CEBU, Philippines - Starting Wednesday next week, the Social Security System in Cebu will transfer its operations to its new office along Osmeña Boulevard, Cebu City.
The new office is ready to serve thousands of transacting SSS members a day.
With a spacious area, members of the government-owned pension fund who have concerns regarding congestion at the previous office at the corner of Escario Street and Gorordo Avenue would be answered.
The current SSS office has no space for parking. But this problem has been addressed at its new office.

Nice! Which is which, P2B or P3B? But whichever the price is, this is something to look out for. The south surface parking area is not too big compared to the area where the Northwing stands. (The Northwing has a price of P2B). So I hope the new expansion will have Greenbelt 5-like interiors. :)

As per computation this year the mall expansion will cost at P2B but due to the increasing cost of construction materials and revision of the design it will easily increase to P3B including the demolition of the wing(UCC,Belo and others) nxt to the marriot hotel. ALI forms new unit for community malls

MANILA, Philippines - Property giant Ayala Land Inc. (ALI), widely known for its chain of upscale malls, has formed a new unit to formalize its entry into neighborhood malls, a cluster of retail centers to rise within its existing and planned communities.
In a disclosure to the Philippine Stock Exchange, ALI said its board has approved the incorporation of 100-percent owned unit, Primavera Town Center, to “handle the planning, development, and management of small-format retail facilities known as neighborhood centers within the company’s existing and planned growth centers across the country.”
These neighborhood centers will offer a convenient shopping and lifestyle experience to the immediate mixed-use communities, occupying no more than 10,000 square meters of gross leasable space, ALI said.
The new subsidiary will be initially capitalized at P320 million, enough to fund the development of five neighborhood centers next year and another three to six planned in each of the succeeding four years. These will rise in Makati, Bonifacio Global City, Nuvali and other potential growth centers in Luzon.
ALI said the move is in line with the company’s growth strategy to expand its market and geographic reach in order to serve broader economic segments in more areas across the country.
The company said these neighborhood malls, which have become a convenient alternative to the big shopping centers, are expected to transform into engines of social and economic capital at the neighborhood level.
Community malls support the growing trend of people who do not want to travel far to shop due to rising fuel prices.
ALI has allotted P17.4 billion in capital expenditures this year which include the redevelopment of the Ayala Center, estimated to cost P7.2 billion, and the completion of MarQuee Mall in Angeles, Pampanga.
Marquee Mall, ALI’s first provincial shopping center outside Cebu, made available an additional 38,000 square meters of gross leasable area when it opened its doors to the public last September. It will allow the company to broaden its reach and allow it to tap into the increasing consumer demand and sophistication in a rapidly expanding economic growth corridor at the heart of Central Luzon.
On the other hand, the redevelopment of Glorietta 1 and 2 is expected to be completed by 2012.
Also part of the Ayala Center makeover is the construction of Raffles Hotel and Private Residences and Fairmont Hotel.
Meanwhile, the first phase of its Davao mall development will offer 35,000 square meters of gross leasable space by 2011.
Aside from the Ayala Center malls (Glorietta and Greenbelt) and Marquee Mall, ALI also developed Market! Market! In Taguig, Bonifacio High Street, TriNoma in Quezon City, Alabang Town Center and Ayala Center Cebu

AFTER available spaces of the eBloc Tower were fully-leased out to “premium” locators four months after the building was completed, its managing company is now planning to construct a second building that will address need for office spaces for the business process outsourcing (BPO) industry.
The Asian i-Office Properties Inc. (AIO), in a press conference yesterday, said the BPO industry still foresees a 25-percent industry growth in 2010. With the forecast, inquiries from BPO companies for leasable spaces still continue to come in.
Similar concept
AIO president and chairman of the board Francis Monera refused to disclose more details on AIO’s second project but he said the building will have a similar concept as that of the 12-story eBloc Tower.
This move, Monera said, is aligned with the company’s aim of strengthening its recurring income sources after the company shifted from selling lots to constructing buildings to lease out the spaces for office and retail.
The still-to-be-named project is expected to start construction in the second half of 2010, following the launch of Asiatown IT Park’s (AITP) second phase next year.
At present, initial land development of the five-hectare AITP phase two is already underway. An estimated P200 million has been allocated for the expansion, Monera said.
Yesterday, AIO conducted a media tour of the eBloc Tower, which featured environment-friendly facilities as part of the Energy Management Program undertaken by wholly-owned and managed properties of Cebu Holdings Inc. (CHI).
Energy consumption
This program, according to a statement by the company, aims to reduce the building’s energy consumption and reduce operating costs.
Among these features are the water-saving dual piping system and rainwater collection tank to save on water consumption, a segregated garbage collection area and waterless urinals and other water-saving toilet fixtures.
NCR Cebu Development Center Inc. (NCR) engineering manager Victor Silvestre said that after scouring the city for possible locations to house the company’s expansion, NCR chose to locate at the eBloc Tower because of its efficient utilities and the building design, which maximizes usage of the floor area.
NCR, which transferred to the eBloc Tower last September, is occupying 6,974-square meter office space at the eBloc Tower.
Another BPO player, JP Morgan Chase & Co. (JPMC), also recently signed a five-year lease contract to occupy four-and-a-half floors, or 12,404 square meters of office space from the 21,000 square meters total leasable space of the eBloc Tower. JPMC is expected to start its operations in March 2010.

Cebu Holdings Inc. (CHI) will invest around P200 million in the land development of the second phase of Asia Town IT Park next year.
“We have already started horizontal developments for Phase 2 and we're expecting to launch it next year, second half,” said Francis Monera, CHI president, during a media tour of eBloc Tower, the latest addition to the Asia Town IT Park in barangay Lahug, Cebu City.
“For vertical developments we will certainly be partnering with another company just like what we did with eBloc," he added.
Monera also said that plans are underway for a second eBloc project due to great demand and also as a way to strengthen recurring income for CHI as there is not much land inventory left in Asia Town I.T. Park.
“That is also why we shifted from selling lots to building and leasing out office spaces,” he said.
The Phase 2 project involves the development of a five-hectare area, which will house new business process outsourcing (BPO) and information technology (IT) companies coming to Cebu.
Monera said they were anticipating a 25-percent increase in the number of BPO and I.T companies in the country next year.
They are optimistic about the investment-friendly environment that they have in the area.
He said this would eventually win them more investors aside from existing companies who have expressed interest for more office space such as JP Morgan Chase, the newest BPO locator in Asia Town I.T. Park, which is leasing out four and a half floors of the eBloc Tower.
Monera said that to date, there are 65 BPO and IT companies in Cebu, 71 percent of them are spaces in Asia Town I.T. Park.
He said that these companies have hired close to 13,000 employees.
Monera also announced that the Ayala Mall Phase 2 B expansion will start first quarter of next year.
“This will be major expansion which we hope to finish within one and a half to two years time line,” he said.
Monera said that the expansion will cover the area near Rustans Supermarket including a space that serves as a terminal and parking area of the Cebu City Marriott Hotel.
“We expect to spend more than how much we spent for the Terraces expansion. That's more than a billion pesos,” he said.
Major local and international brands have outlets in Manila but none in Cebu have already expressed interest to become tenants of Ayala Center Cebu once the expansion is completed, said Monera.
He declined to name these brands.

We don't have info on the Queen's Island Resort yet, most probably because it's a hundred kilometers away from the city. It's quite hard to see the place personally. :) I hope some of our fellas who happen to pass by Medellin can find time to check it out and share some updates, that would be great! Our family is going north in time of the holidays, I hope I can drop by.

Yes it is true our friend said, other provinces & even Luzon people are now considering Cebu as their Major alternative Residences or Regional Hub of their Businesses.
Even our Politics had some mis-understanding but we are the only Island with a very enterprising Leaders. Plus the move of making Cebu a Province Wide Ecozone, this bring more development in CEBU.

There's a new "Cebu City" being built, the SRP. I think it's going to be a well-planned district. Hehe.

THE FIRST mixed-use commercial development on A.S. Fortuna St. in Mandaue City broke ground yesterday to officially start its construction.
J Mall is also the first venture of Everjust Realty Development Corp., a family corporation headed by Justin Uy, founder and president of food processing company Profood International Corp.
Uy said the company decided to use the name J Mall so it will be easy to remember, especially by tourists who don’t speak English.
The letter J also stands for the names of the Uy brothers, who all have a role in the corporation.
The two-story J Mall sits on a 3.2-hectare property that used to be the manufacturing compound of Royal Match before it was foreclosed.
“Our company wants to be the engine, the missing link for economic revitalization in this side of Mandaue City,” Uy said.
Uy did not disclose how much the company would invest in the project, but he said the financing is backed by Banco de Oro.
Construction of the project is expected to be completed in two years.
During the peak period of its construction phase, which will be in February, the company may hire 2,000 people, said Harrisson Pow of HS Pow Construction and Development Corp., J Mall’s managing contractor for the project.
Once the mall starts operations not later than October 2011, it will also provide more job opportunities to Cebuanos.
Since most companies located on the A.S. Fortuna St. stretch are industrial firms, J Mall will provide the commercial and leisure component of the district, he said.
Uy said the total usable floor area of the project is 92,000 square meters (third largest after SM City and Ayala Center), 7,000 of which have been set aside for its anchor tenant, SM Hypermarket.
The company is negotiating with other possible tenants through a Manila-based consultancy firm. The mall will have space for 271 outlets.
Aside from this, the mall will have space for lease for a contact center. The one-hectare space for the contact center can accommodate at least 1,500 seats.
Negotiations are also ongoing between J Mall and various business process outsourcing (BPO) companies. Uy said that talks have been opened with BPO players already in Cebu and those that are yet to expand operations here.
J Mall will also have a two-level basement parking that can accommodate 800 cars.
The second phase of the project, to start on its third year of development, will include the building of two towers that can be made into a hotel or serviced apartments.
But Uy said the concept for the two towers may still change, depending on the progress of the development.
Everjust Realty Development Corp. is also looking at acquiring more properties since it plans to venture into more commercial developments.

There is a Mega Dream plan of another Reclamation of 500hectares in offshore of Talisay, Minglanilla, Naga. To house Int'l Port, Industries, Plan Residential 7 tourism Project.
And opening the whole coastline boulevard from Pier 1 to Mandaue Bridge, an ideal commercial & entertainment hub which soon a good venue for magnificent high rise building & Art.
Can somebody expound more on this rumor i got.

Henz December 9th, 2009, 05:46 AM IMO, i dont think so since the so called place is too tight for an SM Mall.. While the area is 3.2 hectares, it is bounded by property of Norkis ( former Yamaha plant) However if SM negotiates with the Quisumbing to purchase the defunct manufacturing plant which in my own estimates is about 4-5 hectares, then i guess, this will be the best place for a medium sized SM City Mandaue.
Although the possibility is not remote, from what i heard is that the Quisumbings also had plans for such huge commercial property, which includes a Medium to Highrise Residential Condo. These rumor had been kept for the past years, but i dont know if it will ever push through considering Liquidity issues of the Norkis group. Perhaps, IMO, the best thing is to develop the property into a joint venture or sell it outright for a good price.
Whichever plans push through, the good thing is it will just be located across our house.. hahaha
If naa na SM, Adto na lang nya me.. mag CR sa SM ani................:lol::lol:
