My real estate agent told me this new information;

1. A high rise residential condominium will soon be launched infront at the USC Talamban Campus.

2. A negotiations between the USC Admin and Gokongwei group to lease/purchase the campus including the old Engineering building and the open space used as football field is undergoing.. If successful, Robinsons plans to put up a large mall on the area...

DI namahimo oi. Kinahanglan mu negotite sila sa Mother House sa SVD Congegation Mother House sa Germany ug sa consultation sa Catholic Church (Rome) herarchy. SVD & German Governemt raba nipalit ana thru German Tax money. :ohno: :nono:

Hala asa na padulong ang USC bai magpabukid na gyud ug maau...di ba naa man to plano ang usc nga idevelop nila ang football field with olympic standard oval with bleacher along side? sa diay nahitabo ato...

i think not the current football field.. i think the development is somewhere up the hills... (by the way murag wala na lagi updates ato)

anyway.. this info is still raw and sketch.. but knowing this from an agent who works directly from the Robinsons Land Corp.. seems to have a little credibility, so to say...

but as she said.. the negotiations is still on going... ( so lets watch out, in the coming months)

For those who doesnt know.. the whole stretch of mountain from the USC TC Campus.. up to the USC Retreat House is owned by the USC... I guess. it has a more than 100 hectares land area.

If this materializes, the school will be using the mountainous area and develop this into an exciting school complex, while the former area will now become the future mall... ^^^^

1. Gaisano Country Mall will be closing na... According to the informant the Lease Agreement between the Gaisano and Ouano (lot owners) had already expired and lot is now owned by the Go Family.

2. Mr. Go will be putting up a modern hospital in place of the Gaisano Country Mall.

3. The City Market in Kalubihan Talamban with its adjoining properties was already purchased by the Gaisano Metro Group for a whooping P/ 90 Million in CASH...
The property which i almost 1 hectare will be the site of a New Metro Gaisano.....

4. A Mini Mall will be put up by Filinvest or Aboitiz in Dapdap, Mactan, Lapu-Lapu City, infront of the Mactan Catholic Church...

Wheww..........

Ako lang analysis, mao diay the Gokongwei Group is serious in USC Talamban property because of the impending closure of the Gaisano Country Mall.....

Unya Gaisano Metro is already positioning to fill the void which will be left by GCM, but of course they will have a run for their money once the Robinsons negotiations will be successful.

1&2 seem to be believable. That is probably why Gaisano Country Mall was never renovated/facelifted in its 16 years of operations even when it's on very prime property and it has been left out by its competitors.

4. The property across Mactan is Seascapes (Filinvest) so that is highly possible.

Guys I am a Carolinian and what I heard from our mentors before na ang boundary sa USC-TC kay hangtod sa Balamban kong moderestso ka sa pina ka tumoy sa Campus. I believe it's the largest campus in the Philippines in terms of land area :cheers:

bai.. i am also a Carolinian.. And i have seen it from my eyes.. Although i dont know if naapil ba sya sa Balamban but basing from the trip we have from the USC TC Campus to the USC Retreat House... makaingon ko na might be true.

According to our Biology Teacher.. the property from the USC Talamban and even beyond the USC Retreat House is owned by the USC...

So this is possible...

Mura og layu ra ang Balamban mga bai. Remember naa pa daghan mountain barangays behind Talamban if you cross to the western side of Cebu. Plus, Cebu is widest baya at the Central part of the island, layulayo pa ka og labangon intawn. Mangita ta ug mapa beh aron mahuman lalis. Plus, mora dili man Balamban ang tungod sa Talamban. Morag Asturias man dapita. Hehe. Taysa mangita ta ug mapa.

When I was still in Cebu, I worked for a firm that has an office in that area (Gaisano Country Mall, Northgate Mall, BTC, UC Banilad). Our firm and other companies did talk about this rumor you shared. They even talked about it as if it wasn't a rumor anymore, as if it was indeed a fact.

That place is for the students of UC to have their practicum/apprenticeship/internship. There was a mention of a hospital, but they also mentioned other uses. It's been several years now so I don't really remember much. But what I do remember are those things I just mentioned. The proposed area also includes the huge vacant lot beside GCM. It's the lot on the left side if you're facing GCM.

I hope this isn't just a rumor because from what I understood from those previous discussions at the firm, it seems there really will be a big development in that area.

yes.. sir fred.. i foresee a very successful launching of Avida this first week of March... which i believe could well reach 80-90% booking in the first six months, which will likely pave the way for the immediate pre-selling of Tower 2. Believe me.. both Towers will sell like hotcake....due to it very strategic and unmatched location.

And its just not that.. there were rumors Ayala had just bought a property at B. Rodriguez, the former TB Pavilion area and adjoining areas... Its a big tract of land, enough for a community based mall and a cluster of high rise res condo similar to the Persimmon developments.

Avida's project in Asiatown is just its first foray into Cebu's lucrative residential condo market.. we will be expecting more to follow in the coming years..:banana:

sir fred... i suggest you get a condo either of SM or Filinvest sa SRP... either for your residence or investment purposes...

I believe the view on the SRP will be the best view of the city.. It will also become one of the most expensive and sought of location in the next five years to ten years..

I predict that SRP will become the CBD of the future...comparable to the best CBD's in Asia and in even the world. :)

I'm not a pessimist but to create a business district in Cebu, particularLy in SRP comparable to some of the world's best, takes a well-thought urban development planning. Sure, political shud play a major role in this regard.

I wish the next CEO of the city wud have the same conviction of Tom O and shud not be like Guardo or Garcia who dont have a nice vision of Cebu. They want to get elected into office to get back at the ruling administration in mind. The next CEO and other administrators of the city shud get rid of the dirty politics that wud drag us down economically, socially and morally.

according to my informant.. Country Mall will start paying the affected regular employees this coming March.... How sad nuh.... Gaisano Mall will be soon gone.. huhuhu...

gotta get a full picture before the CDI, INC. will tore it down.. hehehe

Dugay nako nakadungog ani . . . I think 2007 or 2008, when I'm still at UC-Banilad

The Alicia Residences was supposed to be the Proposed Chonghua Hospital in Banilad with partnership of GO . . . Pero at that time nag post man to moratorium si Tommy na "no construction in Banilad area" due to construction of flyover and traffic. Mao na revise ilang plan . . .

SM Prime to start Cebu mall in 2012

The Philippine Star

MANILA, Philippines - SM Prime Holdings Inc., the country’s largest retail chain, will start the construction of its planned shopping mall within the 240-hectare South Road Properties in Cebu in 2012, according to a top company official.

SM Prime chief financial officer Jeffrey Lim said the shopping center will have a gross floor area of 250,000 square meters, making it the biggest retail complex in Visayas and Mindanao. The shopping mall would be a smaller version of the 60-hectare Mall of Asia complex along Roxas Boulevard.

SM Prime has committed to invest at least P20 billion over a 15-year period for a mixed-use development project at SRP which will include a convention center, hotels, high-rise residential condominiums, school and a hospital.

The company has offered to acquire a 28-hectare property within the SRP for P11,000 per square meter or nearly P3 billion. The SRP is a land reclamation project by the Cebu City government.

Aside from SM Prime, Filinvest Land Inc. is also developing 50.6 hectares of the SRP into a mixed-use complex. The project will be developed in four phases over a 20-year period with FLI contributing the development costs as well as the marketing and management services.

SM Prime is spending P12.1 billion this year for the opening of five new malls nationwide and one in China. Slated for opening this year are Calamba, Laguna; Masinag, Antipolo; Tarlac; Novaliches and San Pablo, Laguna which will provide a total of 279,228 square meters in gross floor area.

Three new malls in China – Chonggqing, Suzhou, and Zibo – are targeted for opening between 2010 and 2012. This will add to its three existing malls - SM Xiamen, Jinjiang and Chengdu.

SM Prime expects to have a total of 41 malls by end-2010 with total gross floor area of 4.5 to 4.8 million square meters. Its malls currently have a foot traffic of over 2.5 million per day. – Zinnia dela Peña

anyway.. this info is still raw and sketch.. but knowing this from an agent who works directly from the Robinsons Land Corp.. seems to have a little credibility, so to say...

but as she said.. the negotiations is still on going... ( so lets watch out, in the coming months)

the whole engineering building and the football field ( the flat area of USC) is the proposed location.

For those who doesnt know.. the whole stretch of mountain from the USC TC Campus.. up to the USC Retreat House is owned by the USC... I guess. it has a more than 100 hectares land area.

If this materializes, the school will be using the mountainous area and develop this into an exciting school complex, while the former area will now become the future mall... ^^^^
Way back then, USC-Talamban students used to be called "taga-bukid" because the campus was so remote.If you ride the morning jeepney, you will be brushing elbows with these vendors with sacks of goods from Carbon market.So if USC will locate everything uphill again, that monicker "taga-bukid" will be alive again!!!!

Guys I am a Carolinian and what I heard from our mentors before na ang boundary sa USC-TC kay hangtod sa Balamban kong moderestso ka sa pina ka tumoy sa Campus. I believe it's the largest campus in the Philippines in terms of land area :cheers:

Sykesters were surprised this morning when a backhoe and few construction workers were pounding and fencing the site of the future Synergis or Sykes 2.

I'm holding my excitement about this till I see the deep of excavation and more workers and equipments on the site. What I know for sure is! Sykes ran out of space since June of 2009. And with the recent acquisition of ICT Group and new accounts in the pipeline, it's no longer a question that Sykes needs more space.

As usual, paging lakawboys for the usual evidence for we believe that a picture paints a thousand proof!

A SUBSIDIARY of Cebu-based J. King & Sons Co. Inc. (JKSCI) has started developing Tower 4 to complete Fuente Towers’ “integrated environment.”

In a press briefing last week, Fuente Triangle Realty Development vice president for sales and marketing Jose Ma. Gianzon said that the Ultima Prime, Fuente Tower 4, is an added residential building meant both for local and foreign buyers.

Fuente Triangle Realty Development is the property development arm of JKSCI and the sales and marketing force of the Ultima Towers.

Fuente Tower 4, which is located on F. Ramos Street, is a low density 27-storey residential condominium that features 77 loft-type units and 18 studio type units.

Among its features are a swimming pool and a parking space that can accommodate more than 100 vehicles. It will also have a Skybridge that will link the building to Club Ultima.

Once built, Gianzon said Fuente Tower 4 will complete the multi-billion development plan of an integrated environment.

“You have your own residential unit in any of the Fuente Towers 3 and 4, a business and recreation area in Club Ultima (Fuente Tower 2) and a guest room extension in Crown Regency (Fuente Tower 1),” Gianzon said.

Aside from this, he said more extreme adventures will be incorporated once the development is done.

“Other than the Edge Coaster and the Sky Walk, we are planning to add more adventures to attract the local and foreign tourists such as ziplining and wall climbing. We are also considering putting up a hanging bridge that will link the towers,” he said.

Fuente Triangle Development is targeting the completion and turnover of Ultima Prime units to buyers by the end of 2012.

Fuente Triangle Development is also targeting to deliver to owners units of the Ultima Residences (Fuente Tower 3) by this December.

Fuente Tower 3 is a 27-storey, mixed-use condominium that has, aside from its residential units, a shopping mall, parking spaces and office spaces.

On the other hand, The Crown Regency Resort & Convention Center in Boracay is targeting to complete 150 rooms this year.

This new development in Boracay features 484 rooms and a convention center with a capacity of 1,600 people.

Gianzon said this will certainly attract the convention market.

“Many wanted to hold conventions in Boracay but they couldn’t because of the lack of a facility but now, with this development, we will be seeing more tourists and convention attendees to visit our place,” he said.

Gianzon said the developments are proofs that the real estate industry, particularly in Cebu, is booming.

“The real estate industry here never goes down. When the economy is bad it remains steady and when the economy is good it goes up,” he said.

“All these developments are our contribution to the country’s tourism. This is to attract more tourists both local and foreign, to invest in the country,” he said.

What i mean... is that the rendering.. compared to the one on display sa ayala.. is totally different sad....... because..

1. there is no two high rise located on the front facing the "Avalon"
2. the display does not include yet the Entertainment center or the Active Zone for that matter...

So this lead into the conclusion that the said rendering found by jarenz on the net, is also an update of the original rendering...........

uie! we're getting denser and denser and not just that the trend is going up! we'll soon see a very dense Cebu City skyline.:banana::banana::banana:

too bad, cebu city is ill-planned city. very ugly to look at with buildings of all sorts just sprout everywhere. we shud have a zoning system that guide investors where to put up their buildings. there shud be a distinct business district where high-rise structures for financial institutions such as banks, insurance, and lending companies can put up their buildings. then there shud be residential districts for high-dense living where high-rise condominiums/condotels and apartments shud concentrate.

Also, there shud also be a regulation regulating the density of the buildings in all areas such as that imposed in the Cebu Business Park where certain amount of space is allocated to greeneries or gardens. Its very ugly to look at all those buildings crowding in so small a space such as that area where Fuente Triangle edifices are located. Notice how those buildings abut each other giving no more space for each building to breathe, so to speak. It's like looking at a dense growth of vegetation where each plant is scrambling for space upward to get most of the sunlight. Instead of 4 buildings standing wall to wall, they shud have built only 2 of them and just expand vertically by adding more floors to each building so as to get the desired floor space they want. They shud have allocated space for a landscaped garden in order to also contribute to the well-being of its residents. That's what we call social responsibility of a corporation. Sadly the owners of the Fuente Triangle towers ignore this.

Being a true-blue Cebuano myself I'm not really happy the way our city is progressing. Yes, it's not bad to see our city grow but it shud grow in a pleasant way. Too many people squatting in public lots and too many vehicles crowding the narrow streets plus too many ugly buildings crowding in a very small space (except the Cebu Business Park and Asiatown I.T. Park). Our government seems blinded by all these that they forget to find appropriate actions on how to abate these problems that seem to drown out our economic growth. We shud look for city CEO who has a strong political will to implement projects or programs for the well-being of the city in general.

we should admit that our government has failed to prepare the city for these developments. yes, we have CBP, IT park, SRP and even NRA which can be our own version of Ortigas and Ayala Avenue CBDs but seeing some places being crowded with buildings such the Fuente towers, etc, makaingun ka na sayang, this could have been built taller, sayang di maapreciate ang 3 towers kay pirting huuta tan awun, pero at teh back of our minds "sige nlng basta atoa ang tallest hotel tower". kontento nlng

di ba mas nindot na since nagkadaghan na ni sila, naa untay ordinance to let tehse developers comply to a certain standard of aesthetics. this will surely help in improving the livability of our city. tan-awa ang jones avenue, ka nindot ani na view of the capitol and fuente rotunda sa una, tungod sa mga buildings na usik jud ang urban plan niya. ang radisson mag open na puhon pero looking at the area around the hotel, maganahan kaha ang mga turista/businessman mulili sa bintana ang makit-an libaong na dalan ug squatters?

Am so sorry guys for causing so much noise here. I never thought it wud end up this way. I was totally surprised.

If u look over my article, it's a simple yet substantial opinion about my own observation on our city's economic progress. I live here for most of my life and I have the right to express my opinion, good or bad, on all things that matter that affect our socio-economic, socio-cultural, and ecological aspect of our city in general. That article didnt contain any malicious statements or anything defamatory against any personality.

There came the reply from cebu_go which is clearly an insult. In the first place, that kind of reaction shud never be posted here for all to see. Of course his reaction asked for an appropriate reply. From thereon, came three other users giving insinuations about my intellect and spirituality.......but I'd take it with a grain of salt.

Okay am so sorry for all of these. Maybe my being too opinionated is too much for this kind of forum.

Thanks anyway for the space that u gave me. I'd like to ask the moderator of this forum to cancel my membership.

There are now 2 backhoes and growing number of workers on the site of the future Synergis 2. My friend in admin told me that indeed it is the second synergis, but it won't be Sykes, instead it will be named ICT Group. Sykes bought ICT Group last December 09, and we can already see their email address in our mail server that got a domain ictgroup.com. Sykes won't change their name, it stays as ICT Group.

Run for public office! Be a mayor and whoever in government that will materialize your wishes that seems like badly needed in Cebu.

Be a developer like the Ayala's and buy lots of lots of land in Cebu and make your wishes for Cebu a reality.

Be an activist, join KMU or Akbayan and shout for change on the street or represent them in Congress as a partylist.

Be the CNN hero of the year like Efren who puts his words in action.

Or? You know YKK! Good! You know what to do and actually, you're doing it right now.

Saying your words here is good, since this is an open thread anyway. But fighting for your words over here is non sense.

Put your words in actions as the way you seemed here.

Who doesn't want a better Cebu? Even in the smallest unit of society like the family, want something better for his/her family. But putting it in action rather than words is the name of the game.

It looks quite tall at 19 floors perhaps. At 19,000 sq. m its smaller than the first e-block, please do correct me.

^^ ang render looks like 16 or 17 storeys...so, mao na bai ang I-Peak?

From the render there's the lobby 6 parking floors, 10 office floors, 2 additional floors maybe mech. at the top = 18 storeys.

naa may punto si @cebu726 ug si @jmaunes, Cebu could make use of improved planning and zoning laws...and maybe a couple of laws for building aesthetics, frankly, daghang bag-ong building diha sa ato na pwera gaba na lang ang design, naa pud uban wa nibagay sa ilang surroundings...take Colon for example, walay respeto ang mga developers sa heritage buildings nato, patuyang ug tukod ug mga building na murag hay-hayan ang color tungod sa cladding...intawon baya...

IMO, the city should hire a panel of historians and architects who would work with the OBO (or whatever office that hands out building permits) to serve as a body that would approve or disapprove building proposals, especially in the downtown area

tungod sa fact na Cebu never had the chance to have tall buildings before and that now we are graced to have this makontento nlng ta ug bati ug aesthetics / 2nd class type of buildings / crowded with no space to breathe type basta naa lay tall buildings na we can be proud off and tell the world na "hey naa napud mi tall buildings, progressive na mi".

we should admit that our government has failed to prepare the city for these developments. yes, we have CBP, IT park, SRP and even NRA which can be our own version of Ortigas and Ayala Avenue CBDs but seeing some places being crowded with buildings such the Fuente towers, etc, makaingun ka na sayang, this could have been built taller, sayang di maapreciate ang 3 towers kay pirting huuta tan awun, pero at teh back of our minds "sige nlng basta atoa ang tallest hotel tower". kontento nlng

di ba mas nindot na since nagkadaghan na ni sila, naa untay ordinance to let tehse developers comply to a certain standard of aesthetics. this will surely help in improving the livability of our city. tan-awa ang jones avenue, ka nindot ani na view of the capitol and fuente rotunda sa una, tungod sa mga buildings na usik jud ang urban plan niya. ang radisson mag open na puhon pero looking at the area around the hotel, maganahan kaha ang mga turista/businessman mulili sa bintana ang makit-an libaong na dalan ug squatters?

there are limits on what everything that happens... each cities in the world has strengths and weakness....

if we are happy because tall buildings are starting to sprout in every corners.. you cant blame us.... after all.. we advocate for urbanity.
and we cant be more demanding to make the buildings in our city to have those expensive flashy architectures..... after all not so much cities had been blessed to have one of those...

Yes, I am here tracking building constructions and counting them and be excited about their height, and that's it. (thanks to jarenz, slemarken etc. for updates). This is Skyscrapercity and we have forum rules to follow. No city bashing. So it hurts us if you say "Cebu City is very ugly" kuyaw sab, ma liveable city ba kung very ugly. unsa nalang kaha ang uban cities diha kung very ugly ato ciudad. but you are right, Cebu city is ill-planned but who to blame, Magellan? Marcos?. Ingon na ani ang Cebu when we were born, unsa man tarungon nato kalsada na daan nang nag liko-liko? :)

Mao bitaw naa ta NRA ug SRP because our leaders want a better Cebu. D'Transporter is right, your complaints has something to do with money, politics and corruption. I am a taxpayer and i wish more and more taxpayers come out to help Cebu City because the city government has to collect more and more local taxes to implement those (should be) programs you mentioned. Elect good leaders with political will to implement unpopular programs and eradicate corruption. All these, I don't think this forum can help.. So better we just move on and track building constructions and count them and be excited about their height and be thankful to those who provided us updates. I love Cebu. :)
