muttan December 23rd, 2004, 05:44 AM Thrissur (Trichur) is the cultural capital of kerala. The city/District is famous for its annual 'Thrissur Puram' that attracts thousands of tourists. Also, one of the famous temples in south india -Guruvaur temple -is in Thrissur. Its 'Cheramen Juma masjid' constructed in AD 629 is famous as the first mosque errected in India. Also, Catholic Syrian Church of Palayur in Thrissur is one of the seven churches founded by St. Thomas.!
This old city is getting ready to put on its modern face. Lets see how does it go..

The 260 feet high Bible tower, supposed to be the tallest in Asia stands fully illuminated at Thrissur in Kerala on Saturday.

Thrisur is a small town, but beautiful by setting and due to the zestful people with their peculiar accent :-)

A trip from Chalakkudy to Pollachi, thru Athirappally, Vazhachal, Peringalkuthu,Sholayar, Malakkappara and Valpara will be a nice experience of hill and forests.Actually there are some services of KSRTC and Tamilnadu transport corporation in this route.
Only problem is, the trip should be at daytime bcoz i think the forest officials close the road at sholayar after 7 PM.

the route is so scenic ... its really a treat for we city dwellers..

sudheeshnairs December 28th, 2005, 12:12 PM Hope somebody has the aerial view of Swaraj Round. This temple is in a ground which is in the shape of a big circle. The road around it is known as "Swaraj Round" and it is the CBD of Thrissur.
The main shopping mall of Thrissur, "City centre" is also in this Round.

Had been there once, had dinner from the restaurant at the top floor.
Since it is slightly inside, with other buildings jamming up, we can't have a good view of the Mall from outside. The parking is also a problem, but they manage it very well..

Trissur has a population close to 400,000. Even to qualify as a corporation a town needs population of 300,000. More and more NRI demand is pegging up the Trissur real estate.

Work on a 4,000-seat convention centre by the Rs 3,200-crore EMKE group is nearing completion at Thrissur. An exclusive helipad, built as per international aviation standards, is expected to provide a new dimension to the way conventions and events are held in Kerala, said Mr M.A. Yusufali, Managing Director of the EMKE group and chain of Lulu hypermarkets, supermarkets and departments stores in the Gulf.
The Lulu International Convention Centre, said to be the second largest in India, is to be inaugurated by the Chief Minister , Mr V.S. Achuthanandan, on July 2.
Addressing a press conference in Thrissur, Mr Yusufali said: "This is a very prestigious project for us and it has always been my dream to start something of international standard in my home State. Keeping in mind the increased commercial and business activities taking place in Kerala, we see great potential for this convention centre in the cultural capital of Kerala, Thrissur."
FIVE-STAR HOTEL
The Rs 40-crore centre will become fully operational by August. The 300-room five-star hotel, which is to be built beside the convention centre at a project cost of Rs 70 crore, has already found three international suitors to operate and manage the property. Talks are proceeding to choose the final partner for the management contract for the hotel project, Mr Yusufali said.
Though this will be its first foray into the hospitality sector, the group has plans to construct similar convention centres along with hotels in Thiruvananthapuram and Kozhikode. The group already has Rs 500 crore investment in Lucknow, Ghaziabad, West Bengal and Maharashtra in meat, food and vegetable processing.
The convention centre is spread across an area of 18 acres with a built-up area of 1,60,000 sq feet and has been divided into both indoor hall and open-air auditorium, with dining facility for 2,000 guests at a time. In addition, there are three mini-conference halls with a total capacity for 750 guests and a 50-room hotel with restaurants already completed.
The group is also planning to invest in more mega projects in Kerala in the near future. The EMKE group's concerns are spread across West Asia, Asia and Africa and the group currently employs 15,000 staff from 27 nations.

Integrated township project at Thrissur
Bangalore, Jan. 22 Sobha Developers Ltd (SDL) has set up a joint venture with Tree Hill Estates Ltd of Kerala to implement a Rs 600-crore integrated township project in Thrissur in Kerala.
The joint venture has launched a special purpose vehicle (SPV) called Puzhakkal Developer Private Ltd to build residential-cum-commercial infrastructure complex in the temple town, said Mr Pradumna Kanodia, Chief Financial Officer. He, however, declined to the give the details of the stake profile by the joint venture partners.
The funding for the project would be sourced from both the partners and debt and combination of booking amount collected from customers and contributions form the two investors in the SPV.
A mega-project for Trissur. :)

Ajaypp May 14th, 2007, 12:14 PM ^^ - Trissur is noted as a good place to stay and is relatively affluent although much smaller than the three big cities in the State. This seems to be a purely residential township, without any IT or Commercial component. Moreover, Mr. Menon hails from Palakkad which is right next door.
The project will be phased so as to pace itself in line with demand. We will soon see how the market reacts to this, but I am sure Sobha would have done due diligence before embarking on such a major project - their largest to date. :)

kidu u cant say that antos alukkas is not successful in jwellary business... he is having many showrooms including one in mangalore and madurai with many of them in kerala...

for thrissur to catch up wid kochi will take a decade or more...but one thing i will say...thrissur is really developing vertically...but corporation must develop gud roads and other infrastructure to fuel that growth and attract more investment..

Now what Trichur needs is an IT park , something like Smart City or Knowledge park. What made Sobha to develop such a Big township in Trichur is a mystery. Really he must have found much potential in trichur than in other cities including the commercial capital. This is called Vision of a shrewd Business Man.
Aslesh May 29th, 2007, 09:32 AM I read some where that they are giving villas @ 3 crores and flats @ 70-80 lakhs. They just mean it as an investment for rich ppl in Kerala and also for NRIs. Since thrissur is in the center of Kerala this project may attract ppl from Kasargod to Trivandrum.

its on thrissur-guruvayoor road...its inside the corporation limit i guess.i dont think it will slow down the current realestate growth in thrissur,since shoba city apartments is high end and not suited for needs of common man..its real luxuary..

Many NRI are looking to get a land or a flat in thrissur after cochin......
commerically too... Thrissur has a much higher position than any other cities in kerala....
Since cochin has less scope to grow more due to it's nonavailability of land... in city limits..... Thrissur " know as the next wonder of kerala" will shine....
That is Why Sobha and EMKE have buried their foot in thrissur.....
Sobha builder Director has announced the same during an interview with ACV an local TV channel.......

In calicut there r roads which r 4 lane and wide..but the problem is over congestion,it will take hours to navigate a 4km strech...but i think this new road the traffic volume is very very very less..tats y it is so neat....

Is there any substantiated news of the food chains setting up shop? :) It would be interesting to see how this transpires, especially in the case of McDonalds which has very few outlets in the South and is focussing on Northern and Western India.
sam123 June 4th, 2007, 06:20 AM Mc Donalds coming to Trichur, Superb . If that happens , Trichur will be the only city in kerala to take that pride. This clearly shows the potential Trichur holds over other cities. This is going to be the next commercial hub in near future. As told a little bit govt support is only needed. Hectic building activities have transformed Trichur. Coming between Calicut and Kochi , it has great locational advantage .

It is realy sad to say That this city has now grown to new good heights without any healthy support from the government ..... Thrissur now, just needs a PUSH from the government side (both central and state)

There are a lot a arial views of Trivandrum city in the trivandrum threads, both from aircrafts as well as tall buildings. Recently also Ajay had posted several views of the city from the air. Just browse through the trivandrum threads. In cochin thread also, there are views from top of buildings.
For Thrissur arial views only somebody from that place could help, vinod or sam. And a shot from air may not be normally possible as there is no airport. In the case of calicut also, arial shots of the city from an aircraft may be not possible since the airport is a little away at Karippur in Malappuram dist. Same would be the case with Cochin also, nedumbassery being away from city.

I have seen the Calicut arials taken from a helicopter in SSC Calicut thread. But Trichur arials would be a difficulty, i agree. Unless we have somebody like Sudheesh who seems to have access to ALL the highrises and Technology parks in Bangalore and Trivandrum.:) :)
In fact, I was having some Trichur snaps taken from top of the City Centre, Round West, but those are 3-4 years old...If the terrace or the washroom near the prayer hall is still accessible, then we could get really good snaps of the town.

BTW SSC has helped me to graduate in a big way in the past two years, it was a mutually beneficial hobby. It has helped me in my field of career also.
I use to meet many national and international consultants, developers and investment bankers, clients in my job, and I was glad many times when some of them recognise me from SSC. Some weeks back I was meeting a Japaneese real estate fund man in Trivandrum, and his first comment was I look younger than what I appear in 'that' (SSC) website.;)

I just happened to see one webpage bibletower.com/gallery wherein ten photos taken from build bible tower. However I am not sure these photos are new or old.
Though I hail from Thrissur I am staying in Delhi and really do not know what is happening in Thrissur. However, I will be visiting my home town (City?) next visit for two weeks. I shall try to see all the new projects, since I from the twon itself.
Keep up grade Thrissur thread every day. ( I am not familar with computer and latest technics for pasting photos etc.)

Total height is around 82 metres.
The top floors has nine executive residential apartments and three penthouses. Lower floors are meant for office space.
They had a website, where the details were given, now it seems it is not available.
It was scheduled to be open in September 2006.

Jade Heights by Mir Realtors in Kakkanad- 32 floors(under construction)
Moonreach by Puravankara in Kakkanad-32 floors(just launched)
A 40 storied structure is also u/c in Trippunithura, opposite the railway station, but im not sure it will go all the way as i read recently that the builders are confident that they will get permission for 40 floors...so some hurdles are still remaining, i guess.

I am in the real esate/ property/Industrial parks field for last 6 years. Let me share some points about the realities.
It would be baseless to compare the number of 'actual' u/c highrises in cochin or tvm with that in thrissur or any other city in Kerala. And there are much of hype regarding the highrises which are really happening in Kochi. For example Choice Prestige shows 40 floors where as per FAR they would maximum get 20.
MIR had got AAI NOC for 101 m AMSL, ~ 30+ floors, but no idea how tall it can be becuase of the recent FAR restrictions in Kochi.
The other 30+ highrises are yet to commence. Swapnil Enclave which was the first one proposed with 30 floors is now no where. As per one of their engineers who came to my office, even it is almost abandoned.
In thrissur, yes, there is a proposal for G+25 towers by Sobha. But the point here is that the scale of 20+ apartments which are u/c in cochin and trivandrum is much bigger than any other cities. And also in Trivandrum, going to 25 or 30 is possible only if you move further away, perhaps to the 'technocity' location, because of the proximity of the International Airport.
Other than the present tallest building in Kerala which is almost complete, the Muthoot Techtowers, Mather green hills is there with 24 floors and 72 m height. There are other 20+ highrises in kochi u/c. In tvm, Heera grace would be the highest one soon with 21 floors, then Five towers of SFS Cyber Palms etc.
Whatever may be the opinions, only Trivandrum and Cochin are the places which sells beyond the 'NRI' bracket and are in a league apart from other small cities/towns of the state. In TVM, the ratio is now only 30% NRI sales in real estate, and the rest is from local/IT/professional crowd.
And Kingcobra, a little correction, city wise population thrissur is not second to tvm, thrissur is the fifth one after kollam. City wise TVM is bigger and U/A wise Cochin is bigger.
So shall we stop here?, I will clean up the mess a little later.
Foot note: Bangalore is a 6+ million city, and only now one apartment or so breaching 25+ mark. Chennai is yet to have anything 15+ . Hope people will not start saying trissur having 0.3 million people is a greater city since Sobha is planning 25 floor apartments.

Two major carmakers are planning to enter used car market. Tata Motors and Hyundai Motor India have initiated pilot projects for this segment.
While Hyundai calls the new business, `Hyundai Advantage', Tata Motors is still scouting for a brand name. Mr Praveen Kadle, Executive Director - Finance and Corporate Affairs, Tata Motors, said that the operations of the new business would be part of the company's integral operations and therefore no division or subsidiary will be created specifically for it.
Mr G. Sanjay, Deputy General Manager, Marketing and Sales, Hyundai Motor India, said that the company was working on the used car business as a pilot project and zeroed in on cities such as Bhubaneshwar, Thrissur and Hyderabad as promising ones. Tata officials said that the new business offering would help promote and penetrate their brand in the semi-urban and rural market.
According to industry analysts, the used car business is getting more organised with players like Toyota entering the market. The used car business is estimated to be two-three times that of the new car market and is governed largely by the unorganised grey market. With more and more auto players entering the market, the ratio is slowly reversing.

Kerala Industrial Infrastructure Development Corporation (Kinfra) is working on a project to develop a `knowledge park' in Thrissur.
The proposed knowledge park will be dedicated to knowledge-based industries such as biotechnology, nanotechnology, microelectronics, information technology and information technology enabled services.
While Kinfra will provide the land for the proposed knowledge park on a long-term lease, the actual development of the park will be left to a developer, explained Mr A.S. Suresh Babu, Managing Director, Kinfra. Over the next few days, Kinfra will select a developer for the knowledge park through an open competitive selection process, he added.
To be located on 40 acres of land in Puzhakkalpadam within the Thrissur city limits, the proposed knowledge park is about an hour's drive from the Cochin International Airport, Mr Suresh Babu said.

I went to their Thrissur shop yesterday evening with my friends. It’s really a BIG bazaar and people are flocking into the shop even at 9 PM, the time of closing. Everybody in the town is talking about Big Bazaar these days.
The people behind Big Bazaar says that the consumer cannot find discounted products like they offer, anywhere else. But apart from the centrally air-conditioned, full of colorful posters, nicely designed shop that has good looking sales boys and girls and announcements in English and Malayalam in between, are they really worth the hype that they are being talked about?
I went to check out their mens wear section and they had a brand name that we never heard before - Knighthood. I couldn’t find much variety and the kind of stuff they had it in there was sort of cheap, but even the shirts worth Rs. 499 and above (It is interesting to see that the Bata price is now being adopted by all companies - i.e. Rs. 199.99 instead of Rs. 200, Rs. 499.99 instead of Rs. 500 etc) were very poor in quality compared to the branded shirts. They also have popular branded names like Levis, but interestingly the branded stuff has no reduction in price.
Checkout their footwear section and you would find many chappals and shoes (without any known brand names) for cheap price. But is it cheaper than what you would find in a nearby footwear shop made by local cobblers? I doubt it.
Earlier, a friend went to their furniture section and liked a dinner table set and when he asked, they said the item was sold. The other ‘not sold’ items were of cheaper quality but with a not-so-cheap price and he didn’t buy anything.
Another friend who is a whole-sale businessman in the Rice Bazaar in Thrissur checked out the price of packaged rice and told me that each packet of 1 KG charges atleast Rs. 3 extra compared to the market price.
Finally, before we left the place I thought of buying something and I bought some shaving accessories. Only when I went to the bill counter I realized that it didn’t have any discounts. I asked the cashier and he said only certain items have discounts like apparel, footwear, umbrellas etc (That means the brand names that we never heard of).
Usually I buy everything from the nearby Margin Free Super Market which is now in almost all districts in Kerala (beware of the fraud people who put “Margin-Free Supermarket” boards though). They offer very good discounts on almost everything. I just wonder why don’t we promote such supermarkets with some added glamour and marketing tricks (because that’s what attracting people more these days than price) than embracing such huge shopping malls which is only about the glamour and nothing else? Perhaps they can rename themselves to “Cool Mart”, “Whole Mart” etc than “Margin-Free Super Market” to attract the crowds.

ET- 14.06.07: LEADING FOOD processing company Elite Group along with NRIs is promoting an IT park in Thrissur at a cost of Rs 250 crore. The 47 acre park will be situated at Pudukkad near the Kochi-Thrissur highway. TR Ragulal, managing director of Elite Group told ET that the company would hold over 50% share of the park which has been christened Trichur Technopark.
The company has already applied for IT SEZ status. “Usually the availability of land stands in the way of SEZ. But in our case, the acquisition is over and hence we are expecting the notification soon,’’ Mr Ragulal said. The SEZ norms require setting apart 1 million sq ft for IT.
The Rs 150 crore Elite Group is in search of an anchor customer for the park. It has approached Rolta and Satyam as most of the other major IT players have taken land at Technopark at Thiruvananthapuram or Infopark at Kochi. “The anchor customer should take at least 2 lakh sq ft. We will do a joint branding exercise with them for the park. Rolta feels there is a good potential for IT engineering outsourcing in the country,’’ he said.
Apart from the IT facilities, the park will be developed as a township with school, hospital, shopping mall and recreational facilities. The park land is atop a hill offering a panoramic view. According to Mr Ragulal, the biggest advantage will be the proximity to Cochin International Airport. The park is 30 kms away from the airport and 15 kms away from Thrissur town. With the four-laning of the road now under construction, it will be hardly 30 minutes drive to the airport, Mr Ragulal points out.
Being in central Kerala, Thrissur is accessible from both south and northern parts of Kerala. Besides, it is a cultural capital and a centre of ayurveda companies.

At present, the company has over 200,000 sq ft of space. Madura Garments sells several well known brands such as Louis Philippe, Van Heusen, Peter England, Allen Solly, SF Jeans and Byford.

THRISSUR: A memorandum of understanding (MoU) has been signed between Kamakshy Constructions and the Kerala State Industrial Development Corporation (KSIDC) to set up an IT park in Thrissur at a cost of Rs.100 crore.
The MoU was signed at an investor meet held here on Monday by the KSIDC, the Kerala Industrial Infrastructure Development Corporation (KINFRA) and the Department of Tourism.
The KSIDC also signed MoUs with Ramu Padickal of Guruvayur Payyambalam Beach Resorts to start a Rs.10-crore beach resort at Payyambalam and a Rs.10-crore three-star hotel at Guruvayur. MoUs were signed with Rekha Bhavadas of Devaragam Resorts to set up a Rs.8-crore three-star hotel at Guruvayur; with Suresh Babu of Southern Pet Plast (India) for a Rs.1.5-crore unit to manufacture PET pre-formats, and with Christo George of Hykon India Private Limited to establish a Rs.10-crore unit for the manufacture of linear light fitting and ballast.
The KINFRA signed MoUs with A.V. George of Dortech India Private Limited to start a Rs.20-crore glass manufacturing unit, with Safarali Ismail of Doors and Indoors, Dubai, to set up a Rs.5-crore furniture-manufacturing unit, with Krishna Chaturvedi of Malabar Food Stuff to institute a Rs.1-crore spice processing unit, with P. Hariprasad of CML Biotech Private Limited to begin a Rs.60-lakh medical kit unit, with Cheriyan of Glass-N-Class to set up a Rs.60-lakh unit to make glass interior products, and with Dennis Antony of Pioneer Paper Products to launch a Rs.63-lakh unit for making paper products.

People working in corporation used to be from Thrissur itself. But after the policy change by Govt. of Kerala, employees from all over Kerala have joined as in all the municipalities and corporations and this has severely affected the development.
It used to be very clean and nice.
Old bulidings should not dismantled for the sake of a skyscraper rather it should renovated to maintain a balance between new and old.
Condition of fountain situated at Pooraparambu shows it all. Thick bushes, used plastic bags etc.
Meanwhile, there was a news item in Mathrubhoomi (in June 2007)saying that Property rate is highest in Thrissur after Kochi. How can it be. I wonder., becuase Thrissur is much smaller than Thruvanthapuram and Kozhikode. Further, Thrissur has no airport or port to generate intetrest for developmental investments eithther from Central/State Govts. or from big companies.
Though it can be aptly called financial capital it can not match commercially with three biggies from the state.

could you please provide the link to the above info? What is meant by Revenue earnings? Im requesting for info on actual revenues from each districts and not the sales tax indices. And what is the major contributing factor to Trichur revenues which takes it above Calicut?
I have info regarding the Commercial Sales Tax from Kerala, where Cochin shows 45%! But it is a misleader to the actual revenues from each district because the figure comes out of the head office of each companies, which are mostly located in Cochin. For eg, the major revenue for State Govt is the tax on Petroleum products, and since all the Petroleum Companies are based in Cochin, the tax from Trivandrum to Kasragode is exhibited as revenue from Cochin, which catapults the figure to that 45%. Same is the case with many other industries...
So what is the major contributor to Trichur revenues? Is it the gold or wood industries?

Its a truth that other than kozhikode city the rest of kozhikode district is backward and does not have much income generating industries. Where as in thrissur and ernakulam districts you can see a variety of small scale industries in every village and most of them are making good profit too. You can see the example of kunnamkulam.

This seems to be a purely residential township, without any IT or Commercial component. Moreover, Mr. Menon hails from Palakkad which is right next door.
The project will be phased so as to pace itself in line with demand. We will soon see how the market reacts to this, but I am sure Sobha would have done due diligence before embarking on such a major project - their largest to date. :)

For the development of IT, infrstructure of the city shud b better. For TCR, CIAL is very close which is one of the major attraction. But what abt the roads? do TCR have better road connectvity? IT parks will b started by private parties if there is enough infrstructure in place. Govt need not spend public money for building IT parks. instead they sgud b feclitator. However, certain things like Hospitals, Bus stands, Vechicle population, Banks, educational Institutions, teledensity, big shops, more importantly very entrepreneurial skills of thrissur business people would make any one call it a city.
However, Thrissur still varies from Kocki or thiruvanathapuram, It lacks investment from both central and state governments. But we can not blame them. The very development of thrissur purely rests in hands of very skilled and hard working businessmen of Thrissur alone.
Meanwhile, can anybody give vehicle density of our majour towns?
Also the progress of shobha city? Is it true that all their villas have been sold out?

scorpio one of the major contributing fact to trichur revenue which takes it above calicut is its huge productive size,trichur district is very large when compared to calicut which is agriculturally more productive than calicut, it is having a corporation and many muncipalities like chalakkudy,guruvayoor,chavakkad,irinjalakuda,kodungaloor,kunnamkulam etc when compared to kozhikode it is very large,where kozhikode only having one corporation and 2 muncipalities of quilandy and vadakara. one more contributing fact is tat, thru the heart of thrissur major highways especially NH 47 and NH 17 is passing..as we all know NH 47 is the the major high way when we consider the traffic volume IN KERALA..so when road tax is considered trichur is earning very high wid NH 47.So i think these are the major factors which makes trichur rank above calicut in revenue.

A few days back AIFF has turned down the offer to hold Aisan football championship for lack two quality football stadiums in our cities. What we have in Kochi is of multipurpose that too without synthetic tracks.
Thrissur Swimming pool is still incomplete even after hosting the national games 20 years back in 1987.
Cities without adequate sports infrastructure is lopesided development.
Of late we are not interested in these areas, and future looks bleak with out sports heros. ( I am not talking about lazy game Cricket).

The company has acquired about 28 cinema halls in Karnataka and will buy about 60 to 70 screens in Kerala. P S Saminathan, managing director, Pyramid, said, the company will be adding up to 100 screens within next month. Pyramid will invest about Rs 40 crore to Rs 50 crore in Kerala and about Rs 600 crore in South India this year, he added.
"The Kerala film market is worth Rs 200 crore. We are not only looking at the local market but also planning to tap Kerala's overseas connections, especially in the Gulf," he said. However, Kerala is the smallest movie market in the south, behind Andhra Pradesh worth Rs 1,400 crore and Tamil Nadu worth about Rs 1,000 crore to Rs 1,200 crore, in terms of total collections, he added. At present, Pyramid owns about 260 screens in Tamil Nadu and 150 screens in Andhra Pradesh. The company will focus on acquiring theatres in North India from next year, he said.
Pyramid will clock about Rs 450 crore revenue this year from Tamil Nadu alone, Saminathan said. While the official guideline for the company's total turnover is about Rs 650 crore, Pyramid will safely record about Rs 1 billion (about Rs 100 crore) to Rs 1.1 billion in 2009, he asserted.
The company is confident of its robust performance because the movie exhibition industry, so far highly fragmented with under-reported collections, will become organised with Pyramid creating India's largest theatre chain, he said.

Even developing cochin does not have a good road network as tvm or calicut ...... Cochin has only two major roads MG road and Shanmugam road... and the others are roads connecting to NH47..... and the New Seaport Airport road.... We dont even have a scope before developing more roads in cochin....

the tallest building i hav seen in thrissur is u/c skyline willow heights.... many 15 to 17 storied buildings are u/c in thrissur,pentark pentapark is tall and impressive building...joy palace 14f is really taller than all buildings in thrissur i think is the taller one in thrissur....this is just a ruf out line...not sure..

Yes.... i do think .... Joy palace is the tallest commercial building... But hopefully skyline willow heights and chelloor are the tallest apartments... hence they are the tallest buildings..... we have here at present....

I do think that in next 15-20 years time, Thrissur and Kochi might look much closer than now.
But, Can Thrissur match the demands of Kochi, is difficult to answer? Mainly becuase Thrissur has only limited scope.Thrissur has no Airport or Port etc. etc. to accelerate growth. Yes, Thrissur people are adventurous. Therefore, let us wait and watch.

THIRUVANANTHAPURAM: A Rs50mn project to upgrade and widen major highways in Kerala covering 850km has hit the roadblock with the government refusing to sign the “the state support agreement”.
The Left Democratic Front (LDF) government of Chief Minister V S Achuthanandan, who had led a successful campaign against the north-south high-speed corridor citing environmental issues, is opposed to collecting toll on the roads to be developed under a build-operate-transfer (BOT) system.
The entire stretch of 850km on three major highways in the state was to be converted to a four-lane expressway under the Phase II and III of the National Highway Development Project (NHDP).
Only 26km of the Angamaly-Aluva-Edapally stretch of national highway (NH) 47 has been completed at a cost of Rs1.15bn. The National Highways Authority of India (NHAI) has already initiated bidding process for its two projects under the NHDP Phase II from Walayar on the Tamil Nadu border to Thrissur on BOT basis.
The remaining stretches covering 664km, including bypasses in Alappuzha and Kollam, is also awaiting the state support agreement for BOT projects. The state government’s request for including Thalassery, Quilandy, Kozhikode, Kodungalloor, Neyyatinkara, Tripunithura, Moovattupuzha and Kothamangalam bypasses in the scheme are also under consideration.
According to reports, any further delay on the part of the Kerala government will lead to the diversion of the funds to other states coming under the project. The state has already missed out on several federal projects like the Universal Health Insurance Programme and the National Rural Health Mission.
Launched in 1998, the NHAI implemented projects worth $71bn in India as of 2006. They include the 5,846km, Rs300bn Golden Quadrilateral connecting the four metros and the North-South and East-West corridors linking the four extreme points of the country, which was to be completed by December 2007 at a cost of Rs350bn.
The uncertainty could hit major projects in Kerala like the International Container Transshipment Terminal (ICTT) being developed by the Dubai Port (DP) World which requires proper road connectivity.
According to the NHDP III rules, modes other than BOT are to be considered only if the capacity of the road is 15,000 PCU (passenger car units) or less. The capacity of the 664km of roads to be converted into four lanes along the Kerala coast, the mainly NH-47 and NH-17, is well above 20,000 PCUs.
The state began lobbying for upgrading national highways in 2005 when the then government submitted a proposal to federal Shipping and Transport Minister T R Balu.
Contractors abandoned the Rs15bn World Bank-aided Kerala State Transport Project for improving state highways and the Rs2.2bn Thiruvananthapuram City Development Project accusing the state government of non-cooperation.
The projects that require immediate attention of the state include the Kozhikode and Alappuzha bypasses, construction of a new road from Kuttipuram to Puduponnani, road-over-bridges (ROB) at Edapally and Padnnakadu and strengthening stretches on NH-213.

GURUVAYUR: The NCP delegation led by Thrissur district president T V Chandramohan submitted a memorandum to Union Civil Aviation Minister Praful Patel at Kozhikode on Monday to submit a proposal for an airport at Guruvayur.
The memorandum seeking the airport at Guruvayur was handed over to the Minister in the presence of NCP leader K Karunakaran, an offical release said.

guys i dont think that there is a need of an airport in guruvayoor since calicut international air port is very near to guruvayoor...i think some 50 km and nedumbaseery some 75 to 80 km..tat money can be spent for the infrastructure developments of guruvayoor town like widening the narrow streets and on hotels which is in need at guruvayoor during peak seasons like ekadeshi...

It could be a commuter airport capable of handling regional aircraft like ATRs and Bombardiers. Pilgrims and tourists could fly in from the hub airports at Trivandrum, Cochin or Kozhikode or from regional hubs like Chennai or Bangalore. This will avoid the option of having to land in CoK or KKd and then driving down.
AAI is looking at opening over 35 such small airports, so this could be one of them. Also could look at one to service Sabrimala which is the second busiest among South Indian pilgrimage destinations, next only to Tirupati. :)

At last IT park for Trichur!!!. Hope this will have good impact on Trichur real estate scene, like what Smart City did for kochi.
Wish some national players come to Trichur . Heard that EMAAR is coming near nedumbassery. May be soon we can see them coming to Trichur. At present only Sobha Group is the known name present in Trichur . Even though their project is one of the BIGGEST project in Real estate sector in Kerala , we need to attract much more investment.

Trichur district is much bigger in size. Lots of land available. But govt is not doing anything to exploit it. Areas near to Calicut airport or Nedumbassery can be better exploited by Starting Townships or IT parks or Electronic hardware parks. Problem is we do not have Strong lobbies working in favour of Trichur , like Builders Lobby working in Kochi. There are not many influential people in Trichur , who can force govt to act in favour of Trichur. When it comes to investments , we only get pea nuts share. This needs to get changed.

Alukkas eyes Rs 650 cr turnover in 2007-08

TIRUCHIRAPPALLI (TN): Alukkas Jewellery has set a turnover target of Rs 650 crore for the current fiscal and planned to open more retail outlets in Tamil Nadu and Karnataka in the next two months.
Stating this, Managing Director of Alukkas Jewellery John Alukka told reporters here that the turnover of the group in 2006-07 was Rs 450 crore and in the previous year Rs 200 crore.
He said the firm would open showrooms in Tirunelveli, Coimbatore and Mysore.
Besides, outlets would be set up in Mangalore, Bangalore, Thiruvananthapuram and Madurai in 2008-09, Alukka here on Sunday said. He said the group was also expanding its capacity at the production centres in Thrissur, Mumbai and Thiruvananthapuram.

New life for a pond
One of Thrissur’s famous landmarks has been renovated
Vadakkechira, one of the oldest ponds in Thrissur city, sports a new look, thanks to a Rs. 41-lakh renovation project implemented by the District Tourism Promotion Council.
The pond, believed to have been built by Shakthan Thampuran (1751-1805), is one of Thrissur’s famous landmarks.
Members of the royal family and priests of the Ashokeswaram temple used to have bath at the ghats on the northern side of the pond, and the public at those on other sides. Elephants used to be bathed at ghats on the eastern side.
The “kulapparas” and ghats for elephants are reminiscent of 18th and 19th century architecture.
Till recently, the Chira was overgrown with weeds and infested with rats and snakes. The historical site had become a dumping ground.
“The project is aimed at saving Thrissur’s green lung. High walls around the pond restricted the view. Their height was reduced. A walkway was built on the southern side of the pond,” says M. M. Vinod Kumar, architect for the project.
The re-designed Chira has sculptural seats, gateways (Padippuras), pools, fountains, a gallery and a rock garden.
“Locally available materials, including laterite and lime, were used. This gave a traditional look to the design. Terracotta works by K.B. Jinan were also used,” Mr. Vinod says.
Vadakkechira is home to many avian species, including small green barbet (Megalaima viridis), white-breasted water hen (Amaurornis phoenicurus), blue rock pigeon (Columba livia), bronze-winged jacana (Metopidius indicus), pond heron (Ardeola gratii), large pied wagtail (Motachilla maderapatensis), common kingfisher (Alcedo atthis), house sparrow (Passer d omesticus), common myna (Acridotheres tristis), little cormorant (Phalacrocorax niger), lesser whistling teal (Dendrocygna javanica) and little grebe (Podiceps ruficollis).< /p>
The Chira is a 4-hectare ecosystem complete with plants, birds, sacred groves and butterfly gardens.

IIT for Kerala
NEW DELHI: Kerala was on Wednesday assured of an Indian Institute of Technology (IIT) in the Eleventh Five-Year Plan by Union Human Resource Development Minister Arjun Singh. The assurance was given by the Minister to Kerala Chief Minister V.S. Achuthanandan at a meeting here. Another demand placed by Mr. Achuthanandan before Mr. Singh pertained to granting a Central university to Kerala.
Since the Prime Minister had already announced that efforts would be made to open a Central university in every State which did not have one, the Minister said the State could hope for some good news on this front soon.
Mr. Achuthanandan also met Agriculture Minister Sharad Pawar. According to the Kerala House spokesperson, Mr. Pawar’s response to Kerala Government’s demand for operationalising the Kuttanad Wetland Package – proposed in the Swaminathan Report – was positive.

They should organize a protest. Many Capitals are there in kerala. State Capital, Commercial Capital , Cultural Capital . Its high time Trichur should add some commercial touch to its Cultural Advantage. Unless there is a strong media support, its difficult to wake up the government. All the development activities get stopped at our neigbhouring City’s
Boundry. This is what is frustrating. Even Calicut seems to be getting a big Knowledge park by Birla group.

Trichur District itself is quite evenly developed one and is not at all backward.
Entrepreneurial skills of Thrissur businessmen are very well acknowledged.
Moreover, there is life beyond IT & ITES and factories which requires lot of land.
Many towns/cities of kerala progressed after the Gulf boom. But Thrissur was financially very strong long before that just becuase of their entreprenurials skills.
I very distinctively remembers an article appeared in Mathrubhoomi wherein it stated that highest stock investment from Kerala then were from thrissur district. Remember that was in the late eighties.
Though people of Thrissur are very laid back, enjoying every festivities and other entertainments associated with numeous festivals, they have amassed enough wealth in other parts of the world including within Kerala.
Some of them are investing few of their hard earned money in Thrissur itself.
Let us hope More will follow them.
Do not be disheartned by lack of interest shown by our Governments.
Let there be more private ventures in our District so that people like me who are toil under extreme weather conditions may one come back to Kerala.:cheers:

The retail chain hopes to achieve $1-billion turnover and a store count of 100 outlets by 2009. ‘I thought I will reach that figure only by 2010.At the present rate, I feel we will be there a year earlier,” he says. At present, he has 50outlets and a turnover of $550 million.
"In Jewellery retail, real estate location is very important, he reasons.” Once the location is right, 50% of the job is done,” he says. All the Joyalukkas showrooms are in prime locations. The Chennai showroom is coming up at T –Nagar, Chennai’s prime business district.
The retail chain’s current priority is India, where it has over 16 showrooms. It is now a bit south-heavy and Joy Alukkas is in process of correcting it by expanding the chain’s footprint to north India. Besides, an initial public offering may be on the cards as well next year.
Like most businesses, jewellery retail and manufacturing too has its share of human resource crunch. “More than salary, it is the love and care you give that binds them to you
,” he says, sharing his secrets of HR management. The employees are mostly from his home town, Thrissur, a centre of gold manufacturing and business.
He, however, admits that he trouble finding staff for his new showrooms. “The youth have many job avenues now. They are no longer interested in gold business alone,” he says.
Will Joy Alukkas opt for a brand ambassador once he upgrades the retail chain’s profile in India? He doesn’t give a definite answer.
But for jewellery with the tag of ‘world’s favorite jeweller’, the brand ambassador can’t be a small personality. Will it be the Bib B or the Big Khan? One has to wait and see

Since I am from Delhi, I can tell you that I just do like to go purchase from Delhi anymore. I would rather buy it from Thrissur, There is no need to bargain, there are plenty of choices too. My personal view is that except for Churidars, Thrissur has plenty too offer.
It used to be Fashion fabrics, Chakolas, Elite. Now there are plenty too select.

Both of your are right. What prompted me to reach such conclusion was that in the late eighties, businessmen used to say business gone to other parts of District. Towns business was bad etc. etc.
As regards, Onam at Thrissur, I have no idea. I still cherish those fond memories of eighties.

From eyeballs to footfalls - the human psyche has taken a complete downward journey in the last five years. If it was eyeballs (number of visits to websites) during the dotcom boom of 2000, now it is footfalls (number of visitors to malls). The current mall mania that has gripped a shopping-frenzy nation can only be compared to the dotcom madness five years ago.
Today, some 250 malls are already in business and a similar number is going to come up in the next two years. By 2006, a whopping 19.6 million sq. ft of retail space will be made available in six major cities alone. Tier-II and tier-III cities are not far behind the big cities in attracting investments in malls. Smaller cities such as Baramula, Ludhiana, Mandya, Thrissur and Midnapore will soon have their own malls. According to ProjectsToday database, some 195 shopping malls and complexes are coming up in various parts of the country with an estimated investment of Rs 12,747 crore.
Most of the world's leading brands are now available in India. McDonald's, Pizza Hut and KFC are a common sight in many cities. Shopping malls with multiple facilities like shopping, entertainment, multiplexes and food courts came to be the next natural thing to happen. To top it all, a retail market forecast of
30 per cent compounded annual growth rate over the next five years is just the incentive for investors to jump onto the 'great mall bandwagon'.
In spite of all this, the perpendicular growth in shopping malls is bound to result in oversupply of shopping space and its consequent outcome. The impact is already evident. There is news of rentals falling in shopping malls. Not to speak of the concept of 'de-malling' that is creeping in. But, those behind India's malls are unperturbed. As Dinesh Chauhan, Gurgaon District Town Planner states, "Sluggish trends are not forever. [Malls] have succeeded everywhere so there is no reason that they won't succeed in India. Just wait and watch." Currently, Gurgaon is the hottest spot for shopping malls. In the coming years more than 30 malls will dot Gurgaon's skyline, Chauhan said.
Interestingly, most of the new malls, completed or under way, are located away from traditional retail zones. Lack of availability of large tracts of land in historically prominent retail areas is the main reason for this. And even if land is available, their prices are exorbitant.
No doubt, industry is heading for an overhaul. Says Sanjay Dutt, National Director-Agency, Cushman & Wakefield India, "A major correction in three to five years from now is expected. Three to five years from now, developers, landlords and financial institutions will have a better understanding of retailers. They will be more open to the revenue sharing model."
At present, most of the malls are being developed by real estate developers. According to a Cushman & Wakefield India report, developers are constructing malls as real estate development targeted for sale to investors. The developers don't want to retain ownership of the malls. This has affected the confidence of the retailer who wants the mall to be well maintained and managed professionally by a mall operator. Multi-ownership is perceived to be restricting professional management of malls. Remember, Wal-Mart, the largest retailer in the world, is also the largest real estate developer in the world. Further, Wal-Mart also has the dubious distinction of being the largest producer of empty retail stores.
Having said that, mall developers are evolving with the times, employing new gimmicks to attract customers. Speciality malls are the latest trend. For instance, Omaxe is building a wedding mall in Gurgaon; an auto mall is also on the anvil in Haryana's premier industrial hub. A furnishing mall is coming up in Kolkata, on Elgin road.
Now the big question. Are the local authorities geared to meet the 'threat' malls pose to India's already 'mauled' cities? In developed countries, before a mall is constructed the developer has to submit a traffic plan to the local authority. Permission is granted only after the authority is satisfied that the mall will not disrupt traffic. Nothing of that kind is happening in India. And nor is it likely to happen anytime soon.

Work on Intl business school in Kerala to begin on Jan '08

THRISSUR: Emke Group managing director Yusuf Ali on Wednesday said the construction work on an international business school will begin by January 2008.
Addressing a press conference, Mr Yusuf Ali said the land acquisition process for the project was over and the preliminary work will start by January 2008.
The school would have collaboration with a foreign university. Special consideration would be given to poor students regarding fees, he said.
Also a prominent NRI businessman, Mr Ali said the construction work on a five star hotel with 150 rooms attached to the Lulu International Convention Centre would also begin by January 2008. The project cost was about Rs 100 crore.
The Emke Group was aiming to provide job opportunities to 20,000 Keralites for 2008, he said.
Chief Minister and MPs from the state should take the initiative to set up an NRI University in Kerala. Better infrastructure should also be developed to attract more foreign tourists, he added.

That road from puzhakal padam will end up in Swaraj round through MG. ROAD making MG road a royal look....
This is Ideal road project (Maatrika road ) by PWD..which is also in kollam...
The approximate road length should be around 6-7 km...
Great to see LULU and Oceanus coming up with good projects ....
But SAM ,
Thrissur had all support from the private sector even before this... but it's the government in and out which did not make any change......so far....

THIRUVANANTHAPURAM: The UAE-based retail major EMKE Group which recently opened an International Convention Centre (ICC) in Thrissur, is expanding its presence here with an International Business School (IBS) and a Rs1.5bn five-star hotel.
The construction of the 150-room hotel at the LuLu ICC will begin in December and the IBS early next year, the EMKE Group managing director MA Yusuffali said.
This is in addition to the a 1.2mn sq ft mall LuLu, the flagship supermarket and hypermarket brand of the Indian-owned conglomerate which runs 58 stores in the Gulf, has lined up for 2009 launch in the port city of Kochi.
It targets sales to touch US$2.4bn, an increase of 125 percent from the 2006 figures of US$1.07bn, by 2010.
Currently the group operates supermarkets and hypermarkets in the UAE, Oman, Qatar, Kuwait and Yemen and plans to launch its operations in Saudi Arabia and Bahrain by the yearend.
Yusaffali said acquisition of land had almost been completed for the proposed IBS in Thrissur, being set up in cooperation with universities abroad. There would be waivers on fees for the poor students.
Chief Minister V S Achuthanandan and MPs from the state should take the initiative to set up an NRI University in Kerala, he said, adding that better infrastructure should also be developed to attract more foreign tourists
“Lack of world-class infrastructure is a big hindrance for development in sectors like tourism. The situation would change soon for the better as the government has already established a company with participation by non-resident Keralites for improving infrastructure, including roads and bridges,” he said in Thrissur.
Yusuffali, who is also a director of the Cochin International Airport Limited (CIAL), said the federal government was causing difficulties for the company’s Air Kerala low-cost airline project by raising objections despite the fact that the state government is the single-largest stakeholder.He called upon the people’s representatives including MPs from the State to exert pressure on the federal aviation authorities to make the airline project a reality.

Five more years — that’s the time span analysts think it would take for Thrissur in Kerala to transform into a premium real estate market. And all this is set to happen because of the growing NRI community from the state, who are now investing heavily in its development.
Thrissur, a district in central Kerala, is the cultural capital of the state. Spanning an area of about 3,032 sq km, this district is home to over 10% of Kerala’s population — a mix of traditionally rich and the neo-rich. The district’s real estate sector faces a stiff competition from nearby Cochin, but there are factors which may turn Thrissur into a realty hotspot.
Thrissur has always been a favourite among builders of repute as it makes for a unique blend of North and South. Leading property developers like Southern Investments, Kaizen, Skyline and Sobha Developers have set up their operations to tap the growing demand for real estate.
According to real estate consultants Cushman & Wakefield, the presence of a number of educational institutions, leading hospitals and the film industry are instrumental in driving the demand for residential property. Further, the tourist traffic to the adjoining Guruvayur temple is demanding an increase in accommodation facilities.
A Cushman report says that the availability of land and preference to villas have convinced developers to go in for niche products, even though apartments are coming up in key locations where land is scarce. Land prices jumped in anticipation of the demand spurt to Rs 40 lakh in premium areas such as Swaraj Round.
While prices for apartments start from Rs 13 lakh, those of villas start from Rs 17 lakh. The prices of independent villas range from Rs 1,600-2,100 per sq ft, while that of apartments range from Rs 900-1,300 sq ft. Commercial rentals in the CBD hover around Rs 40-45 per sq ft per month while retail rentals stand at Rs 60-85 per sq ft per month, the report says.
It’s also a well established fact that overseas remittances are fuelling Kerala’s growth, and that a major chunk of this is being earmarked for investment in real estate. But how much of this is coming into Thrissur? About 3 lakh people from the district currently live abroad.
And these people collectively remit close to Rs 3,000 crore every year back home, providing the much-need “extra spending power”, according to a survey by real estate consultancy firm Asipac Group. “The spending power that people in Thrissur command is higher as compared to what people from other towns and cities in Kerala have,” says Amit Bagaria, CEO, Asipac Group.
An indicator of this spending power is the per capita retail sales in the region, which is higher than that of Cochin. According to Asipac, retail sales per month stand at roughly Rs 93.55 crore per month, which works out to about Rs 3 crore a day.
“Land prices in Thrissur’s Central Business District have appreciated by almost 100% in the last two years, while the outskirts have seen a 50% increase in land prices. The surge in prices is thanks to the increasing investor-attention that’s coming its way. A large NRI community, that’s now looking to come back and settle down, demands a lifestlyle similar to what one experiences abroad. And benefiting from the demand for premium housing developments are real estate firms, who’re queuing up in large numbers to enter the region,” says Jackbastian K Nazareth, executive director, Sobha Developers.
Sobha recently announced the launch of its first integrated township project in India — the Rs 850-crore Sobha City — located on the Thrissur-Guruvayoor Highway. The project, being developed on a 55-acre patch, is a three-million sq ft of mixed-use development. Some important property markets in Thrissur district are Guruvayoor, Kuzhoor, Nedumbassery (Airport), the Thrissur-Triprayar highway, the Thrissur-Calicut highway and Chalakudy.
