A CEBU-BASED developer converted a two-hectare furniture factory on Plaridel St. in Alang-alang, Mandaue City into a commercial complex.

Last month, Vivace Development Corp.—a subsidiary of ECA Holdings Inc.—started the development of Bridges Town Square.

The commercial complex is expected to open in the last quarter of this year. It is designed to become a food and lifestyle destination for residents and tourists.

The site of Bridges used to house the manufacturing operations of two furniture companies-Wicker & Vine Inc. and Ambiente Designs International Inc., also subsidiaries of ECA Holdings Inc. The manufacturing operations of the two furniture companies have been moved to Barangay Tingub, still in Mandaue City.
Eduardo Alegrado, chairman of Vivace Development Corp., said Plaridel Street has become “a busy thoroughfare.”

Heavy traffic

The street currently accommodates traffic leading to the northern towns of Cebu Province, vehicles from Mactan, as well as those from the Cebu northern reclamation area.

Alegrado said the road will be a “vital link” to the north of Cebu via a coastal road linking Mandaue to Liloan town.

“This dramatic developmental change in the makeup of this section of Mandaue has rendered the presence of our factory there somewhat irrelevant, if not impractical.
The changes that have occurred have made our place very viable for commercial exploitation at present time,” explained Alegrado.

Bridges Town Square is the first commercial building venture of Vivace Development Corp., which founded Maribago Blue-water Beach Resort in Lapu-Lapu City.

“We are confident about this new project because product prices are very competitive and the location gives our tenants very good exposure,” Alegrado said.

Diversify

He added that the commercial complex is also a way for the company to diversify into other forms of businesses amid the global financial crisis that has affected the furniture export sector.

Bridges Town Square will have three zones-the “anchor” area featuring the Coconut Grove Seafood Restaurant; a wholesale market called Kumprahan, which is the tourist zone showcasing Cebu products; and the lifestyle row that will be occupied by resto-bars, entertainment, spa and fastfood, among others.
Vivace is eyeing around 50 tenants to fill the commercial complex.

The 700-square-meter Coconut Grove will be established and operated by Vivace Development Corp.

Wholesalers from the Carbon market will occupy the 3,500-square-meter Kumprahan, assuring customers of “Carbon prices at supermarket convenience.”

Upon the completion of Bridges, Vivace plans to look for a potential site for another commercial area with the same concept.

Pacquiao invited to attend Osmeña's birthday party

CEBU, Philippines – National figures and known personalities are expected to join Mayor Tomas Osmeña during the celebration of his 61st birthday on July 26.

World boxing champion Manny Pacquiao, whom the mayor described as his idol, is among those who were invited to come.

“I’m not that kind of person who idolizes but I’m happy Pacquiao, who is my idol is attending,” Osmeña said.

After winning his 6th title in May against British boxer Ricky Hatton, Pacquiao was scheduled to come to Cebu City several times for the city to honor him on his feat but was never realized.

Aside from Pacquiao, Osmeña said he also expects national politicians including Senators Manuel Roxas, Loren Legarda and Francis Escudero to come to his birthday. Osmeña is inclined to support Roxas in his presidential bid in the May 2010 polls.

The mayor’s brother, former Senator Sergio Osmeña III, will also be in town as well as his close friends from Manila.

“There will also be an investiture for Margot as she becomes a senior citizen, a ‘chaleko’ or something, I will also sign her senior citizen card,” Osmeña joked. Margot will be celebrating her 60th birthday on July 25.

Osmeña said he will not make any major announcement or make a state of the city address on that day.

“It is gonna be a happy occasion. It’s a celebration to say ‘hi, I’m still alive.’ What better announcement I can give?” he said.

Also expected to attend the mayor’s birthday celebration are city councilors and barangay officials.

Osmeña said he chose to hold the party at SM City since it is cheaper although he would have preferred to spend it at the South Road Properties (SRP) if not for the weather.

I think. the new lease bai (granting their is no mistake sa info).. is for the rumored SM Residences condo complex.. multi-tower daw ni.. during the Island Hopping meet ... we have discussed about this...

So the new SM at NRA is not anymore a rumor.. I believe the deal was already up and ready last month pa, but neither Hans Sy (although , he already hinted) nor any City Officials will pre-empt the announcement, lest they be will earning the ire of the Mayor. What could be the best date to announce the deal than the Mayors birthday which will be held in SM City Cebu???

Is it hightime now to make a new SM Cebu 2 thread... or we will opt for the SM Mall of the Pacific as suggested name by SSC Cebu forumers.

I don't think SM will build a new mall at NRA. It must be a parking building to compensate for the lost parking spaces once the construction of SMX Cebu begins. I knew it. judging from their residential project near SM Sta Mesa, I knew for a fact that they'd probably replicate it. Kay tanawa, ngano man muhimo pag bagong mall ang SM sa yuta nga duol sa existing nga SM nga mall? Good signal ni kay pasabot basin magamit na ang ubang "wasted" nga lots dira sa NRA ug posible nga i-invest na sa tinuod na nga projects ang lugar dira.

its a mistake bai.. i mistook the NRA as the SRP.. am sorry... i corrected my self na sa Cebu thread.. However, i am confident that the SRP deal will be announced soon, hopefully sa bday ni mayor Tom..

based on the discussion we have during the Island Meet just a few months ago.. rumored na that SM will put up a condominium complex in the area, presumed, SM Residences and Low to Midrise Business Class Hotel.... i hope this is true..

The parking area built by SM is even more than enough to compensate sa nawala na parking area nila before the expansion so i believe parking building is not an option for the new lot..

I doubt separate building na ang IMAX. as per press release sakto sila nga i upgrade ra ang one of the SM Cinema to IMAX.

^ Not yet. Anyway, it just took a few months lang naman to convert one of the existing cinemas of SM North EDSA to an IMAX Theater (which was just launched 2 days ago) so no worries since our own IMAX Theater will be launched sometime November or December this year pa naman. :)

SM Investments to build hotels near malls

CEBU, Philippines – Looking at the huge potential of the tourism industry, SM Investments Corporation’s (SMIC) hotel and entertainment segment unveiled plans to roll out a mid-end hotel brand nationwide that will maximize their properties near its existing regional malls.

With an earmarked budget of P2 billion, SMIC plans to open 15 branches of Traveller’s Hotel nationwide, which will capitalize on the flourishing domestic and foreign tourism industry in the country, said SMIC executive vice president and chief financial officer Jose T. Sio in an interview.

Sio said the planned 15 branches will be put up by the company in a span of 10 years and among the initial locations being considered include Cebu, Iloilo, Bacolod, Davao, Baguio, Naga and other major cities with existing SM Mall operations.

He said that the first branch of Traveller's Hotel will be opened in Bacolod near the SM mall.The project is currently under its design stage and construction is targeted to kick off anytime this year.

“We want to maximize the usage of our properties near our SM Malls. We saw the potential of putting up quality hotels near our malls so we can provide a synergy of services to our guests because they can get all their needs in one location,” said Sio.

He said that the Traveller’s hotel will be a mid-level boutique hotel that will specifically cater to the growing domestic tourism in the country.

Sio said that the hotel will have around 50 to 100 rooms and the average accommodation rate per night will cost around 50 US dollars or around P2, 000 to P2, 500.

Meanwhile, in Cebu, Sio said they are looking for available space that is adequate enough for the hotel project as they are already anticipating the operations of their P2.5 billion Radisson Hotel project near SM City Cebu that is targeted to open this December.

He said that they are also allocating around P400 million for the construction of a smaller version of the SM X convention center here in Cebu near the mall. Construction is targeted to start during the latter part of 2010 and will be completed by 2011.

Sio said that SMIC is planning to acquire more land at proper reasonable prices for their banks, malls, residential and hotel operations and planned expansions.

Meanwhile, SMIC president Harley Sy said that their plans of acquiring lots in the South Road Properties (SRP) here in Cebu for their mall expansions will depend on present situations. He, however refused to give out more details about these plans.

“We believe in Cebu’s local economy. Your tourism sector has done a very good job and we can even say that now it’s even safer to be here than in Manila. We continually look out for areas in Cebu where we can expand our business and provide more service to the local public,” he said.

He said that SMIC is taking advantage of the slowdown in the property sector that resulted from the present global economic crunch as they are currently acquiring more properties near their existing mall operations, and areas near transport hubs and schools for their future expansion projects.

“We came up with our own business model to take advantage of what is selling at the moment considering the global crisis,” said Sy.

MANILA, Philippines—The Gotianuns’ Filinvest Development Corp. is putting up a new wholly owned subsidiary for its upcoming P4-billion upscale leisure estate project on Mactan Island in Cebu.

In a disclosure to the Philippine Stock Exchange, FDC said it had filed with the Securities and Exchange Commission an application for the incorporation of Seascapes Resorts Inc., whose primary purpose was to engage in a hotel and resort business.

The subsidiary, which will manage the project called Seascapes Resort Town, will have an authorized capital stock of P100 million.

FDC plans to launch later this year the 12-hectare residential resort community Seascapes which will offer a 2.5-hectare beach club, fully furnished 280 casitas, villas, condos and 56 premium lots.

The development of the raw land was completed in 2006 and the firm has already started pre-selling the beach club shares and the casitas fractional shares.

The resort plans to have a soft launch in the third quarter of this year, based on the company’s annual report.

The holding company, which has a P141-billion balance sheet as of end-March, earlier announced a P12-billion budget for capital spending this year, 60 percent of which will go to real estate development.

FDC’s existing subsidiaries and joint ventures are engaged in four main businesses: residential property development, commercial property development, banking and financial services, and sugar farming and milling.

construction is ongoing for our first tower (the persimmon west), which is scheduled to be completed end of 3rd quarter this year. the persimmon plus, our commercial enclave, will be operational end of this year (2009).

our project is on target as planned and we are continually building. the rise of our second tower (the persimmon north) welcomes the new horizon living up to the success of The Persimmon West. our second tower will be formally launched this september 2009.

Remember the a la "Sentosa" in Balamban town by Aboitiz group? According to @sugbuanon, the architects have started designing the 1st phase of the project. He was told that there is going to be a theme park :okay:

Surfing at AboitizLand website, I was able to dig some old news posted on the site that supports this rumor of having the "Sentosa"-like community in Balamban.

And take note also, that from the same news, dated August 21, 2007, the plan for a condo community in Mabolo was also mentioned.

Aboitizland, the real estate arm of the Aboitiz Group of Companies, has mulled plans to work on an urban planning development for Balamban in coordination with the local government. This will be the company’s long-term plan for its 500-hectare lot in Balamban, Cebu, said AboitizLand chairman Robert “Bobby” Aboitiz. “Balamban’s future is very close,” Aboitiz said.

The town’s potential industries, he said, are industrial and leisure communities that will include real estate projects and golf courses, which he said is what AboitizLand is “willing to invest” on.

He added that investors, like manufacturers and subcontractors of existing locators, which include ship-making firms K & A Metal Industries Inc. and Tsuneishi Heavy Industries (Cebu) Inc. at the West Cebu Industrial Park
9WCIP) in Balamban, are still welcome to locate within the company’s 250-hectare property.

WCIP, which caters to heavy industries, is one of the economic zones developed by AboitizLand. The firm, former called Acoland, is also the developer and operator of the Mactan Economic Zone 2.

But with the further growth in Cebu’s real estate industry in general, Aboitiz revealed that big property projects, such as a township development, are expected to be developed by AboitizLand in the next five years.

Township projects, he said, have become a trend as more people want to be confined in a “one-stop shop” area.

He said AboitizLand will allocate an investment of “close to a billion pesos” to build mixed-use facilities in Cebu City.

In Mabolo, for example, five medium-rise towers or condominium units will be constructed this year or early 2008 to cater to the market of young professionals.

Amenities
Earlier, AboitizLand president and chief operating officer Andoni Aboitiz said the condominium’s ground floor will be for commercial facilities, such as restaurants, bars, gym and other amenities that most of today’s youth are enjoying.

He said the undertaking will involve the construction of studio-type condos priced between P1.5 million and P3.5 million.

Target
Bobby said after the Mabolo project, which is targeted to be sold out in three to five years, similar mixed-use projects will be developed in the northern and southern part of Cebu.

However, he said the company will still continue to develop middle to high-end residential subdivision projects as the demand continues to grow.

PCG-GMA Support Base Project will rise on a 12-hectare foreshore area in Barangay Punta Engaño, Mactan, Cebu which was acquired by the PCG-DOTC thru a Presidential Proclamation for this purpose. Of this area, about 3.20 hectares will be for: a) land development and dredging, b) construction of buildings, c) facilities for the maintenance of aids to navigation, d) marine pollution and environmental protection system, and e) berthing facilities for PCG vessels.

The Project aims to further promote maritime safety, marine environmental protection and maritime security in the Visayan region particularly in Cebu area considered as the country’s hub of maritime activities. As the home base of PCG Search and Rescue, and Marine Environmental Protection Units and Vessels in Central Eatern Visayas, it will serve as a quick response center for SAR and other maritime responses including maritime security law enforcement and oil spill response operations.

The groundbreaking ceremony for the Philippine Coast Guard - Greater Maritime Assistance (PCG-GMA) Support Base Mactan Project was held on the 18th day of June 2009 with the DOTC Undersecretary for Maritime Transport, USEC Thompson P Lantion as Guest of Honor, together with Admiral Wilfredo D Tamayo, the PCG Commandant.

Looking at how bullish our local and foriegn investors to Cebu, I wonder if someday, it is possible that the go-cart racing in Mabolo would become a full pledge F1 Racing Circuit and the Aboitiz socceer field would become a stadium.

keep on day dreaming mga baikay wala bitaw bayad. i dream nga maghimo sila ug world trade and exposition center diha gyud sa pinaka tops overlooking cebu city. i also want to see a wind and solar farms on the hills kay gusto man kaha ta nga mahimong green city pud.

btw constructing tall buildings like the crown regency with rides such as the highest ferris wheel and roller coaster will make cebu a real adventure city.

That new pic was just eye-dropping! It seems that this CEBOOM can be divided into three distinct phases, although the timeline between the three somewhat merge with each other.

1) The Asiatown/BPO office boom

2)(Currently) The Hotel construction Boom.

3)(2010 - onwards) Residential Hi-rise (Condo) Boom. This will be most likely the largest and longest construction boom of the three phases. With no more land to build, the only way is to go up, and this is evident by the sudden mushrooming of pre-selling and u/c condos. In my opinion, this current trend has yet to peak, so perhaps next year the number of new proposal and u/c's might double.

Yep. It's almost done. And yeah, it just looks like the alfresco area of the Northwing. I didn't see any sign of a water feature though.

Speaking of SM, upbeat gyud kaayo ang SM sa Cebu kay 3 gyud ila plan nga additional malls in the future (accordingly sa SMprime website). So, sa ato pa, dili lang diay sa SRP. Another 2 pa gyud with the possibility of building simultaneously. So, mag 4 SM malls na diay ang Cebu in the future no? :banana:

Actually ang gi usab pa as of the moment sa main building is the enrtrance pa... There's a glass division (with a glass door) between the entrance which has the Mang Inasal and Mr.Donut and the old dept store (same setting sa ilang dept sa una). There are also small coffee shops and mini cellfon stalls at the second floor.
Naa pay plywood division between the old and new building. Wala pa naporma ang inner part sa new building.

^^^^ makatabang sad raba nang mga tag-as nga buildings pra control sa kainit sa syudad......... kung mag tinaparay na cla, matabonana na ang adlaw.

Lain sad kaayo nga ang mga Cities sa south ky puro ra 2-12 floors unya ang Cebu nga Second City pa naman................. 40 floors ra pinakataas unya usa pajud kabuok. hahahay investors, panindota sad tawn ang skyline sa Cebu.

Hinay hinay lang ta oi.. As I have said before, I don't really want us to follow China's cities na daghan kaayo ug high rise pero dili cya high quality in terms of style and design. So far, bisan ug dili pa kaayo tag-as atoang buildings, naay variety og character atoang buildings. I want our skyline to grow like an organic thing, hinay2x, pero in proper time..ug mu blend og fitted sa atoang natural landscape.
Of the places that I've visited with high rises, akoang reaction sa high-rise nga nindot kay makaamaze gyud cya. Pero when I see a high rise with poor and mediocre design, makaingon ko nga..hala kalasa sa materials gigamit oi. Dako ug taas tuod pero bati. Maayo pa ang bati nga gamay kay dili maklaro, kaysa bati nga dako hahaha.

Similarly, small buildings with very good design are astonishing.

In short, quality over height lang gyud ang akoang pinaka basis sa ako judgment.

And also, Gamay ra ug yuta ang atong ciudad. So in time, the only direction is to go up.

An initial budget of P490.8 million is needed for the proposed graduate school of the University of the Philippines (UP), which plans to offer tertiary education for workers of a growing Business Process Outsourcing industry in Cebu.

UP officials led by university president Dr. Emerlinda Roman yesterday inspected the vacant 51,372 square-meter-lot at the South Road Properties (SRP). The land was donated by the Cebu City government on condition that a graduate school would be operational in three years.

Roman was accompanied by Dr. Magdalino Alvaracin of the UP Centennial Commission, architect Mary Ann Espina, Manuel Go and UP officials from Diliman and the Visayas.

The five hectares in Pond B, a prime lot, is in front of the area bought by Filinvest Land Inc., the SRP’s first major investor.

An initial P10 million to P15 million was made available to UP for the SRP campus insertions of the 2009 national budget.

Phase 1 will require P486.7 million to construct a Management Center and the Computer Science Building. Another P4.1 million is needed for operating expenses, according to a concept paper of UP Visayas College Cebu.

Under the Deed of Donation, UP is committed to build facilities to offer a masters degree in business administration evening program and continuing education in the English language

Roman said the area would be fenced off after boundaries are surveyed.

UP will first offer MBA and computer science programs in Phase 1. Other programs in Product Design and Communications Design wil be included in Phase 2 and 3.

Faculty would come from Cebu and UP units in Diliman and other sites, although Roman said the assistance of foreign counterparts would first be sought because the programs to be offered at the UP SRP campus are new.

I stand by Zid's opinion on this matter. I still think ang side facing Cebu City, didto sa may Cordova na side mao untay angay gibutangan ani na facility. Besides, naa man didto ang facility sa Navy sa una nakahinumdom ko..sa coast guard pod, dapit sa Cebu Shipyard sa may Looc ug Canjulao dapit. I would have expected them to put up this facility there.

I wish that someone will break the law of supply and demand.

Say a very rich person will build 100,000 condominiums buildings that are at least 50 storeys high enough to bring down a condominum unit to P100 pesos or perhaps bring down rent to 1 centavo per square meter.

That should provide home for everybody including the squatters and office space for anyone. :banana:

^^ bai, i think that's quite impossible to happen because of 1 word: GREED. there's no person out there who's willing to shell out a big sum of money which will not give him something in return. i can even imagine myself being rich, yes i might be interested of giving something for charity but not to the extent nga mapobre na ko inig human... and i think it's no secret man sad why many affluent individuals are giving to charity, for TAX deduction purposes... that's very true!

Cebu City's been foggy these days :baeh3:............... was it shot in the morning or dusk?:goodnight:nuts::lol:

Anyways............ I loved the photos, a little more towers and we're becoming a real Visayan Hub!:lock::lock::lock:

Bai, sensya na but we have been a real Visayan hub for a time, even VisMin. Ug towers aren't really a requirement for being a hub. hehehe.

Ok! Agreed! I'll now say....... a little more towers and we're becoming an Global Financial Hub! Now that's gonna take some efforts........

Now being a hub... I think Davao City is the hub for Mindanao while we dominate Visayas..........

It's just like this description.........

Manila is modern but polluted.......

Davao is laid back and has a more provincial feel........

While Cebu is a mixture of both I think. Not so laid back but not much polluted.......... a paradise with the provisions of a modern metropolis!

TO BE more efficient in its operations, a homegrown computer parts, accessories and peripherals distributor has put up a seven-storey building along Ouano Ave. in the North Reclamation Area in Mandaue City.

The M1 Business Center will house the “growing” human resources of MDR Microware Sales Inc.

At the same time, the building, which sits on a 1,000-square-meter lot closer to the Cebu port, will be able to accommodate both MDR’s warehouse and office operations, said MDR Microware Sales Inc. president Manuel Dy.

MDR’s previous office was located along Escario St., Cebu City.

According to MDR Microware Sales Inc. vice president for finance and administration Jean Dy, the M1 Business Center will also enable the company to expand in terms of inventory and cater to more Manila-based vendors who want to tap the Visayas and Mindanao markets.

MDR Microware Sales Inc. started in 1988 as a retail store. It now has offices in Davao and Iloilo.
