- Third, having such a deep excavation for a small five story building is economically foolish, let alone time consuming. Only logical explanation for that would be a parking building for CBP.
- Fourth previous aerials shown differing sizes of columns, with the smaller ones designed for a few stories, and other columns that are so thick that it would be structural overkill for a low-rise
- Fifth, a forumer leaked CAD plans of the structure early last year, showing it to be above 20 floors.

^^i agree..buildings that are "corporate" ang dating but it's already been explained why buildings in AITP look like "transformers"..hehe..well, these buildings are still fascinating..they're fun and vibrant.:D

^^ We had an all-hands meeting just last week, instead of 12 storeys, eBloc will be 14 storeys na. that's why we won't be occupying the building since it's too big for our company :)

Tenants like Pier1 [Manila based resto] & McDonalds are now working with their respective place...

while North Atrium is the same concept with JY Discovery Mall, E-Mall, or Robinsons

Real estate firm to use rental pool for condotel

CEBU CITY, Philippines - A real estate firm has conceptualized a “rental pool” system for its newest condotel project in Cebu City – The Grand Cenia Condotel and Residences.

Filinvest Land Inc. (FLI) will use the system to ensure that condotel owners will earn revenues from their condotel units.

In a rental pool system, condotel units are leased out when their owners are not using them. The units will be pooled and will be run like ordinary hotel rooms.

Each condotel unit owner will receive the income from the hotel management operations at the end of every quarter. And even if a room is not occupied, the owner will still get a share from the revenues.

“As long as there is revenue for a room, whether it's your room or somebody else, it doesn't matter. You're going to earn, you're going to have a share on the revenue,” said Tristan Las Marias, FLI vice president for Visayas and Mindanao.

“The shares on the revenues will be dependent upon the type of your unit and the number of nights that you have made it available to the hotel for its hotel operations,” he added.

A condotel combines the features of a condominium and a hotel.

Las Marias said the firm came up with concept for its condotel to reap the economic benefits of the tourism boom and the increasing number of OFWs working abroad.

He said he is optimistic that the condotel will gain more investors

He noted the Department of Tourism survey showing the 75 percent occupancy rate of hotels for the past four years in Cebu.

“The investment momentum for condotels is gaining,” said Las Marias. “It's starting to snowball already because the market is outside, it's not just in Cebu.

FLI started offering condotel units to the market in August 2007.

He said the price of each condotel unit ranges from P2.1 million to P2.3 million.

He said the Grand Cenia Condotel and Residences will open on 2011.

The condotel's construction started last April 26 after the groundbreaking ceremony led by the firm's officials.

I don't think it's wise to say that an area is overdeveloped because of the worsening traffic that this area experiences. The problem with Bantal is that there's ONLY 1 road leading to that place, no alternative routes, and that's the problem, that's it. But when we talk about development, we should consider not the traffic situation but the actual figures that this area is contributing to the whole cebu city economy. if you think about it, Cebu City alone is not experiencing a 20% GDP increase on a year-to-year basis, so why would somebody say that there's overdevelopment???

Just to educate everyone about overdevelopment, i think the worst thing that can happen is that the economy will experience overheating. I strongly believe that this is far far from happening sa Cebu. This might help:

Overheated Economy:
When a prolonged period of good economic growth and activity causes high levels of inflation (from increased consumer wealth) and inefficient supply allocations as producers overproduce and create excess production capacity in an attempt to capitalize on the high levels of wealth. Unfortunately, these inefficiencies and inflation will eventually hinder the economy's growth and cause a recession.

when we talk about overdevelopment, what i have in mind is not related to the growth of the economy (in relation to local GDP) but more related to the quantity of buildings or intensity of use that is excessive in terms of its demand on the infrastructure and local services. as of now, bantal area is short of roads to compensate the overpopulation of commercial & residential developments. if this problem will not be addressed sooner then bantal area will experience overheating and economic bubble in the area might burst out of proportions.

- Beside Cocomall near the old Cebu Doctors' College campus

- Across McDonalds in Lapu-Lapu City (quite a massive lowrise, hehe); near Resty's home, hehehe..



Also there's ongoing pile driving at the port area (Gothong area). I think they're going to build a finger berth...

I was in Mandaue City just a while ago and I noticed the new buildings that have sprouted at the highway area (i.e Diamond Plaza).

If only there would be hundreds of them lining up there, then Mandaue City will look clean after all.. Hehe..

If only they will develop that strip in the middle of Asiatown from "The Walk" all the way to eOffice, then we'll have our own smaller version of Bonifacio High Street.. Pero mura na sad ta ug KATKAT. Let's develop our own unique concept that can be replicated in BGC. hehehe..

true!! coz if you compare CEBU's U/c thread from other cities which is in the
forefront of the Philippine projects and constructions, it is way far active from those cities.. i myt be wrong with that but what i have noticed that Cebu
is deserving to be at the forefront.

I see a few squares of cladding. I think they're just putting that on to check it out, see how it looks.

Also, don't get your hopes up about this thing being 14 storeys. From what I heard, it WAS bumped up by two storeys... from 10 to 12 (meaning the original plan was just 10). From what I can see, they're currently working on constructing the 12th storey, and currently the columns aren't reaching any higher than that.

CEBU CITY, Philippines - Cebu's twin-win industries -- Information and Communications Technology and tourism -- will get another shot in the arm with another P900 million building investment at the Asiatown IT Park in barangay Lahug, Cebu City.

Called eBloc, the 12-story mid-rise and business process outsourcing building is developed by Cebu Property Ventures and Development Corporation (CPVDC), a subsidiary of the Ayala-affiliate Cebu Holdings Inc.

CPVDC president Francis Monera said the growth of the IT industry increased the demand for office spaces for local and multi-national companies.

Monera said a total of 21, 000 square meters of the office leasable space and 1, 500 square meters of retail leasable space will be available for IT and IT-enabled firms and retail outlets which will cater to this sector.

“This (eBloc) is the first among the many projects we want to pursue in the future as we strive to push for Cebu's twin-win industries: information and communication technology and tourism,” he told reporters.

Monera said the “urban-provincial ambiance” of Cebu creates the perfect business area for investors, who will also come to Cebu to visit its tourist destinations.

Monera said that tenants of the new building will be provided with redundant power and water supply, optimum telecommunications facilities, centralized sewage and secure location.

On the other hand, Ayala Land Inc. (ALI) head of corporate business group Marivic Añonuevo said eBloc, which has an estimated total cost of P900 million, is to be completed on November 2008.

She also said that eBloc has three prospective tenants.

She refused to name the companies but noted that one of them is a US-based company which will open its first call center in the Philippines.

“The other two are leasing (office space) for expansion. One is from Manila and the other is already operating in Cebu,” Añonuevo said.

Añonuevo also noted that ALI is examining other cities such as Bacolod, Davao and Cagayan de Oro for the establishment of BPO buildings and IT parks.

“We continue to be very bullish about Visayas and Mindanao. BPO is really a sunrise industry and will continue to generate employment,” she said.

At present, the locators of Asiatown IT Park include NEC Telecom Software Phils., Inc., Tsuneishi Technical Services Philippines, Epson Precision Philippines, Inc. and PeopleSupport Phils., Inc. among others.

Asiatown IT Park, a 24-hectare mixed use business park was approved in April 2000 by the Philippine Economic Zone Authority Board as an economic zone. It was also declared as an Information Technology Special Economic Zone in 2001.

Aboitizland said occupants of the five-story iMEZ will be assured of dependable power supply at competitive costs.

The building, which will be located at the 1.8-hectare expansion area of the Pueblo Verde commercial center fronting the Mactan Economic Zone (MEZ) 2 in Lapu-Lapu City, is expected to be completed and will be operational by March next year.

With its design complementing the modern Filipino-Spanish atmosphere of the entire commercial bloc, iMEZ will also house coffee shops, fastfood outlets, casual dining places and bakery or pastry stores at the ground floor, within an area of about 550 square meters.

The second to fifth levels of the building, with a combined area of 4,000 square meters, will house BPO companies.

“Apart from its proximity to hospitals, hotels and airport, iMEZ is a Philippine Economic Zone Authority (Peza) zone so BPO offices will get tax incentives," said Floramie Vega, commercial leasing manager of AboitizLand.

AboitizLand Inc.’s sister company, the Mactan Enerzone Corp., will distribute power to its retail and BPO locators at a competitive cost.

“The power is far, far cleaner than what you get from others because there are less fluctuations. If you are a BPO company, downtimes are minimized and you will get long-term benefits, such that continuity of your operation is ensured," said Allan Alfon, assistant vice president of Aboitizland Inc. and general manager for the property management commercial leasing special projects.

Other salient features of iMEZ include 200 percent power backup, modern Filipino-Spanish architecture, ample parking space and underground utilities, among others.

AboitizLand is already working on enhancements—such as new roads, landscaping and underground utilities-of the expansion area of Pueblo Verde, which is designed to serve not only MEZ 2 employees but also the residential community in the area and tourists.

Pueblo Verde’s transportation terminal, which serves employees and adjoining barangays, will be moved from its present location to the expansion site.

“(The company) is looking at a budget of over P25 million for the enhancement alone. It’s a big investment. There will be a separate budget for iMEZ," said Vega and Alfon.

Medium-term plans for the expansion area will include a grocery store that, Alfon believes, would be useful to MEZ 2 employees as well a business hotel. – Sun.Star Cebu

No, I was in cebu lyesterday on my way to Manila from Bohol. I finally got to see Quimoda, its pretty impressive and will definitely add volume in the area. Thats when i saw this u/c just beside CIFC. The rebars where noticeably thick and so where the unpoured columns.

Regarding the new announcement of a condo, Iconic here can either mean that -

1. It will be significantly taller than other CBP buildings
2. It will have unique and world-class design

^^ there is one property in Mactan which was foreclosed by PNB Bank due to non-payment of loan...that property is the former Coral Reef Resort which is to be developed as ETON CITY MACTAN, however, there is a legal battle between the original owner and PNB... there is no sign of development yet up to now...i assume..

I remember somebody has posted in earlier threads (in 2005) that a high rise building over 50 floors will rise in Lucio Tan's property in Subangdako, Mandaue City, although am not sure if it was in projects & construction or in Cebu province thread. It was not taken seriously as subject of interest because there was no official news online from any source. I did not even believe it. :)

Parkmall will finally open, but nothing is heard of with Boardwalk, more so with, what's it called again, the one in front of Cebu Country Club, the one that was bidded out by cebu province? I remember when i was still in college, we had a plate which is a design proposal for park tower 3. and most of our plates are somehow in line with real projects. so i think this is it. i just wonder unsa kaha ang design..hehe ka remember pko sa akong design ato..hehe :)

yes it's true. there were suppose to be 3 park towers to be built but unfortunately, the 3rd did not push through. the vacant lot between park towers 1 and 2 is where it is suppose to be.

@diehard, the one supposed to be designed by medalla is different from the mentioned "iconic" condo by CHI because it is a BPO building. but i think this will never materialize already because the lot where it is to be built is now for sale.
also, the mentioned condo will be built "daw" near park towers 1 and 2. i think that lot in between the towers.

btw, what's that underconstruction across i1 in IT Park? because i was told that it is the Hotel Sofia (Sophia?) daw.

hehe, sorry.. yup, flesh is right. its like a school work usually for arts students. basically refering to drawing or graphics.
