The proposed development at Jabal Omar uses the mountain crest to define the site into 2 parts, one facing al-Haram and the other sloping away from al-Haram. The parts of the development facing al-Haram contains the concourse and pedestrian links to al-Haram. Hotel and apartment towers are situated over the mountain crest, limited by our new “rim” height for maximum views. The Western side of the development is for car parking and vehicular access.

The Haram is surrounded by five mountains that forms an existing “rim” to the Al-Haram area. Our urban design strategy is to build the inevitable high-rises fixed by a height-limit that will create a new “protective rim” around al-Haram. This will avoid a rampant disorganized skyline around the holy area. A new benchmark building height is thus derived from the average height of the five mountains (450 meter) as the new height limit for future development of the sites surrounding al-Haram. Only one or two exceptional towers at preselected locations may exceed this height limit to give some diversity to the skyline resembling the minarets of the traditional mosque.

The towers have single rooms or apartments that are shaped for maximum facade area with views towards al-Haram, using a number of tower topologies (i.e. the ‘A’, ‘V’, ‘H’, ‘M’ and composite shapes).

The concourse, a central promenade, at level 2 acts as a “collector” to collect pilgrims from all the towers, who are directed to the 2 “chutes” to al-Haram. A combination of elevators, escalators, travelators and pedestrian routes is used for reducing the travel time. Travel time analyses have been studied to verify the time needed to reach the Haram from the rooms of each tower. Alternative prayer zones are also provided. The hotel towers have ramps within the central atrium that connects to prayer rooms located at every 5 floors. A prayer terrace on the roof of the concourse offers an alternative prayer zone: a public, open area shaded by buildings and palms planted around it with a view to al-Haram.

Tower built forms with single-loaded rooms or apartments are shaped for maximum facade area with views towards al-Haram, using a number of tower topologies (i.e. the ‘A’, ‘V’, ‘H’, ‘M’ and composite shapes).

As a passive low-energy air-conditioning design, “evaporative cooling shafts” are located within the towers to provide cool air to the circulation spaces and to supplement the air conditioning of the rooms and to the green gardens below.

A green park environment is created for pilgrims, by landscaping of the car parking block roofs and the concourse roof. These are connected via landscaped bridges. The water supply for greening of the development comes from the recycled “gray” water of the development. The concept seeks to create a balanced “ecosystem” on the site of both organic and inorganic aspects of the ecological environment. At its simplistic level of sustainable design, the landscaping over the roofs literally provides a “green” scheme. By covering the parking areas with earth and greenery the parking can be excluded from the plot ratio calculation; thereby increasing the Developer’s permitted commercial area.

The Jabal Omar project involves the construction of two five-star hotels with 935 rooms, and six three-star hotels consisting of 1,255 rooms, over an area of 244,800 sq m. It also includes the construction of 20-storey residential buildings to accommodate 100,000 people, 4,360 commercial and retail units and 520 restaurants.
The project, located close to the Grand Mosque, will also include a car-parking facility for more than 10,000 vehicles, covered air-conditioned plazas for 100,000 worshippers and open courtyards for 120,000 persons, according to reports.

The project, which entails a total built-up area of 1.2 million sq m, has been assigned to the Makkah Construction and Development Company (MC&DC).
Other features of the project include well-laid-out roads, open areas, gardens, fire and police stations, schools, medical centres and public toilets for men and women.
In tandem with these developments, the road infrastructure is being expanded. A new road scheme known as Western Gate Project ' which was recently given the go-ahead ' will be built parallel to the Umm Al-Qura Road, which is heavily congested during the pilgrimage seasons. The Umm AlQura Road is currently the main arterial link to the Grand Mosque in Makkah.

i dont really understand this. i'm pretty sure in a few years time, there will be a need to expand kabah and all these buildings are RIGHT around it. at that time what will they do? demolish these buildings and expand the mosque? i seriously think that this is waste of money in some way. the government should take these kind of things into consideration.
the project is huge and really impressive. and i seriously think that some of the land that the realtors have bought should have been bought by the government for the expansion of the mosque.

but this project is impressive. quite huge.

are you referring to me there? cuz if you read my post i said i "think" its under contruction and that came after looking at one of makkah pics where beside the mosque there's huge digging in the process.

No guys When the Haram gets expanded they are likely to build floors in areas that don't have it right now. and are likely to add floors around the exiting Haram. Before they need to worry about apartments surrounding it.

I don't think that the old houses are an issue. Especially that nothing is holy about them. I find this project kindda weird. In some pictures it looks like it's really nice nd stuff, and in other pictures it looks like the ugliest thing "Dafsh", I don't know why. Anyways they really should take into consideration that each year more and more people go to Mecca for Haj and they should use some space management techniques that can reduce the severity of the problem.

يعتبر مشروع تطوير «جبل عمر» في مكة المكرمة احد الاعصاب الرئيسية ضمن منظومة متكاملة من المشاريع الخاصة بتطوير المنطقة المركزية حول الحرم المكي الشريف، والتي تعمل الحكومة السعودية على تدشين هذه المنظومة لتكمل عقداً من التوسعة في الحرم المكي الشريف والمرافق والخدمات المجاورة له، والتي تقدم لزوار بيت الله الحرام في العاصمة المقدسة مكة المكرمة، بتكلفة تصل الى نحو 35 مليار ريال (9.3 مليار دولار)، نصيب مشروع تطوير «جبل عمر» 5 مليارات ريال (1.3مليار دولار).
وكان مجلس الوزراء السعودي قد اقر الاسبوع قبل الماضي طرح 30 في المائة تمثل 201.4 مليون سهم بقيمة 2.14 مليار ريال (570 مليون دولار) من اسهم شركة «جبل عمر» البالغة 671.4 مليون سهم بقيمة 6.714 مليار ريال (1.790 مليار دولار) تمثل رأس مال الشركة، وذلك للاكتتاب العام خلال شهر نوفمبر (تشرين الثاني) المقبل، على ان لا يكون التملك لغير السعوديين باعتبار أن الشركة تقع في نطاق الحرم المكي، إذ لا تسمح السعودية بتملك الأجانب في الشركات الواقعة داخل نطاق المدينتين المقدستين مكة المكرمة والمدينة المنورة.

ويقع المشروع ضمن المنطقة المركزية في مكة المكرمة، على مساحة تصل الى 230 الف متر مربع، يحده من الشمال طريق أم القرى وفي الجنوب دحلة الرشد، ومن الشرق طريق إبراهيم الخليل، وفي الغرب الحفائر والطندباوي، ويدخل ضمن الموقع جزء من الطريق الدائري الأول والذي سيتم تنفيذه من قبل الشركة ضمن أعمال التطوير، كما يتصل موقع المشروع من الجهة الغربية بالطريق الموازي لطريق أم القرى (المدخل الغربي لمكة المكرمة) المتصل بطريق جدة السريع، «جبل عمر» ضمن مسافة تتراوح بين 460 و900 متر من الكعبة وتصل المسافة الأقرب بين الموقع ومداخل الحرم الشريف إلى 220 مترا.

وذكر محللون عقاريون ان طرح شركة «جبل عمر» سيعمل على تنشيط الجانبين الاكثر طلباً في البلاد، قطاع العقارات وقطاع الاسهم المحلية، واللذين يجذبان مختلف الشرائح الاستثمارية كما حصل مع اعمار المدينة الاقتصادية والتي حطم اكتتابها الارقام القياسية، مع اشارة الى ان مشروع جبل عمر قد يحطم تلك الارقام نظراً لكون المشروع يقع في مدينة مكة المكرمة.

وبين محمد الشريف (خبير عقاري في مكة المكرمة) ان القطاع العقاري في العاصمة المقدسة نشط خلال الفترة بسبب التطوير الذي تعمل عليه الهيئة العليا لتطوير العاصمة المقدسة والتي ستشمل المنطقة المركزية من خلال توسعات في الحرم المكي الشريف والخدمات والمرافق من حوله.

واضاف: يقع مشروع «جبل عمر» على بعد خطوات من الحرم المكي الشريف مما سيجعله من المشاريع الهامة في المنطقة المركزية، وان كان ضمن عدد من المشاريع التي تعتزم الهيئة انشاءها الا ان مشروع «جبل عمر» يعتبر الاول بين أقرانه من المشاريع الاخرى.

ويضيف الشريف: إن تعاون ملاك العقارات ساعد الشركة كثيراً على الانتهاء من تقييم العقارات وحسبتها في المشروع، بالاضافة الى ان الشركة سعت الى ايجاد عدد من القنوات الاستثمارية في موقع المشروع رغبة منها في ايجاد دخل خلال عمليات البناء والدراسة في مشروع «جبل عمر».

وتصنف عملية تثمين اراضي مشروع تطوير مشروع «جبل عمر» الاكبر ضمن عمليات التصنيف التي قامت عليها الشركات المطورة في المنطقة المركزية حتى الآن، حيث قامت الشركة بحصر العقارات الداخلة ضمن نطاق المشروع، والتي بلغ عددها 1106 عقارات وبلغت قيمة التعويضات للأراضي والمباني 4.2 مليار ريال (1.1 مليار دولار) منها اكثر من 330 مليون ريال (88 مليون دولار) اجمالي تعويضات المباني واكثر من 3.8 مليار ريال (مليار دولار) تعويضات الاراضي، وذلك في مساحة 230 الف متر مربع هي مساحة المشروع.

ومن اهداف مشروع تطوير «جبل عمر» استحداث منطقة سكنية وتجارية نموذجية وفق معايير التخطيط الحديثة مع مراعاة ترابط النسيج العمراني للموقع، ويتضمن المشروع انشاء 98 مبني سكنيا منها 27 فندقا مختلفة الفئات تستوعب جميعها اكثر من 35 الف شخص وكذلك مصليات تتسع لاكثر من 200 الف مصلى منها مصلى عام يتسع لاكثر من 100 الف مصل ومصليات بالعمائر تستوعب 87 الف مصلى ومصليات مكشوفة تتسع الـ 15 الف مصلى جميعها متصلة سمعيا وبصريا بالمسجد الحرام، وكذا مواقف للسيارات تبلغ طاقتها 12 الف سيارة الى جانب 5 أنفاق مشاة من محطة النقل الى ساحات الحرم المكي الشريف ومن نهاية طريق الملك عبد العزيز الى ساحات الحرم جميعها مزودة بسيور متحركة علاوة على توفير الخدمات العامة من مستوصف ومدرسة ودفاع مدني وشرطة وخدمات بلدية، بالإضافة الى خدمات البنية التحتية من كهرباء ومياه وصرف صحي وهاتف وتمديدات لتصريف مياه الامطار، وذلك داخل انفاق خرسانية تغطي كامل منطقة المشروع لتسهيل اعمال الصيانة والتوسعات المستقبلية وكذا الاسواق التجارية. كما روعي في التصاميم الاساسية للمشروع مواكبة التراث الاسلامي مع انشاء محطة نقل مركزية متعددة الادوار لتوزيع الحركة المرورية على الشوارع الرئيسة وشوارع المشروع بما يحقق الانسيابية الكاملة لحركة السير وخاصة حافلات نقل المعتمرين والزوار والحجاج.

وتشهد مكة المكرمة حركة كبيرة في تداول العقارات من خلال تحركات الشركات العقارية التي تعمل على انشاء سلسلة المشاريع التي تعتزم الحكومة انشاءها في المنطقة المركزية، والتي ستعمل على طرحها بشكل شركات كشركة الشامية للتطوير العمراني و«جبل عمر»، واخرى سيتم الاعلان عنها قريباً.

ووصل سعر المتر المربع في المنطقة المواجهة للحرم المكي الشريف الى 450 الف ريال (120 الف دولار) حسب تسعيرة لاحد الاراضي والتي تم تثمينها مؤخراً لعرضها للبيع.

You all. I don't want to sound rude. But I really don't understand why the buildings that are in the area are in such HORRIBLE condition?

To my understanding, real-estate in the area is VERY expensive. So why do the developers leave such buildings standing in their lots?

Maybe thats why we're seeing a plethora of these master-planned mega-projects. They make better use of the land, and are much more pleasant on the eyes.

Maybe thats why we're seeing a plethora of these master-planned mega-projects. They make better use of the land, and are much more pleasant on the eyes.

Actually, Makkah is a city which is 1000's of years of old, and these builds are built on the ruins of previous buildings, which are built on previous ruins. So, it takes time to transform such a culturally diverse city. In the next 20 years, I bet you won't find these buildings near the Holy Haram.

Also, we have to remember construction in Makkah isn't easy because of the terrain. The buildings that are there are often very narrow and fit in a small piece of land. I doubt new builders would undertake an expensive project (and it will be expensive because of the real estate prices and the cost of construction there) when there is little land available. Most of these big projects require land to be acquired and, more often than not, levelled. That is why developers want to make the most out of their investments.

I don't remember it exactly, the layout of the towers was similar to the one in post #24, but there were much more towers, even too much.

Saudi firm eyes Islamic debt to fund $2.9 bln project

DUBAI, Dec 17 (Reuters) - Saudi Arabia's Jabal Omar Development Co 4250.SE plans to tap the Islamic debt markets to help finance an 11 billion riyal ($2.9 billion) project in Mecca that will be built by developers including Binladin Group.

Jabal Omar awarded Binladin, the country's largest contractor, and Saudi Oger, owned by the family of former Lebanese prime minister Rafiq Hariri, the contract to build the project, the Saudi developer said in a statement on Monday.

"A portion of the sum will be raised organically, while a portion will come from Islamic finance and conventional methods," Jabal Omar said, without giving details.

Jabal Omar raised $537 million by selling a 30 percent stake in a November initial public offering (IPO) that valued the company at around $1.79 billion.

The remaining 70 percent of the company is held by the owners of a 23 hectare (56.8 acre) plot of land in Mecca near the Grand Mosque.

The cost of land in Mecca, Islam's holiest city, has surged, with land selling for as much $50,000 per square metre, according to government statistics.

That compares with $14,522 per square metre in London and $24,900 per square metre in Monaco, according to the Global Property Guide.

Jabal Omar said it expected to complete construction of the development in three years.

In addition to a prayer area accommodating 65,000 people, the development will have 39 buildings including hotels, residences and retail facilities, it said.

More than 1.6 million pilgrims have come to Saudi Arabia from abroad for this month's haj pilgrimage, the largest regular religious gathering in the world.

Islamic law bans the receipt of interest and operates on the principle of sharing risk and reward among all those involved in a business venture.

Investing in sectors such as alcohol, pornography and gambling is prohibited.

واوضح الشيخ فقيه ان عدد الخطوط الهاتفية التي تم الاتفاق مع شركة الاتصالات على تزويد شركة جبل عمر للتطوير بها (32) الف خط قابلة للزيادة و(11) الف خط (d.s.l) مشيرا الى ان مدة الاتفاقية عشر سنوات من تاريخ تشغيل الشبكة، مؤكدا ان شركة جبل عمر للتطوير التزمت تحمل كافة تكاليف تنفيذ الاعمال المدنية والحفريات داخل المشروع حسب تصاميم وتامين المواد اللازمة لتنفيذ البنية التحتية لخدمات الاتصالات من القنوات وغرف التفتيش وفتحات السحب واي عنصر من عناصر الشبكة المدنية وتوفير الحيز المناسب لشبكة الاتصالات السعودية في جميع التمديدات داخل خندق الخدمات المقترح داخل المشروع، اضافة الى تزويد الشركة بالمخطط المراد تنفيذ شبكة الاتصالات السعودية عليه قبل اعتماده مبدئيا من أمانة العاصمة المقدسة وكذلك عدم القيام بأي أعمال تنفيذية على المشروع إلا بعد مراجعة واعتماد تصاميم المشروع رسمياً من قبل الشركة بموجب خطاب رسمي يؤيد ذلك.

فيما التزمت شركة الاتصالات اعداد التصاميم الخاصة بالشبكة والبنية التحتية والاشراف الفني على تنفيذ الأعمال وقبولها وتقديم الاستشارات الفنية الخاصة بتنفيذ أعمال المشروع والقيام بكافة اعمال التمديدات والاجهزة وكذلك تقديم خدمات الاتصالات وتشغيلها بالطريقة المعمول بها في الشركة وبما يحقق الاغراض وذلك بعد اكتمال قيام أي مبنى بارلمشروع


Saudi Telecom Company will been Installing 32,000 phone line for jabal omar and it can be extend in the future.
11,000 DSL line will be install to.
The duration of the Convention 10 years started when the services began.

وأوضح نائب مدير عام شركة سعودي أوجيه أيمن رفيق الحريري بأنه تم بدء أعمال التفجير والحفر اللازمة من غرة محرم الماضي، وبدأت الشركة عبر شركة o.int في الإشراف على اعمال التصميم التي تقوم به شركة اتيليه ليون وانجروب الفرنسية على أن تستكمل أوجيه انتر ناشيونال أعمال التصميم للمباني بالتعاون مع مكاتب عالمية متخصصة ومنها اقامة مصلّى يتسع لأكثر من 60000 مصلٍّ ومركز للمؤتمرات ومرافق متعددة إضافة إلى مجمعات تجارية وشبكات البنية التحتية. وبعدها بدأ صب أول أساسات خرسانية لبناء البرجين الثالث والرابع من ضمن 39 برجًا سكنيًّا فندقيًّا في الجزء الشمالي الذي تشرف عليه شركة سعودي أوجيه إيذانًا بدخول ثاني أكبر المشاريع العمرانية بعد عمارة المسجد الحرام والذي سينتهي خلال 36 شهرًا ويكتمل خلاله بناء 39 برجًا بكامل مكوناتها من أسواق تجارية وشوارع وأنفاق ومحطة نقل مركزية ومرافق عامة تقدم في مجموعها نموذجًا لما سيكون عليه إعمار مكة المكرمة مستقبلا بإذن الله.
وتبلغ مساحة أرض المشروع 230 ألف م2، وبموجب المخطط العام للمشروع فإن مساحات قطع الأراضي تساوي 127 الف م2 بواقع 55 في المائة من المساحة الإجمالية ويبقى مساحة 103 آلاف م2 تم تخصيصها لتوسعة الشوارع المجاورة وهي شوارع أم القرى وإبراهيم الخليل ودحلة الرشد وكذلك عمل شوارع جديدة داخل المشروع للسيارات وممرات للمشاة وطريق الملك عبدالعزيز للمشاة الى جانب مصلى عام يتسع لـ65 الف مصلٍّ.
ويتكون المشروع من 39 برجًا سكنيًّا وفندقيًّا تتسع لحوالى 34،500 شخص إضافة إلى استخدامات تجارية تشمل مركزًا تجاريًّا رئيسيًّا ومحال تجارية متنوعة و9 آلاف موقف للسيارات، وأيضًا تخصيص أراضٍ للخدمات والمرافق العامة من مستوصف ومركز للدفاع المدني والشرطة والخدمات البلدية.. وسيتم الانتهاء من تنفيذ كامل المشروع والذي يشمل البنى التحتية والتمديدات الخاصة بالمياه والكهرباء والصرف الصحي والهاتف وأنفاق الخدمات خلال 36 شهرًا فيما سيتم الانتهاء من تنفيذ نفق إبراهيم الخليل للسيارات ذي الاتجاهين خلال 48 شهرًا لارتباطه بتحويل الخدمات الموجودة أسفل الشارع الحالي

^^ It is supposed to be completed after 3-4 years inshallah. This is what the contract says between Faqih and Saudi Binladin Group (50% contract) and Saudi oger (50% contract).

Buuuuuuuuuuuuuuuuuuuuuuut I don't believe that it is possible!!!!!!!!!! It might take 3-4 years more. :ohno:

Firms begin construction work on Jabal Omar in Mecca

Construction work on the $2.7bn Jabal Omar project in Mecca has started.

Foundation work for the first tower has started following the completion of Saudi Oger's excavation work for the project, which began in March 2008.

The 15 towers will range between 22 and 26 floors.

The $2.7bn project is being developed by the Jabal Omar Development Company and is being constructed by a joint venture of Saudi Binladin Group and Saudi Oger.

Jabal Omar's masterplan covers 1 million square metres and includes the construction of six five-star hotels, and when complete will accommodate up to 40,000 residents.

It is just one of a number of major developments that are transforming the city.

Other major projects include the Abraj al-Bait, a 577 metre-high building being developed by Saudi Binladin, and the Rawabi Abraj al-Bait project planned by Jiwar Real Estate (MEED 10:6:08).

well thats not the same design ateliers lion worked on . thats what saudi oger did (they are the contractor along with Bin laden). thats a shame.. totally ridiculous...

I think so... but with lots of towers to build, they need more than three years to do so... plus they are still preparing the site for the project...

Commenting on the contract, Dr. Faysal Alaquil, Director, Business Development and official spokesman of CPC, said:" The amount of concrete required for this project is 1.1 million cubic meters out of which 80% will be supplied by Premco Ready-Mix."



He added: "The concrete supply to Jabal Omar project will begin January 2009, and the project will be completed in December 2010." Dr. Alaquil expressed CPC's pride for their participation in Jabal Omar project, and explained: "This project is one of the largest projects that is being implemented in Makkah, and would transform Jabal Omar area to a modern area consistent with the Government’s adopted approach for the development of the two holy cities, Makkah and Medina ".



Meanwhile, CPC nearly completed supplying concrete for King Abdullah University in Thowal, where 200 thousand cubic meters of ready-mix concrete worth SR52 million were supplied. The project started in 2008 and expected to be completed soon.



Premco Ready-Mix recently purchased new and advanced equipment worth SR285 million from Zahid Tractor, E. A. Juffali and Brothers Co., Bekheet for Heavy Machineries and Alesayi Group, in order to accommodate for their new project requirements. The new equipment included a modern concrete treatment plant, mobile concrete mixers, crushers, concrete pumps, trucks and transport vehicles. The company as well uses latest techniques to develop the concrete industry to meet the actual needs and the implementation of large projects in several locations of the Kingdom of Saudi Arabia and abroad. Dr. Alaquil added: “Premco Ready-Mix employs about 500 highly trained labor and technicians to execute its various projects”.

Financial crisis hits Saudi project

RIYADH: A Saudi firm said yesterday it could not secure $3.3 billion in financing for a property project near Mecca, a fresh sign of the continued impact of the global financial crisis on the kingdom.

Jabal Omar Development hired private investment bank Jadwa Investment in July to arrange the financing for a major real estate project near the Grand Mosque.

"Jabal Omar Development announces that it has terminated the contract with Jadwa Investment ... for having not been able to secure financing within the deadlines they have promised," Jabal Omar said.

Under the terms of the contract, Jadwa had been meant to secure both long-term financing through the issue of a sukuk and short-term financing.

Jadwa said the cancellation was "null and void" and that it could seek compensation.

"Jadwa ... maintains its lawful rights as set forth under the general statute and per the agreement signed with Jabal Omar ... Jadwa ... reserves the rights for reimbursement and indemnification for any losses or damages arising from the unilateral termination of this agreement," it said.

To many analysts, Jabal Omar's announcement was a reminder of financing constraints faced by what are widely viewed as some of the country's most solid investment projects.

"The financing is big but again this is a real estate project in Mecca, said Arab Centre for Financial Consultancy head Turki Fadak.

Jabal Omar cancels Mecca project contract

Jabal Omar Development has told Saudi stock market Tadawul that it has cancelled its contract with Jadwa Investment. The decision was taken after the Riyadh-based investment bank failed to secure SR12.4bn ($3.3bn) in project financing for its project near Mecca's Grand Mosque within promised deadlines. In a separate statement, Jabal Omar said it planned to issue a sukuk to its shareholders on June 10.

Ahmad Zaki unit gets RM185mil Saudi job


PETALING JAYA: Ahmad Zaki Saudi Arabia Co Ltd (AZSA), a wholly-owned subsidiary of local construction company Ahmad Zaki Resources Bhd (AZRB), had on May 12 accepted works order worth RM185mil from Saudi Oger Ltd of Saudi Arabia to build reinforced concrete structures for Tower H1-A of the Jabal Omar Development in Mecca.

In a filing to Bursa Malaysia yesterday, AZRB said the works were expected to be completed in 18 months from the acceptance of the order.

AZRB said the contract was expected to contribute positively to the group’s earnings and net tangible assets for the financial year ending Dec 31, 2009 and the following financial year.

The directors were of the opinion that the works were in the best interest of the company and that it would not have any effect on the issued and paid-up capital of AZRB.

Al-Rajhi to arrange financing for Jabal Omar project

Saudi Arabia's Al-Rajhi has been mandated to arrange the financing for the $3bn real estate development in Mecca being developed by Jabal Omar Development Company.
Al-Rajhi replaces Jadwa Investments, which was removed from the project in late April after failing to secure the financing within agreed deadlines (MEED 30:4:09).

Jabal Omar signed an agreement with Jadwa in July 2008 for the bank to act as arranger for the financing of its scheme near the Grand Mosque.

Construction work, which involves the development of 15 towers, began in September 2008 (MEED 10:9:08).

Wilson Associates Wins 19-Hotel JDOC Contract

Interior architecture firm Wilson Associates has been selected to work on the design of 19 hotels to be built in Makkah, Saudia Arabia, as a part of the Makkah Development Authority’s plan to fully develop the city’s central region by the year 2020. The Jabal Omar Development Company (JODC) is heading the development, which will feature 26 hotels in total when completed.

Wilson Associates, a firm with offices in Dallas, New York, Los Angeles, Singapore, Abu Dhabi, and Shanghai, plans to incorporate the area’s cultural and historical traditions (with an added contemporary refinement) into the design. The project will take place over 2 million sq.-ft., including 25 towers, 17 grand lobbies, 40 food and beverage locations, and over 10,5000 rooms. A circular road and large pedestrian walkways will connect the hotels for easy accessibility.

Project management company Abnia Consulting Engineers, hospitality consultant Equinox Hospitality Group, architecture firms Dar Al Handasah and OGER International, purchasing agent Benjamin West, and construction development companies Saudi Binladin and Saudi OGER are working with Wilson Associates on the project.

JODC has led a movement that has included rock cutting and the demolition and construction of roads, four bridges, and sanitation, electricity and communication networks in preparing for this development. It is expected to reach completion in the third quarter of 2011.

Makkah – the birthplace of Islam and Prophet Mohammed – gets 65,000 visitors to the city’s Grand Mosque daily.

Wilson Associates' Saudi project is design firm's biggest yet

Trisha Wilson has landed the biggest project in her 39-year-old firm's history.

And that's saying something.

Dallas-based Wilson Associates, considered among the elite of the world's hospitality interior design firms, was chosen to design 19 hotels going up simultaneously in Mecca, Saudi Arabia, the birthplace of the Prophet Muhammad and the religion he founded.

Unlike other fantastic projects that have come her way – the Atlantis in the Bahamas, the Venetian Las Vegas and Venetian Macau and palaces for Middle Eastern royals – this project is spiritually unparalleled.

The hotels are part of a $6 billion redevelopment in Mecca, center of the Islamic world. More than 65,000 pilgrims from around the globe come to the Grand Mosque every day. And many of them need places to stay.

That's why 26 hotels are being built at once by H.E. Sheikh Abdul Rahman Fakieh, chairman of Jabal Omar Development Co. He selected Wilson Associates to create the interiors for all but seven of them.

"There are multiple multibillion-dollar projects under way in Saudi Arabia," Wilson says.

"The significance of this project is its proximity to the holy site, its scale in terms of hospitality – more rooms in one go than ever before – and the massive earth-moving required to create the site. They literally moved a mountain."

Wilson won't disclose the size of the contract, but industry estimates place it between $15 million and $20 million.

The firm will design more than 10,500 rooms in 25 towers, ranging from 20 to 48 stories, all with views of the city and surrounding holy sites. It will also design 17 grand lobbies and 40 food and beverage outlets.

But there are no bars, spas or health clubs. "No elevator music – just the call to prayer via the PA system," Wilson says.

The hotel brands involved are Conrad, Westin, Sheraton, Marriott, Hilton, Radisson Blu, Mercure and Novotel.

Countdown

Wilson will assign 15 to 20 designers and a dozen support staff to the project. To help prevent cultural missteps, the project director is an architect, hospitality designer and a Muslim, Wilson says.

Her firm has worked on 59 Middle Eastern properties in 15 years.

Wilson Associates recently opened its first Middle East office in Abu Dhabi, where it designing two wings in the new Presidential Palace Development, that country's White House.

Wilson attributed landing the Mecca project to "the combination of 39 years of hard work in the business, good old-fashioned networking and being in the right place at the right time."

Two years ago, San Francisco-based Equinox Hospitality Group asked Alan Benjamin, a hospitality purchasing agent, to recommend interior designers for Jabal Omar Development's hotels. He pointed to Wilson Associates and its director of corporate business development, Michael Linczyc.

Equinox initially thought Wilson was only suited to design the interiors for the project's three five-star hotels.

Last year, Benjamin, an avid Porsche track racer, invited Equinox founder Abdul Suleman and the other Mecca interior designers and suppliers to attend his annual Track Day in Colorado.

"Believe it or not," says Wilson, "it was between racing around in Porsches, Ferraris and vintage American muscle cars that Michael met with Abdul and discussed the option of Wilson Associates using multiple offices and teams to take on more of the projected 26 hotels."

Linczyc left the track with a commitment for 12 hotels. A few months later, he increased that to 19, including a dozen mid-range hotels, a new category for the firm.

"Most people would say, 'Boy I wish I could stay in these three-star hotels,' " Linczyc says. "We didn't cut any corners."

Surprises

On Jan. 14, Linczyc went to Jeddah to show plans to Sheikh Fakieh. Armed with his laptop and flanked by two associates, Linczyc was expecting a small gathering that would last several hours.

When the trio arrived, they were told they had 12 minutes with the sheikh. When they entered the room, it was filled with 40 dignitaries.

"I didn't have enough business cards to hand out to everyone there," Linczyc says. "I rattled through plans for all 19 hotels in roughly 12 minutes – maybe 15. They looked at what we had done in the past and trusted us to follow through with what they wanted."

This is another remarkable twist in Trisha Wilson's already remarkable career.

Her big break came in 1975, when she hoodwinked Dallas developer Trammell Crow into thinking her fledgling company was bigger than just her and landed the interior design work for his Anatole hotel.

Now she's the rock star of hospitality interiors, and more than a million guestrooms bear Wilson Associates' touch.

"My focus is to make sure clear communication is in place 100 percent of the time among all consultants," she says. "It's important to remember the whole team is striving to achieve the same vision. Our eye is on the ball at all times."

Ironically, Wilson and most of her design team will never see their completed work. Non-Muslims are not allowed to visit Mecca.

الجدير بالذكر أن مشروع جبل عمر يمتد على مساحة 230 ألف متر مربع وهي المساحة التي كانت تضم منطقة جبل عمر العشوائية.. وقد تم تخصيص حوالي 47% من كافة المساحة للشوارع والميادين والحدائق والمرافق العامة.. وقد ساهم جميع ملاك العقارات التي كانت موجودة في الحي العشوائي في تأسيس شركة جبل عمر بالإضافة الى مئات الآلاف من الذين يملكون أسهما في الشركة عن طريق نظام التداول.

This development is sure going to look good in the Bin Ladin company's pockets. I wonder what the pay increase is going to be this year, maybe another jet plane. This development has destroyed the important heritage in Makkah. From the bulldozing of the house of Khadijah, the wife of the Prophet Muhammad peace be upon him. The Saudi's put new public washrooms in place of this. The essence of the old city has been lost, the scale, the materiality, and all other important characteristics. The Saudi's know that centralizing pilgrims in one area is an infrastructure disaster waiting to happen. Sami Angawi (Architect, Founder of the Hajj Research Institute) says, "the new foundations of these hotels has created cracks in the rock in which pollutants from the construction and other run-off from any rain storms has contaminated the well of Zam Zam. This is one of the reasons why everyone gets sick during the Hajj every year. The other question for the Saudi's is with this new development and the amount of people who will go to perform the Hajj is expected to increase to 12 Million in the next six to ten years - so the Saudis will just demolish the new hotel's that they are building or are they going to build around these hotels and demolish the building's owned by the poor Meccan's. This question has not been thought through on any level and there is no master plan guiding this process. Brothers and Sisters please look in to this issue. The future of Makkah is in all of our hands Inshallah.

Interior design firm, Wilson Associates has been selected to design the interiors of 19 of the 26 hotels that make up Jabal Omar Development Company’s (JODC) latest development in Makkah.

The development is expected to be completed in the third quarter of 2011, and is part of Makkah Development Authority’s plan to develop Makkah’s central region by 2020.

Wilson Associates’ scope of work covers an area of two million m², including 25 towers, ranging from 20 to 48 stories, 17 grand lobbies and 40 food and beverage outlets, each offering views of Makkah and surrounding holy sites. Hotel brands confirmed to date include the Conrad, Westin, Marriott, Hyatt and Sheraton.

“After 39 years in the business, we are thrilled to be selected as the designers of this prestigious and spiritual development,” said Trisha Wilson, founder and CEO, Wilson Associates.

“As a firm we have designed and installed over a million guestrooms and we are honoured to be selected to design over 10,500 rooms simultaneously for one client.”

Allowed only 12 minutes to make the original pitch for all 19 hotels, Wilson Associates communicated its philosophy of combining cultural and historic traditions with a contemporary refinement, whilst capturing the spirit of a place.

“We don’t have one look; we design for the client and for the market, incorporating the culture, traditions and topography of the project’s location,” said Wilson. “Here in Makkah, our design focus is to create a balance between contemporary elegance and strong architectural elements punctuated with luxurious finishes.”

Each hotel location will be connected by a vehicular ring road for easy accessibility. The complex will also be served via separate pedestrian walkways connecting all the hotels.

Wilson Associates is working closely with a range of industry professionals, including project management company, Abnia Consulting Engineers; hospitality consultant, Equinox Hospitality Group; architecture firms, Dar Al Handasah and OGER International; purchasing agent, Benjamin West and construction development companies, Saudi Binladin and Saudi OGER.

JEDDAH: Jabal Omar Development Company (JODC), the leading planner and developer of the Jabal Omar mountain area, has received agreements for bridge funding collectively worth SR1.35 billion from five national banks, namely Al Rajhi Bank, National Commercial Bank (AlAhli Bank), Bank AlJazira, the Saudi British Bank (SABB) and Saudi Hollandi Bank.
The bridge loan provides immediate cash flow that would serve as a working capital until the round of funding goes through and acts to bridge the gap between times when financing is needed.
The Jabal Omar development in Makkah project calls for construction of residential and commercial center in area close to the Grand Mosque in Makkah. The master plan of development covers 230,000 square meters.
The development consists of 39 commercial and residential towers, notable of which is the 50-storey Twin Tower.
The funds will be used to accelerate the completion of the first phase of the project which includes nine towers overlooking Ibrahim Al-Khalil and Um Al-Qura streets. This bridge finance is considered to be a first step toward arranging a Shariah-compliant syndicated finance that could reach up to SR5 billion in the coming months. JODC is currently about to satisfy all banks’ requirements to close the syndicated finance.
The company, through its financial advisor AlRajhi Capital, has received an interest from a group of local banks to participate with amounts exceeding SR5 billion.Sheikh Abdul Rahman bin Abdul Qadir Faqih, chairman of Jabal Omar Development Company, said: “The size of the funding by these Saudi banks demonstrates the confidence and commitment in supporting grand projects like Jabal Omar, enabling the growth and diversification of the national economy.
He added that the first tranche is expected to be released within this year.
The project has led other developers to follow our lead in improving and urbanizing the central area surrounding the Mosque. “We are fully committed to completing this mega project which serves visitors to the Grand Mosque, a landmark so precious to the hearts of all Muslims around the world,” he noted.

وأضاف "شارفت شركة جبل عمر للتطوير على الانتهاء من تلبية متطلبات البنوك لإنهاء صفقة تمويل المجمع، وتلقينا رغبة مجموعة من البنوك السعودية للمشاركة في تمويل المجمع بمبالغ تجاوزت الخمسة مليارات ريال".

وأكد رئيس مجلس إدارة شركة جبل عمر، أن حجم هذا التمويل من قبل البنوك السعودية يظهر مدى الثقة والاهتمام بالمشاريع الاستراتيجية الكبرى مثل مشروع جبل عمر ودورها الحيوي في تنمية الاقتصاد الوطني، مشيرا إلى أن الشركة أخذت على عاتقها منذ تأسيسها العمل على تطوير المنطقة المركزية المحيطة بالحرم المكي الشريف، مما أدى إلى إحداث نقلة نوعية مستقبلية فيها، بالتزامن مع انطلاق مشاريع ممثلة لشركات عديدة، التي أسهمت في القضاء على المناطق العشوائية والازدحام والتكدس السكاني. وتابع "إننا ملتزمون بالعمل بطاقتنا القصوى للانتهاء من هذا المشروع العملاق القائم لخدمة زوار بيت الله الحرام، وبما يليق بهذه البقاع الغالية على قلوب المسلمين جميعا".

talking about this project, I remember that I went to mecca almost
14 months (not sure about the exact date) they were showing a
countdown for the completion of the project I guess ... but what I
didn't get at that time is that the dead line the assumed was around
2 away, which is impossible to stick into.

MAKKAH: Jabal Omar Company (JOC) will soon receive SR1.5 billion in loans from four banks in order to speed up construction of the massive residential project near the Grand Mosque in Makkah. The Makkah Construction Company (MCC) will provide bank guarantees to get the loans.

Abdul Rahman Faqeeh, chairman of MCC and JOC, said the loan would enable JOC to complete the project as quickly as possible.

He indicated that JOC would issue sukuks for SR3 billion to mobilize more funds required for completing the huge project.

“We have already completed two residential towers under the Jabal Omar project. We have invited tenders from specialized companies to manage and operate the towers. We’ll announce the winner at the end of this month,” the chairman told the MCC shareholders assembly meeting on Monday.

The general assembly approved the company’s long-term strategic investment in Jabal Omar. The company currently owns 11 percent of JOC’s shares. The present market value of these shares is estimated at SR1.4 billion. MCC will receive commission from JOC for providing bank guarantee.

Faqeeh highlighted the strategic relationship between MCC and JOC. “We deal with the two companies equally in order to protect rights of shareholders.”

المرحلة الأولى من مشروع «جبل عمر» جاهزة للتشغيل الجزئي بعد 12 شهراً

دعا مجلس إدارة شركة جبل عمر للتطوير ، مساهمي الشركة لحضور اجتماع الجمعية العامة غير العادية الثانية للشركة ، عقب صلاة المغرب مباشرة مساء اليوم (الاثنين) ، وذلك بمقرها على طريق مكة – جدة السريع بجوار محطة البوابة ، للنظر في جدول الأعمال المتضمن تعديل البند (1) من الفقرة (4) من المادة السابعة عشرة (أ) من النظام الأساسي للشركة والتي تنص على (ألا تزيد قيمة القروض التي يجوز للمجلس عقدها خلال السنة المالية للشركة عن 100% من رأس مال الشركة ) لتصبح بعد التعديل ( ألا تزيد قيمة القروض التي يجوز للمجلس عقدها خلال السنة المالية للشركة عن 300% من رأس مال الشركة)، والتمديد لملاك العقارات في الموقع الذين لم يستكملوا وثائقهم الشرعية والنظامية والذين اكتتبت عنهم شركة مكة للإنشاء والتعمير بحصة نقدية ، وذلك لمدة سنة إضافية لحين تسوية أوضاعهم .
وأوضح الشيخ عبد الرحمن عبد القادر فقيه ، رئيس مجلس إدارة شركة جبل عمر للتطوير ، أن هذا الاجتماع يجيء امتداداً لنجاح الشركة في توقيع التزام خمسة بنوك سعودية مجتمعة لتقديم جسر تمويلي بقيمة 1350 مليون ريال لاستخدام هذا المبلغ في تسريع استكمال بناء المرحلة الأولى من المشروع والتي تشمل بناء أربع منصات تحتوي على تسعة أبراج فندقية مطلة على شارع إبراهيم الخليل وشارع أم القرى ، مشيراً في هذا الخصوص أن هذا الجسر التمويلي يعد الخطوة الأولى من ترتيب تمويل مجمع متوافق مع أحكام الشريعة تصل قيمته إلى خمسة مليارات ريال خلال الأشهر المقبلة خصوصاً وأن الشركة من خلال مستشارها المالي (شركة الراجحي المالية) تلقت رغبة عدد من البنوك السعودية للمشاركة في التمويل المجمع بمبالغ تجاوزت الخمسة مليارات . وأعرب فقيه عن سعادته للثقة التي يوليها القطاع المصرفي في المملكة لشركة جبل عمر ومشروعها العملاق الذي يمثل إضافة مضيئة ونقلة هائلة في مسيرة البناء والتطوير لما حول المسجد الحرام في بلد الله الأمين .
وأكد فقيه على أهمية تعديل البند الأول من الفقرة الرابعة من المادة السابعة عشرة من (أ) من النظام الأساسي للشركة ، وهو إجراء احترازي يتمشى مع الأنظمة والقوانين ويساعد في تقوية الاستثمار المالي للشركة ، علماً بأن قيمة أصول الشركة حالياً تساوي بسعر السوق ثلاثة أضعاف رأس مال الشركة ، كما أن التكلفة الإجمالية لمشروع تطوير جبل عمر تصل إلى 18.5 ملياراً .


فقيه : الموافقة على التعديل إجراء احترازي يتمشى مع الأنظمة والقوانين ويساعد في تقوية الاستثمار المالي للشركة


وفيما يتعلق بموضوع النظر في التمديد لملاك العقارات في الموقع الذين لم يستكملوا وثائقهم الشرعية والنظامية وذلك لمدة سنة إضافية لحين تسوية أوضاعهم، بيّن فقيه أن هذا الإجراء إنساني يجيء من منطلق حرص الشركة على حقوق مساهميها المؤسسين وإتاحة الفرصة أمامهم لاستكمال إجراءات وثائقهم الشرعية خصوصاً وأن بين الورثة والملاك كثيراً من الأرامل والأيتام .
ورداً على سؤال عما إذا كان المشروع يواجه أي عوائق أثرت على الجدول الزمني لانجاز المشروع في موعده المحدد سابقاً بثلاث سنوات ، وهل كان التمويل أحدها أجاب فقيه بأن المشروع بدأ البناء فيه من ثلاثة أعوام ، وأنه ليس هناك عوائق مالية وأن مستخلصات المقاولين مسددة بالكامل وإذا كان هناك عوائق فهي ليست مالية وأنه جار التفاهم مع الجهات الأخرى المسببة لذلك ولدينا المرونة الكاملة لتجاوز أي عقبة تواجهنا ، ونأمل بعد 12 شهراً من الآن أن تكون المرحلة الأولى من المشروع والمواجهة لساحة المسجد الحرام الغربية جاهزة للتشغيل الجزئي بإذن الله .
وبيّن فقيه أن مشروع تطوير منطقة جبل عمر ليس مجرد كتل أسمنتية من الأبراج السكنية هدفها تأمين الإسكان فحسب ، بل هو منظومة متكاملة لمنطقة فندقية وسكنية نموذجية مدعومة بسلسلة من الخدمات المشتملة على الأسواق التجارية والشوارع الداخلية ومواقف السيارات وغيرها من الخدمات العامة التي كانت ثمرة للتخطيط العلمي السليم وفق أعلى المعايير الهندسية والإنسانية والبيئية العالمية التي استغرقت أكثر من عشرة أعوام من العمل المتواصل .
وأضاف : أن مشروع تطوير جبل عمر يسهم إسهاماً جذرياً في فصل حركة المشاة عن المركبات ، وذلك بنقل الحركة المرورية إلى نفق تحت الأرض وتحويل شارع ابراهيم الخليل إلى ساحة تضاف إلى الساحة الغربية للمسجد الحرام ، كما يقوم المشروع باستكمال الخط الدائري الأول ، ويحتوي على نفق خدمات يمتد إلى ساحة المسجد الحرام ، الأمر الذي سبق به كل الحركات المعمارية في المملكة كأول نفق للخدمات ينحت في الصخر ، كذلك يحتوي المشروع على مصلى عام يتسع ل 65.000 مصلٍ مع خدماته من دورات المياه والمغاسل والميضاءات ، بالإضافة إلى مصليات أخرى تتسع ل 85.000 مصلٍ وجميعها مرتبطة سمعياً وبصرياً بالمسجد الحرام .

Jabal Omar Development Co said a delay in its Mecca project could reduce the cost of the project and delay the flow of expected revenue, according to a statement to the Saudi bourse today.

Jabal Omar is in talks with Saudi Binladin Group and Saudi Oger, the two main contractors for the development, on a fixed cost request that its lenders are demanding, it said in a chronology of the progress of the project.

The developer said it was suffering from lengthy procedures in raising finance for the project whose total cost was estimated at $8.8 billion.

الاستراتيجية الجديدة لشركة جبل عمر!!

بعد طول انتظار، أعلنت شركة جبل عمر للتطوير أخيرا، الاستراتيجية الجديدة لتنفيذ مشروعها العقاري الكبير في مكة المكرمة، حيث أتى الإعلان بشكل فيه نوع من التفصيل وهو بلا شك مؤشر جيد، إلا أن اللافت أن إعلان الاستراتيجية الجديدة تم قبل شهر واحد فقط من الموعد المفترض لنهاية تنفيذ المشروع كاملاً، والذي كان من المفترض أن يكتمل في كانون الثاني (يناير) 2011م، مما يدل على أن الاستراتيجية الجديدة أتت في نهاية المدة الزمنية لتنفيذ المشروع، في حين أن المنطق يشير إلى أن تعديل الاستراتيجيات عادة ما يتم في منتصف مدة التنفيذ أو قبل ذلك على أقل تقدير!!

بالنظر إلى التفاصيل، سنكتشف وجود فروقات كبيرة بين التكاليف التقديرية الأولية للمشروع (البالغة نحو 11.0 مليار ريال) والتكاليف التقديرية الجديدة للمشروع (والبالغة نحو 18.5 مليار ريال) وهي فروقات تدل على أن الزيادة في التكاليف تمثل نسبة 68 في المائة، وهي بالطبع نسبة زيادة كبيرة جداً، إلا أن المهم أن المساحة البنائية للمشروع تبلغ ما يقرب من مليوني متر مربع مما يدل على أن متوسط تكلفة البناء ستبلغ ما يقرب من 9.250 ريال للمتر المربع الواحد وهو رقم كبير في المعايير المعروفة للبناء بأعلى المواصفات (على الأقل يفوق متوسط تكلفة بناء فندق سبعة نجوم أو قصر فخم مشيد فوق سطح البحر على سبيل المثال)!!

في السياق نفسه، نجد أن إعلان الشركة ذكر أن "الأزمة الاقتصادية العالمية تسببت في عدم توافر السيولة والتمويل للمشروع" وقد يكون هذا الكلام صحيحاً لكني أعتقد أن شركة تدير مشروعاً بهذا الحجم الضخم كان من المفترض أن تحسم موضوع السيولة والتمويل مع المصارف التجارية قبل أو مع بداية تنفيذ المشروع لا أن تتركه مبهماً حتى هذه اللحظة، إلا أن المضحك أن ما نعرفه جميعاً أن الأزمة الاقتصادية العالمية أسهمت في تخفيض التكاليف التقديرية لأي مشروع كان (كما حصل مثلاً مع شركة كيان)، لكن ما حدث مع شركة جبل عمر هو أن الأزمة أسهمت في زيادة التكاليف التقديرية بدلاً من تخفيضها!!

إن ما يحدث حالياً في شركة جبل عمر ذكرني بما حدث عند تأسيس شركة مكة للإنشاء والتعمير وتنفيذ مشاريعها قبل أكثر من عشرين عاماً من حيث العشوائية وعدم وضوح الاستراتيجيات، وما يؤكد لنا ذلك أن مجلس إدارة شركة جبل عمر كان قد ذكر عند توقيع العقد مع المقاولين في نهاية 2007م أنه لا حاجة إلى رفع رأس المال ثم أوصى بعد ذلك في 2009م برفع رأس المال بقيمة 1.678 مليار ريال ثم قام في 2010م بتعديل توصية رفع رأس المال إلى قيمة 2.580 مليار ريال، كما أن عدد الأبراج المقترح تنفيذها في بداية المشروع بلغ 39 برجاً ثم تقلص العدد لاحقاً إلى 38 برجاً ثم تقلص العدد أيضاً إلى 36 برجاً ولا أدري حقيقة إذا كان الرقم الأخير نهائياً أم ما زال للتقليص بقية؟

I remember that when I went to makkah around one year ago (probably little bit more) I saw that ad showing a number of three hundred and something and they had done almost nothing back then. I found it kinda odd at first ... but there u go, they're now saying only 22 days to go :p ... I wonder if any executive of theirs just glanced for one second at their stupid counter

The developer behind one of Saudi Arabia’s most prestigious real estate projects has confirmed a deal that will finally allow work in front of the Grand Mosque in Makkah to be completed. On Tuesday, Jabal Omar Development Company (JODC) confirmed in a statement made to the Saudi stock exchange that it had awarded a $906m to Nesma & Partners Construction to restart work onsite.
Construction contracts were initially handed out to Saudi Oger and Saudi Binladin, with work beginning onsite in July 2008, but both firms have cited funding difficulties and are requesting fixed-costs given the delays on the project. Nesma will now complete the work started by Saudi Oger and Saudi Binladin. JODC owns a 230,000 square metre plot in the holy city, and is planning a vast $8.8bn mixed-use development that will include the construction of 39 residential and hotel towers. However, the project has been beset by several delays. JODC initially raised $537m by selling a 30 percent stake in the company via an IPO in November 2007.
The company then cancelled its contract with Jadwa Investment after the latter failed to secure $3.3bn in project financing for the Makkah project.
JODC then signed up a subsidiary of Al Rajhi Bank to help with financing. In September this year, the company obtained a $360m bridging loan to help build the project.
