*Filinvestland - for its horizontal and vertical developments in Cebu.
*Filinvest Leisure - for its first leisure project in Cebu - SeaScapes Mactan

^^ @tj is right on trusted developers except for filinvest. there are some issues i don't want to openly disclose here. if you want utmost marketing leverage for brokerage, you can join a big broker network like Phil. Association of Realtors Board with its local chapter - Cebu Realtors Board (Cereb). Licensed brokers are advised to join a real estate broker association so there would be standardization of real estate transaction procedures. A newbie in real estate needs network like Cereb. Just PM if interested to join Cereb and i will refer you to Ms. Emma Bontilao, the secretariat.

A 21-Storey Business Hotel, which broke ground yesterday, will rise in front of the Cebu International Convention Center at the North Reclamation Area in Mandaue City.

The hotel is owned by the Lua Family in Mandaue City.

Architect Anthony Abelgas said that the hotel will not have amenities found in five-star hotels for the reason that it is a busines hotel. Instead, it would have a coffee shops, function halls, a ballroom, and other things that would specifically attract tourists.

The hotel is tentatively named "Nature's Suite," as the concept of the hotel is nature-inspired. It gives the feeling that one is outdoors, he said.

He said the hotel, once finished, would be the biggest in Cebu with 1,071 rooms.

Delegates attending a convention at the CICC, for instance, would no longer have to go to Cebu City for a place to stay, abelgas said.

Mandaue City Mayor Jonas Cortes, who attended yesterday's groundbreaking ceremony together with the Lua Family, said he is glad the hotel will rise in the vity's most strategic area, it being near the CICC and the Parmall, which is now under construction.

MANDAUE CITY, Philippines – Mandaue City will have its first high-rise building in 2009. It will be a 21-story business hotel just across the Cebu International Convention Center (CICC).

Mandaue City Mayor Jonas Cortes said the building “will become a landmark.”

The highest buildings in Mandaue reach only up to six stories high compared to neighboring Cebu and Lapu-Lapu cities.

One of the tallest buildings in Mandaue is also one of the oldest — the San Miguel Brewery building.

“This project will be a catalyst for change,” said Cortes, who led groundbreaking rites at the former 6R Equipment lot across the CICC.

Anthony Abelgas, project architect, said the business hotel will be tentatively called “Nature Suite” since the owners also own Nature Spring Waters, based in Mandaue City.

A HONG KONG-based diamond trader and his Cebuana wife will build budget housing for employees of business process outsourcing companies in the Cebu export zone.

The company, MCF Property Ventures Corp., will invest a total of P1 billion for its initial project.

MCF Property chairman Mariquita Salimbangon-Yeung said that the project—Bayswater Homes—in Marigondon, Lapu-Lapu City, is the first of its kind when it comes to low- to middle-cost housing projects in Cebu.

“Our houses are very affordable. The quality is there and the ambiance is top class,” Salimbangon-Yeung told BusinessMirror. “We have spent much of our investment in building amenities for our clients, not just building them a box to live in.”

Salimbangon-Yeung, a leading personality in the charity organization, called Operation Smile, said the socialized housing units inside a subdivision is part of her company’s effort to help Cebuanos find a decent house in a comfortable and secure environment.

Her husband, Carlos KH Yeung of Hong Kong’s Fairway Diamond Co. Ltd and Simplex Diamond Co. Ltd., is the vice chairman in the Philippine holding company MSY Holdings.

The company’s earlier projects were the Mactan Island Memorial Garden and a joint venture with Sta. Lucia Realty and Development Inc.—Greenwoods—in Cebu City.

Bayswater consists of more than 1,000 units in an 8.8-hectare property. Phase One, with 395 units, have already been sold out, according to marketing officer Ken Salimbangon.

Estimates by government agencies put business process outsourcing employees in Metro Cebu at 20,000 in 2006. Most of them work for contact center firms in Cebu City, Asiatown IT Park in particular.

Yeung said housing has become so expensive and development projects are mostly in northern Cebu—too far and too expensive ordinary employees.

The Mactan Economic Zone in Lapu-Lapu contributes an estimated P2 billion to the local economy in the form of salaries of 50,000 workers and purchase of supplies by the locators.

“The workers at MEPZ [Mactan Economic Processing Zone] have to travel many hours from different towns [in the mainland]. If they could only afford decent housing near their work place, I’m sure they would be willing to invest,” Yeung said.

Aside from being close to the economic zone and the Mactan Cebu International Airport, the Bayswater project is also near the popular resort strip in Marigondon.

Project consultant AS Enrqiuez Engineering Consultancy has assured the construction of adequate underground drainage systems against the problem of flooding that is common Lapu-Lapu.

Another building under construction near the Capitol. The crane is massive but I still am not sure if this is going to be a high rise.. Most probably this is just a low rise building but we'll see in the days to come, hehe..

^^ sakto! kag completed nga building ang R&D. simple ra ang design sa gawas pero super high-tech ang sulod. it is logical nga lowrise ag mga R&D buildings because of the strange activities inside: lasers and stuff... a highrise building always sway and move. :)

I just would like to correct the misconception that Lexmark will have it's Asia HQ in Cebu. The one being constructed will also house it's R&D Labs for it's non Hardware Development.

The High Rise is "Lexmark Plaza 1", for Lexmark's Cebu R&D arm or officially, Lexmark Research & Development Corporation. It is still R&D.

Anyway, one thing I noticed about Gaisano ba, especially Gaisano Countrymall and its counteraparts, medyo old fashioned ang mga items nila sa department store..I mean, dili sila updated sa uso.. But anyway, what they're selling is timeless man pod.. meaning kinaraan pero di gihapon laos..

And nalingaw ko sa countrymall, because they have this very huge vault inside the department store with matching security door pa ha.. The vault houses their "Jewelry Section" hehehe..

Not good because there are only few residents in these areas. If there are, they won't also be that "active" in terms of their voting rights and community meetings because in general, people who live in Condos and hi-end subdivisions are not so involved in the community...

Another building under construction near the Capitol. The crane is massive but I still am not sure if this is going to be a high rise.. Most probably this is just a low rise building but we'll see in the days to come, hehe..

its actually the new building for Cebu CFI, the one that was caught in fire months ago. its an eight storey building. I remember the launching of that was during the election period in CICC. I had the rendering of the building but i lost it, it was designed by architect guanzon... Cebu CFI is headed by Gov. Gwen's mom, FYI :okay:

Nice decision bro! It's good to be a licensed broker especially if you are considering to have a long term career in the real estate industry. Ako, Im not a broker yet and Im not eligible to apply as one yet due to some constraints. That's why I opted to focus on one or two developers only and applied as their in-house sales. The con is indeed the lack of variation in my products. One of the reasons why I'll leave Cebu and continue my education in Manila so I can take the licensure exam in a year or two.

Welcome to the real estate industry where "income" is indeed unlimited. Our generation is lucky enough considering that we have a booming real estate industry not only in Cebu but in our country as a whole! ang daming demands when it comes to housing and condos...ang vast ng market natin - nationwide and globally.......let's embrace the queue! and start earning! :okay:

^^ most brokers manage people in a brokerage or head a marketing group in an in-house. what matters most is you practice real estate service, full time or part-time. the effort given depends on you. you could still be flexible even if you're an in-house sales rep.

Construction, tourism boost
Central Visayas’s economy

CONSTRUCTION and tourism remain to be the most promising sectors for Central Visayas, with continued double-digit increase in the third quarter of 2007, the National Economic and Development Authority (Neda) in the region reported.

According to the regional economic situationer report, huge construction projects in Central Visayas are helping provide employment while boosting further growth in other aspects of the economy.

The report cited the start of work on the P2.3-billion, 9.45-kilometer Cebu North Coastal Road that would connect Mandaue City to Liloan town in the north via the coastal lines.

A P300-million, 16-story commercial and business center of Robinland has also started construction in the Mandaue Reclamation Area, which would coincide with the opening of the first mall in the once vacant and flat property.

A P40-million mall is also being constructed along Gen. Maxilom Avenue in uptown Cebu City, while the Citylights condominium has started on its Phase 2 expansion project.

Preliminary work on a P200-million, 2.7-hectare resort project in Tuburan town in northern Cebu, set to be completed in two years, has also started.

Major construction projects completed in the third quarter of 2007 include the P30-million Roro Terminal in Argao town in sourthern Cebu, the high-end OZonawa Spa Village of Plantation Bay Resort and Spa in Mactan and an P80-million dormitory of the University of Cebu in Banilad.

Tourism arrivals posted strong double-digit growth in the quarter-by-quarter growth compared with the same period in 2006 boosted mainly by an almost 50-percent growth in the number of international flights in the region.

Domestic airline arrivals reached 851,661, a 23.7-percent jump compared with third-quarter 2006 figures. Foreign arrivals hit 253,101, some 31.4-percent increase compared with the same period last year.

The number of domestic and international flights in the region also increased to 7,196 and 1,959, respectively.

“Tourism and the business-process outsourcing had been fueling the growth of the region’s tourism sector by drumming up demand in the transportation, retail trade, banking, hotel and restaurant, and personal-service subsectors,” the Neda report said.

Although the shipping industry reported a drop in the number of ship calls and volume of cargo, the number of passengers continued to rise “as many travelers continued to include the region on their itinerary.”

The Neda report said tourism prospects remain promising with the continued negotiations between the tourism department and Philippine Airlines to open direct flights from the Mactan Cebu International Airport to Europe.

The report said committed investments have also risen as the Board of Investments reported P2.6 billion worth of planned investment in the region, including a P2.3-billion resort project in a still-undisclosed location in Cebu.

Only the exports and the agricultural sectors posted modest growth. Exporter sector, still limping from the effects of the strong peso, managed to jack up the volume and value of their exports by 30 percent.

The region, through the ports of Cebu, Dumaguete and the Mactan Economic Zone, posted $1.031 billion in exports, compared with $793.88 million in the same quarter in 2006.

Exports shipped out of the Cebu port were mostly furniture, giftwares, toys and housewares, food and food preparations and resource-based products.

The agricultural sector saw production volume of palay, fruits and vegetables slowing down in the third quarter, although palay remained strong after posting more than 119,578 metric tons, or a 12.4-percent quarter-to-quarter growth.

The Neda report said high palay production made up for losses in Negros Oriental, Cebu and Siquijor, although the total output remained weak.

Housing authority: Looc condo not for other purposes

AMID plans by the Mandaue City government to use the socialized housing condominium in barangay Looc as a government building, housing officials said the building could not be used for anything else.

Gavino Figuracion, director of the National Housing Authority in Central Visayas (NHA-7), yesterday said the condominium is being funded by a P100-million loan from the agency, the terms of which specified that the building be used for socialized housing.

“It cannot be converted to other uses,” Figuracion told member of the city council during its regular session yesterday. “Unless, of course, if the local government pays off the loan immediately.”

Figuracion was asked to appear before the council yesterday to update the legislators on the project.

Work on the condominium building was stopped last July on the orders of Mayor Jonas Cortes.

The mayor earlier said the building, once completed, had rental terms that its intended beneficiaries could not afford.

Cortes said he wanted the building to be used for other purposes, such as a government building or a school, while another building would be built for socialized housing that would have more affordable rates.

At the time the project was suspended, P35 million had been spent from the P100 million loan, according to Ferac Builders and Development Inc., the building’s contractor.

Company representatives also appeared before the city council yesterday.

Also yesterday, Figuracion said his office has not yet approved the feasibility study on the Looc, contrary to reports that surfaced in other local dailies.

He said the project’s design – both original and revised – were still being studied by the NHA.

The Looc housing project was originally intended as two five-story buildings. The administration of former mayor Thadeo Ouano revised the plan to two six-story buildings.

The feasibility study on the revised plans were submitted to the NHA-7 last Nov. 20, Figuracion said, before the original plan could be acted on.

Also, engineer Rudy Calabria of Ferac Builders and Development yesterday told the council that the original feasibility study pegged the cost of the project at P125 million, higher than the amount loaned for the project. The revised plan was expected to cost more.

He said that as of July, when the project was stopped, the company already spent P39 million on the project, while the city only paid them P15 million as advance payment.

Figuracion said that until the city government approves the revised feasibility study, the NHA would not be able to release any more funds.

CHI is going to finish its P850 million expansion project of Ayala Center including the completion of the Ayala Center expansion building, and the transformation of its lagoon area to a chic Food and Beverage (F&B) strip.

According to Monera, details of the upcoming expansion will be determined after the design study will be finished.

This means that after the face lift of Ayala Center Cebu with the opening of its new expansion building in the middle of this year, and the unveiling of re-designed al fresco lagoon area, a more expanded shopping mall will be seen by Cebuanos in the next few years.

The Ayala Center Cebu, which is the crown jewel of the 50-hectare Cebu Business Park (CBP), has occupied only 3.5 hectares of the CBP super block, excluding the lagoon redevelopment.

With this, CHI still has ample of remaining lots to be development in the super block area to maximize the entire 9.6 hectares.

“The whole super-block is under review and is subject to design study. The study will start next year,” Monera said.

The P600 million lagoon redevelopment project will have a total leasable area of 8,6000 square meters, about 70 percent of these leaseable areas are already reserved by new tenants, Monera said.

In 2006, Ayala Center Cebu contributed a total revenue of P398 million to CHI. While Ayala Food and Entertainment Center (AFEC), together with its theater operations under the company’s wholly-owned subsidiary, Cebu Leisure Company, Inc. (CLCI) reported a P100 million contribution to CHI’s total revenue in 2006.

that's right. for example, the masterplan of pristina north shows that mid-rise to hi-rise projects will be built there, including aboitizland's main office building (yep, that's where they'll be transferring). i hope the conditions will permit for the continuous development of that particular project in the talamban area. aboitizland is one of the more reliable developers thereabouts, and i wish to see more of its developments, particularly high-rises, in cebu.

Following the completion of the lagoon area of the Ayala Center Cebu within the first quarter of 2008, mall developer Cebu Holdings Inc. (CHI) is planning another expansion for the shopping mall to complete the original development of Cebu Business Park (CBP).

CHI president and chief executive officer Francis Monera said the P2 billion phase two project will begin by March or April next year. It will start with a study on how to develop a concept for another shopping mall expansion.

"The whole super-block is under review and will be a subject of a design study. The study will start next year," Monera told reporters Wednesday.

He said details of the upcoming expansion will be determined after the design study will be finished.

This means that following the "face lift" of the Ayala Center Cebu mall—with the opening of the three-story annex in mid-2007 and the re-designed al fresco lagoon area—Cebuanos will soon enjoy a more expanded shopping mall in the next few years, completing the development of CBP's 9.6-hectare "super" block.

The Ayala mall, excluding the lagoon area, sits on a 3.5-hectare lot at the CBP.

This will give CHI more lots for the “super” block to maximize the entire 9.6 hectare property, Monera said.

CHI is bent on finishing its P850-million expansion project for Ayala Center Cebu, including the completion of the mall's annex and the transformation of its lagoon area to a "chic" food and beverage strip.

Reserved

The P600 million, two-hectare lagoon redevelopment project will have a total leasable area of 8,600 square meters, about 70 percent of which, were already reserved by new tenants, said Monera.

The expansion and renovation of its mall in Cebu is part of CHI holding company, Ayala Land Inc.’s efforts to stamp the Ayala mall brand on all its malls, which have been regarded as the Ayala retail group.

Ayala malls include the Ayala Center Cebu, Glorietta, Greenbelt, Ayala Alabang and Market Market.

Ayala Center Cebu is the only mall found outside Metro Manila.

In 2006, the Cebu mall contributed a total revenue of P398 million to CHI.

Meanwhile, the Ayala Food and Entertainment Center, together with its theater operations under the company’s wholly-owned subsidiary, Cebu Leisure Company, Inc. reported a P100 million contribution to CHI’s total revenue in 2006.

DEVIATING from its traditional box-type mall development, SM City Cebu finally opened yesterday its expansion building dubbed the Northwing.

Unlike the existing mall, the new wing now offers spacious hallways catering to the leisure market customers, said Annie Garcia, SM Shopping Center Management Corp. president.

“The market expects us to evolve. We want to attune ourselves to what the public wants. That’s the most important thing in running a mall,” she said.

She also said that the annex projects the same kind of ambience of the Mall of Asia in Manila—“spacious and elegantly designed.”

“People like space. They feel more at ease to shop,” she said, adding that the expansion building truly lives up to its goal of making it the “ultimate lifestyle shopping.”

Different market

Garcia, however, clarified that the Northwing will not compete with the existing mall as it caters to a different market segment.

“We are enlarging the market. We want to serve different market niches. The Northwing is for leisure customers but the other one (mall) is for those who love the hustle and bustle,” she said in an interview with reporters.

In addition, the existing mall, also called the Southwing, targets to attract mostly the middle-end market, while the Northwing has positioned itself to the upper class segment.

Profile of the Northwing tenants include branded retail and specialty shops, and facilities such as a comfort lounge, concierge and entertainment area.

Hans Sy, SM Prime Holdings Inc. (SMPHI) president, said SM has invested P1.3 billion for the entire development.

Hans, son of business tycoon Henry Sy, said the company has foreseen a potential growth in Cebu’s retail industry that encouraged them to renovate and expand their mall here.

Fueled by an increase in the business process outsourcing investments, as well as tourist arrivals in the country, he said he is optimistic that the country’s retail and shopping industry, in general, will remain bullish.

SM Northwing, located at the Cebu North Reclamation Area, had its soft opening yesterday with 48 of the total 187 retail stores now beginning to serve the public.

The five-story expansion building utilizes about 104,000 square meters, with 168 leasable slots and four-level parking spaces that accommodate close to 2,000 cars.

Construction continues

The 10.9-hectare facility is said to complement the mall’s existing 13.8-hectare property at the Cebu North Reclamation Area.

Garcia said 57 percent of the entire mall development is currently undergoing construction including the parking spaces and the al fresco dining at the rooftop area.

Starting this month, about 70 percent of the stores is expected to open, she said.

The grand opening is slated early next year.

“This will be the last expansion for SM Cebu for now,” Garcia said.

She added though that SMPHI is bent on pursuing plans of opening two additional malls in Cebu but the company is still on the look out for feasible sites.

Sy earlier said SMPHI plans to invest P2 billion for the construction of two more branches in the province- one on northern Cebu and another in the southern part of the province.

Construction of the two future malls are expected to begin after completing the SM Northwing project, he said.

“We’re really serious and bullish about Cebu. In fact, it’s our priority area for Visayas and Mindanao projects,” Sy said. (MMM )

I was told that the La Mirada in Vistamar will break ground next month. It's the 15 story building next to the recently completed 9 floor condotel, Sotogrande. The current facilities are well maintained, and the location is prime. :)

P13B earmarked for projects

VILLAR-LED holding firm Vista Land and Lifescapes, Inc. will increase its capital spending this year by P6 billion for new projects as well as expansion of existing ones.

In a talk with reporters, President Benjamarie Therese N. Serrano said the company has allotted P13 billion for capital expenditures this year against last year’s P7 billion.

She said the allocation would be sourced from internal funds and the proceeds of Vista Land’s follow-on offering.

"Next year, we’re targeting 40 new projects to cover our takeup for 2009. Our strategy is to be able to expand in the provinces, and we’re also very bullish on our foray into the vertical [developments]," Ms. Serrano said.

Of the 40 projects slated this year, Ms. Serrano said about half would be entirely new projects, while the rest would be expansion.

Seven projects would be vertical, she added.

She did not specify how the projects would be divided among Vista Land’s four brands, namely C & P Homes, Communities Philippines, Crown Asia and Brittany Corp.

Daang Hari expansion

But Ms. Serrano said the company had identified Daang Hari, the boundary of Las Piñas and Cavite, as an area for expansion.

"Since we have significant raw land in Daang Hari, wherein all of our brands are well-represented, we’re expanding it and hopes to launch them by first quarter this year," she told reporters.

She said the price package for these projects would be between P1.5 million and P3 million.

Ms. Serrano also said Vista Land is hoping to launch seven projects in Visayas and Mindanao, four of which would be new.

The company’s projects in Davao, Cagayan de Oro and Cebu, meanwhile, would be expanded.

She said the projects have a sales value of P50 billion, almost double the P28 billion sales value of its 28 projects last year.

Vista Land has 96 ongoing projects across the country.

Its vertical projects include the 30-storey Mosaic and triple-tower Laureano Di Trevi in Makati, the 42-storey Avant at the Fort, five-tower Marfori Residences in Sucat, Muntinlupa and mid-rise Pacific Residences in Taguig City.

Last month, the company inked a joint venture with listed firm Splash Corp. for the development of the latter’s 3,600-square-meter property in Ortigas.

The mixed-use project, which would comprise two towers of 34 stories each, would be built under the Crown Asia brand. — LNPL

CEBU is set to become an emerging shopping destination in the Philippines as existing mall operators are expanding and new ones are set to rise in the different parts of the province in the coming years.

Ayala Center Cebu mall developer Cebu Holdings Inc. (CHI) president and chief executive officer Francis Monera said Cebu's shopping market has been "tremendously" growing not only in Metro Cebu but in other key cities and towns in the province.

"There is a lot of money in Cebu. Offer something of value and it's taken," Monera said.

Capitalizing on the demand for additional mall space to cater to the growing mall shoppers and vendors, CHI earlier mulled another expansion plan for Ayala Center Cebu to complete the original development of the Cebu Business Park (CBP).

Monera earlier said the Phase 2-B project will begin by March or April this year, starting with a study on how to develop a concept for another shopping mall expansion.

Monera, however, clarified that total project cost is yet to be determined (and not the P2-billion which was previously reported).

Following the "face lift" of the Ayala Center Cebu mall-with the opening of the three-story annex in the middle of 2006 and the re-designed al fresco lagoon area in the first quarter of this year-Cebuanos will soon enjoy a more expanded shopping mall in the next few years, completing the development of CBP's 9.6-hectare super block.

Expansion and renovation of its mall in Cebu is part of CHI holding company, Ayala Land Inc.'s efforts to stamp the Ayala mall brand on all its malls, which have been regarded as the Ayala retail group.

In the downtown area, Cebu Central Realty Corp. (CCRC) is currently undergoing phase two of its expansion project for its mall venture Elizabeth Mall (E-Mall).

CCRC president and chairman Augusto Go earlier said some 5,000-square meters of leasable spaces are currently under construction at the eastbound Sanciangko area of the mall's property.

About 80 units of stalls, excluding kiosks and carts, are projected to be accommodated in the four-story wing which has an additional basement parking of 2,445 square meters.

The expansion project is slated to open within the first quarter of the year.

Other cities, towns

Other than Ayala Center Cebu and E-Mall, shopping centers are also sprouting in other cities and towns in Cebu.

Another mall developer, Golden Great Value Properties (GGVP) is set to launch next month phase one of Parkmall@168 (Parkmall) located at the Mandaue City reclamation area.

GGVP chairman Carlos Co said the mall involved an investment of P300 million to P400 million.

Parkmall will feature a rotunda, ala Fuente Osmeña, amid a park setting where people can stroll, shop and dine al fresco, and enjoy the scenery.

Christopher Tio, Parkmall business development director, said the concept of a Fuente Osmeña park is set to bring back an "experience of our childhood," since parks like Fuente and Plaza Independencia are popular hang-outs since the 1980s.

Aside from the piazza and SaveMore supermarket, Parkmall will also feature a kids' village and a tourist and traveler center, which will be equipped with hotel check-in desks, airport and seaport shuttle service, lockers and showers. The mall will be able to accommodate about 700 cars in its parking lots.

Apart from the cities of Mandaue and Cebu, the municipality of Consolacion welcomed Fooda Mall late last year.

Foodasaversmart Inc. completed the construction of its P200-million business and commercial center that is said to compete with existing mall developments by multinational companies.

"The presence of Fooda here in Consolacion will certainly contribute to the coffers of the municipality in terms of business taxes and other regulatory fees," Consolacion Mayor Avelino Gungob said.

For his part, Edward Gaisano, vice president for operations of the Metro Gaisano group of companies, said Cebu's retail market will continue to be upbeat this year.

Gaisano said the province has a "favorable" economic climate which has become a magnet for more developments in the retail sector evidently shown in the expansion of malls, food and garment outlets, as well as the entry of new players.

The Metro Gaisano group is still eyeing feasible areas for supermarket or mall-type developments not just in Cebu but in other parts of the country.

High rise buildings may soon be constructed at the South Road Properties once the city government decides to ink a formal contract with two companies that have formally submitted their proposals for the purchase of lots there.

Mayor Tomas Osmeña yesterday said two companies have already submitted formal proposals for the purchase of around 40 to 50 hectares each at the SRP. However, he has yet to go through the proposals. The mayor just arrived from the United States after a vacation for the holidays.

Although Osmeña would not directly divulge the identities of the locators, he said it is sufficient to say that both are interested to construct high rise structures along the main road at the SRP.

The city has since established a tight-lip policy on identities of investors that have expressed intention to purchase lots at the reclamation project. Aside from this, the city has also been choosy in accepting offers to invest, as the mayor said this stage of the project is “very critical”.

Osmeña said the quality of investors at the SRP would determine Cebu’s growth once the SRP is fully functional.

Osmeña earlier explained that he wants the SRP to be sold and developed not by lots but by complexes just like the development in Makati where structures are virtually connected. Likewise, the mayor said the city plans to put up a central transport terminal at the SRP so that people would not have a difficult time going into the companies that would invest there.

Last month, Osmeña announced that the city would be signing in high profile investors “in a magnitude that will take care of the city’s financial constraints.”

Also last month, the city launched the Resource Recovery Facility at the Inayawan Sanitary Landfill, which is aimed to produce electricity for locators at the SRP.

The city believes that the ReSTORETM, which would convert landfill into a waste-to-energy treatment facility, is certainly an added boost to SRP investors, as it would eventually lower down the cost of their electricity with the subsequent launch of the power plant.

With an estimated cost of P500 million, the project will generate 10 megawatts of power, which is equivalent to 10 percent of the projected power requirement of future locators at the SRP. — Joeberth M. Ocao/QSB

^^ i've read an article last year that Cebu City Government has a long term plan on burrying those cables underground...if i'm not mistaken, the city has given, i think 10 years or so, a deadline for the electric, telephone, cable tv companies...otherwise, big penalties will be imposed...
