Great pics, this confirms the BPO boom of cebu...

12 tower cranes are setup around cebu city at the moment!! (Yes I did count Winland 2's crane, although somewhat inoperational). I believ that this is a new record for Cebu city.

THE real estate development arm of the Aboitiz Group plans to launch this December a residential condominium and commercial complex in Barangay Mabolo, Cebu City.

AboitizLand vice president for sales, marketing and customer service Pia Mantecon said the real estate development, dubbed The Persimmon, will feature four 15-story towers that will house residential condominium units and commercial spaces.

She said the name of the project is based on the English word of the tree, which is the basis for the name of Barangay Mabolo.

Persimmon is a tree species that belongs to the genus Diospyros, the same genus that mabolo (scientific name Diospyros discolor) belongs to.

The towers, which will rise on a property that many Cebu City residents refer to as the Coaco building, will be an urban village, Mantecon said.

She said the commercial spaces will be located on the ground floor of the condo towers and will feature restaurants, bars, gym and other amenities.

She said the project has been generating a lot of interest, although site development has barely started.

AboitizLand president and chief operating officer Andoni Aboitiz earlier said the condominium towers will be targeted at young professionals. He said studio type condos at The Persimmon will have a price tag of P1.5 million to P3.5 million.

“The city will change drastically in the next five years and land is very expensive, which will force some people to settle back in the urban area,” he had said during the recent launching of the Molave Highlands Residences in the northern towns of Liloan and Consolacion.

Last week, AboitizLand launched Kishanta Zen Residences, the house-and-lot component of the Kishanta subdivision, located in the hills of Talisay City.

AboitizLand developed five models for Kishanta Zen Residences and are priced from P2 million to P3.5 million. (LAP)

ive read somewhere that cebu is already running out of cranes since the construction boom started. some of the cranes we see are from manila pa daw?

yes we could at least help them promote their structure. although as what i've learned, this building already has tenants and one company even paid already and it will occupy at least 60% of the whole building (the bigger one). a friend even promised to show me the rendering but until now i have not received it. they're really strict!

Group to build RP’s first seven star hotel

A joint partnership of Filipino and Chinese businessmen will build the country’s first seven star hotel possibly in The Fort or in the reclaimed area in Roxas Boulevard.

“The seven star hotel will be similar to the one in Dubai,” Susan Barlin, co-founder of the CEO Club Philippines, said in an interview.

The project dubbed as the Pentominium, will be a combination of retail outlets, offices and penthouses.

The 35-story luxury hotel is an exclusive hotel given that the occupants will mostly be members of the CEO club. “They will use the hotel whenever they visit here either for a vacation or business,” Barlin explained.

According to her, the group is in the process of choosing a possible location. “We are considering two areas but we prefer to build at The Fort,” she added.

In The Fort, Barlin said they are negotiating with two parties. One land they are eyeing is government owned while the other is owned by a private entity.

Barlin explained they would need at least 2,000 square meters for the seven-star hotel. If everything falls into place, she said ground breaking will be scheduled for the first quarter of 2008.

The Pentominium is one of the eight hotels the 13 man Chinese business delegation visiting the country is considering building.

The other hotels will be in tourist destinations like Bohol, Palawan, Tagaytay and Cebu. The rest of the hotels will be five star hotels.
Meanwhile, Barlin said the botched broadband deal between the government and China did not dampen the Chinese’s desire to invest in the Philippines.

“We are making new deals. We do not want to let politics interfere with progress,” she said.

Aside from hotels, Barlin said the visiting Chinese investors are also interested in developing a retirement destination for Chinese elderly in one of the islands.

“The Chinese would like to develop a retirement destination in the Philippines. They would like to build first class amenities in a beachfront property for their elderly,” she said.

She said in two years time, the country has the opportunity to earn $40 billion from the retirement industry which include income from tourism.”The children of the retirees will want to visit their parents and then take some time off themselves,” she said.

According to her, the infrastructure needed for the Chinese Village will take two years to build. However, the benefits from tourism will accrue immediately.

The amenities for the Chinese Village will be strictly first class. The island will have its own airport, hospital, hotel, nursing home and other facilities to make the retirees comfortable.

The Chinese only island will cater to the parents of the Chinese elite which makes up 10 percent of the entire population.

Beijing Capital City Real Estate Development Co. Ltd. is interested in building the project with a Filipino partner.

a replica of the Insular Life Corporate Centre in Alabang TO RISE in Cebu Business Park!!! Take note, replica so that means not just 1 but 2 buildings eto!!! Kaso, it won't be as tall as those in Alabang...

It was published in a national broadsheet early this year that the condotel project of Filinvest in Cebu has a budget of 600 million, so pwede sigurong 2 midrise building yan.

...what i'm excited about is the recently fenced lot next to Keppel Tower.... ano kaya meron 'don? ...i remember, there was a press release from CHI long time ago..that was when they informed the public about Commercial Tower, Pioneer, Tower Palace, ACC Expansion, saying that they have other exciting projects at CBP but they can't divulge or can't give details about it at that time....i hope they'll issue a new press release for new projects at CBP....

It will come... remember Makati was not that tall a decade or two ago.

at the rate we're going, it may even come sooner... i remember Makati in the early nineties, the only tall buildings there were the rufino and ayala 1 towers. but lingaw tanaw sa skyline every time sakay sa bus (wa pa mrt adto hehe)

i'm not sure if its lexmark... if you notice the lexmark u/c in front of innove, the fenced is plastered with the black lexmark logo...

i believe lexmark's bpo will occupy innove/keppel, current lexmark innove occupants will transfer to high rise once its done.

that's bullish! :cool: if you can imagine stretching cebu business park up to asiatown IT park, the place would become a sprawling business district. :D

sikat man sad gud ang Lexmark diri with all the ads and stuff. daghan highly skilled IT prof diri gusto mag work diha cebu. :)

Trust me, its Lexmark, this info is as good as it gets. fyi, R&D will occupy the 1st/2nd bldg.

come jan 2009 :) (today i found out what floor our department will occupy in the high rise.. hehehe :) ) if it is indeed lexmark, maybe they will announce it come communications meeting.. (and maybe show a bldg perspective)
anyway, any building (as long as its not another low rise bank) is a welcome development.. and if its lexmark.. the better!!

Please welcome me, Im your newest member here. Been lurking around for quite some time already, and learned a lot already about what's going on around the island.

Here's a very reliable scoop on the fenced lot next to Keppel, guaranteed true. The fenced lot is the 3rd building of Lexmark, to house one of their BPO functions, and is going to be 14 floors.

CONSTRUCTION of a 15-story residential condominium is set to begin this year to complete the development of Vistamar Residential Estate.

The condominium pro-ject dubbed, La Mirada, will be part of Vistamar Residential Estate a joint undertaking of Sta. Lucia Realty and Development Inc. and Orchard Property Marketing Corp. (OPMC).

OPMC vice president for sales Liezel Tuason-Magpoc said pre-selling of the residential condo units have started, with prices ranging from P2.4 million to P6.9 million.

The multi-million peso condo development will include studio-type rooms and one- to two-bedroom units. Each unit will have a floor area of 50 square meters to 80 square me-ters.

Construction is set to be finished before 2010, Magpoc said.

“The market for residential condominium units in Cebu is growing. It is selling like hotcakes,” she told Sun.Star Cebu during the property launching held at the Waterfront Cebu City Hotel and Casino.

As proof, she said Soto Grande, the nine-story, 125-unit hotel and condominium is 90 percent sold out. Hotel operations are set to start on Oct. 21.

The turnover of Soto Grande residential suites is also expected this year, Magpoc said.

Soto Grande, along with La Mirada and the soon-to-be constructed El Pueblo and El Ponteverde will make up the four towers of Residencia de Vistamar at the Vistamar Residential Estate located in Lapu-Lapu City.

The estate already features the Vistamar Country Club, a fully-operational clubhouse whose facilities include function rooms, vacation villas and recreational amenities.

Magpoc said La Mirada targets buyers like foreign expatriates in the country, immigrants and those married to foreigners.

“These are the people with high spending powers,” she said. (MMM)

Its 9 storeys office space plus 2 parking floors above ground, and maybe a floor for retail space so it will actually be at least 11 stories.

THE Cebu Property Ventures and Development Corp. (CPVDC) will build a P700-million building in its Asiatown IT Park in barangay Lahug, Cebu City.

Francis O. Monera, CPVDC president, said yesterday that the project has been awarded to a contractor and is expected to be completed within 18 months.

The nine-story building will house business process outsourcing (BPO) companies.

He said it is designed to offer at least 26,000 square meters of office space.

He said that there are already locators waiting to occupy the building.

Some of the present locators at the Asiatown IT Park include Epson Software Development Laboratory Inc., NEC Philippines, and Microsoft Philippines while the call centers include eTelecare, Convergys, PeopleSupport and SPI Technologies.

Monera also announced the opening of “The Village” a food, coffee shop and resto-bar strip inside the IT Park. The strip, which was closed for renovation last year, is expected to open late this year.

Monera also said that the five-hectare Phase 2 development of the IT Park will soon start.

He said the Phase 2 project, which will accommodate BPO companies, will include the construction of a hotel. He, however, did not elaborate further.

CPVDC is a subsidiary of the Cebu Holdings, Inc. (CHI).

It owns and develops the 24-hectare Asiatown IT Park which complements the Cebu Business Park. /Correspondent Jun P. Tagalog

Tourism, information and communication technology (ICT), construction and retail trade were the driving forces of the economy of Central Visayas in the second quarter, according to a regional economic situationer by the National Economic Development Authority Region 7 (Neda-7).

The report said development in the second quarter was driven by a rise in tourist arrivals, increased investments and election-related spending.

Neda-7 said tourism in the second quarter remains bullish. Foreign tourist arrivals in the region reached 155, 804 during the period up 30.7 percent from last year's 119, 226.

Data from the Department of Tourism show that Siquijor posted the highest growth in visitor arrivals among the four provinces in region 7. Tourist arrivals in the province rose to 4,944 in the second quarter this year, up 21.4 percent from last year's 4,072.

Tourist arrivals to Cebu rose to 364,425 in the second quarter, up 20.5 percent from 302,490.

Negros Oriental's tourist arrivals increased 10.7 percent or 43, 457 tourists during the period from last year's 39, 251.
Bohol reported the lowest tourist growth rate at only 0.8 percent to 64,476 arrivals this year from last year's 63, 986.
Meanwhile, ICT-enabled services such as call centers and other business process outsourcing players continued to invest in the region.

In Cebu alone, US-based ePerformax opened its office at the JY Square Mall with a 400-seat facility. Convergys Philippines also opened a second facility at the AsiaTown IT Park, Cebu City. Its first facility is located in Banawa, also in Cebu.

Neda-7 added that Accenture, a global management, consulting, technology services and outsourcing company will open its Cebu facility in the third quarter.

In an interview with Cebu Daily News last August during the opening of Accenture's 700-seat facility at the Cebu Business Park, country managing director Beth Lui said “Cebu is capable of providing us the talent pool we need.”

On construction, real estate developments in the region continue to spur growth with more disposable income from overseas Filipino workers.

Projects such as Pueblo El Grande in Tayud Consolacion, Cebu and EGI Cebu Mactan Condominium Hotel were completed in the second quarter.

An ongoing development is Marco Polo Plaza's Phase 2 multi-million peso development project, which includes recreational and sports facilities.

Bigfoot Entertainment is also expected to invest $3 million to build state-of-the-art film-making facilities at the South Road Properties.

Neda-7 said tourist arrivals and the increased disposable income of call center agents have contribute to the “strong performance” of the retail industry in the second quarter.

Retail establishments such as La Nueva Supermarket in Cebu City opened another store in Lapu-Lapu city. Retail giants Ayala and SM also have ongoing expansion projects.

The report also noted that consumer spending both in urban and rural areas increased as a result of election-related spending.

THE Cebu Property Ventures and Development Corp. (CPVDC) has earmarked investments worth P760 million for the construction of a business process outsourcing (BPO) building and an entertainment facility at the Asiatown IT (information technology) Park.

CPVDC president Francis Monera said the ongoing construction at the former site of The Village will pave the way for a food and entertainment facility that is expected to be completed this year.

The P60-million project will have two floors with 1,800 square meters of total leasable space, Monera said in an interview.

“It will support the requirements of the IT Park,” he said.

What used to be The Village will become a mall with high-end retail stores, including food outlets, coffee shops, and beauty and wellness centers operating 24 hours a day, from Monday to Sunday.

Monera said the new mall will cater to the needs of the more than 10,000 workers of business process outsourcing (BPO) companies at the Asiatown IT Park.

He also revealed that construction is underway for a P700-million building, located next to Skyrise, that will house more BPO firms. The nine-story building will have 26,000 square meters of leasable area and two above-ground parking spaces.

More investors

It is set to be finished by September next year, said Monera.

“With the increase in leasable space and additional support facilities, we expect to attract even more investors to locate at the Asiatown IT Park as the preferred destination (of BPO and IT-related companies),” he said.

Monera earlier said second phase of the Asiatown IT Park project includes the development of a five-hectare property to meet the increasing demand of IT companies.

He cited the strong take-up of commercial lots at Asiatown IT Park, including the seven office lots sold ahead of the target schedule, as a strong indicator that the zone will continue to be an attraction to investors in the coming years.

The 48-hectare Asiatown IT Park houses IT and IT-related companies, BPO companies, coffee shops and restaurants.

Asiatown IT Park was declared an IT special economic zone in 2000 by the Philippine Economic Zone Authority.

Asiatown IT Park is a development project of CPVDC, a subsidiary of the Ayala-led Cebu Holdings Inc.

CPVDC’s net revenue last year rose to P248.6 million from P122 million in the previous year. Its net income went up to P83.5 million last year from P33 million in 2005.

Any info on this guys? Im pretty sure that this is a low-mid rise commercial building hence that lack of any high-profile announcement.

i think first to be developed would be the lot beside BBRC because it is already cleared...

the new lot that was the military apartments and barracks demolished would be to follow, but some rumors say that it has a new owner which is planning to build something like a hi.rise condo and hospital... im not sure though, just some rumors from military officials who were paid to vacate the apartments.

THE room shortage problem in Cebu is slowly easing as a new hotel in Lapu-Lapu City will become fully operational early next month.

Real estate developer Sta. Lucia Realty Development Inc. inaugurated last Sunday its newest addition to the Vista Mar estate in Barangay Dapdap, Lapu-Lapu City–the SotoGrande Hotel and Resort.

The nine-story Soto-Grande, located a few meters behind the Vista Mar Beach Resort and Country Club, houses not only hotel rooms but residential condominium units as well.

Condo units

Sta. Lucia Realty corporate marketing director Michelle Robles said the SotoGrande has 77 hotel rooms, ballrooms, a karaoke lounge and restaurant.

The seventh to ninth floors of the building, on the other hand, houses 48 residential condo units.

Bookings

Imelda Yu, Vista Mar Beach Resort and Country Club general manager, said the SotoGrande already has bookings as early as Nov. 5. She added that 80 percent of the guests are Koreans.

Robles said the hotel has three-star accommodations with Mediterranean-inspired design.

Sold out

Gerry Quintos of Sta. Lucia Realty said the condo units at SotoGrande were already sold out even before the completion of the building.

Robles said aside from SotoGrande, Sta. Lucia Realty will also build three more buildings within the 60-hectare Residencia de Vistamar.

Success

Quintos explained that aside from the recently-launched La Mirada, Sta. Lucia plans to build another condominium and another hotel.

“The last one will be the hotel, which will depend on the success of the SotoGrande,” he said in an interview shortly before the inauguration of SotoGrande.

Investment

Sta. Lucia Realty chairman Exequiel Robles said the SotoGrande involved an investment of about P300 million, including the cost of the land.

He told news reporters that Sta. Lucia’s planned projects, including La Mirada and the two other still-unnamed buildings, indicate the company’s optimism about the Cebu market.

He said the target market of the SotoGrande residential units and the La Mirada condo complex are overseas Filipinos and foreigners who like to live or own property in Cebu. (LAP)

Robinsons Land Corp. of the Gokongwei group plans to build its first high-end leisure estate following its purchase of a five-hectare property on Mactan Island in Cebu City, the company said.

In a disclosure to the stock exchange Monday, it said the property in the Punta Engaño district would be developed into a condominium resort that would target retirement-home buyers as its main market.

Foreign and domestic tourist arrivals in Cebu increased 20 percent in the first half of the year from the same period last year, with Koreans, Japanese and Americans as the major foreign visitors.

^^ it's possible that the total number of floors is 18 for the 2 buildings (9 storeys for each) that will be connected through a bridge... if im not mistaken, this was discussed several months back that there will be 2 more to be constructed, the one beside i2 (shown in the pic of jarenz) and the other one is just beside i1... i just don't know if i3 will refer to the 2 upcoming buildings or each one will be named i3 and i4 respectively...

some news for you guys...
1. phase 2 of the ayala mall will hopefully begin next year. do you like their terminal? nah, they will destroy it again, or part of it will be to give way for the expansion. daghana kuarta oi.

2. there are 2 more BPO buildings that CHI will build (aside from the one under construction), 1 will be in asiatown (12-storey), and the other one in CBP (14-storey?)

3. hotel in asiatown will probably begin construction next year. 'saw the rendering and i think it's cool. architect is a. medalla.

4. @jarenz mentioned about i4 and it's true. it will be 17-storeys high (saw the renderings too. it's boxy but it's ok. it's 17-storey)

5. in cbp alone there are lots of plans already. there's one across fgu tower and the one mentioned by @ivanc across park tower 1 and others that i forget sorry.

6. but for me, the grandest news will be (if plans don't miscarry of course) is the two towers in front of ayala mall. those vacant lots besides cebu commercial tower along arch. reyes. one tower is for BPO at 24-storey and the other tower is for residential at maybe 30-storey. but this will not start until 2012 and let's not expect too much.

...all business centers/export zones in Cebu have sewer system... like in Cebu Business Park, Mactan Export Processing Zones 1&2, North Reclamation Area, Asiatown IT Park and all big establishments and exclusive communities in the cities of Cebu, Mandaue and Lapulapu have their own water treatment facilities..... unfortunately, many areas in Metro Cebu do not have sewer system.....

This figure came form TVAP CEBU, the designers of Crown Regency. The Height IS APPROXIMATELY 140 +/- METERS. This is the structural height, which is up to the roof/helipad and does not include the ride on top.

It resembles a hybrid of Ascott, and Robinsons Galleria. It could look a lot better (and more imposing) if it had a podium. Evidently the lack of a podium suggests that these are office buildings.

Hard Rock International, the company behind the global café chain, is considering an expansion in its Philippine operations to include hotel and casino ventures, its top executives said.

In a press briefing yesterday, Hard Rock president and chief executive officer Hamish Dodds said they are contemplating on putting up a hotel, a casino and two more cafes in the country by next year.

The additional structures would entail investments of at least $160 million, he said.

Dodds, along with Seminole Gaming chief executive Jim Allen, arrived in the country to scout for new business opportunities and oversee the upgrading of the existing Hard Rock Café in Makati’s Glorietta complex.

Their visit is part of an exploratory swing in Asia by the international food and entertainment chain.

The Makati outlet will be upgraded to a more cosmopolitan look as part of the group’s global activities after Florida-based Seminole Tribe acquired Hard Rock for $965 million in December last year.

The acquisition included the Hard Rock brand, the world’s largest collection of authentic music memorabilia, the 68 company-owned Hard Rock café restaurants and retail stores, including 44 in the US, three in Canada, 17 throughout Europe and three in Australia.

It likewise includes licensing or franchise agreements for another 56 restaurants and five hotels, plus Hard Rock live performance venues.

“There are a lot of upsides in increasing investments in the Philippines. It (government) must implement more responsible economic, political and investment policies to create a better environment,” Dodds said.

He said they are seriously looking at Cebu as a site for another café, as well as “one more in one of the big cities.”

He also said they are not discounting the possibility of entering into a joint venture with local or foreign players in expanding operations in the Philippines.

In fact, Dodds said they are indeed looking at various modes of business partnerships that could benefit their expansion plans in the Asia Pacific region.

Im connected with both (Fuente Triangle/Robinsons Land), since Im a freelancer :). I still have few account receivables from the Kings...and that I have to take care of kc baka d nila irelease ang comm ko....ehehehehhehe.. But I think I would focus more with this project because it's more grand and it is backed by a solid and renowned company.

The two companies have different markets too. Fuente Triangle caters to urbanites who want to have a residence at the heart of the metropolis while our Robinsons project would serve as a retirement village or a leisure estate for those who wants to stay away from the hustle and bustle of the city. :okay:

i've noticed that CBP is not interested in very tall structures. so far, the tallest being constructed now is the 22-storey Lexmark tower. All u/c buildings taller than it are outside CBP..

it's not that cbp is not interested. it's the owners of the lot i guess...
they have allowed the construction of midgets to entice owners to build but i think gibalik na nila nga there should be height restrictions like what was originally set by CHI.

36x2 = 72 storeys :shocked:

Assuming that the average floor to ceiling height is 3 meters (conservative estimate), then the tower could be 216 meters tall, the second tallest in the Philippines (kinda impossible at the moment, if you ask me)

It is a 27 storeys loft type condo building. And even to date, that's the floorplan that I and the rest of the salesgroup in Fuente Triangle got.

And since it is a loft type condo...it may be as high as Crown Regency but definitely not taller than Crown Regency.

ultima residences ramos - flat-type studio apartments cum condotel if enrolled to the hotel pool of condo units, to be managed by a hotelier, who will run and maintain the hotel units.

ultima residences fuente - loft-type studio apartments.

Soon, the South Road Properties (SRP) will also be teeming with activity.. :D I'm envisioning dozens of BPO companies, corporate headquarters, etc..etc.. Hopefully Cebu can overtake Bangalore, who knows?
