HLURB regional director Alixes Roy Lopez said this was a big leap from the estimated P2 billion worth of projects recorded from October 2008 to October 2009. “The projects from October 2009 to October 2010 are equivalent to 3,000 salable condominium units and 12,000 salable lots,” said Lopez. Apart from Cebu's image as the viable location for residential and commercial developments because of its geographic location, Lopez attributed the increase to the regional office's internal policy of implementing a 21-day processing period in filing and releasing licenses and permits to developers. Cacho Thursday, November 11, 2010 CEBU’S robust economy and the growth in tourism, business process outsourcing and investments from overseas Filipino workers are reasons the real estate industry of Cebu is growing, a local developer said. Nexland Estate Ventures Inc. managing director Harley Yunam said real estate developments in the country is robust, citing expansion projects particularly in Cebu. “As opposed to the past years, the real estate industry of the country is now growing. For Cebu in particular, we are now seeing big players from Manila coming to do some expansion of their real estate projects here. This just signifies that Cebu has become one of the most favored destinations for real estate developments,” Yunam told Sun.Star Cebu. Spanish-inspired Yunam said Cebu’s robust economy prompted Nexland Estate Ventures Inc., a subsidiary of Exeland Inc., to pour in P500 million in investments for the construction of its condominium project in midtown Cebu. Spianada, which will be launched today, is a Spanish-inspired development located on Sepulveda St. near General Maxilom Ave. It is a 10-storey, four-tower, mid-rise condo development with 64 units each. Yunam said the project is meant to offer a mid-priced condo and high-end quality units. The units range from P1.4 million to P4 million. The project features three unit types--- a studio unit with a floor area of 22 square meters (sqm); one-bedroom unit with balcony with floor area of 38.50 sqm; and two-bedroom unit with balcony with floor area of 58.50 sqm. The project’s amenities include a fitness center, a clubhouse and a function room. Yunam reported that the company has started marketing its first tower, which is targeted to be delivered by December 2012. The completion of the entire condo project is expected by 2015. More affordable Yunam said they hope to sell to returning overseas workers, young professionals and local investors from neighboring provinces. “Condo development is growing now because it is more affordable than acquiring a house and lot. The bank has also been aggressive in lowering interest rates, making loan applications easier,” he said. Aside from Spianada, Yunam said the company will also be building a 16-storey condo by the beach in Mactan next year with more than a hundred units. From what I understand per Paul's explanation, highrise buildings are not literally banned in Banilad daw for so long as the residents just stay within the area. What causes traffic man gud are people who travel from one place to another.. Say for example a family living in Talamban who will travel in the early morning to go to CIT or SWU or to other establishments in the extreme parts of the city (Ayala, SM, downtown, etc.).... Multiply that by the thousands and you'll get horrendous traffic.. Whereas if a family who lives in Talamban, goes to school or office in Talamban and shops in Talamban.... walay traffic because they're just confined in Talamban.... They don't make damay to people in other barangays. I think this is the reason why mixed-used communities are being encouraged like Aboitiz's Pristina North or Persimmon, or the SRP itself. So in this case, building a highrise or an ultra highrise doesn't matter na, so long as you are just confined to one area. Sorry if I seem very kontrabida but I think even if the Cebu skyline or any other skyline in the country is fast growing and "majestically" tall, I think we should still think if it really is because of our realistically improving and growing economy or because of make-both-ends-meet industries. Nonetheless, growth still shows hope. Who knows? BPOs may not be the prime mover of the economy, but definitely is a good addition to the job market than not having it at all. Look at India right now. Don't worry because Cebu every year will have new hotels. After Imperial Palace and Crimson in Mactan, we have Hotel Elizabeth and Radisson in Cebu City this year. There are midrises and highrises still under construction: Harolds Hotel, Leonise Hotel, Allure Hotel, Grand Cenia Condotel, HK Plaza Hotel. J Center Condotel, J Center Hotel Tower. What I am saying is we cannot really be fully contented with BPOs which as you say is only a good addition to the job market. We have to look at things much farther. In fact even if it adds to the job market, there are still a lot of people unemployed and starving. Manufacturing primarily keeps India's economy growing. I think we cannot do anything else but wait until the government takes steps to introduce other long-term industries. For now BPO keeps us afloat, anyway. Nonetheless I just heard San Miguel is acquiring mining stocks. This is something to look after since it's already a local company that is taking over vital industries. In years to come we might be building our own machines and ships which would fuel for others companies to grow. King will built one for us... i think the guy knows the business pretty well.:) diehardbisdak December 3rd, 2010, 04:48 AM ^^ AFAIK (i stand corrected), Enchanted Kingdom never had a project proposal, i mean a concrete plan but it was just only an idea of putting up one in Cebu because at the very beginning, they were clearly hesitant with Cebu market then...IMO, if only that indoor mini-themed park at SM City Cebu became successful, perhaps, we would have a full-size themed park now in Cebu...eventhough the one in SM Cebu before was very small in size, it surely gave them an indication that Cebu market was not ready yet with this type of development at that time...but i hope they will realize their plan now since the market has changed a lot for the past years....
