This is not "fresh" news ha... basin naa na say mo react nga "karaan" na ni sya nga rumor. my point here is, Philam might have a hard time having this approved by their regional/global headquarters especially now that their Global Stock Price is pointing SOUTH! In North America alone, they're no longer no. 1 in terms of Market Value but it's already the company that im working for...

CONGRATS CEBU!
I think this is a business strategy of SM.
Once the convention center is completed, then the SM complex will become the most convenient convention address in Cebu (five star hotel, shopping mall, and convention center all in one sphere plus near the port area). What better way to attract more clients? Hehe.
This is now a challenge for other hotels in Cebu with convention centers. Until the Nature's Suite Hotel in Mandaue City is completed, I guess CICC will be having a hard time competing with this one.

I can think one: A gigantic Santo Niño image nga magbuntaog sa bukid sa Cebu, siguro near Marco Polo Hotel. Just like the giant Christ the Redeemer image sa Corcovado Mountain sa Rio de Janiero, Brazil or the four American presidents' images on Mount Rushmore, South Dakota. :)^^

the reason for e-mall's expansion come 2009 is not for additional stalls, its for their department store section..notice that e-mall doesnt have a department store as of the moment..

According to the receptionist, there are just too many walk-in customers that they cannot accommodate. they are expecting overflowing guests until summer of next year. :cool: they ended up staying in Waterfront Hotel Lahug. and it's not that bad. hehe
for Shangri-la's low/off season, local residents rate minimum is P10,000/night. Presidential suite P100,000/night. :cheers2:
it's traditionally low season in Cebu and in most tourist destinations in the country. it's a Thursday but Cebu Hilton today is fully booked, Plantation Bay Mactan is fully booked. what's going on? :dunno: it's becoming very apparent that the shortage of 5-star resort-type rooms is worsening. but the good news is, Imperial Palace is nearing its completion. :okay:

Well, according to the study conducted by the tourism group. Cebu needs at least 10 shangrila hotel in order to cope up the increasing demand of the tourism boom.

I respect your opinion and although I do not disagree with it, I also do not totally agree.
Just because a building or site is considered historical and heritage doesn't mean it is off limits to development. It only means that any development should preserve whatever historical value the building/site has (as much as possible its character and appearance) while still complying with current safety codes.
Such has been done countless times in other thriving metropolis accross the globe and with great success. If we lose this building to the concrete jungle, it would be such a loss for Cebu in particular since it has always been our pride that Cebu is the oldest city in the Philippines.
There are several creative ways of preserving a heritage building while still making it commercially viable for the owner. A great way to get free ideas is to have an open design contest among Architects. Even with all the design limitations, you wuould be surprised how creative our Architects can be.
Now, I am not against developing Cebu skyline. But we should be careful what and where to build and make sure we preserve the character of the city.
Compare for instance San Francisco and Los Angeles. Downtown L.A. is a concrete jungle that no tourist in their right mind would want to be caught past sunset. San Francisco on the other hand maintained its character. The Victorian windows and rows upon rows of old wooden buildings still stand. Even the new and modern constructions kept the Victorian character of the city.

nag soft opening naman siguro microtel suites. nagkita mi sa owner last august 29. ingon man to siya na first wk of september. bitaw Cebu needs at least 10000 more rooms to accommodate the local and international tourist as per study conducted by the tourism people. In mactan alone cguro more than five 5 star hotel will be coming and the three-five 5 star hotels in cebu city also.

i dont think the convention center at waterfront is called cebu international convention center anymore, last time i heard they called it watrfront international convention center na. pero ang name nga naka sulat sa gawas is still CEBU international convention center pa gihapon.

PROPERTY developer Filinvest Land Inc. plans to invest a total of about P10 billion in future projects in Cebu.
Jeffrey Badilles, Filinvest area sales head for the Visayas, said that one of the company’s future projects is a resort-inspired residential community in Barangay Mabolo, Cebu City.
He said Filinvest saw the need for additional projects as all its middle-end residential units in existing properties in Cebu have been sold out. He added that Filinvest’s future projects are meant to meet the demand from a mix of markets.
In Mabolo, Filinvest plans to develop a property near the Centre for International Education into One Oasis Mabolo, a one-hectare residential complex that will feature at least three five-level buildings. Each level will house 25 units of studio stype and two-bedroom units.

CEBU CITY, Philippines - Business tycoon Manuel V. Pangilinan made a quick unscheduled visit at the Cebu City Medical Center (CCMC) Thursday, after expressing interest in acquiring the hospital.
“If it needs to be enhanced and invested in, then we’ll take a look at it," said Pangilinan during a news conference. He serves as chairman of Metro Pacific Investments Corp. (MPIC) and its mother company First Pacific Company Ltd.
Pangilinan said the company is still looking for a hospital it could buy in Cebu, because “it’s an area where we need to make an investment in."
At present, MPIC operates three tertiary hospitals—the Makati Medical Center, Cardinal Santos Medical Center and the Davao Doctors’ Hospital—with a total of 1,100 beds.
Cebu City Mayor Tomas Osmeña said he was of the impression that Pangilinan is the one behind the University of San Carlos’ (USC) plan to buy the 47-year-old government hospital.

PROPERTY developer Filinvest Land Inc. plans to invest a total of about P10 billion in future projects in Cebu.
Jeffrey Badilles, Filinvest area sales head for the Visayas, said that one of the company’s future projects is a resort-inspired residential community in Barangay Mabolo, Cebu City.
He said Filinvest saw the need for additional projects as all its middle-end residential units in existing properties in Cebu have been sold out. He added that Filinvest’s future projects are meant to meet the demand from a mix of markets.
In Mabolo, Filinvest plans to develop a property near the Centre for International Education into One Oasis Mabolo, a one-hectare residential complex that will feature at least three five-level buildings. Each level will house 25 units of studio stype and two-bedroom units.
Filinvest hopes to attract expatriates, company executives and businessmen to purchase units at the One Oasis Mabolo.
Permits
Business development officer Louie Carandang said Filinvest is planning to start construction of the building in the first quarter of next year, once the company has secured all the necessary government permits.
Meanwhile, more than 60 percent of Filinvest’s Grand Cenia Condotel and Residences, on Archbishop Reyes Ave., Cebu City, have already been reserved by various individuals and by those who want to invest in Cebu’s tourism potential. Grand Cenia Condotel and Residences, located in front of Ayala Center, is Filinvest’s first high-rise project in Cebu.
Filinvest also reported that its 36-hectare Corona del Mar in Talisay City, Cebu has been sold out to foreigners, like Norwegians, Americans, British, and Russians who are married to Filipinos.
To take advantage of the growing market for residential property, Filinvest said it will expand Corona del Mar by developing five more hectares. The project will begin next month once the company has secured all government permits.
The real estate company is also constructing its Mactan Tropics 2 residential project in Agus, Lapu-Lapu City, which features 187 lots. Filinvest developed Mactan Tropics 2 after 185 units in its Mactan Tropics 1 in Basak, Lapu-Lapu City were sold out six months after the project’s completion.
Only 83 out of 500 units at Filinvest’s 10-hectare Aldea del Sol subdivision are unsold. The developer said 417 units in Aldea del Sol have been sold to middle-income families.

One thing Waterfront did not cry foul about Mandaue CICC. It is probably because it is run by the provincial government, and that William Gatchalian, dubbed as the Philippines' Plastic King, does not want to jeopardize his large business interests in Cebu.

I think the reason is that CICC of William Gatchalian is part of Waterfront Cebu City Hotel and was not registered as a separate company or entity paying it's own business, realty taxes, etc.. Meaning there's no CICC registered with Cebu City Hall nor with BIR. It's just an additional facility for Waterfront Hotel to generate income like the casino facilities. Perhaps they just name their building CICC for marketing purposes. Just an opinion .. :)

According to the receptionist, there are just too many walk-in customers that they cannot accommodate. they are expecting overflowing guests until summer of next year. :cool: they ended up staying in Waterfront Hotel Lahug. and it's not that bad. hehe
for Shangri-la's low/off season, local residents rate minimum is P10,000/night. Presidential suite P100,000/night. :cheers2:
it's traditionally low season in Cebu and in most tourist destinations in the country. it's a Thursday but Cebu Hilton today is fully booked, Plantation Bay Mactan is fully booked. what's going on? :dunno: it's becoming very apparent that the shortage of 5-star resort-type rooms is worsening. but the good news is, Imperial Palace is nearing its completion. :okay:

It is Cebu's (city or province) role to look constantly for new jobs for our city/province. But in terms of developing the area (Asiatown IT Park), -which includes putting up some landmarks, is the role of the developer which is Cebu Property Ventures and Development Corporation, with CHI as its majority owners. I believe this should be clear because I don't think it's part of Cebu Holding's concerns now to create jobs for Cebu!

GEARING up for robust inbound tourism, 10 hotels tapped the services of Best Western International Inc., a medium-range hotel operator.
“We’re going to open three hotels, one each in Boracay, Cebu and Metro Manila before the year ends,” Best Western’s Raymond Howe told the BusinessMirror.
Howe, regional operations manager for Asia, added they are also expecting to open up to five hotels in the country next year. A second hotel in Cebu is being eyed while one would be in Davao.
These hotels would make total establishments under Best Western’s care in the Philippines to a dozen by 2010.
The Phoenix, Arizona-headquartered marketing cooperative-type hotel founded by M. K. Guertin in 1946 has been helping operate the Astor Hotel in Makati City and La Corona in Manila.
La Corona is Best Western’s first hotel in Asia.
“While our optimism level is up, we’re very cautious in getting partners because they should profit; because that’s the reason they came to us in the first place,” Howe added.
“We’re not putting up hotels à la 7-Eleven [convenience stores].” He explained hotel owners who get a Best Western franchise seeks to increase their revenue or have been having financial difficulties.
The owners, Howe added, pay a minimum membership fee between a low of $46,000 to a high of $150,000.
“Simply put, they pay us to operate the hotel, to run a business for them.”
Best Western also gets a percentage from revenue that hotels get from every room. For example, $9 for a $100-a-night room.
Cyndy Tan-Jarabata of Tajara Leisure & Hospitality Group Inc. said a minimum investment for one room is between P80,000 to P100,000.
Tajara Leisure, a privately held company registered in November last year, was appointed by Best Western as area developer for the Philippines.
For the Best Western hotel projects in the Philippines, the minimum number of rooms would be 18.
Based on Tan-Jarabata and Howe’s numbers, the estimated investment for the Philippine hotels would hit P26.55 million. Tan-Jarabata said other areas they plan to develop for Best Western are in Bohol, and Palawan and Pasig in Metro Manila.
“There is a strong demand for city hotels and resort destinations as the country continues to attract business and leisure markets from both local and foreign clients.”
“These areas demand more room inventories,” she added, citing government tourism data.
The World Travel and Tourism Council expects the Philippines to post P795.8 billion worth of economic activity from the industry.
The country’s travel and tourism economy is expected to grow by 4.5 percent per annum in real terms between 2009 and 2018, the WTTC said.
Capital investment is estimated at P115.6 billion or 11.1 percent of total investment this year, the council added.

On many occasions, we’ve agreed with the editorial of The FREEMAN and often used it as the basis of many articles that we wrote. But I take exception on the TF editorial last Sunday entitled, “Light Rail Transit” and let me quote this portion, “The LRT system has already been proven for easy and fast travel. An LRT route from, say, Talisay City to Lapu-Lapu City can also greatly help solve heavy traffic along South Expressway, Natalio Bacalso Ave. and the major roads of Mandaue City that it traverses since some car owners will definitely leave their vehicles at home and take the LRT to save on gas. If given a chance, there’s no reason why the LRT system cannot help ease the worsening traffic conditions in Cebu City or Metro Cebu for that matter.”
Let me point out that we do not question the truth that this editorial espouses as it is correct when it says that the LRT is able to do what it is designed to do … a fast and easy way to travel within the metropolis. But here is the problem: We simply cannot afford the more than P20 billion price tag that the LRT would cost the taxpayers. If the City of Cebu is being questioned on how it would repay the P4 billion or so loan for the South Road Properties (SRP), pray tell me how we can recoup the staggering P20 billion cost for the construction and eventual operation of the LRT? That price tag of P20 billion is a neighborhood figure, it could very well be more than that.
So should we get an LRT? Well, if we are Imperial Manila, of course we should … after all, the people in Metro Manila couldn’t care if the taxpayers from the Visayas and Mindanao would pay or subsidize the operational cost of their LRT’s 1, 2 & 3. This is what I call the Pinoy mentality … just because Metro Manila has an LRT, should it also mean that we also got to have our own even if we know that this mass transit system is heavily subsidized by the national government? I don’t think so!
Like I said, the biggest problem in this country is that our politicians have the “I-also-want-what-they-have-mentality”. As an example the problems plaguing the Air Transportation Office (ATO) that caused the downgrading of our aviation status this year was due to the fact that the ATO didn’t upgrade or buy new navigational aids and addressed the other minimum requirements by the International Civil Aviation Organization (ICAO) because the funds for these safety equipment was used in the construction for brand new airports in Bacolod and Iloilo that are of international standards.
Yet those beautiful and expensive airports are so underused, the ATO could never hope to repay for the cost of these new facilities. If only the ATO built better but inexpensive terminal facilities, then they could have had the monies for safety and our tourism wouldn’t have suffered a setback because of the downgrading of the status of Philippine aviation.
But there is a cheaper alternative for Metro Cebu and it is the Bus Rapid Transit (BRT) which I saw in operation in the City of Curritiba, Brazil 12 years ago. The BRT is a cheaper and often a faster alternative because it can carry the same number of people that the LRT can carry and become operational within a year from the start of its construction.
Let me point out clearly, what we need is a mass transit alternative to the venerable, but very inefficient jeepney. But should we reach for the sky and ask for an LRT, which would take at least 7-years to build (we’re already complaining how long it is taking the flyover to finish) or should we go to the BRT which is easier to construct? Logic dictates that we can take the cheaper alternative with the BRT… because this is a more achievable dream.

Talking about the SRP … I got it directly from the proverbial horse’s mouth, Mr. Joel Mari Yu of the Cebu Investment Promotion Center (CIPC) that Filinvest Land Corporation (FLI) have, for all intents and purposes, struck and finalized a deal with the City of Cebu to acquire a parcel of land of the SRP. The deal means, FLI would do an outright purchase of some 12 hectares of the SRP for a hefty sum of P2.1 billion big bucks; and another deal would be to develop 40 hectares of land in a joint-venture scheme similar to what the Province of Cebu had with Cebu Holdings, Inc. called the Cebu Property Ventures, Inc. which is now AsiaTown I.T. Park.
Of course this deal is an unsolicited bid by FLI that would have to be bidded very soon. Call it a “Swiss Challenge” where another firm may also bid for the same land and FLI has the right to match or bid higher than the other bidder. I just can’t wait for the bidding to commence. In the meantime, I gathered that FLI would construct 30 medium rise condos and a boardwalk where hotels, restaurants and bars would rise for the 1st phase of this deal. If you ask me, this is a great deal, more so that they would only use some 50-hectares of the SRP. Better still, it would mean that the SRP would no longer be a financial headache to the City of Cebu. Here’s to better days for Cebu!

And that we refer those above that as high rises, particularly ranging from 12-30 stories. Now, I understand that our forum uses such labels for us to easily categorize the different projects.
Now, taking from the proposal of Filinvest Land, Inc. could it be possible that the medium rise they are referring to are those that are over 18 stories high? I mean, as far as I am familiar with (in which case I could be wrong), the standard for medium rise would be about 100meters (perhaps?), high rises would be 300meters and super talls would be over 500meters.
Don't get me wrong though, I totally understand the labeling standards of the forum and I'm not trying to argue with it. I just want to picture the 30 medium rise condo units given that they may be labeling it as medium rise according to the building standards. Is it possible that the medium rises they are referring to are just as tall as the ones we've labeled as high rises?
I'm a little confused on this matter. If anyone would be so kind to clarify this for me. Thank you very much.

It might fall to within 11 stories up to 15 stories for medium rise buildings. Low-rise considers up to 10 stories. :)

with 30 planned condominium buildings in cebu alone, my conservative guess would be around 5-8 floors. previously in SSC Cebu, we have classified 12-stories and above as high-rise. below that is low-rise. but nothing is really official :)

Before going full blast with its project, Aboitiz firm released a press statement announcing that the Persimmon project will be composed of some medium-rise condominiums. As I understand (correct me if I'm wrong), with a high of 15 storeys, Persimmon is considered a medium-rise project.
Furthermore, Manila construction folk always refer to highrises as not less that 20 storeys.

With the increasing prices of prime lots and the lack of good locations for residential developments within the city, a property developer foresees an upward trend for condo demand in the future.
Filinvest Land Incorporated business development officer for Metro Cebu development clusters Louie Carandang said that Cebu's market is new for condominiums but he argued that the high cost of properties now a days may convince prospective buyers to patronize these forms of real estate investments.
He said that since they have been eyeing a stronger market presence in Cebu, they have always been pushing for condominium developments in the city aside from expanding outside the area this is because they are optimistic that condos will increase demand in the future.
He said that since Cebu has already started to flourish into becoming a highly urbanized city, prime lots within the area are now very difficult to acquire considering its high cost and the many pocket developments that comes into play such as commercial.
"Instead of buying and developing raw lots with high cost, the next thing for the real estate industry is to develop condos. And as a property developer we are very bullish of the Cebu market since its starting to embrace these new trend," said Carandang.
Filinvest is currently developing a 25-storey property called as Grand Cenia Condotel and Residences at the city' premiere district in the Cebu Business Park that will attempt to address the booming demand of the hotel industry as it create 432 condotel units.
The company has invested an initial P2 billion for the completion of this project that is still on going and is targeted for completion by 2010.
The Grand Cenia offers three products that include a residential condominium with price ranging from P7 million to P13 million depending on the floor plan,; condotel units priced at around P3 million and it also provides a commercial floor eyed to be leased to interested business process outsourcing companies.
Carandang discussed that the concept of Grand Cenia’s condotel will offer buyers a condo unit that can be posted as a hotel unit in which profit could be gained.
Under an ownership arrangement, an international hotel operator will manage these condotel units in the absence of their owners and operational expenses will be deducted from the income that the owner will quarterly receive.
The projected earnings for each condotel unit amounts to about 10 to 15 percent better than investing money in banks and other financial options, discussed Carandang.
A condotel at Grand Cenia covers 24.54 square meters and is priced at P3 million while a residential condominium ranges from.
And very much confident with their operations in Cebu due to the positive reception from the market, Filinvest is looking at pouring more of their resources to create developments within and outside Metro Cebu. – Rhia de Pablo
