Casa Rosita Homes marketing division chief Bobette Ouano said the Arcenas Estate in Banawa, with a mixed land-use development, houses Conver-gys, a business process outsourcing firm, and soon, Rustan’s Supermarket.

She said Rustan’s Supermarket will be the project’s anchor for its town center type commercial center.

Rustan’s will open early in April this year, she said in a press briefing last Tuesday.

IT’S Sacobia in Tarlac, not Clark Field in Pampanga that will be the site of the new modern stadium and training center to replace the old Rizal Memorial Sports Complex (RMSC) in Manila.

“Sacobia is an ideal place to build an Olympic-standard stadium,” said Philippine Olympic Committee president Jose “Peping” Cojuangco in an exclusive interview with this writer. “It is elevated, cool, pollution-free and safe. Although it is part of the Clark Development Zone, Sacobia is still too far away from the controversial sites in Clark where toxic wastes were reportedly present.”

Modesty aside, Mr. Cojuangco’s words not only made me glad (over time, I have repeatedly ruled out Clark as a probable site of a new sports and training center because of toxic contamination), but also Myrla Baldonado of the People’s Task Force for Bases Cleanup, who once cited our efforts in their crusade to clean up the toxic wastes in Clark.

The RMSC has outlived its usefulness, said Cojuangco, a former congressman from Tarlac and younger brother of former President Corazon Aquino. “Building a new stadium is a top priority in my POC presidency. We can’t get anywhere in our quest for an Olympic gold without a modern international-standard stadium with highly technical facilities where our athletes could train properly.”

Even though the country is cash-strapped, Cojuangco said he would find ways to source out the funds needed to construct the proposed modern sports complex in Sacobia. This is a welcome development for Philippine sports because the relocation of the dilapidated RMSC is long overdue. Sacobia is a vast area covering about 5,700 hectares. Former First Lady Imelda Marcos reportedly had a plan to develop the area into a modern sports complex, but before it could even take off the launching pad, the proposal was not completed and, eventually, overtaken by events.


Ey guyz, i think Cebu is the more ideal site for this proposed world-class stadium, layo ra kaau nang Tarlac nato oi, Politics is again rearing its ugly head! hahay! taga Tarlac man gud na si Peping, anyone here who can contact Mayor Tommy to negotiate with Peping, to put it up in the SRP? center kaau ang Cebu sa Philippines gud, ideal jd kaau pra sa mga athletes from Mindanao and Luzon, plus Cebu is a Bustling Metropolis, and is very capable of hosting the Olympics, if they gonna put it in Tarlac, i think its gonna be again a huge waste of money...come on guyz let's contact Mayor Tom...Go Cebu! :)

^^yes cebu is ideal for an olympic-size stadium. it's ok if that stadium will be built in Tarlac. i agree, it's too provincial but it will create more opportunities and exposure for Tarlac. Cebu this time should pass on this project since the city itself is fully booked with all the developments and construction. it's already beyond the capacity. :lol: joke.

I do not have the official design for the Annex building, i just made this up ok. Though the SM Sheraton hotel and an office building (right) exist. Those who have details on the complex may edit the photos and put appropriate labels on it.

hehe thanks! creating it is way harder than it looks. by the way, i wonder where they'll put the supposed 2nd biggest entertainment center on that annex? that's why pala the "leasable area" is too small for the size of that bldg coz the e-center takes up the chunk of total space.

Joy Ultra should reshoot their TV commercial featuring SM Cebu. i'll patronize that dish washing liquid if a single pack is enough to wash all the dishes that could surround the whole SM complex. :rofl:

JY Square IT Center Expansion Set


Cebu-based Jovima Management is putting up two more buildings in a property along Salinas Drive, Lahug, Cebu City, namely: JY Square IT Center II with total floor area of 6,750 square meters and JY Square Center III with total floor area of 9,100 square meters. Reported amounts of investment for JY Square II and III reach P79.7 million and P115.3 million, respectively.

These will add to the 8,800-square meter JY Square IT Center, which was proclaimed as an IT zone by the Malacanan presidential palace in January last year, entitling it to incentives like income tax holidays and exemption from the value-added tax.

yup i think so bai. tan-awa balik ang ila sketch sa traffic advisory, the purple box in the corner of the annex is the covered terminal. much better sad so that dili na jud BOX ang shape, hopefully it will have more curves ang angles.

yeah, parking space should be closest to the ground level. man, i am hoping to see the official design of SM annex. since it will house an entertainment center, the exterior should be as funky as Megamall's.

marco polo looks old huh..

thats because it was built more than 15 years ago.. much of the hotel's renovation is focused on its interior.. nothing was changed on its exterior except for the new paint job..

The T-Crane beside the Mall of Cebu in Bacalso Street is for a new building of CIT.. :) I myself saw a signage attached to it.

By the way bai, construction of the CICC has already began. It's just across the UNIWIDE Sales Building.

So the proposed CITEX is really going to be pursued! So CITEX, and then CICC right across.. :banana2:

In a related news:

-> Construction of the new administration building for the MCIAA has already began. After the construction of this building, the existing (office) spaces at the terminal will be leased out to airline companies.

-> Bidding for the proposed additional parking ramps for a standard B-747, additional boarding tubes, and among others has also began.

Sadly, no news yet of the Terminal II.. Maybe they are "prioritizing" the more important things that have to be achieved this year.

Construction has already started but it's not going to be a "megadome" per se but just a plain Convention Center pretty much like PICC.

The structure I guess would be built in time since they would be utilizing steel frames, glass, and pre-frabricated concrete according to a news article.

i do not know. i remember last year a press release mentioned it's affiliated or sumthin.

well, i just did a lil research and recent articles didn't mention anything like HK's parklane hotel. sorry, my bad! it's just so disappointing, searching on google alone hits back numerous parklane hotels around the world with no connection at all. hehe

Tourism industry's much-talked-about property, Cebu Parklane International Hotel will soft launch by middle of March this year.

This was announced by the management of the 20-storey, first-class hotel weeks after successfully topping its last few floors off before Christmas and New Year's holidays.

that's pretty deep. :okay: most probably for the basement carpark. wow, that area will be very densed once the construction has completed. the upcoming bldg by the way is as tall as the Pag-ibig tower right? :)

this one looks residential to me. does anyone have updates regarding EGI's high-rise condo to be constructed in Guadalupe? the image above could be referring to the EGI residential. the last time i heard about the project, it says the bldg will have 104 residential units. it could easily be as tall as 15 floors if that's the case.

in CBP, if they call it Cebu Towers Commercial, we should expect more than 'one' tower diba? hehe.

There's an ongoing construction at Andres Abellana Street in Guadalupe. It's going to be a highrise since a crane has been put up tapos there are also very large steel beams. Maybe that's the EGI Condominium.

Cebu shipyard to invest US$5M Amount to finance expansion of Aboitiz-owned FBMA Marine

Balamban-based FBMA Marine Inc. plans to invest US$5 million for the expansion of its shipyard to accommodate additional projects it expects to get this year.

Iker Aboitiz, director and chief financial officer of FBMA Marine Inc., said the company plans to build a larger slipway as it expects more projects in the future.

"The planned capex (capital expenditure) is US$5 million, if we get certain projects," Aboitiz said during the launching of a high-speed vessel on Saturday.

According to Aboitiz, FBMA is starting to get more projects because the shipyard has already gained recognition.

"The last three or four years, we are able to reach the point that we're recognized as a very serious yard with capabilities to build world-class vessels," Aboitiz said.

Doug Border, FBMA president and chief operating officer, noted that the Balamban shipyard is already competitive with other shipyards abroad.

Metaphil investing P100M for new Balamban facility

Aboitiz-owned Metaphil is investing P100 million for a new facility in the West Cebu Industrial Park (WCIP) in Balamban, Cebu.

Iker Aboitiz, vice president and chief finance officer of Aboitiz Construction Group Inc., said the facility is the second to be established in Balamban.

Aboitiz said Metaphil already has a fabrication plant located near bulk carrier manufacturer Tsuneishi Heavy Industry since the former has been supplying blocks to the latter.

“We want to expand our throughput by three times, from 500 tons to 1,500 tons,” he added.

Malacañang designates more IT buildings

President Gloria Macapagal-Arroyo proclaimed three more information technology (IT) buildings and one IT park last month, granting tax cuts to existing and prospective locators of these facilities.

These facilities will be granted incentives by the Philippine Economic Zone Authority -- the country’s largest incentives-giving body under Republic Act. ALI appropriates P1B to renovate Cebu mall


MANILA — In three years, Cebu will see a new Ayala Center Cebu (ACC), as the Ayala Land Inc. (ALI) has allocated more than P1 billion for the mall’s renovation and expansion.

This project is part of ALI’s efforts to stamp the Ayala mall brand on its malls, which have been regarded as the Ayala retail group, ALI president Fernando Zobel de Ayala said during the launching of ALI’s renovation projects in its five Ayala malls at the NBC tent in The Fort, Makati.

While trying to establish the Ayala mall brand in the five malls — ACC, Glorietta, Greenbelt, Ayala Alabang and Market Market — ALI also recognized that the market of each mall is distinct from each other.

“We will find ways to custom fit the renovations in each mall to their respective target market so that each will be able to serve (its market) better,” Ayala said.

New building

ACC is the only Ayala mall found outside Metro Manila.

In an interview, Cebu Holdings Inc. (CHI) president Rene Almendras said the first phase of ACC’s “facelift” has already begun with the construction of a three-story building on the lot that had once been the public utility jeepney terminal. The terminal has been transferred to another site, but still near the mall.

The 2,000-square-meter building will be occupied by a retail store that targets a different market from that of the Metro Gaisano, ACC’s anchor retail store, he said.

CHI, ALI’s affiliate company, will also reconstruct the two-hectare lagoon area into “a green environment outside where people can gather,” Almendras said.

Lifestyle

“It’s not just about land development. It is a lifestyle concept. It would be different from what is already there but will complement (the current environment),” he said.

Almendras said CHI will spend about P27 million for the landscaping of the lagoon area and will create about 20,000 square meters of space for lease by restaurants and wellness establishments.

An outdoor performing stage, which took CHI a year and a half to design, will also be constructed in the area.

“ACC will be more than Greenbelt. (The changes) will custom fit the Cebuanos. We have studied what the Cebuanos do in the mall. Cebuanos are different. What works in Manila may not automatically work in Cebu,” Almendras said.

Club Ultima members have priority over tower spaces (36-story Fuente Tower 3)


WHEN completed, the Fuente Tower Complex being developed by J. King and Sons Co. Inc. (JKSCI) near Fuente Osmeña will house a compact community complete with restaurants offering international cuisine and spa.

And Club Ultima members are given priority in owning office and residential units at Fuente Tower 3, which will be located next to Fuente Tower 1 and Fuente Tower 2. Fuente Tower 1 houses Club Ultima while Tower 2 is JKSCI’s 300-room Crown Regency Hotel.

Residential

Club Ultima chief operating officer Karl C. Velhagen said the future Tower 3 is a 342-unit residential condominium to be constructed on a 2,000-square meter area.

Velhagen said members of Club Ultima, which is the biggest club in Cebu with a membership of 2,100, are already informed in advance about the project because they are in the priority list.

The facilities and amenities of Tower 3 include: parking spaces in the two-level basement and on the third, fourth, fifth and sixth floors all to be linked to Fuente Towers 1 and 2; and commercial spaces from the ground floor to the second floor.

Offices

Office units can be found on the seventh and eighth floors. There will be a podium, which is a bridgeway on the ninth floor providing direct access to the swimming pool facilities of the Crown Regency Hotel; and residential units from the ninth floor up.

Residential units at Tower 3 will have a floor area of 30 square meters each and a 20-square meter loft.

Velhagen said Club Ultima is a non-prorietary institution so a member can transfer or allow another person to use the facilities of the tower.

With a one-time affordable investment, he said a member is entitled to stay at the tower from one to seven nights for free, depending on the amount of investment, 20 percent discount on food and beverage, spa services, wardrobe management and family room.

Once the 36-story Tower 3 will be completed, and will be connected to the 23-story Tower 2 and 38-story Tower 1,the JKSCI property will be the biggest home-office-entertainment-food center in the Visayas and Mindanao.

“What’s nice about this concept is that the homes are open and secure 24 hours a day,” Velhagen said.

Free stay

Since Crown Regency Hotel is a member of Interval International, a Club Ultima member may use his free room nights at any Interval International establishment in the Philippines and in Australia.

“We want members to realize the value of the money they’ve invested,” Velhagen said.

JKSCI manager Roland S.G. Abadingo believes that more people will soon register as members because of the benefits.

Crown Regency Hotel food and beverage manager Wolfgang Uebler said Tower 2 will house restaurants offering international cuisine, adding that one floor will be allotted for a Japanese restaurant and another for Chinese food.

Club Ultima manager Apolonio Bondoc said the Japanese and Chinese restaurants will be the biggest food centers in Cebu.

Based on experience from PS MAKATI, EXPEDIA cannot and should not be mix to other travel accounts especially CENDANT. kaya nga back there sa Makati, before the PS Center opened, we were in Philam Life Tower while CENDANT was in EXPORT BANK.

not only that marki, there is another call center sa 2nd floor - its called YourPeopleChoice! or something like that ang name! ehehehhehehe basta its a small call center.....

when my teammate and I visited a friend (yung tagabantay) working with Kerygma Bookstore, he said na the old building sa likod is being renovated daw to house new call centers (mostly small ones.) then diba nitransfer sila sa baba? coz possibly, mo expand pud didto ang CALL TEK.

Fresh from the success of its two-storey commercial complex, The Forum , Jo Realty Corporation is seriously considering building a high-rise condotel in a 1,000 square meter area property along Banilad Street.

Jo Realty Corporation president Mike Jo said that the company is going to spend about P150 million for the construction of the two towers adjacent to The Forum to take advantage of the growing demand for hotel rooms and condominium units in Cebu.

The company owned the 4,800 square meter property beside the Grand Convention Center in Banilad, where the family used to reside. Now the family decided to use some of the idle lot for commercial use.

Jo Realty is the developer of Ultra Vistarama and Seven Arts theaters in downtown Cebu. Jo said the company's foray into condotel development will depend on the availability of financing.

This is the first time in 30 years that the company pursued a real estate development project, but this after noting a fertile and profitable business especially in commercial complex and other tourism related ventures.

Industry observers noted that the demand for condominium units and executive pads along the uptown, especially in the areas near Cebu Business Park is picking up.

According to Jo, establishing condotel facilities in Cebu could help the acute problem of accommodation shortage and encourage long staying guests to take advantage of the tourism destinations not only in Cebu but also those in neighboring provinces.

Jo Realty invested about P30 million for the construction of The Forum which houses lifestyle and leisure and commercial businesses.

He said the company expects to get its Return of Investments (ROI) in a span of five years.

As for the condotel project, which will need a larger amount of investment, Jo said that ROI of this kind of venture these days will be reaped in a shorter time span.

"As soon as we can get the financing, we will immediately start the project," Jo said .

Ayala Group redesigns malls

Instead of spreading its wings through putting up additional shopping mall facilities around the country, the Ayala Group has decided to revitalize its brand and enhance the structural design of its mall to custom fit its target market.

Previously known as Ayala retails group, the Ayala Group has strengthen its name in the retail industry and renamed its shopping centers around the country to Ayala Malls.

"We find ways to custom fit each of our mall's target market. The brand Ayala Malls includes the operation of Glorietta, Greenbelt, Alabang Town Center, Market! Market!, and Ayala Center Cebu," said Ayala Land Inc (ALI) chairman of the board Fernando Zobel de Ayala during the rebranding launching including the strengthening of its residential projects around the country, held in Manila recently.

Zobel said each mall is designed in such a way that it directly provides the needs of its targeted consumers, and responsive to the need of each mall's target market.

The Ayala Center Cebu (ACC), the only mall developed by Ayala Group outside of Metro Manila will start to undergo its three-year transformation program that will cost the Cebu Holdings Inc. (CHI) about P1 billion investment.

Instead of putting up another commercial facility of shopping mall in other areas in Metro Cebu, CHI president Rene D. Almendras said the company has seen the need to revitalize the ACC to effectively serve the unique Cebuano lifestyle and preference.

"We will not build a Greenbelt type of development, or any structure that may become a copycat of our Manila shopping facilities. Cebu is different. The market is unique. What we are going to build as part of our expansion program is more than what we see in Manila, and will be distinctly different from other malls," Almendras said in a press conference.

In landscaping alone, CHI will spend about P27 million to make ACC not just a shopping destination, a total leisure, lifestyle destination in Southern Philippines.

"We make sure that the design will be uniquely Cebuano. We spent a lot of money in studying the Cebuano market, and now we are ready to offer a facility that showcases the true Cebuano flavor," Almendras said.

Huge transformation will be constructed in the ACC's back entrance going to Cebu City Marriott Hotel, which is currently called the "Lagoon". Another 20,000 square-meter area will be made available to prospective tenants.

"It will no longer be a lagoon. We will be bringing nature into its whole perspective. we will put up new structures in this area," he said adding that the garden leisure destination will emphasize largely on zoning. one said will cater the more active [younger] market. Another side will offer a zen type garden which will emphasize nature's tranquility. This side will house spa and wellness salons, coffee shops, among others.

Aside from the garden development, Almendras said the creation of three-story mall expansion of about 70,000 square meters will also be done simultaneously. This will house a new Supermarket, shops that will bring high-end brands.

A very Cebuano structure that will be built is a huge outdoor stage, where concerts and other activities will be held.

"Before, everybody goes to Fuente Osmena to watch outdoor concrets, and even amateur singing contests being held in the Fuente O circle." Now, an enhanced and sophisticated structure will be built in Ayala for Cebuanos tocontinue this distinct preference.

Korean hotel chain mulls building facility in Cebu

One of the largest hotel chains in Korea, the Imperial polis is planning to set up a hotel or resort facility in Cebu as soon as it gets a good local partner and location, said Joil UBF Corporation chairman Yong Jun Park in an interview recently.

Park's company is going to build a five-star resort and condotel facility in barangay Marigondon in Mactan Island. This project may be managed either by InterCon, Sheraton or Marriott hotels.

Park said Cebu has gained attention from Korean-based investors especially in tourism related investments.

Just recently, another Korean investors introduced his condominium project in Cebu that costs P1.4 billion to be located at the Cebu Business Park.

Park said that Cebu offers a tempting opportunity for investment in tourism related projects. That's why more and more Korean capitalists are now considering investing big projects in Cebu, such as hotels, resorts and condominiums.

"I visited Cebu in April of last year as a tourist. Along the way I found out that it is good location for resort investment," Park said.

He added that the Imperial Polis hotel chain is currently scouting for possible business partner in Cebu to realize its strong interest for hotel investment.

Park's resort project will develop a 7.5-hectares property in Marigondon, (near EGI) condotel and resort) to build another five-star facility and provide high-end condominium units to be completed in the next 18 months.

The project will include construction of six buildings, with 208 hotel rooms, 468 condotel units, and 44 poll villas.

He said Cebu is one of the feasible sites for investments in the Philippines, especially in tourism related facilities. Park, used to engage in construction business and shipping trade in Korea, now he added that he likes to take advantage of the good tourism prospects in Cebu.

Meanwhile, amid the complaints of Cebuanos against the Korean nationals operating illegal businesses here, Consul of Korea to Cebu Augusto Go appealed to Cebuanos to properly report any incident to Korean Embassy or to authorities.

"Any illegal incident committed by a Korean national should be reported to the Embassy so that we could help curb this problem. Let's stop them," Go said

how old is the article sinjin? this is the upcoming 7-tower hotel in Mactan. construction starts in Summer but we have yet to hear which hotel operator will manage the hotel. as of the latest update, InterCon group is the most serious in operating the hotel. diba this was published when they company submitted the design and applied for permit (which i think was already approved).

ug magihi-ihi pa jud :hahaha: anyway, both malls have not made public the design of their expansion. basig hilom-hilom ra ni si Marissa Fernan unya nindot diay kaayo ilang expansion. like the entertainment center which they said to be the biggest entertainment area after that of the Mall of Asia.

Malls expand to sustain brisk retail momentum

As major shopping malls in Cebu registered encouraging sales performance despite the struggling economic situation in the country, operators have taken advantage of the active retail momentum by spending millions of pesos to expand their respective mall facilities.

Both Ayala Center Cebu and SM City Cebu are now starting to construct the expansion building of their existing malls in Cebu in order to accommodate growing number of businesses wanting to open shops inside the mall.

SM City Cebu reported a double-digit sales performance last year, while ACC also grew by larger percentage in 2005 compared to that of its sister malls located in Metro Manila.

Like, ACC and SM Cebu, Gaisano Country Mall is also registering good sales performance.

"The mall's business is brisk nowadays," Gaisano said.

Ive been to north recla kanina and the cicc site is now full of construction materials and equipments. i think they have started with the digging na because i can already see mounds of soil.

The SM annex i think is also starting with the constuction. The fenced parking lot is now closed and there is already a busy crane inside.

thanks bai. i hope after this portion is completed they will also develop the SRP Kawit section because it has a larger seafront area and also the Cebu Boardwalk in Mandaue kay 2 years na jud ko gahuwat ana.

yes that's the pool area. beside it is another podium that will serve as a bridgeway to Tower III. so the first 9 levels of Tower II and III will be totally linked.

^^i don't find it scary man. that pool area is where the scenic "all-glass elevator" starts. it goes way up to the crown deck. we were informed that only members with electronic ID can use the elevator. non-members shall use the stairs. :rofl: joke!
