As i came across forum about Putramas@ Jalan Kuching , Flora Damansara@Damansara Perdana and even Armanee Terrace, the purchasers are really furious about delay VP and defects .

Ya, i am also very currious about the workmanship on Seri Maya (especially completed phase), for example like percentage of defective work has been found or compare with Riana Green. (some forums said RG is having 1st class workmanship)

If i am not mistaken, the developer for RG was IJM. Ya i like the development over there too. But since i am living around that area, i have found out that the traffic there is horrible especially during peak hours and saturday... and so do the road of access. There are not much alternative route to get into RG, but the market over there is still very impressive...(???)

i added quite a lot especially to the kitchen area and they charged me RM50 per point regardless whether it is from main DB or extended from existing points. But most of them were extended from existing point....

From Jalan Jelatek, take the Taman Setiawangsa interchange that drive you all the way to Jalan Duta. Then from there, I will take NKVE to my office. No need to pass Jalan Ampang n Jalan Tun Razak n then Lebuhraya Mahameru to reach Jalan Duta.

By the way, the Setiawagsa interchange is free. No toll. ;)

New RM1.16bil expressway project to start next month


KUALA LUMPUR: After being familiar with such names as NKVE, SPRINT and MRR2, motorists in the Klang Valley will have another expressway.

The planned Duta-Ulu Klang Expressway, DUKE in short, will be the “missing link” in the traffic dispersal masterplan of this metropolis of 4.5 million people, who make an estimated 2.1 million vehicle trips daily.

The concession of the 18km expressway, estimated to cost RM1.16bil, has been awarded to Konsortium Lebuhraya Utara Timur (KL) Sdn Bhd (Kesturi) and is due to begin next month.

It is scheduled to be completed in three years, project director Chua Soo Kok said here yesterday.

Chua added that the expressway would begin from the NKVE in Jalan Duta and end at the MRR2 in Jalan Ulu Kelang,

Along the way it will cross Jalan Segambut, Jalan Kuching, Jalan Ipoh, Jalan Sentul, Jalan Pahang, Jalan Air Jerneh (Setapak), Jalan Semarak and Jalan Setiawangsa.

Kesturi signed the 34-year concession with the Government in August last year. It is a joint venture between Wira Kristal Sdn Bhd and Malaysian Resources Corporation Bhd (MRCB).

The expressway, with seven elevated interchanges, will have three toll plazas but the good news for motorists is that 46% of the route will be toll-free.

Some 30% of DUKE will be elevated expressway built on 20% private land and the rest government land.

Chua said the project is like killing two birds with one stone.

“Besides filling the 'missing link' that is a vital east-west route for the northern Kuala Lumpur region to allow traffic to bypass the city centre, it will resettle some 1,000 squatter families along the way.”

He said the relocation of the squatters was due to start this month and go on until June and Kesturi would pay compensation to them for moving into three-room Kuala Kumpur City Hall flats all over the city. – Bernama

oh sure i don't mind. i'm actually 21 only this year hope you won't laugh at my age, actually i've been trying to do some research on properties as i've notice much successfull and rich person somehow or rather have something to do with properties. And yes as i've actually noticed the priced for Jelatek has gone up pretty much considering it's only 3 years duration. Yup the left over units for Havanna really has bad view, but then i don't really mind as it's like a long term planning thing say maybe something that can give my future a backing up, so maybe let it rent for a while and move in later. Even though the view is quite bad and it's value may not rise as fast as the other units with better view but surely the location will surely make it rise in time :) . Do you think i'm correct, your opinion is most welcomed. BTW which other property are you looking into rite now?

i think we Malaysian have that attitude... just look at the fastfood restaurants for example, after makan, nak angkat tray buang sampah pun cannot... y? whatever for? the workers would clean them what... as if can get discounts... despite it's a self service restaurant... same goes to the incident... why bother cleaning as the cleaner would be cleaning it... wasting money paying 4 the maintenance fees... dunno la... :(

Cannot answer you if DUKE will be a better option. But maybe it will. Anything that does not involve Jalan Tun Razak should be okay..

i don't think u can install it... but one thing good about SM is all raw water from SYABAS will pump into water tanks situated at the roof of Jelatek 1 and 2 and distribute it to others. By doing so, it reduce the residues content and we can have better quality water....

the owner of the proton should have contacted the guards so that they can track down the owner of perdana...

Based my quick glance... decent set-up but too few equipments when Jelatek & Lanai are fully occupied.

Normally 2 scenarios with condo gyms :
rusting equipments due to under-utilization
long queues for equipments

all this while, what have you been sleeping on? sleeping bag is it?
