiencing that growth because we are politically stable,” Sy also said.

The growth in the industry was seen in the commercial, industrial and housing sectors.

Favorable

“The industry has been in an up and down cycle because of political and global events. But this year was much better than two years ago and it will be favorable in the next five years,” he said.

Likewise, CCA former president George Hong said the industry is “picking up” as industry players “appear to be busy.”

Sy, in an interview with Sun.Star Cebu, said he foresees more development in construction and its related industries after the Association of Southeast Asian Nations summit this month.

“Once they see the potential of Cebu, they will realize that Cebu is a destination for ICT (information, communication and technology) and tourism. The demand for infrastructure is sure to follow,” he said.

Commitments

Sy is optimistic that hotels, resorts, ICT parks and mining are among the sectors that will start to receive “commitments” from foreign investors just months after the summit.

He added that real estate in Cebu and Lapu-Lapu cities will experience a different economic landscape, as the demand for residential housing will continue next year.

In an earlier interview, Sy said residential developments will continue to spread in the northern and southern parts of the province.

However, commercial activities will move towards the north especially with the “flourishing” business and industrial establishments found in the Mandaue Reclamation Area, he added.

Buildings

Among the new buildings in the North Reclamation Area include the Cebu International Convention Center, Cebu Doctors’ University and the proposed 50-hectare lot owned by F.F. Cruz where the Cebu Boardwalk will build its Marina and Yacht Club.
“High-rise buildings will be a trend in the next few years, and it’s a matter of time that commercial structures will pick up in the south,” Sy said.

He also remains optimistic that the market is “ready and capable” of producing more contractors, following a strong demand in the next five years. (MMM)

so it would totally block ultima residences view and significantly cover Crown Regency hotel's mountain view side. i wonder what's left for ultima residences occupants to see outside their loft units. :ohno: man, they should plan this carefully coz the location is also a chokepoint when it comes to traffic flow. but other than that, i'm all up for that 50-storey structure to rise the soonest possible! :rock:

Ciudad project draws interest from various hotel operators

Four local and foreign hotel operators have expressed interest to partner with Fifth Avenue Property Development Corporation to open a 300-room hotel with Casino at the government-owned property in Banilad.

Fifth Avenue Development Corporation, a consortium of local and foreign investors, was given the right to develop the Cebu provincial government-owned property in Banilad adjacent to the Cebu Asiatown IT Park.

Next year, the consortium will have to decide which hotel management chain or hotel investor the company would partner with in building a business hotel in the area, said Jose Allado Jr., the consortium's spokesperson in a press conference.

Allado said the consortium may construct the hotel building, but the management will be given to a hotel management company.

"We might build the hotel, but not necessarily," he said.

Initially, the company planned to open 120 to 150 rooms for the hotel's phase 1 project, but including phase 2 developments it targets to build a total of 300 rooms.

For now, Fifth Avenue has prioritized the construction of its commercial component which will be operational by December of next year.

However, Allado said hotel construction will start in the middle of next year, as soon as the company decides which of the four interested hotel companies will be chosen as the company's partner.

Part of the company's tentative plan is to make the hotel much affordable for businessmen transients, and that a Casino facility is one of the attractions.

The consortium has allotted P1.2 billion for the creation of total tourism commercial structures called Ciudad.

Although the hotel structure is also equally important to complement this new integrated tourism shopping, entertainment and leisure destination within the 2.5-hectare property, Allado said construction was targeted to next year, because the company still has to decide which hotel chain will be fit to run the company's preferred hotel concept.

The consortium targets to turn-over the Ciudad's commercial spaces to tenants by August of 2007. Earth-shaking works, like building the soil foundation will start before few days from now, while vertical construction of the project starts early January.

The Fifth Avenue consortium is composed of Cebuano businessman Robert Dino, with international partners, WLG Singapore, China Team, and IPay Limited Hong Kong. The group is given a 50-year lease contract by the Cebu Provincial government renewable after the first 25 years.

WLG Company is engaged in entertainment leisure businesses in Singapore, China Team is into construction like hotel and tourism oriented development projects. While IPay Limited Hong Kong, is into financial services.

CEBU CITY -- Cebu province is showcasing its ability to host a global media event to try and attract foreign investors by announcing that it will soon embark on the construction of a P5-billion “trans-axial” highway.

Malaysia’s UEM Group has expressed interest in the project, but provincial governor Gwendolyn Garcia wants to cast a wider net in search for a suitable contractor that will work on the island-long road network in a build-operate-transfer (BOT) scheme.

“We want the private sector to fund this, which is why we’re opening the bidding to other interested parties,” Garcia said at the opening of the Cebu International Convention Center on Wednesday.

The provincial government is pulling all stops to impress foreign visitors with its infrastructure and economic prowess during the 12th ASEAN Summit.

Garcia described the project as a “trans-axial highway” that would connect the province’s northernmost town of Daanbantayan to Santander in the south.

The highway will bisect the cigar-shaped island, and all 47 towns and six cities will be connected to it via feeder roads, she said.

Since it will be a BOT project, the winning contractor will operate it as a toll road, the governor said.

She gave no details on the length of the concession the government will grant, but the national government in recent years has awarded other toll road operators 30-year contracts.

Garcia said representatives of the UEM Group approached her at a recent infrastructure convention in Hong Kong to express their desire to build the highway.

The UEM Group, originally United Engineers Malaysia Berhad, is a construction conglomerate that operates the Coastal Road toll highway linking Metro Manila to Bacoor town in neighboring Cavite province.

For the Cebu project, Garcia said the government planned to maximize the potential of the highway, including the possibility of it having multiple lanes.

“We want a highway that will be functional for the next 30 years,” she said, explaining that it will have to take into account the projected growth in traffic volume over the years.

Planning for the highway project began two years ago and is almost completed, she said.

I'll give Cebu 5 more years to make a dent as a city with a noticeable skyline in Asia. 10 years and Cebu will have a skyline comparable to the best in the world. :rock:

yeah..nasa 40th floor. and we have been telling our buyers na rin regarding this. I aint sure though if i have posted this sa past cebu threads. the other 3 floors from the 40tha are consist of three resto bars then ang katong area na ang flooring kay thick glass will be sa topmost floor sa palibot sa helipad ng Crown Regency Hotel Tower where u can see the stretch of Jones below.

There will also be an Observatory sa topmost part ng Club Ultima Tower.

Fuente Triangle Complex is the first of its kind project in the entire Philippines! No other cities in the country got the same concept where you have three towers interconnected with each other with one tower as your masters bedroom (Ultima Residence Fuente Tower), the other as your living room, dining, business area, club, etc. (Club Ultima Tower) and the other tower as your guestroom - (Crown Regency Hotel Tower.)

Nice. There's also something like this in Toronto with a glass floor. I forgot the name of the structure but it's similar to KL Tower in Kuala Lumpuer. I think it was CN Tower something. :dunno:

Nice. There's also something like this in Toronto with a glass floor. I forgot the name of the structure but it's similar to KL Tower in Kuala Lumpuer. I think it was CN Tower something. :dunno:

I think that the word "structure" encompasses all free-standing man-made things on the surface of the earth. A quick search of the net showed that several TV towers topped the list of "tallest man-made structures", all of which are several meters higher than CN Tower...

that fuente realty project is just the right ingredient for congestion, 3 concrete scrapers with mediocre designs and of low aesthetic value crammed in a small space. not my ideal piece of property. they could have at least provided more breathing space or mini parks. its not that amazing after all. i hope cebu could come up with a better project than this.

Besides this tower might symbolize the start of a 30-40 story building boom in Cebu... and how I dream of a 50 storey one in Cebu... Haay!

...well, if you have seen the comments from the SSC-Cebu peeps, you might notice that majority did not brag about this project...i mean, in terms of design etc. ...but, i'm just too happy that finally, Cebu now has a skyscraper (exceptionally designed or not) ....FYI, it was confirmed earlier that Tower 1 will now be a 40-storey hotel...

the design might not be great but its not mediocre. i've seen worse.
