LordCarnal July 13th, 2008, 01:42 PM Re:SSS
Who knows, if they transfer there then the building that they are occupying right now might be demolished to give way for a highrise.
Bitaw, SSS deserves a new home. The old SSS back then was a landmark in Cebu, one of the most (if not the most) beautiful SSS building down south.
I hope the new building will be far more beautiful and iconic.

The lot is too small for a mall.. A condominium would suffice I guess because the area there is residential, hehe..
so_1 July 16th, 2008, 02:09 PM a residential condo would be nice so that it would add to the buildings down that stretch where the phil stock exchange office and a condo right across (i forgot the name),theres a construction also goin on near jolibee banawa and a midrise building u/c cor sunvalley subd..
luck July 16th, 2008, 03:26 PM I wonder if there's a Philippine Stock Exchange office in the area. I guess what you refer to is the building of the Securities and Exchange Commission. New guy in SSC here. Quick question: Does anyone have any info re: cebu city building codes? i.e. parking space ratio, allowable height of building per specific area in the city, and are there any provisions in the code that mandates parameters to protect the environment or the surrounding areas or perhaps provide a "green area"/park around the building?
second question: does anyone have idea of what the Hong Kong Plaza Hotel would look like?
thanks so much!

Ok. Anyway sir ba, just a suggestion, no offense meant, I hope FREEMAN can improve the aesthetics of the newspaper (i.e. colors, lay-out, kind of paper and ink being used,etc.).
Sometimes mao ni reason why I don't buy or read Freeman kaayo as compared with other local newspapers. I'm not sure though if others share my sentiment. Did management ever brought this up?

dongRoy July 18th, 2008, 11:40 AM The city has zoning and building code but not as developed as the others
By zoning, that would mean areas are clustered into commercial, industrial and residential areas right? Given the current developments of the city, are there any plans to totally eliminate and relocate residents that own properties within the commercial districts and invite these property owners to sell their lands and perhaps move to the residential zones?
hans boy July 18th, 2008, 12:01 PM FYI!
I passed by The Persimmon this morning and there was a large tarpaulin at the site saying that today is the ground breaking ceremony for the west tower of The Persimmon. Also, there are ads in Cebu Daily News today congratulating Aboitiz Land for the ground breaking ceremony of the west tower of The Persimmon. I hope that somebody from SSC Cebu can take the picture of the ads so that we can see what the west tower of The Persimmon looks like.
That's all folks!

Which area in CBP bai? If Barangay Hipodromo, murag dili na siya squatters, naa jud siya village although naay mga shanties sa access road going to M.J.Cuenco Avenue..
If kanang area across Grand Con, if I remember it right, that area there is already a relocation site but problem is some settlers were not able to pay the terms that's why Capitol wants to get the property back..

but if an investor is willing to develop it into a mixed-use complex just like rockwell center then by all means these residents should sell their property and relocate to a secured and gated subdivision. if developed, this could pave way to more improvements in the area. imagine the persimmon and hippodrome complex sit near to each other with tall towers standing proud.

Usa pud, Di ba mura'g kinahanglanon na na hinayhinayan ug pa widen ang salinas drive? Congested man kaayo nang eskina sa TESDA padung entrance sa it park ug waterfront, don't you think?

can the government re-claim this area legally?
vatics July 23rd, 2008, 03:29 PM can the government re-claim this area legally?
the government can't re-claim properties with registered owners already. i believe the settlers legally owned those lots after being issued a free patent title under the social housing program. the only recourse the city has is to purchase those properties. the question is...will those settlers give way to progress and be displaced? i am not sure if the city government has enough money to compensate all those settlers. we know too well that cebu city has a large debt to pay for its srp project.
LordCarnal July 23rd, 2008, 03:33 PM ^^
There are those who have not paid the lots. I think that's what the good Governor is trying to reclaim..

Downtown Cebu is gradually changing clothes...I would like to enumerate the establishments in downtown that are doing renovations/extensions.
1. Emall
2. Gaisano South
3. Ludo and Luym building
4. City-Savings bank
5. La Fortuna Hotel (i checked this one on their website)
6. Cebu City hall, including the landscaping
7. USC-Main including the new building
8. Sto. Rosario church
With the upcoming tunnel in Plaza Indepencia, planned/conversion renovation of Compania Maritima and the on-going promotion of giving back the life of downtown, i would like to see in the future, that this area of the city would again, become alive and bustling..And it would be better nga mora siya og Vigan(or better than) ang aura bah... :)
I hope, madayon pud tong plano sa Cathedral nga mag i-bricks ang sidewalks niya... :)
Another thing, i really like to see nga gi-renovate pud nang atbang sa Robi Fuente, kanang gi-occupy sa Sterling Bank ug pag-ilis sa Steves KTV with a commercial building.

vicven2 July 24th, 2008, 11:55 AM Is that I3 or is that I2 Annex?
I was hoping I3 will be another project.
With regards to Barangay Luz, The property was named as a Relocation site, but some of the settlers did not pay for the property, so the governor wants to reclaim the whole site, and simply pay back or re-relocate those that have paid. We covered this in our college paper, and some of the residents believed that the project would not push through, thus they did not pay. But woe to those that have paid already, but their titles were not released.

i think SSC-Cebu had a self-imposed rule not to create a thread for a project below 12 floors or 8 floors thus the creation of Cebu Lowrise Projects and Construction thread. if we did otherwise, the sub-forum would have been flooded with Cebu threads. after all, Cebu has many "more interesting" projects and developments that cebu-based forumers can easily update with. :okay:

Sinjin P. July 25th, 2008, 07:55 AM ^ It's a case to case basis.

Eton Cyberpod = Eton (Lucio Tan)
Creativo = Lexmark

so bias diay ta ani kay we are only highlighting those projects that comes from big companies.. what about those other projects from not-so-big companies that also gives income and jobs for our city? palabay sa hangin? :ohno:
Sinjin P. July 25th, 2008, 08:24 AM ^ That's the purpose of this thread! We don't want to flood this section with not-so-high-quality projects, do we? This is SkyscraperCity, right, and we're here to document as many projects as possible, but there are certainly some projects that deserve more attention that others. We don't want to be called "mugbog kalipay", do we?
Sinjin P. July 25th, 2008, 08:27 AM dp

its about how these projects contribute to the development of the city..
Ang Cebu Boardwalk is "quality" man kay FF Cruz ang nagbuhat [or tag-iya ba] but look at it, very lame.....
Sinjin P. July 25th, 2008, 08:37 AM ^ It's about the standards of SkyscraperCity. Cebu will never have its own projects forum if it can't get at least ten 30+storey projects. We don't want to receive more complaints on why barrios in the Philippines have their own forums and threads. Face it, this is an international site, with international standards.

@Rau
I think major low rise projects deserve a thread like the SM and Ayala expansion projects, some upcoming major malls, upcoming business parks, upcoming IT Parks, etc.
Pero kung ordinary pension houses lang or bakeries or restaurants, dili na, adto nana siya sa Cebu Lowrise Thread.
@Sinjin
^ It's about the standards of SkyscraperCity. Cebu will never have its own projects forum if it can't get at least ten 30+storey projects. We don't want to receive more complaints on why barrios in the Philippines have their own forums and threads. Face it, this is an international site, with international standards.

I agree on that. We just have to be contented with the current setup in SSC. this forum is called Skyscrapercity to begin with. so it's just appropriate to put more of our attention on high-rise buildings (which i'm a hardcore fanatic) these co-exists with urbanity and development and so any high-profiled projects even if it's low-rise can still have its own thread. :D
Sinjin P. July 25th, 2008, 10:13 AM Oh, so that explains. mao diay wala gyuy chance [as of now] nga magkaseparate thread ang cebu projects.. Pahipi nalang diay ta ani as of the moment..

ivanc July 25th, 2008, 04:37 PM Is that I3 or is that I2 Annex?
I was hoping I3 will be another project.
With regards to Barangay Luz, The property was named as a Relocation site, but some of the settlers did not pay for the property, so the governor wants to reclaim the whole site, and simply pay back or re-relocate those that have paid. We covered this in our college paper, and some of the residents believed that the project would not push through, thus they did not pay. But woe to those that have paid already, but their titles were not released.
I2 annex diay hehehe...
StructPoint July 25th, 2008, 05:06 PM it's PPC 15 i3 building (The Leaning IT Tower)... definitely NOT i2 annex. though it resembles to i2
but it has its own design intent. I think first in Cebu.

slimer July 26th, 2008, 07:38 AM I don't about CBP, i think it is also FAR 6.
Fuente(not a development park) has no FAR limit... that's why crown regency had built the highest in the city.
A friend told me before that CBP's FAR limit depends on the location. say if it's near the superblock (ACC), or sa size sa lot (block) it has a FAR of 10 and so on. This is also the same in AITP. mas dako ang FAR, mas mahal sad.
