The building is called CALYX. the design is quite impressive. I was lucky to have seen it coz today, they've covered the design with cloth na. the developer is Innoland and on my counting, i presume its more or less 30 storeys high. I guess, Jarenz mentioned this one on the rumors thread. I think they are going to hold a groundbreaking ceremony anytime soon.

The company that developed three buildings, two of which are BPO buildings, the Sykes building and TG Universal (TGU) Building at the Asiatown IT Park, has created Innoland Development Corporation to pursue its active real estate developments for Cebu in the next few years.

At least three more big projects will be introduced by the new company within this year, one of which will be started before the May elections, said Innoland chief operating officer (COO) Charles Ong.

“These will be high-breed projects, something different for Cebu,” said Ong during the formal opening of the 16-story TGU Building at the Asiatown IT Park.

According to Ong, the company has positive outlook for Cebu’s real estate sector, “there’s a room for growth in the long term. Besides, we feel the passion to contribute to Cebu’s economy.”

The group, which is led by its chief executive officer (CEO) Joy Anthony Ong, expressed its seriousness in venturing into the real estate development for Cebu, and ultimately ventures projects in other regions, after building its name here.

In fact, Innoland consultant Tetta Ba-ad said the company is planning to enter into IPO (Initial Public Offering) for a long-term plan.

This new real estate development brand, although has not divulge the kind of projects it is going to venture into in the next couple of months, Ong only said that one of the projects will be the creation of a full-“green building” that will get and international accreditation for environment friendly building.

The first project that will be started by the company in the next couple of months will be located in a 3,000 square-meter lot at the Asiatown IT Park. However, the group has not divulged the full description of the kind of project.

Innoland has done extensive research and feasibility study for Cebu real estate sector. “The market is different now—sophisticated, tech-savvy, well informed, and conscious of the environment,” Ong said.

Thus, the company’s line of projects will incorporate the different need for today’s market.

According to Ba-ad, Innoland will not only concentrate in building projects contained in the urban areas in Cebu, but eventually it will also look at possibilities of developing other projects, such as resorts, residential, among others.

The company, is constantly on the look out for more opportunities to develop more real estate projects in Cebu, aside from the identified three projects that will be introduced under the Innoland brand in the next few months.

The group behind the InnoLand, is the same group that developed the Sykes Building in Mabolo, TGU Building. This time, the group has decided to put their future developments into one brand, indicating its seriousness in entering in full-time into the real estate business.

there is a rainforest cafe near disneyland which i would say has good food but a bit pricey.

siguro kana ilang gi-ingon nga first in cebu or maybe first in the philippines or asia kay all three: the aquarium. the aviary and butterfly farm are found in one place.

the aquarium of the pacific here in long beach is now adding a captive bird sanctuary area as part of their attraction just within their premises. kids do love the different kinds of birds kaso dili makagawas freely ang mga birds kay duna may net ug screen ang iyang mga walls but very high ceiling.

Tomas is done uplifting the economic situation of the city. If Rama will not become just a rubber stamp of Tomas, I believe he is the best candidate to become a mayor, since he has some taste on what should a good city be. He planned to beautify and organize the city as well as preserve and rehabilitate the heritage sites.

I hope the Ayala's or any other Cebu based or Manila based developers will fill the gap.

Ayala to pour in P2B in Cebu

THE Ayala Group of Companies is allocating P2 billion for capital expenditures (capex) for Cebu starting this year.

The capex is meant to fund the major developments of the company in its residential, office and retail businesses in Cebu.

“The firm will redouble its efforts to take advantage of the opportunities brought by the country’s recovering economy,” said Francis Monera, president of Cebu Holding, Inc. (CHI), during the firm’s annual stockholders meeting yesterday.


CHI is a publicly listed company engaged in real property ownership, development, marketing and management. It is an affiliate company of Ayala Land Inc.

Monera said the company will launch this year three residential units, a business process outsourcing project and a mall re-development project.

He said they are finalizing plans to add leasable space with an expansion project that will complete the full circle design of Ayala Center Cebu.

The re-development, he said, will provide more leasable spaces for local and international brands to the mall’s merchandise mix.

Ayala Center Cebu generated a total revenue of P696.77 million, or 19 percent higher than it did in 2008.

Monares attributed this to higher rental rates and sales per square meter and the full operation of The Terraces.

He said the firm will also forge partnerships with other strategic business units of Ayala Land to maximize industry expertise within the group as they set up new projects and explore markets this year.

“We have started, through Cebu Property Ventures and Development Corporation (CPVDC), to partner with the Ayala Land Businesscapes to create the eBloc Tower which was fully-leased out last year. A partnership with Avida is also underway for another development of affordable residential condominiums in Asiatown I.T. Park intended to fully complement the other amenities in the park,” Monares said.

CPVDC is a subsidiary of CHI. It is the owner and developer of Asiatown IT Park.

The firm, Monares said, will also invest in two residential condominium projects within Cebu Business Park,

“One will be here at the City Sports Club Cebu. This will allow us to unlock the value of the land as well as boost the value of ownership at the club. The other residential condominium will be at the Park Tower area, an addition to the two other towers in the enclave which have already been sold out,” he said.

Each residential project will have 500 units.

The remaining undeveloped land within Asiatown I.T Park will also be developed into offices to cater to IT and IT-enabled locators.

CHI chairman Antonino Aquino said the firm will accelerate the development of the projects in line with Cebu’s growing economy, resurgence of tourism, excellent talent pool and vibrant business climate.

Last year, CHI registered a consolidated revenue of P1.29 billion and a net income after tax of P302.19 million, lower than the previous year levels.

The after tax margin was at 23 percent compared to the previous year’s 27 percent.

“However, factoring out the effect of the 1.7 hectare one–time Cebu Business Park transaction in 2008, CHI exhibits an actual growth of nine percent in revenues and 18 percent in net income,” Monares said.

Its total assets stood at P5.77 billion at yearend with a two percent increase of P114.63 million. Of the total consolidated assets, P1.84 billion is classified as current, representing an increase of 17 percent from the previous year’s level.

Ako I like the design. There other better designs I would like to see there but this isn't something I would say I dislike. I think the building would hold its own and would easily be distinguishable in AITP.

I respect the effort to break away from the run of the mill designs. They actually strived for DESIGN and aesthetics (and we can only judge once it's finished) and a GREEN concept to boot.

It would stand out from the assembly of boxes that is AITP. And once it's finished people passing by would gaze up, because this building has personality, whether that personality appeals to you or not. Hehe. I'm just saying it's got some.

Good for Koronadal since the design is so sophisticated and eye-catching.

Still, no matter how we want to have these types of projects, it is the Philippines and the Filipinos who will benefit from this in the end. I want a progressive Philippines so I'd greatly support this project and will be really happy for them. It's time for the South to progress and drag the Philippines into more economic growth.:)

CBP to build IT buildings after PEZA proclamation

CEBU, Philippines - Following the official proclamation of the 50-hectare Cebu Business Park (CBP) as Special Information Technology (IT) zone, about 100 lots are expected to be developed wherein multiple buildings will be constructed in the area.

The Philippine Economic Zone Authority (PEZA) officially declared CBP as a special IT Zone, which will automatically entitle all IT related businesses operating inside CBP to avail of the six to eight years income tax holiday, and five percent gross income tax discount thereafter.

Presidential Proclamation 2053, signed by President Gloria Macapagal-Arroyo last May 4, 2010 officially designated the CBP as an IT Zone upon recommendation of PEZA.

As provided by R.A. 7916 or The Special Economic Zone Act of 1995 (as amended), investors and locators in PEZA-accredited IT Parks will be entitled to certain fiscal and non-fiscal incentives to encourage investments.

The 50-hectare CBP, developed by Ayala Land Inc. (ALI affiliate Cebu Holdings Inc. (CHI) is master-planned to be the central business district in Cebu that integrates business, high rise condominiums, shopping, and sports and recreational activities.


CHI president Francis O. Monera said there are a total of 100 lots available for developments, although these are already owned by private individuals and companies.

“A good number of these lots are in the hands of lot owners,” Monera said adding that if there is a need for CHI to build its own building, the company is also considering to build IT-related building once the market is there.

However, even before the company announced PEZA and Presidential proclamation of the CBP as an IT Zone, the company has already received several inquiries from big ticket investors, Monera said.

PEZA director-general who was in Cebu Thursday to officially announce and personally awarded the certificate declaring CBP as an IT Zone, said that a number of technology-related companies in Manila are now eyeing Cebu for their expansion plans.

According to De Lima, Metro Manila does not have enough space to accommodate bigger space requirements from big ticket technology investors, and Cebu still has the area to accommodate them.

"Even before the proclamation, we have already received number of inquiries. We expect more vibrant economic activities here as more buildings are constructed," Monera said.

CHI, a mother company of the Cebu Property Ventures and Development Corporation (CPVDC), the developer of the 24-hectare Asia Town IT Park, has taken advantage of the robust demand for IT buildings, thus the conversion of the CBP to an IT Zone.

“We are enlarging our menu of options to IT investors. Any spill-over from Asia Town IT Park, can be accommodate in CBP,” Monera said.

CBP lot owners, such as the FLB Industries Inc. and Enrisson Development Corporation expressed interest to construct IT buildings in the area as soon as there is an interested locator.

FLB Industries Inc. president Samuel Chioson said once the company ink deal with an investor, “we will build right away.”

De Lima said this development will boost PEZA’s efforts to attract more investments.

PEZA is targeting a 15 percent increase in new investments, especially from the IT and electronics sectors this year.

yeah i also heard since 2008 that plans were already made for the AMA Building and it was set to be constructed in 2009. However, according to our informant, the plan was put on hold because their was an issue whether a purely school facilities could be put up in the IT Park, thus the CPVDRC management decided to stop the construction but advised the AMA management to add a commercial unit to the original design inorder to qualify within the Asiatown..

Our informant believed that the said building will be started within the year or early next year since demand for space in the asiatown is picking up.

Jar... i think kanang imong gi block nga site for TGU2 is actually the site for a residential condo project of Innoland... There will be no TGU2 na cause it is already fused to their Calyx Center project.

The Residential/ Commercial Building is perhaps the FLB Tower of the Benedicto Family or might be this is another one.

Unya ang imong Skyrise 4.. is dili sad na sya pede diha... kay the two blocks are owned by the Ayalas... its a a 2 hectare property dubbed as the superblock... Mao nasad nya na atong pangitaon kun asa ang site sa Skyrise 4... may unta kung tapad ra sad sa Skyrise 3 para nindot na diha na block... Unya perhaps naa pa sad ang I4 or PIPC4, ato sad nya pangitaon asa na dapit ilang site.

Unya kanang FHL Building is morag the whole block is ilaha na.... there is no BPO Buildings beside it.. kay occupied na nila the whole block. Since it is a big site.. we might not expect a tall FHL Tower, but perhaps about 10-12 floors only. Pro-builders is actually conducting the testing for a proposed 7 storey for a hotel/ commercial project in Cebu... Maybe this is will be the site referred by Jarenz...
Note: The study is still on going. ( We hope they will not just consider a 7 storey building but perhaps double or triple than that.)

However, Probuilders is an architectural and construction firm.. the same firm who designed the Creativo Building ( now Lexmark 3) of the Creativo Properties, Inc.

Relocate Cuidad project on that location and since parking is still important, push it underground..... so bale naay 4 level basement parking below the strip mall/cuidad)

and in turn, katong orig lot sa cuidad, which is iapil sa IT park, with no road access to gov.m cuenco avenue to prevent traffic in banilad area...
