Cesar Pelli - Città della Moda

Height : 145 metres
Status : approved
Location : Garibaldi-Repubblica financial district, near Garibaldi Fs station

The City of Milan recently began the redevelopment of a large and significant urban site. North of the historic city center and directly adjacent to the Garibaldi train station, the site once contained rail yards abandoned since the 1950s. Cesar Pelli & Associates has been commissioned to masterplan a mixed-use development on a seven hectare plot on the South end of the site. Eight hectares on the North end of the site are planned as a grand public park. The goal of the masterplan is to create a new and grand city center which will serve as a gateway reconnecting formerly separated neighborhoods.

This large scale, mixed-use development will be comprised of several buildings including residential, office, retail and hotel components with s strong focus on humane, ground level pedestrian activity at the base of the buildings. Unique to this development is a significant element dedicated to fashion and to reinforcing Milan as the fashion capital of the world. The city hopes to associate this private fashion element with an adjacent public museum of fashion and a university for fashion. These fashion elements will be at the southern end of the new public park adjacent to the larger, private development.

Despite severe planning limitations imposed by subterranean train lines and subway lines, Cesar Pelli & Associates is carefully developing the mixed-use masterplan to reknit the surrounding urban fabric which had been severed by the railyards.

Fiera Milano

Fiera Milano redevelopment competition

Daniel Libeskind, in collaboration with Zaha Hadid, Arata Isozaki and Pier Paolo Maggiora, was recently announced as winner of the Fiera Milano redevelopment competition. The project is large in both scope and area, incorporating elements such as public spaces, housing, office towers, retail spaces, and a museum, and creating a new neighborhood in the cultural and historical context of Milan. The development is built around a central park, a much-needed lung for the city.

Buildings on the site designed specifically by Mr. Libeskind include an office tower, a housing development, and a museum. He is also responsible for the design of the park, along with the Piazza Domodossola.

But where does the Pirelli fit in all this? I didn't recognize it in any of the photos, it would be a shame if it isn't part of the new skyline, especially since it's one of my favorite buildings in Europe.

Milano Santa Giulia

A 1,200,000 square meter area located just a few kilometers from the heart of Milan is meant to be the ideal setting for the creation of a new pole of attraction.

The Milano Santa Giulia Project envisions the insertion of public and private structures in a careful balance between beauty and functionality, creativity and use. Private functions are absolved through the corresponding areas assigned to residential units, offices, commerce, hotel accommodation, stores, and venues for cultural and entertainment activities such as the multi-screen cinema complex.

Milano Santa Giulia has been designed for those who wish to inhabit the innovative city of the future that offers a range of different residential properties offers suited to every need.

One such residential area is called Crescent by virtue of the semi-circular shape of its innovative architectural structure and located west of the Promenade. Overlooking a park, Crescent is the ideal place for those in search of a residential property that offers both peace and quiet together with a high quality of daily living.

The private park guarantees access to an adequately-sized area of greenery and the opportunity to use private tennis courts, sports center, and indoor swimming pool. This residential area offers its inhabitants every essential service within the range of three-hundred meters, from the bank to the pharmacy to stores of every type along with an efficient public transport system perfectly integrated into the surroundings.

I have never seen such nice rendering before of the project.

I wonder why they haven't started construction yet, I think these renderings appeared many years ago. May be thinks are going slow, just like in Sweden?
This rendering was published in July 2004

But the project isn't late: it was approuved yet and works will start in March, which was forecasted since the begginning, when the international competition to reproject the whole area started in 2003

Infact this area is currently occupied by Milan old Fair pavillions which were used till few months ago...
In prevision to transfer most of its activity in bigger New Pole of Pero-Rho (the one posted in the first page, with the curved glass roof), completed in April 2005, they think before to dismiss old exhibition areas to sell the areas to a general contractor which would have presented the best project for the area and the most "adequate" offer in money to buy it :)
Since the begginning FieraMilano (the owner -yet for a little while- of the area) specified it would have yield it in March 2006, what it will do... it forecasted tecnical time to transfer "everything" from old to new pole: that's due to the unusual fact the project was made before the area was dismissed

Then, CityLife, the general contractor which owned the area, assured it will begin immediately to work as area formally will change property in March
First phase is forecasted to end for 2010 and whole project for 2012 (initially it was 2014)

So everything went in time for now...

here's how garibaldi district will look like in 2010!
just the over-15 floors buildings have been listed.

there are also many other project for milan, most renderings of the ones have already been posted in this thread, but they're in other parts of the city.

1) grattacielo regione 160m *
2) grattacielo comune 150m *
3) torre hines 1 145m *
4) torre varesine 1 140m *
5) torre varesine 2 130m *
6) grattacielo pirelli 127m
7) torre breda 117m
8) torre galfa 109m
9) torre fs 1 98m
10) torre fs 2 98m
11) servizi tecnici comunali 90m
12) torre hines 2 80m *
13) torre varesine 3 80m *
14) piazza repubblica 75m
15) piazza repubblica 75m
16) via toqueville 68m
17) palazzo locatelli 67m
18) via farini 65m
19) via fara 65m
20) via fara 65m
21) INPS 62m
22) hotel michelangelo 60m
23) via pirelli 58m
24) hotel century tower 55m
25) torre comune 1 50m
26) torre comune 2 50m
27) piazza repubblica 50m
28) piazza repubblica 46m
29) piazza repubblica 46m

* these are the new ones!

1- hines and varesine towers' heights are based on the renderings. still no definitive datas.
2- the grattacielo del comune was first annunced to be 150m tall. after some time it was said it would have benn taller than the regione one (160m). the definitive project is going to be presented in this times.. we still can hope it will be much more then 150m tall!

I suppose so, all the new projects will add about 40 to 50 towers of a height between 100 and 220 meters in Milan subborn and downtown.

+ARCH Fresa Fuenmayor Garbellini Tricario - Social housing in the Falk-ex Fola area

As part of a town-planning project designed to convert an ex-industrial area north of the city of Milan, a grant-aided residential building was completed. The project was integrated in the design of adjacent public spaces, creating a building giving emphasis to the outlooks and pedestrian routes linking it with the surrounding green areas. The building features four floors above ground and a basement floor and is C-shaped. It features an internal piazza raised by about 1 metre. The piazza is the key meeting place for tenants, together with the equipped green areas over which the building looks. The internal piazza accesses two staircases leading to 38 apartments for a total of 3,000 sq. m. The main face of the building is 48 m long and features a passage-way leading to the internal piazza. The last floor is set back from the edge of the rest of the building with terraces covered by a generous overhanging roof that also features on the two side faces. The latter incorporate long strip windows. The prospect overlooking the internal piazza is varied by the staircase glass panels and by the individual apartments’ loggias and balconies. Albeit keeping to a tight budget, great attention was paid to architectural quality and the choice of materials. Drawn metal grids and wooden panels were in fact used to complete façades.

Dolce & Gabbana Headquarters

The new headquarters of Dolce & Gabbana in Milan houses the showrooms for the fashion collections, the offices, a restaurant and a number of spaces for events, with a total surface of 10,000 square meters. A downtown office building of the sixties has been completely restored and adapted to the new program by using natural materials, such as stone, wood and glass with a principle of simplicity and linearity. Two bodies, both six floors high, lay parallel to the street. They are separated by a pool at the ground floor and have two floors below. A new glazed bridge connects the showrooms of the first floor, overlooking the pool below on one side and enclosing a lava-rock garden on the other. The facades, which are entirely made of glass, feature a series of projecting teak-wood boxes. A pergola at the top floor, made of the same material, completes the facade’s pattern of wooden elements with the columns supporting it, covering part of a large terrace which is paved with volcanic-stone. Basalt stone, which was applied simply honed and eventually showing its thickness, covers all the interior floors, providing an overall sense of solidity and consistency. The interior finishing panels and the furnishing elements are made of dark-stained wengè wood. Large elliptical surfaces of opal glass, fitted between the beams of the concrete structure filter artificial light for the ground floor, while in the showrooms of the upper floors the lamps are luminous parallelepipeds, still made of opal glass, that form an articulated pattern of light under the ceilings. Next to the building’s wide windows the thick walls that divide the space in the showrooms are covered with reflecting black-painted glass.

ok, all these towers are located in some huge areas of Milano that will be requalificated from now till 2015, the year of the World Expo that the city would host.

The main projects will be:

-Rho-Pero
-Citylife
-Garibaldi-Rebubblica
-Varesine
-Portello
-Montecity-Rogoredo-Santa Giulia
-P.ta Vittoria
-Farini
-Area ex Falk
-Lorenteggio

gradually in these days we will post all the informations, renders and images.

First of all, I already say that Milano will be for the next years a city U/C, it will change radically, from new buildings to new infrastructures of the city and the metro area.

Milano is involved in the biggest requalification of former industrial areas, in terms of sqm, of Europe actually.

today we write about the Rho-Pero area, where the last year was inaugurated the brand new fair complex of Milan. It's actually the biggest in Europe, and one of the biggest in the world.

This is located in the northern area of Milan, in its metro. In just under three years – a veritable record considering the vastness and complexity of the undertaking – and thanks to an investment of 755 million Euros, the innovative project designed by Massimiliano Fuksas has come to fruition.

that's the map of the area in which is located the new complex (Fiera Milano), and the "old" one is in the city centre(Fiera Milanocity)

http://img249.imageshack.us/img249/5729/immagine6mh2.png

the project is the first one that has been completed, or better is in use, though some others works around the complex are now in progress. the other works include the contruction of some skyscrapers, including a highest one that would become the symbol of the World Expo of 2015.

now I will post some pics of the area and particulars.

ok guys, you seem interested to that tower, so I will talk about one of the project of the redevelop of Milan(you will find the list in te previous page:)):

CityLife

here the plastic:

http://i10.tinypic.com/33yt4bc.jpg

http://i12.tinypic.com/48zjo0j.jpg[/QUOTE]

that's some renderings as it will be when finished:

http://i12.tinypic.com/48rpevo.jpg

http://i16.tinypic.com/30mb8ko.jpg

http://i16.tinypic.com/2dbqwr4.jpg

a short description of the project:

No doubts: that's a highly visual impact project due to the 3 particular scrapers signd by the three great architects Hadid, Libeskind e Isozaki.
The project occupy the huge area of the former fair complex, that became empty after the new fair complex(see the previuos page to see the new fair) of Fuksas moved to Rho-Pero.

That's a project that gives to the area an international breath, a global view. Also Liebeskind remarked this: "The project show us a Milan as a portal for Europe". Idea that suggests a multiple use for an old area of the city, that will combine modern architecture and open space such as parks, recreatives structures. In fact this project doesn't mean only skyscrapers, but also new huge public spaces, new residential buildings, recreatives structures and a lot of green, all together.

The 50% of the area will be filled up by a park, full of canals, that inside will host the Museum of Design.

The other spaces will host residential buildings of 20 floors, 1.300 apartments for a surface of 140.000 sqm.

And of course the 3 scrapers:

- Il dritto
Architect: Arata Isozaki.
Main Characteristic: the building is a perfect parallelepiped.
Height: 218 m.

- Lo storto
Architect: Zaha Hadid.
Main Characteristic: the building twist on itself.
Height: 185 m.

- Il curvo
Architect: Daniel Libeskind
Main Characteristic: a curved building, that recalls a sail.
Height: 170 m.

From the old fair system will remain only the historic "Padiglione 3" that will be offered to the young designers talents, as a laboratory building.

Grafton Architects: Università Luigi Bocconi, Milan

More often than not there is a grudging, occasionally bitter, tone to the architectural grapevine. Not without reason do we joke that a "jealousy" is the collective noun for a gathering of Irish architects.

However, the tone has been different in recent weeks, as news has spread of Grafton Architects' success in winning the international competition to extend Milan's Luigi Bocconi Free University, known simply as Bocconi. Joy has genuinely been unconfined. There is a palpable sense that the Graftons have achieved an important first for Irish architecture. Where they have led, others will surely follow.

The best architectural work world-wide is awarded through invited competition. Until recently, Irish architects have been singularly unsuccessful at getting onto the all-important shortlists of competitors, a fact that will change only when our architects and their architecture earn accolades abroad.

Grafton delivered a significant calling card 18 months ago when the firm's founders, Yvonne Farrell and Shelley McNamara, were invited to teach with Kenneth Frampton - the doyen of architectural critics and Ware professor of architecture at Columbia University, New York - at one of Europe's newest schools of architecture, at Mendrisio in the Italian-speaking Ticino canton of Switzerland.

Milan's Bocconi, which celebrates its centenary this year, is a research university of international standing in the fields of business, economics and law. It was the first in Italy to award degrees in economics and business administration. Founded in 1902 by Senator Ferdinando Bocconi in memory of his son Luigi, who had died fighting on the Italian side in the battle of Adua, Ethiopia, six years previously, the university was born of private initiative, in what it recalls as "an act of love resulting from sorrow."

Since 1940 the university has been located in the southern part of Milan, next to Parco Ravizza and behind the remains of the Spanish walls. Bocconi's campus has grown over the decades and is now an entire neighbourhood within a residential and commercial district.

The Bocconi 2000 architectural competition was launched last October to find a design for conference and lecture facilities - including a 1,000-seat aula magna - for 2,500 people and research offices for 1,000 professors and postgraduate students. The 10 competing practices included three invited from Italy, two from Spain and one each from France and Norway, as well as two leading Swiss firms, Diener & Diener and Aurelio Galfetti, who also teaches at Mendrisio.

At the end of January, following what McNamara describes as the "toughest-ever interview", the competition jury - chaired by Frampton - unanimously declared Grafton's design the winner, saying it "presents from the start a meaningful and right relationship between the immediate external urban context and the internal context of the university."

The jury's citation highlights two aspects of the design, which it calls fundamental: "firstly, the creation of a large, paved, public foyer on the lower level of the building, lit from above and accessible both from Viale Bligny and Via Roentgen; secondly, the strategic positioning and orientation of the aula magna at the junction of these two streets, giving an immediate view of the 1,000-seat hall and its foyer from the piazza at Porta Ludovica, a symbolic entranceway to the university."

Bocconi has a pedigree of commissioning fine architecture. The first building on the campus was designed by Giuseppe Pagano, editor of Casabella and one of the most important architects of his generation. A decorated hero of World War I and an ardent fascist since 1920, Pagano joined the resistance in 1942. Arrested and tortured, he died on April 22, 1945 in the German concentration camp at Mauthausen.

His building on Via Sarfatti is thoroughly modern - a model of Italian rationalism: ordered, rigorous and perhaps even a little arid. Pagano believed that his work "could demonstrate the civil 'atmosphere' that really up-to-date urban planners should aim for in every corner of our cities, both large and small."

McNamara calls it "muscular - heroic and lean, like Busáras." Grafton's work is sympathetic to the rationalists but where Pagano - unlike Terragni - accepted expressive limitations for the sake of creating a modern architectural language, they overlay bare prose with lyricism. Much of the poetry of Grafton's Bocconi 2000 design derives from how they have handled the meeting of two different worlds. The competition brief suggested that almost one-third of the complex's 45,000 square metre area should be underground.

"We found that challenging," recalls McNamara. "We hadn't done that before. We decided not to think of the ground as a datum dividing the accommodation into two parts - one dark and needing ventilation, and the other in the light.

"Our starting point was an idea about ground and sky," she says. "We thought of the base of the project as a piece of landscape, an erupting landscape, a carved platform with deep cuts provided to light the basement. We wanted to make a continuity of the ground of the city with the ground of the campus, by having this thing in between them. Overhead this undulating surface we thought of the offices as being like an inhabited roof."

Inspiration came from a building near Milan's Duomo - Il Broletto, a medieval building that was used as a civic hall and market. "The university, too, is like a place of exchange," adds McNamara. "We wanted to use the offices to make the roof of this place of exchange." Grafton's early models explored how the offices might become light filters - inhabited louvres - lighting the ground floor below.

The aula magna, which the architects describe as "a window to Milan", is placed hard against the artery of Viale Bligny, with its clatter of trams and rushing traffic, to announce the university's presence. McNamara likens the street to Dublin's Talbot Street or Dorset Street, with jumper shops and mattresses and bedding for sale. "The floor of the city is fantastic," she says, "surfaced in thick stone."

The great room of the aula, with its dramatic, cantilevered wedge of seating - reminiscent of Russian constructivist workers' clubs of the 1920s or James Stirling's British university designs of the 1960s - becomes an anchor for the design, an embedded boulder, whose upper reaches invade the roofscape for light and air.

Milan is a city of tough exteriors and friendly interiors, says McNamara. Around the corner, the hard, overlapping shells of a thin, new library stretch 150 metres along Via Roentgen. The library - set well back to create a lively public space like the one in front of the law school at Milan's Spidale Maggiore, with its wide pavement and bicycle stands - "floats" above the entrance, as if hanging.

The library's 10 suites serve Bocconi's 10 research departments. Slotted together like a Rubik's cube, each is a different size. Suites occupy the same area on plan but vary in height between one and three storeys. Access bridges cross the voids between the library on the street and the serried banks of transparent departmental offices, interwoven with courts and gardens, that make up the complex's glassy roof - all of which is miraculously slung beneath massive beams.

Italy has long had a reputation as a graveyard for competition-winning designs. Not this time, it seems. Site-enabling works will begin later this month and the privately funded, €57 million project is due for completion in June 2005.

Bocconi is equal in size to the other eight or nine projects Grafton has on its books, on the east coast, Galway and Donegal, but it may be easier to administer: it is possible to fly to Milan in two and a half hours. What a surprise to realise that Dublin is "closer" to Milan than Milford.

Indeed those towers will look better when they will be entirely cladded (cladding material is expected to be really interesting), and when lower 2-floors golden atriums will be built.
Towers are the ideal completion of astonishing New Fair, designed by Fuksas. New Fair walkaways are covered by a huge glass+steel waving roof, that gives "movement" to all complex: towers offer a different type of "movement", that's right, but they look like "moved" under the influence of this huge wave. :)
As said in advance, towers are designed by Perrault.

Milan have nice projects

March 3rd, 2009, 02:00 AM

Passante TAV e Stazione TAV

Queste ultime notizie ufficiali.

Do you mean CityLife? http://www.skyscrapercity.com/showthread.php?t=444643

They demolished the buildings of old exhibition center (it took quite long time as it is a 400k sqm area) and begin to dig for the basement of the first residential buildings.

In january they also had to start to dig for the basement of the highest of the three towers, but they delayed. I don't know actually if they started in february or in these days

I saw a very hard discussion on Italian SSC section connected with City Life project...I don’t understand Italian so please explain what is going on with this project? That is one of the most interesting complex of buildings in Europe but no serious up-dates are presented so I am afraid it could be abandon. Tell me I am wrong...

GENIUS LOCI
October 26th, 2009, 01:58 PM
^^
Even if you don't know Italian you understood there was some troubble (at least between the forumers)

So the project is not abandoned at all... the first residential complex (designed by Hadid) is u/c since 2 or 3 months at least and they are gonna start the second residential complex (designed by Libeskind) within few weeks.
The dig in the center of the area (where an underground mall 'sorruonded' by the three main towers will rise) became enormous, and they announced they'll start to build the 'Dritto' (the tallest tower designed by Isozaki) within next February.
More: soon they will start to build Metro 5 extension which forecasts an underground station in the center of the area

Anyway there are some troubbles, as they need to sell all (or quite all) the appartments of the first two residential complex to have the money for the completion of the whole project; and the sale apparently is not that good for now

I don't think that could be a big problem for the project itself: the worst is gonna happen is to postpone the 'second phase'
I remember Canary Wharf project in London in the end of '80s / begin of '90s... suddenly a deep crisis of Real Estate hit the market. The RE company which promoted the docklands development (at the time the biggest RE company in the world) went bankrupt and works had a stop. Of the whole complex pratically just One Canada Square tower was completed and few secondary buildings... offices and apartments were empty
Project abandoned? No: after few years RE market recovered other companies succeeded and finished the original masterplan... and take a look to Canary Wharf today :)

Anyway, back to Milan
Agitation on Italian forum in these day is due to an enormous number of rumors, but trust me: they're mostly BS

So be confident ;)

bye
