In fact it is not easy to fix all WATER issues...and I can foresee next time we will have problem with water leakage issues after 18 months of warranty period as whole SM ground area are man-made cement and definitely sini sana dip dip water unless they use GRADE 1 material...

I believe so. That is scary. Imagine the whole ground floor is actually cement made..I dont think visitor will realised that...

we've started to work till 6pm... and 5 days a week.
though i do have to work 1 saturday per month... and thats on overtime laa.. sort off.
i only get meal allowance only... no per hour overtime one,..

RM22K for how many months? 1 year? RM1.8K per mth? Is that the market rate per month for a toy boy kept by a sugar mami? Please advise... :) Not that I'm interested... just curious...

I believe there is no market rate per month for toy boy. It will depend on how good you are when in come to servicing you sugar mummy.

I will leave office 5.30pm sharp as I have other commitment immeditately after that in KL, which I really rushing to make it. That's why sometimes I ride by scooter rather than my bubu car. Just to avoid traffic n make sure I reach there in time ;)

Based on my limited knowledge, basically you can get living expense from her and a lot of shopping + free meals.. hehehe

Not heard of one who pay "salary" unless you charge per job.

Hi Guys! Just an update on the progress of Havanna. Got my invoice on the progess payment and the completed stage at the moment is already at Stage (e) which is the completion of internal and external plastering. On my invoice it says 55% of the construction has been completed. Hope the progress of Havanna will be smooth and on schedule or even slightly ahead of schedule :) Also called UOB Bank to check whether the loan amount has been disbursed and they've confirmed the disbursement already done on 4th January. I'm one of the buyers for unit 6 on one of the middle levels and I can see from my invoice that Stage e (the internal and external plastering of the said Parcel) has been done for units 6, 7, 8 and 9 but still not yet for 10 so I guess that's where the construction is currently up to with regards to the plastering stage :)

Hard to say...you have to have a look at yourself to have the rough idea.

It will not face the low cost apartment directly. N as long as you buy a higher floor, then it should be okay IMHO :D

Ya..i had placed my visit to Seri Maya yesterday, it was quite impress but i have noted there was a low cost apartment just right to Havanna but they don't allow me to get more closer to there so i would like to seek for some advice.

I bought one of the middle level floors and got the 5% discount but at the moment I think all levels of unit 6 have been taken up, with only one available on Level 2.

I see...so how do you think of the unit at level 2? Will it be to low?

22k is for A car park. Just drive my car in. No more outside parking. :)

- plan your budget
- identify your investment objectives
- expectation
- plan your buget (for documentation)
- visit the showroom
- buy one of the owners a lunch, and ask them for a tour :cheers:

Me wanna wish muslims a Blessed Eid ul-Adha. And happy holidays to the rest! :) plus have you noticed that this year we will celebrate Eid ul-Adha twice!!! which is on the 10th Jan and 31st Dec!!! hehehe...

I think this year's jan and feb of 2006 is packed with public holidays! i am stuggling to keep to my new daily routine... baru nak biasa dgn new routine dah cuti... sigh... but hey holidays is always good right? hehehe....

my 2 cents worth...
1. i'd go for mindef facing (less density plus that is high ranking officers' apt) but.. very near to each other thought its nicer looking than the lowcost apt. plus there are a lot of greens in the mindef area... facing lowcost will mostly see the flat's carpark i think...
2. i would go for unit10-1st choice (facing mindef at an angle and kg warisan), unit5-2nd choice (facing the low cost face to face) and unit11-3rd choice (the worst facing the mindef block face to face at near proximity)
3. S&P legal fees is free paid by the developer. but the loan's legal fees pllus MRTA will cost roughly 5% of the total unit price after discount
4. i think with the UOB package u do not hv to pay any progressive interest during construction but they might add that to your loan later, just ask the loan officer from the bank...

oh yeah the easiest way to look around the seri maya area is to open up the star newspaper, look at the apt for sale list and just call one of those agents and make an appointment.... ask them to bring u around to see the ground, landscaping, swim pool, gym in SM... easy! hehehe...

Hi guys, I've actually been inside Seri Maya briefly many moons back when the 1st phase was completed. Yes, I contacted a real estate agent, but the experience after that wasn't great - He kept calling me, but I just wasn't ready to get one that time... was just curious to see how it was like. But that was some time back, now I'd like to see/hear from an owner's point of view (what's good, what's bad, etc)

Anyway, if before 4pm is the best time - perhaps I could drop by around 2.30pm for a quick look (zahirnya? JH? mka?). Could you PM me your number if you can meet me (I'll give you mine too) and will call you when I'm there. do u have a telekom phone number??? sometime it is due to lack of availability. You can try macrolynx (T&T broadband branch). So far, I'm very happy with the speed as they have a 7Mps line for Seri Maya and will upgrade when it breach the subscriber threshold for that line.

My personal experience was I just need to pay once for the additional 4KM phone line to the contractor of TM instead of itemized in phone bill...
Most of the time, when u are require to pay for the additional phone line is because of the damage on the existing phone line..

do u have a telekom phone number??? sometime it is due to lack of availability. You can try macrolynx (T&T broadband branch). So far, I'm very happy with the speed as they have a 7Mps line for Seri Maya and will upgrade when it breach the subscriber threshold for that line.

macrolynx is T&T subsidiary? all the while iwas thinking why did T&T didnt bring in their own ISP (which is normally GoldIS).

If I'm not mistaken, they r offering a package of RM80 which comprises of an unlimited internet access of RM55 and a ip telephony ke hapa ke ntah of RM25 per month; excluding the call charges. U could always opt for the internet access... try giving them a call for the latest info or promotion, I believe u have the no, right?

The ip telephony rental is RM25 per month. It works exactly like Telekom, you rent the phone, therefore you pay Telekom the rental charges plus any calls that you make. If you want to use only the internet connection, then you only need to pay RM55. But check with them again, the charges might have been changed.

The connection to the internet access/ ip telephony is located in the master bedroom. So, u still can use the Telekom phone line of which its connection socket is in the living room. I'm using the wireless connection as my PC is in the second room and not in the master bedroom. Dont like the idea of having the connection cable from the master bedroom to all the way to the 2nd room.

As for the parquette floor, I'll just have to live with it until I have my financials recuperated. By the way, it's not that bad, it's just a minor one, a piece of the wood from the square had came off..

BTW, for those who have any info with regards to the breakage of the gym's glass door, kindly inform Kondoservis...

just walk around your house. The phone point is narrower while the existing (installed during construction) broadband point is broader lah.

The development is sold as a wired community mah.. so already have pre-installed broadband point.

Did not know can opt not to have the phone. If I'm not mistaken, when I sign up, they told me the IP phone is free and the service is RM80. hehhehe... either they have changed it as no one take up the phone or a good chance to increase price. Anyway, RM80 is still cheaper than the other service and the technical support although is only during office hours mon to fri, so far, much more knowledgeable and friendlier than the other 2 providers.

Further, I'm so happy that i can contribute to breaking TM's monopoly on the home phone :cheers:

oh darn. Luckily nothing bad happened. But... how could one be so brainless to be burning prayer items while living in a condo??? No way one should be burning the stuff at the lift lobby (which likely the case since there is a smoke detector there) or at the Lanai.

Just curious, have anyone seen any proper place within SM for burning of such items???

As for the culprit... anyone here got access to a smoke machine (those used in concerts or clubs)??? Should get one and smoke them out of their house for causing the inconvenience to others.

Imagine if a sick and old person happened to be living in the block and need to evacuate due to the alarm and walked down the stairs. The person could have died!!!!

you can try checking the specifications portion of the Floor Plan brochure.

Getting a wireless router is quite cheap and very convenient as you now can surf the net while soaking in the tub or in bed :)

hey no problem about that day - the very nice JH brought me around for an hour's tour! :) have looked at the low-cost and mindef apartments, not that bad...

after some thought, i am thinking of going for unit 10 - some people say it won't be directly facing mindef and might have a little of savannah/greenery(?) view, and i also like it as it won't have the afternoon sun...

but on the negative side, it does seem much closer to mindef than unit 5 is to the low-costs... i don't wanna be going to the balcony to be side-by-side to my mindef neighbour (no offence!) :P

anyone else with comments on unit 10?

Its hard to imagine how far is the distance from unit 9 n 10 to MINDEF since no one has been to the other side of Havanna...

Are you going for the higher floor or the lower one?
At least for the lower one, there will be some greenery landscape to compensate with the rest of the view :D

Well, the available ones for Havanna Unit 10 are for levels 12 to 17 only... I was thinking, the higher the better but now may have to change my mind!

comparing 17 and 12... u might as well get 17 floor...
because.. the mindef apt is only 18 storey i think...
so if u take 17th floor u might have a better view of the open sky above the mindef apts...

12th is stuck in the middle... like in limbo like that...
but still better than unit 11 at any floor maybe except floor 3 and below!!!

The thing is, it depends on you...

Lower level, preferably be 5 n below, at least you can feel the greenery view. IMHO, level 17 n 12 will not make that much of a different...

Just called Macrolynx. The customer service told me that the package rate is still applicable. RM55 for broadband only.

I should just go for that. He told me it will take 7 to 10 working days to install it.

i was considering that too, until the saleslady said there is no 5% discount for units above the 17th floor... also the noise factor, perhaps it may be a bit too much to bear with the common breezeway right above you (??)

That is such a crap reason. Why 17th floor and above? If you buy 17 floor also you cant see anything what?

Revgen, if u believe in feng sui then better avoid 16 n 17, coz ur view will be facing the roof top.. if u lucky enough then u may avoid it
