i think that fence is more than 15 years already

^^Bai, Our property in Labangon had a 10 Feet height of hollowed block and more that 140 feet long. Part of the 30' length section is 20' tall as a fire wall. It was built more than 40 years ago & still standing strong with a 20' wide gate. Every hole of the hollow block were filled with concrete mixed and a rebar in every 3 holes and rebars every 4th block height tied to the post. The gate was replaced 3 times due to rust. :)

MANILA (Scrap Monster): New Carcar Manufacturing Corp., majority stakes owned by the Yao Group of Steel Asia Manufacturing Corp. of Philippines, will invest P10.57 billion for the establishment of three steel billet production facilities in Carcar Cebu in the Visayas, La Union in Luzon, and Davao del Norte in Mindanao.

This is as part of the company's strategic move to take advantage of the current construction boom in the country by making steel products available to their clients nationwide at their convenience and at cheaper cost.

The Board of Investments has already approved the project with tax and fiscal incentives as this activity is listed in the current Investment Priorities Plan of the government. The new still billet plants would utilize scrap metals from SteelAsia. The agreement is covered under a memorandum of agreement between the two companies.

Each plant has a project cost of P3.523 billion or a combined cost of P10.57 billion for the three projects, each plant has also the same production capacity of 400,000 metric tons or a combined registered capacity of 1.2 MMT per year, all to be supplied to the local market.

These plants will have simultaneous start of commercial operation in January 2014 with 513 workers.

This makes the Yao Group the biggest steel billet producer in the country with plants strategically located in three regions. In case, one plant bogs down the other plant can fill up the slack.

At present, Steel Asia is using imported steel billets to produce rebars.

Hey, I'm still unsure about the number of floors. Ganina ra nako sa buntag gi-interview ang guard. They started fencing yesterday pa dao. The lot is "huge". The whole adjacent lot of Park Tower 1, the one facing the wall or boundary of CBP.

The same ra dao sa owner sa TGU ang tag-iya. I'll see what more details I can get tomorrow morning. ehehe. cycling nasad tirada from the house and around CBP. ;)

THE Ayala Group of Companies is earmarking P5 billion for capital expenditures (capex) this year, to finance another set of projects for Cebu’s twin business districts-Cebu Business Park (CBP) and Asiatown I.T Park.

AyalaLand Inc. (ALI) president and chief executive officer Antonino Aquino, during the company’s stockholders meeting yesterday, said the approximate capex is meant to build more real estate projects such as residential and leasing spaces for the business process outsourcing (BPO) and information technology (IT) offices.


A portion of the capex will also be used for the two-hectare expansion at the Asiatown I.T Park.


Cebu Holdings Inc. (CHI) president Francis Monera told reporters they plan to build a high-rise residential development in the area and are in talks with the lot owners. They hope to start the development by the end of this year.

Monera noted that the company’s continued investment in Cebu was buoyed by the fast take-up of most of its projects here; this he attributed to Cebu’s “twin-win” industries, tourism and business process outsourcing, and the surge of overseas remittances.

Community

Last year, CHI partnered with ALI subsidiaries to bring in a wider range of options for customers.

“We are building a community here. We are trying to complete the ‘live, work, play’ concept in the twin business districts of Cebu,” Monera said.

ALI brought to Cebu its three residential brands: Avida Towers Cebu at the Asiatown IT Park and Alveo and Ayala Land Premier at the CBP.

Monera reported that the Avida Towers, launched in June last year, experienced fast take-up prompting them to accelerate the launch of its second tower in less than three months.

The proclamation of the 50-hectare CBP as a Peza-accredited economic zone last year will also pave the way for more developments. Monera said that five construction projects, which include the Alveo and Ayala Land Premier, are underway while three more projects have been submitted for review.

The expansion of the Ayala Center Cebu, which is the main revenue source of the company, is also expected to accelerate growth at CBP.

Last year, the mall registered total revenues of P677 million due to higher occupancy rate and sales growth. It ended the year with 97 percent lease occupancy.

CHI is a publicly listed company engaged in real property ownership, development, marketing and management. It is an affiliate company of ALI.

According to Monera, the year 2010 was a record year of business growth in CHI’s 22-year history. The company posted an all-time high of P406 million in consolidated net income, which is 34 percent higher than in 2009. Its consolidated revenues registered a 12 percent improvement at P1.4 billion.

Of the total revenue, 58 percent was derived from retail and office leasing, 32 percent from the sale of residential and commercial lots, and 10 percent from the interest and other income.

CHI’s subsidiary Cebu Property Ventures and Development Corp. (CPVDC), on the other hand, generated total revenues of P263 million last year, which is 21 percent higher than in 2009. Its net income also grew by 43 percent at P164.4 million last year.

Contributing to revenues are lot sales at the Asiatown IT Park, as well as the leasing income from eOffice, eBloc Tower and the retail center, The Walk.

Monera said the company foresees a growing demand for leasable spaces with the improvement of Cebu’s status as a “mature, emerged BPO destination.”

CPVDC is the owner and developer of Asiatown IT Park, which hosts 70 percent of the BPO industry in Cebu.

SEEING the growing requirement for business process outsourcing (BPO) office spaces in Cebu, Innoland Development Corp. announced that it will develop a 22-storey commercial building at the Asiatown I.T Park.

Innoland Development Corp. chief operating officer Charles Vincent Ong said in a recent press conference that the expansion will address demand for BPO offices in Cebu, as shown in the 95 percent occupancy rate in other family-owned commercial buildings.

“This is where we are getting the strength of the company’s cash flow,” Ong said.

The Ong family also owns the TGU Tower in I.T. Park and Ong Tiak Business Center on General Maxilom Ave.

Innoland will invest P400 million in the new project. Ong said they are very optimistic in the local real estate industry, with Cebu’s booming economy. Last Friday, the company announced its plan to build a residential condominium development at the Cebu Business Park this year.

According to the latest report released by the National Economic Development Authority (Neda) 7, Information Technology (IT), particularly the BPO industry, continues to propel the growth of the Central Visayas economy. It remained the biggest generator of investments and employment in the region in 2010.

Neda 7 said the entry of new players and the expansion of BPO companies last year resulted in higher demand for office spaces. The agency said industry players in the region posted as much as 60 percent to 400 percent increase in their employment.

Industry players also considered 2010 to be a good year in the construction and real estate industries, with numerous vertical and horizontal projects being developed in the region.

Neda 7 attributed the performance of the real estate sector to Cebu’s robust economy, especially the BPO and tourism industries. Also helping the industry was Cebu’s positioning as premier tourist and business destination and the low interest rates that made real estate investments attractive to investors and consumers.

For this year, Neda 7 is looking at a continued investor interest in the BPO industry as reinforced by the latest report from Tholon’s, recognizing Cebu as the 9th emerged or established BPO destination in the world. Industry players are also projecting a 25 percent to 50 percent growth in business volume and employees.

Neda said more BPO-ready buildings are expected to rise at the Asiatown I.T Park.

CEBU, Philippines - While the market for condominium units in Cebu is significantly increasing, the battle now for developers is on attracting these interested buyers through value-for-money price packages.

“A lot of people love Cebu. This is one of our edges, over other cities. The reason why, despite the increasing number of condominium inventories to be available in the next few years, the market interest is also getting stronger,” said Philippine Allied Chamber of Real Estate Brokers and Licensed Salesmen (PhilACRE) president Anthony Leuterio.

At present, Leuterio said most developers are “over-pricing.” However, buyers now are becoming wiser, and that condominium developers may experience a fiercer price-war in the next few months, as inventories are increasing.

“Prices may be changed as buyers demand for reasonable cost with careful attention to quality and details,” he emphasized.

Leuterio who leads hundreds of real estate brokers selling properties from all over the country, said that Cebu now is one of the hottest destinations for real estate investments. Condominium is the easiest way to own a property in Cebu. Over-pricing may discourage buyers, including foreigners.

The market attraction of condo-living in Cebu is also prompted by the fast moving prices of lot properties, which price rate increases at an average of 50 percent in the last two years.

According to Leuterio based on a study conducted by his Real Estate brokerage company, about 40 thousand to 50 thousand Cebuanos are now active in buying condominium as alternative home, or for investments. About 60 percent to 70 percent of which, are working abroad.

Leuterio said the market for condominium is here to stay, although almost all developers are capitalizing on it and some observers are afraid of an eventual condo inventory glut in Cebu.

The Filinvest project alone in South Road Property (SRP) will be building at least 12,000 condo units, excluding the company’s existing condo projects outside of SRP.

Almost every month, developers are introducing new condominium projects within Metro Cebu area. Some are even announcing future mid-rise to high-rise condominium projects in the next few months.

One of the biggest projects, is the announcement of Metro Gaisano-led Company, Taft Property Venture Development Corporation, to build the tallest building in Cebu’s skyline by far, of which the two buildings are expected to provide at least over a thousand affordable but quality condominium units in Cebu.

Giant developers such as Ayala Land Inc., SM Holdings Inc., Aboitiz Land Inc., respectively announced their multi-billion investments for Cebu to build more condominium communities that will be completed in the next few years.

Meanwhile, Leuterio announced that because of the booming real estate industry in Cebu, around 300 licensed brokers took their oath recently to the First Visayan Brokers Oath taking, as Real Estate Service Professionals. (FREEMAN)

After the success of its first mixed-use vertical project called Calyx Center at the Asiatown IT Park, a local real estate developer, Innoland Development Inc., announced its plans to invest P700 million this year to launch two new vertical projects in Cebu City.

Charles Ong, chief operations officer of Innoland Development Inc., said the projects would be commercial and residential projects in strategic areas in the City.

The 26-story Calyx Center is expected to be topped off by the end of the year and the firm expects to deliver the 221 units of the fourth quarter of 2012.

Wilson K. Granados, vice president for sales and marketing, said that Calyx Center is 99 percent sold since they launched the Calyx Center in May 2010.

“Within only 10 months since launching we sold 212 units and now we are at 99 percent sold out of 221 units which is very encouraging. We have also gained major market share within that period holding 36.1 percent of the market for high-end products, 43 percent share for the newly launched highend products, 14.1 percent for all new products and 10.3 percent market share for all products which is quite an achievement considering we are a new player,” Granados said.

The success of the Calyx Center encouraged the firm to build two new projects – Calyx Residences at the Cebu Business and a commercial center at the Asiatown IT Park.

“We'll be launching in June the Calyx Residences which will be located at the Cebu Business Park and will be neighbors to the Park Tower condominium,” he said.

The Calyx Residences will have 223 units in 27 storys which is purely residential occupying 1,517 square meters.

“We expect to launch in June and then break ground and deliver the property within 36 to 38 months from groundbreaking. Turnover perhaps by early 2014,” Ong said.

Tetta Baad, Innoland consultant for marketing, said that the project would capitalize on innovation and would cater to the young and more active market.

“It will feature five units with their own lanai for those who are afraid of heights and eight penthouse units. Owners will also enjoy a free shuttle service to and from Ayala Center Cebu. And the property will be first to have rooftop swimming pool and sky lounge and garden with a gourmet kitchen that comes with a service staff for private entertainment,” Baad said.

The commercial project will be launched on July and will sit in a 1,789 square meters property still within Asiatown IT Park right across TGU building.

Ong said they had not yet come up with the name of the building, which would cater to the increasing demand for office and commercial spaces in the district.

“This will be a 22-story building that we have envisioned to cater to the BPO (business process outsourcing) market,” Ong said.

With the continued boom in the real estate industry, Innoland Development, Inc. officials also said that they were planning to launch horizontal projects soon and become a brand that would offer a full range of innovative residential products in Cebu.

Baad said they were still trying to study where to build their horizontal developments and they would consider the trends for these types of products.

“Now we see the trend for high-end products more in the northern part while the south is more on the middle end products,” Baad said.

i am ready to create thread for smaller projects in Lapu-lapu and Mandaue cities which was not given attention due to our internal rules that only project 12 storeys up shall be created a thread...

Pero ubay-ubay na man pod projects sa uban Visayas cities. Daghan na pod projects sa Ilo-ilo, Bacolod, Dumaguete, and even Tacloban that can fill up at least 1 page.

Anyway, just to point out. Big projects like Myvan, Gaisano Mandaue, Metro Mandaue are already in Page 3

exactly.. and in the next few months.. i am counting at least 15 new threads to be created for big Cebu projects alone... this will populate the Visayas Construction Thread and drown the other Visayan Cities projects..

So i strongly believe we will be needing the sub forums so that other Visayan Cities projects will also be highlighted especially projects in Iloilo and Bacolod..

Who really owns the property where the Tabunok public market stands? (http://www.philstar.com/Article.aspx?articleId=662596&publicationSubCategoryId=531)

CEBU, Philippines - To avoid legal problems in the future, the Talisay City Hall will study the controversial lot where the Tabunok Public Market is constructed.

City spokesperson Arturo Bas said the city wants to avoid complications later on as what happened to the property in the old Lahug Airport, what is now the Ayala I.T. Park wherein the former owners are now asking the court that these should be resold to them at the same price when these were expropriated since the government has already abandoned the property.

Bas has feared that same case may happen to the 13,553-square-meter lot where the Tabunok Public Market and the parking area for tricycle which has reportedly been donated to the government.

Former Provincial Board member Raul Bacaltos has claimed the property was formerly owned by the Nacario family who donated it to Talisay sometime in the 1950's under the mayorship of late Mayor Rafael Rabaya Sr. in the 1950's.

Under the deed of donation, Bacaltos, who is a practicing lawyer, said if the government would divert the lot's use, from being a public market as stated in the agreement, the deal would then become null and void.

And then the property would be returned to its original owners, he said.

However, Bas said a copy of that deed of donation has not been seen, but nevertheless the city will check on its veracity.

He does not also know if the lot is owned by the government.

Bacaltos had to warn the city about the consequences after it started entertaining the idea of selling or leasing the property to private firms.

The city has constructed a new public market in barangay Lagtang, and this May it shall move out all vendors from the Tabunok Public Market.

Bas said there may be offers from firms to buy the Tabunok lot, but the city has not made any decision yet while the area is still being used.

Every time I passed by that area I keep on thinking when can this place be organized and clean, I mean it's very topsy turby. So it's good to hear that the Ayalas are planning to develop that place para wala nay tricycle makit-an diha dapita. Lain kaayo tan-awn Kay maagian ug daghang turista nga mangagi Kay main road gud siya. So thumbs up for the new development,,,those vendors will learn to adapt so quick with their new market place,,karun Rana sila mag yaw yaw pero later on makadawat Rana sila sa ilang bag-ong pwesto, we Filipinos are like that bisan Asa mabuhi.

Liloan's has different project...their location is really suited for Ayala Land Premier project...imagine, an Ayala Center Mall in Tabunok? :lol: ...pwede siguro Amaia Condo which is an affordable property of Ayala Land :okay: besides, ang main purpose nganong i-relocate ang public market is to decongest that area...unya, tukuran na hinuon og mall? :lol: my best bet would a public park...that's 99% sure! ...hehehe!
