P9B condo projects recorded in Cebu in 12 months ending October

CEBU CITY, Philippines—A total of P9 billion worth of subdivision and condominium projects in Cebu has been recorded by the Housing and Land Use Regulatory Board Central Visayas (HLURB 7) from October 2009 to October 2010.

HLURB regional director Alixes Roy Lopez said this was a big leap from the estimated P2 billion worth of projects recorded from October 2008 to October 2009.

“The projects from October 2009 to October 2010 are equivalent to 3,000 salable condominium units and 12,000 salable lots,” said Lopez.

Apart from Cebu's image as the viable location for residential and commercial developments because of its geographic location, Lopez attributed the increase to the regional office's internal policy of implementing a 21-day processing period in filing and releasing licenses and permits to developers.

In some cases, he said, processing was even cut short to 14 days.

The list of condominium projects in Cebu include Amalfi Oasis and San Remo Oasis at Citi Di Mare of Filinvest Land, Inc., Avida Towers of Avida Land Corp., and Marco Polo Residences of Federal Land Inc.

The Filinvest condominiums are located at the South Road Properties, a 300-hectare mixed-use reclamation property owned by the city government.

Avida is inside the Asiatown Information and Technology Park, while Marco Polo Residences is located at Barangay (village) Lahug, near the Marco Polo Plaza Hotel.

Subdivision projects, on the other hand, are a mixture of socialized, economic, mid-cost and open housing. Most of the developments are in the cities of Talisay (southern gateway) and Mandaue (northern gateway), and the municipality of Minglanilla, the first southern town after Talisay City.

Lopez said they assisted municipalities in updating their comprehensive land-use plan through a six-module training program so they could provide better investment maps for prospective developers.

“Our approach needs to be pro-active. When an investor comes in, the municipality should have a land use-plan ready. Without (land-use plan), this may lead to corruption because some will just do spot zoning,” he said.

Lopez said they were also working on decongesting Cebu by encouraging real-estate developments in the neighboring provinces of Bohol and Negros Oriental.

CEBU’S robust economy and the growth in tourism, business process outsourcing and investments from overseas Filipino workers are reasons the real estate industry of Cebu is growing, a local developer said.

Nexland Estate Ventures Inc. managing director Harley Yunam said real estate developments in the country is robust, citing expansion projects particularly in Cebu.

“As opposed to the past years, the real estate industry of the country is now growing.

For Cebu in particular, we are now seeing big players from Manila coming to do some expansion of their real estate projects here. This just signifies that Cebu has become one of the most favored destinations for real estate developments,” Yunam told Sun.Star Cebu.

Spanish-inspired

Yunam said Cebu’s robust economy prompted Nexland Estate Ventures Inc., a subsidiary of Exeland Inc., to pour in P500 million in investments for the construction of its condominium project in midtown Cebu.

Spianada, which will be launched today, is a Spanish-inspired development located on Sepulveda St. near General Maxilom Ave. It is a 10-storey, four-tower, mid-rise condo development with 64 units each.

Yunam said the project is meant to offer a mid-priced condo and high-end quality units. The units range from P1.4 million to P4 million. The project features three unit types--- a studio unit with a floor area of 22 square meters (sqm); one-bedroom unit with balcony with floor area of 38.50 sqm; and two-bedroom unit with balcony with floor area of 58.50 sqm.

The project’s amenities include a fitness center, a clubhouse and a function room.

Yunam reported that the company has started marketing its first tower, which is targeted to be delivered by December 2012. The completion of the entire condo project is expected by 2015.

More affordable

Yunam said they hope to sell to returning overseas workers, young professionals and local investors from neighboring provinces.

“Condo development is growing now because it is more affordable than acquiring a house and lot. The bank has also been aggressive in lowering interest rates, making loan applications easier,” he said.

Aside from Spianada, Yunam said the company will also be building a 16-storey condo by the beach in Mactan next year with more than a hundred units.

The company already bought a 3,000 sqm. property in Mactan and it intends to position the project for the middle market.

“We wanted to give the middle class the chance to own a condo by the beach,” Yunam said.

From what I understand per Paul's explanation, highrise buildings are not literally banned in Banilad daw for so long as the residents just stay within the area.

What causes traffic man gud are people who travel from one place to another.. Say for example a family living in Talamban who will travel in the early morning to go to CIT or SWU or to other establishments in the extreme parts of the city (Ayala, SM, downtown, etc.).... Multiply that by the thousands and you'll get horrendous traffic..

Whereas if a family who lives in Talamban, goes to school or office in Talamban and shops in Talamban.... walay traffic because they're just confined in Talamban.... They don't make damay to people in other barangays.

I think this is the reason why mixed-used communities are being encouraged like Aboitiz's Pristina North or Persimmon, or the SRP itself.

So in this case, building a highrise or an ultra highrise doesn't matter na, so long as you are just confined to one area. If there's a need for you to go to another part of the city, then the BRT comes in. You should not bring your FORD Explorer if you are the only passenger.

^^ actually ang final na labanan is sa delivery ng projects and management ng project. :) Coz maraming condo na ok sa exterior pero pag dating sa property management sa loob, wala naman. And maraming condo na panget sa rendering pero it turned out good nung natapos na ang project. Cguro as of now, in terms of design, mas maganda nga ang iba.

the cuts are bigger too, intended to those who love vertical living but hates the smaller livable space being offered by other condos too and in terms of price, its more expensive. :D

CEBU, Philippines – The developer of the 24-hectare Asiatown IT Park in Lahug, the Cebu Property Ventures and Development Corporation (CPVDC) plans to build another mid-rise BPO building with the rising demand for office space at the cyber-park.

CPVDC president Francis O. Monera announced that the recent development of Cebu, which has been declared as an "emerged" destination for IT and BPO, will bring more interested investors here.

"We are planning to build another BPO tower," Monera said citing the success of the eBloc2 Tower, which is occupied by two BPO giants, the JP Morgan and NCR.

CPVDC, in partnership with Ayala Land Inc. (ALI), projects to complete the P1.4 billion eBloc2 project by the end of 2011.

Even before the eBloc2 is completed, Monera said plans of putting up the third eBloc facility at the park is already in the drawing board.

Earlier, the company reported that it has readied the masterplan of the five-hectare undeveloped property within the park, and the two-hectare super-block that is located in the center of the property.

Part of the initial plan is to build a BPO enclave facility within the five-hectare remaining property. However, the company has not given an exact timetable for the project's completion.

Because of limited lots available last year, the total revenue of the company was affected, and it declined by about six percent, compared to the P371 million it earned in 2007.

Monera said as the total lot area available at the IT Park is getting smaller, the company is also on the constant lookout for lands to take advantage of the robust BPO sector.

Monera said that in 2008, the company continued to maintain a strong asset base, with total assets reaching P1.35 million. Cash and cash equivalents amounted to P435 million.

He said being pioneer in the ICT industry, CPVDC is in an optimum position to remain strong "and even flourish despite the global crisis."

The remaining undeveloped land within the cyber-park, Monera said will be the company's major source of growth in office leasing revenues as CPVDC turns its strategy towards building offices to cater to more IT and IT-enabled service locators while keeping ownership of the land for future value appreciation.

Its newest building called eBloc Tower which was completed last year, is now getting considerable interest from the probable tenants market.

This 12-story office condominium is the maiden project of Asia I-Office Properties, as special purpose vehicle created with the partnership between CPVDC and ALI's Corporate Business Group.

CPVDC has already developed two modular buildings at the Asia Town IT Park, called e-Offices.

Monera said all buildings that will be built within the five-hectare property will be owned and managed by the company and will not be sold to locators. (FREEMAN)

However, do you think these BPO's would be the best we could have? Cebu has A LOT of potential like the rest of emerging urban centers in the country, and I think Cebu has a very far lead still. But don't you think the overall business image, and probably also the long-rooted government economic policy, is taking these potentials for granted? Don't you think we could have a better Cebu skyline if the buildings would be built more with hotels and non-BPO office buildings? I think that would be a much better sign of economic progress.

The BPO industry could be our forte, but it has only employed 1% of our total workforce according to a report. This would translate to a still low purchasing power since there is still low employment and more underemployment, imo.

What I'd like to say is we shouldn't rest on our laurels. We still need to be vigilant on any economic policy the government would like to promote. Least, we should push the government to create headstarts in the economy once again. A growing skyline for BPO and residential, yet unfelt growth of industrial zones show that our money comes from somewhere that cannot be sustained by economic moves in the country but of those foreign (expenditures on real estate mostly come from remittances; BPOs are fueled abroad).

Sorry if I seem very kontrabida but I think even if the Cebu skyline or any other skyline in the country is fast growing and "majestically" tall, I think we should still think if it really is because of our realistically improving and growing economy or because of make-both-ends-meet industries.

Nonetheless, growth still shows hope. Who knows? The government might be pulling off something sustainable and long-term we'd just realize we're reaping so much from it.

BPOs have done a great deal in improving the philippine economy. It may have employed only 1% of the population, but that percentage is at least getting a decent pay. BPOs may not be the prime mover of the economy, but definitely is a good addition to the job market than not having it at all.

Look at India right now. They were very poor back then, but now they are one of Asia's, if not the world's economic powerhouse. It can't be denied that BPOs are one of the major drivers of their economic progress.

What is it you really want? If not BPOs, what can you suggest to our government?

The income generated sa mga BPO employees created a chain reaction of helping the economies in the country, not just the remittances of OFW and immigrants.

The opposite is true if a major employer closes down just like here in the U.S in Detroit when GM declared bankruptcy & the real estate tumble down, where houses can be bought cheap, so thus the rest of the country created a chain reaction of downward economy. :ohno:

Don't worry because Cebu every year will have new hotels. After Imperial Palace and Crimson in Mactan, we have Hotel Elizabeth and Radisson in Cebu City this year. There are midrises and highrises still under construction: Harolds Hotel, Leonise Hotel, Allure Hotel, Grand Cenia Condotel, HK Plaza Hotel. J Center Condotel, J Center Hotel Tower. FYI, more investors are still planning to build hotel facilities like Aboitiz Land, SM & Robinsons. :)

BPOs may not be the prime mover of the economy, but definitely is a good addition to the job market than not having it at all.

What I am saying is we cannot really be fully contented with BPOs which as you say is only a good addition to the job market. We have to look at things much farther. In fact even if it adds to the job market, there are still a lot of people unemployed and starving.

Manufacturing primarily keeps India's economy growing. I think we cannot do anything else but wait until the government takes steps to introduce other long-term industries. For now BPO keeps us afloat, anyway.

Nonetheless I just heard San Miguel is acquiring mining stocks. This is something to look after since it's already a local company that is taking over vital industries. In years to come we might be building our own machines and ships which would fuel for others companies to grow.

Talking of the whole Cebu, hope our LGU can give more efforts on manufacturing/livestock and fishery. Our fellows who did not made it to college can really benifit on these sectors.

Of course, if our construction/property sector will be consistent or grow within the span of 20 years, this can really give a noticeable impact, as the construction workers can now let their children go to school and get a proper education.

Kung dili magbutang dako parking lot ug kanang jeepney terminal/stop na, mamingaw gyud ang SM ug ang Ayala. More than 50% sa ilang customer sa Mall walay sakyanan. Magjeep ug mag taxi ra gyud na pareho nako. People with money do not hang around malls. If the want something, they will get to the mall and shop till they drop and leave. Traffic na sa Talisay City, unya ang sa Minglanilla nga road widening, gihimo na parking lot ug repair shop. Ang Gaisano Mall Minglanilla nipis kaayo sidewalk sa may hiway. :nuts: :ohno: Mao nani ang gamit ni congressman Gullas, Ibutang na ang commuter rails from carcar to Talisay.

It does look like a nice building. At least structurally, it is recognizable but I would have preferred the render with more colors. It would have been a good addition to CBP and would have added variety compared to the color scheme in the newest render which would just blend in with the rest of the brown and greens. Mas nindot unta to sa mata kung naay splash of warmer colors.

di na sad ko anang taas kaayo oi. Imagine sa world trade sa NYC it took an express elevator over a minute , one ride from the ground floor to the observation deck. I had been there 4X. Then regarding sa swaying sa building, there's a wind damper technology that prevents the the structure to sway and during that very stormy day, from the 94th floor, can't feel something no swaying happened but instead the giant wind damper is the one swaying. Cool :okay:

Nag plano man to sila nga ilisan nila electromagnet elevator kuno to eliminate the cable.It had three express elevators man to. gi close ang usa kay mag trial sila. Sa taiwan 101 tower mana damper na applied. Ang Japan ga plano 1 mile tower para ang cooling system kuhaon sa atmosphere kay bugnaw naman at that height. Para nako too much or constant sudden height changes will not be good to ones health. :)

Although that fastest elevator in the world in Taipei 101 you cannot feel any vibration or movement nga ultimo coin imong patindogon di matumba, ma feel nimo ang kapaspas tungod sa sudden change sa pressure in that speed in a vertical movement. Lipong lagi ig abot sa ibabaw...hehe

That's correct. When I was there last July, puwerte gyung paspasa sa elevator sa Taipei 101 nga among gisakyan. It did not take us 1 minute to reach the 98th floor.

^^ AFAIK (i stand corrected), Enchanted Kingdom never had a project proposal, i mean a concrete plan but it was just only an idea of putting up one in Cebu because at the very beginning, they were clearly hesitant with Cebu market then...IMO, if only that indoor mini-themed park at SM City Cebu became successful, perhaps, we would have a full-size themed park now in Cebu...eventhough the one in SM Cebu before was very small in size, it surely gave them an indication that Cebu market was not ready yet with this type of development at that time...but i hope they will realize their plan now since the market has changed a lot for the past years....

cebu is ready for a themepark , with all these tourist both local and foriegn plus the local cebuanos i believe that cebu can sustain it, look at dapitan city with only a handful of tourist and a lesser population compared to cebu, ngano na mi click man ang ila thempark? ang katong sa sm sa una if you compare it with an outdoor themepark siempre mas dugokon gayud ang outdoor themepark di ba? maybe kun pareho kadako sa star city sa manila na indoor then im very sure that mo click gayud kini . gamay ra man kaayo to ang sa sm oi. so dili ta kaingon na kun mi success to ang sa sm naa na gyud ta themepark karon. one thing is sure, wala lang gayud investor period.
